THE COMMUNITY ASSOCIATION MANAGEMENT INDUSTRY OFFERS ENDLESS CHALLENGES AND GREAT REWARDS BUT, AS ANYONE WHO HAS BEEN IN THE INDUSTRY FOR EVEN SIX MONTHS CAN ATTEST, THERE IS A CERTAIN AMOUNT OF STRESS INVOLVED IN DOING WHAT IT TAKES TO MEET MULTIPLE DEADLINES AND JUGGLE A MYRIAD OF DEMANDS. THROW IN THE EMOTIONALLY-CHARGED COMPLAINTS FROM HOMEOWNERS REGARDING EVERYTHING FROM LANDSCAPING TO NOISE ISSUES, AND IT IS NO WONDER THAT MANAGERS AND BOARD MEMBERS ARE OFTEN OVERWHELMED. This issue of Focus Magazine provides some extremely helpful tips for striking a work-life balance and reducing the impact stress can have on your physical and mental well-being.

Maintaining a healthy diet and exercise routine and creating a good work-life balance are key to warding off stress in the first place, but stress cannot be avoided altogether. When you find yourself in the throes of a stressful day, it is important to know how to “shake it off!”

MANAGERS AND BOARD MEMBERS ARE ACTIVELY WORKING ON BUDGET PREPARATION AND YEAR-END DISCLOSURES. THEY ALSO KNOW THAT WET YEARS WILL ALSO CREATE EMERGENCIES THAT WILL NEED PROMPT ATTENTION. On October 12, join us for the very first Town Grub Down —our very first food festival. This will give you all an opportunity to bring your friends, your children, and your work families for some delicious food, beer/wine garden, fun learning, connecting with charities, AND activities for your children! There is no better way to unwind and to shed some stress than to eat, drink, socialize and spend time with your loved ones!

In November, we have our annual Casino Night, which is our upscale black-tie affair. Again, our members come together for dancing, plated dinner, casino-style games and incredibly special raffle prizes just before the holidays. It is always a night to remember and a wonderful way to celebrate your hard work for the year!

W

hen the Publications Committee asked me to write this article, I initially thought to myself, “I think I need to read the article more than write it!” …but happily, the request came one day before I was to leave on vacation for almost two weeks. This vacation was nothing too extravagant—just a trip with my wife and daughter to visit my wife’s family in Michigan. However, I had been looking forward to this vacation for a couple of months because it represented an opportunity to step back from my busy day-to-day obligations and relax. Perhaps the most important benefit of regularly taking a vacation is the opportunity to both give yourself something to look forward to and also take a break from your routine. Go anywhere, go nowhere; heck, go into your backyard, but don’t take your email and emergency calls with you. Schedule the time in advance so that someone can back you up and you can really get away from work long enough to stop thinking about it.

You’ve probably read the research that somehow, in spite of the fact that approximately 73% of American workers receive paid vacation time, only 50% of American workers actually take their vacation. There are lots of reasons

why people don’t take vacations, but one of the often-cited reasons is that they feel that they cannot take the time away from work. This is particularly troubling because burnout rates among experienced employees are also high, and taking a vacation regularly is a good way to help manage feelings of burnout.

If studies are any indication, most Americans characterize themselves as “stressed out,” and if you google burnout, you’ll find pages and pages of articles about what a problem it is, and how you might avoid it, although the sheer amount of advice can be stressful.

I clicked on lots of them for you, so I’ll try to distill some of what I learned down to a few actionable items.

1. YOU’RE NOT ALONE. It can be hard to admit that you are feeling overwhelmed with work, especially if it seems that your co-workers are as well, but it’s okay to talk with your boss about it, and in fact, you should. Better to let people know you need help than to ignore it and hope it goes away—or hope they will notice. Maybe there are project deadlines that can be shuffled, or maybe someone can help you with a particularly challenging assignment to lighten the load.

