Cameron Knoll Home Owners Association Board Meeting 14 Fendall Ave Monday, 30 January 2017

Meeting Start – 7:04 pm Attendees: John O’Dowd, Robert Knapp, Matheus Stivaletti, Olin Thomas, Tom White, Elaine Curry (RPMC). Meeting minutes were reviewed/approved (with edits). Resident’s Forum: No resident forum. Committee Assignments & Reports: Security Committee – No report. Landscaping Committee – R. Knapp/O. Thomas A general discussion was held on landscaping enhancement options and priorities for 2017. Enhancements will be prioritized based on budgeted and available funds. Residents are welcomed to submit ideas and recommendations for improvements. An area walk-thru and assessment of all association trees will be conducted involving 3 or 4 businesses interested in bidding on the 2017 tree maint. contract. Bids, based on the walk-thru assessment, will be reviewed at the Feb. 27th meeting for discussion and possible vote. Treasurers Report – Olin Thomas: Financial statements for Oct., Nov., and Dec 2016 were reviewed/discussed. Minor financial questions requiring clarification were discussed with RPMC. There are no issues with financials. Architecture Committee – No ARC forms were submitted. Welcome Committee – John O’Dowd: Requested new residents information from RPMC. The Welcome committee plans on having a meeting in early 2017 to discuss/schedule events. Committee members will be notified via email. Website Committee – Matheus Stivaletti:


Progress continues on the community website updates. Status updates will be provided at future meeting after coordination with the volunteer developer and as work progresses. Old Business/New Business: The contract for the 2016 Audit engagement was approved/signed/awarded to Malvin Riggins & Company/CPA. This company has supported CK in past years. The 2017 Engineering Reserve Study was reviewed/signed/awarded to The Falcon Group. This company conducted the 2012 Reserve Study. Please note that an Engineering Reserve Study is required by law every 5 years. The Study assessment and findings help determine the amount of funds in the CK-HOA reserve account for maintenance, upkeep, and repair/replace contingencies of the community - such as parking lots, retaining walls, etc. Executive Session: A resident in significant arrears was discussed. The Board & RMPC continue to monitor the arrears situation and act accordingly with our legal counsel. Next Meeting: Monday 27 February 2017 – 57 Fendall Ave. Adjourn: 8:28 pm
