Cameron Knoll Home Owners Association Board Meeting 57 Fendall Ave Monday, 27 February 2017

Meeting Start – 7:04 pm Attendees: John O’Dowd, Robert Knapp, Matheus Stivaletti, Olin Thomas, Tom White, Elaine Curry (RPMC). Meeting minutes were reviewed/approved (with edits). Resident’s Forum: No resident forum. Committee Assignments & Reports: Secretary Report - No report. Security Committee – No report. Update Police Community liaison information on website. Landscaping Committee – R. Knapp/O. Thomas The board discussed/reviewed 3 Bids received for the Annual Tree Maintenance contract. Mitchell Tree Service was selected and the contract was signed. Tree pruning and related work will start in early April. Residents are welcomed to submit ideas and recommendations for area improvements and landscaping enhancements of all common areas. Treasurers Report – Olin Thomas: Financial statements for Jan 2017 were reviewed/discussed. Minor financial questions requiring clarification were discussed with RPMC. There are no issues with financials. Reserve funds ($50K) will be invested in Bank CD’s in the future to avoid exceeding Federal Reserve account insurance limits. Architecture Committee – #16 Fendall requested time to allow for painting of the new front Storm door. The board voted to allow black to be added to the approved color scheme for storm and front doors when requested to replace dark colors such as Fairfax Brown and Huntington Green.


Welcome Committee – John O’Dowd: Requested new resident information from RPMC. The Welcome committee plans on having a meeting in early 2017 to discuss/schedule events. Committee members will be notified via email. Website Committee – Matheus Stivaletti: Progress continues on the community website. Status updates will be provided at future meeting after coordination with the volunteer developer and as work progresses. Old Business/New Business: The 2017 Engineering Reserve Study questionnaire input is requested/required from the Treasurer and RPMC. Executive Session: The Board & RMPC continue to monitor home owners in arrears and respond as appropriate to ensure funds/fees/fines are collected.