2. LISTEN TO YOURSELF. If you are feeling really overwhelmed, try to take a 10-minute break away from your computer and your work email on your phone, and take a walk around the block. Or find a quiet place to sit outside, or in a nearby coffee shop.

Small breaks like this can help you avoid getting to a place of burnout.

3. TAKE REGULAR VACATIONS. I already mentioned this, but it’s on almost every list I saw, so I’ll repeat it again. Even if you are only able to go away for a few days at a time and can’t afford to go somewhere expensive, just taking four or five days away from work can help you decompress and get some perspective.

4. MAKE TIME TO SOCIALIZE OUTSIDE OF WORK. While I have met some of my closest friends either at work, or through CAI, it’s really helpful to cultivate friendships outside of that circle as well. When you only socialize with friends with whom you work, there is a tendency to talk about what you have in common, and Topic #1 is often Work! So, in order to escape from work every now and then, you have to give yourself room to escape from it.

5. SCHEDULE FREE TIME. Sounds crazy right? However, many of us are so busy that we don’t make time in our schedules to have nothing to do, and we all need it. Even if it’s 30 minutes here and there, work it into your schedule to do something like take a walk, read a book, take a nap, etc. You’re more likely to find the time for yourself if you make a conscious effort to create the time in your schedule.

6. EXERCISE. Regular exercise not only improves physical health, but also emotional health and can help improve our feelings of pride. This can be a particularly difficult thing for managers to do when balancing the demands of evening meetings in addition to work during the day. In talking with colleagues, people have lots of different strategies for doing this, so there’s no one formula for everyone. For some people, it’s taking the dog for a walk whenever they can, others work out in the morning before work, others in the evening before heading home, or participate in a weekend

sporting activity. Whatever your interests are, finding some way to work some regular exercise into your schedule can help you to avoid feeling burned out.

7. FIGURE OUT WHAT YOU LOVE TO DO, AND HOW TO DO MORE OF IT. Let’s face it, the job you are doing right now may not be your passion project, but if you have been doing it for years and are reasonably happy, there are probably components of it that you really like, and components you are not so fond of.

Have you ever stopped to think about what you really love, and how you might be able to work more of that into your overall responsibilities? For instance, if you love working with people but hate budgeting, maybe there’s another manager who feels the opposite and you can team up during budget season so you get help with your budgets and the other manager gets help reaching out to some of their more challenging owners.

8. SLEEP. Get enough of it, even if you need to schedule the time to do it.

Seriously. It’s important.

Community management is not an easy job, and because it is a very peoplefocused job and there will always be more to do, more owners and board members with problems they would like you to solve, more maintenance challenges, more administrative deadlines, and, since we are in California, more regulations with which to comply. It can feel overwhelming, but it also creates job security. There are lots of problems out there just waiting to be solved, and there aren’t tons of managers, or board members, or service providers, out there waiting to solve them. So, we all need to work to take care of ourselves so that we can keep working to solve them, even if that means it might take an extra day or two every now and then to accomplish something.

When we feel stress (whether it’s real or perceived), our bodies’ fight-or-flight response is activated, triggering an increased heart rate, heightened muscle preparedness, sweating and alertness.

All of these responses help protect us in dangerous or challenging situations but contribute to disease when they are left in the “on” position, which is what chronic stress does.

Unmanaged chronic stress can have devastating consequences for our health. It’s linked to just about every disease… obesity, type 2 diabetes, high blood pressure, cardiovascular disease, strokes, and Alzheimer’s to name a few.

According to the National Institute of Mental Health, it has been estimated that 75 – 90% of all doctor’s office visits are for stress-related ailments and complaints.

We are living in the middle of a stress epidemic. The World Health Organization stated that stress is the epidemic of the 21st Century, and it’s costing us big time. According to a recent, study, only 30% of us are engaged and performing to our full potential, and almost half of us struggle to balance work and life.

If we don’t learn how to release our stress, our performance greatly suffers as does our ability to contribute our best to our families, organizations, and communities.

STRESS IS THE #1 PERFORMANCE KILLER AND THE THIEF OF JOY.

But what is stress? Stress can be defined as our body and minds’ response to any demand, real or imagined, positive or negative. Not all stress is “bad.” Complimentary stress or eustress is the kind of stress that can have positive outcomes, like exercising or studying for a test.

For the purpose of this article, we will be exploring uncomplimentary chronic mental stress, which makes up about 60-75% of our daily stress. This type of stress has very little benefit and comes from mainly how we think and the meaning we apply to our thoughts.

Unfortunately, we were never taught how to manage stress let alone master it. Most of us were taught how to manage stress by those who didn’t know how to manage their own. We learn ineffective counterproductive ways of managing stress which can be summed up in the following three ways: 1. Lashing out in anger or frustration, which can create a loss of relationships 2. Zoning out with T.V., movies, social media, or work, which can create a loss of time 3. Numbing out with food, alcohol and other drugs, which can create a loss of health This is how most of us have learned to deal with stress, and it’s creating much of the unnecessary suffering in our lives.

It’s that feeling of my life is out of control and that there are problems in my environment that I’m just not on top of.

So at this point, hopefully, you are wondering how to become a master of your stress?

We feel pressured to perform, to handle more, and to always be “on” and as a result, many of us have forgotten how to turn “off.” It’s the never-ending onslaught of emails, phone calls, text messages, bills, have to’s and to do’s.

The first step to stress mastery is what I call creating “stress awareness.” It’s identifying your unique stress blueprint or how you deal with stress.

We are overworked, overweight, overwhelmed, and consistently underslept—all of which compound the negative effects of stress in our daily lives.

Simply put, a stress blueprint is a preset program of how we handle stress, which includes a combination of thoughts, feelings, beliefs, and actions in relation to real or perceived stress.

So how do you currently manage your stress? Do you lash out in anger and frustration? Zone out with work, t.v., shopping, surfing the Web? Or numb out with eating too much food, drinking wine or smoking?

STRESS MASTERY HAPPENS WHEN WE ARE BRAVE ENOUGH TO CHECK IN, RATHER THAN CHECK OUT. THIS REQUIRES US TO TAKE A GOOD LOOK IN THE MIRROR AND BE HONEST WITH OURSELVES EVEN IF WE DON’T LIKE WHAT WE SEE AT THE MOMENT. The second step is implementing new strategies and tools to change our current stress blueprint. In order to do this, we must make stress mastery practices a non-negotiable part of our everyday lives. This takes a commitment, but will allow us to retrain the relaxation response or as I like to say fully switch off.

Letting go of self-chosen stressors allows us to live in greater efficiency, creating higher levels of natural energy to perform at a much high capacity.

THE TRUTH IS KNOWING BETTER DOESN’T ALWAYS LEAD TO DOING BETTER. KNOWLEDGE ISN’T POWER, ACTION IS! TAKING ACTION TO MASTER OUR STRESS ALLOWS US TO THRIVE VERSUS SIMPLY SURVIVE AND IT’S WORTH THE EFFORT. Ultimately becoming a master of stress takes commitment, time, and new action, yet it yields more energy, joy, creativity, meaning, and purpose in our lives.

My hope is that after reading this you take action to identify your stress blueprint and use some (or all) of the strategies in the Release Method.

One of the frameworks I use to help my clients rewire their stress blueprints I call the Release Method.

The first step in the Release Method is to recognize that you are feeling stress and identify the root cause. The second step is to then choose to either rest, recharge or reset.

Resting involves giving ourselves permission to slow down and simply take a few deep diaphragmatic breaths. It could also involve taking a short nap, taking a walk, getting a full eight hours of sleep or doing something that allows our body and mind to slow down and recover.

Recharging involves implementing a consistent daily practice such as meditation that helps clear stress out of our body and mind. Recharging is something we should do not just when we feel stressed but every day to prepare for stress.

There are several great apps that teach simple and effective meditation techniques. One of my personal favorites and one I often recommend is called, “Head Space.” Give it a try!

Resetting involves taking time to play, ideally doing something active and fun with people we care about and love.

It involves creating positive authentic connections and community. Resetting could also take the form of a weekend getaway once per month or at least once per quarter. It could be a stimulus reset such as doing a weekend digital detox with (no phone, computer, or T.V.), or taking that muchneeded vacation.

CONSEQUENCES OF POOR WORK-LIFE BALANCE: ●● Fatigue. When you’re tired, your ability to work productively and think clearly might suffer—which could take a toll on your professional reputation or lead to dangerous or costly mistakes. ●● Poor health. Stress is associated with adverse effects on the immune system and can worsen the symptoms you experience from any medical condition. Stress also puts you at risk of substance abuse. ●● Lost time with friends and loved ones. If you’re working too much, you might miss important family events or milestones. This can leave you feeling left out and might harm relationships with your loved ones.

It’s also difficult to nurture friendships if you’re always working.

Set limits and look after yourself; you can’t manufacture time.

It’s also important to avoid using personal electronic devices, such as tablets, just before bedtime. The blue light emitted by these devices decreases your level of melatonin, the hormone associated with sleep. ●● Make time for fun and relaxation. Set aside time each day for an activity that you enjoy, such as practicing yoga or reading. Better yet, discover activities you can do with your partner, family or friends—such as hiking, dancing or taking cooking classes.

GET MOVING TO MANAGE STRESS You know that exercise does your body good, but you’re too busy and stressed to fit it into your routine. There’s good news when it comes to exercise and stress.

Virtually any form of exercise, from aerobics to yoga, can act as a stress reliever. If you’re not an athlete or even if you’re out-of-shape, you can still make a little exercise go a long way toward stress management. Discover the connection between

exercise and stress relief and why exercise should be part of your stress management plan.

Physical activity helps bump up the production of your brain’s feel-good neurotransmitters, called endorphins. After a fast-paced game of racquetball or several laps in the pool, you’ll often find that you’ve forgotten the day’s irritations and concentrated only on your body’s movements. Regular exercise can help relax you, lower the symptoms associated with mild depression and anxiety, and improve your sleep, which is often disrupted by stress, depression and anxiety.

A FEW SIMPLE STEPS TO GET YOU GOING: ●● If you haven’t exercised for some time and you have health concerns, you may want to talk to your doctor before starting a new exercise routine. ●● Build up your fitness level gradually. Excitement about a new program can lead to overdoing it and possible injury. Incorporate strength-training exercises at least twice a week. ●● Virtually any form of exercise or movement can increase your fitness level while decreasing your stress.

Pick an activity that you enjoy. ●● Although your schedule may necessitate a morning workout one day and an evening activity the next, carving out some time to move every day helps you make your exercise program an ongoing priority.

Here are some tips for sticking with a new routine or reinvigorating a tired workout: ●● Write down SMART goals—specific, measurable, attainable, relevant and time-limited goals. If your primary goal is to reduce stress in your life and recharge your batteries, your specific goals might include committing to walking during your lunch hour three times a week or, if needed, finding a babysitter to watch your children so that you can slip away to attend a cycling class. Have a workout buddy to hold you accountable. ●● If you’ve always been a competitive runner, look at other less competitive options that may help with stress reduction, such as Pilates or yoga classes. As an added bonus, these kinder, gentler workouts may enhance your running while also decreasing your stress.

Whatever you do, don’t think of exercise as just one more thing on your to-do list. Find an activity you enjoy—whether it’s an active tennis match or a meditative meander down to a local park and back—and make it part of your regular routine.

Burnout Now An Official

Medical Condition

“ Burnout syndrome” has been recognized for the first time as an official medical diagnosis.

W

HO’s International Classification of Diseases 11th edition (ICD), which categorizes diseases for diagnosis by health care professionals and determines coverage by health insurers, was published on Saturday ending more than four decades of debate among experts over how to define this stress disorder.

The new diagnosis is defined as a “syndrome conceptualized as resulting from chronic workplace stress that has not been successfully managed. It is characterized by three dimensions: 1) feelings of energy depletion or exhaustion; 2) increased mental distance from one’s job, or feelings of negativism or cynicism related to one’s job; and 3) reduced professional efficacy. Burnout refers specifically to phenomena in the occupational context and should not be applied to describe experiences in other areas of life.”

Exclusion to this diagnosis include adjustment disorder, disorders

specifically associated with stress such as PTSD, fear-related disorders and mood disorders (anxiety and depression).

Burnout can make you feel exhausted, distant, and inefficient.

B

urnout is sometimes referred to as compassion fatigue, especially among health care providers, service members and first responders who often see horrible things on the job. There is such a thing as caring too much. We recommend that such professionals be compassionate, not empathetic because no one has the capacity to feel everyone’s pain. It can also be caused by more typical work stressors, such as low pay, long hours, too heavy a workload, not having enough control over job-related

decisions, conflicting demands or unclear performance expectations, unrealistic deadlines, lack of autonomy, lack of social support, few opportunities for promotion and just plain boredom.

The American Institute of Stress recommends identifying and confronting the stressors whenever possible. Start by talking to your supervisor. Employee health has been linked to productivity at work, so your employer has an incentive to create a work environment that promotes employee well-being. Practicing proactive stress management such as taking frequent short breaks to unwind and recharge, and doing helpful exercises such as deep breathing can help. It is also useful to develop resilience to stressors using techniques such as meditation,

and mindfulness (a state in which you actively observe present experiences and thoughts without judging them), yoga, Tai Chi, or simply taking walks. One major cause of burnout that must be addressed is the 24 hour nonstop social media cycle.

Employees should establish work-life boundaries when they are not available and learn how to avoid checking their phones or email after hours. If all these strategies fail seek professional help or realize it’s time to update your resume and move on.

Tyranny of the Urgent lll By Julie Adamen

O

nce when I was working on a new presentation on stress management, I asked friend Rolf Crocker (CEO, OMNI Community Management), to take a look at it for content, spelling, etc. In doing so, he recommended that I read “Tyranny of the Urgent,” by Charles E. Hummel [1]. In a nutshell, it’s a treatise on time management from a religious standpoint. As Rolf says, “To do what Jesus did in three years, you had to be able to plan and manage time extraordinarily well.” By anyone’s estimation, this is an understatement.

Hummel’s essay got me thinking about how to approach, with clarity, the subject of stress management beyond the obvious recommendations of “exercise” and “get enough sleep,” although they’re very important. I asked myself, what is the key element that stresses us out? It’s the lack of time to complete those tasks we think we must.

Time is our most valuable commodity because once it’s gone—it’s gone.

Managers: There is a way to manage it all and keep our stress level lower through understanding one basic tenet: Everything is “urgent,” but not everything is “important.”

Everyone wants something from you, and they want it right now. We are crushed by incoming communication that is never off, which greatly extends (without warrant) our workday: This bombardment of continual communication creates a sense of urgency, thus giving all incoming communication a false sense of importance. And because it appears so important, many of us immediately answer those incoming communications regardless of whether they are truly “important,” or merely “urgent.”

Urgent – Compelling immediate action or attention; pressing.

Important – Strongly affecting the course of events or the nature of things; significant.

It may seem like a fine line between those definitions, but in reality there is a broad gap between the two. Think: Just because something compels immediate action doesn’t mean it warrants immediate action.

As Mr. Hummel says, “Your greatest danger is in letting the urgent things crowd out the important.” Taking a cue from that quote, we realize that we must take control of our reaction to urgent issues by managing how they present

themselves and how we initially—and subsequently—respond.

Know the reasons why we buy in to “urgency”: l We want it off our plate. l We want the squeaky wheel quieted. l It makes us feel important (or covers for inadequacy). l Satisfaction Reacting to Urgency, v. Acting on Importance. Though it may be temporarily satisfying, reacting immediately to situations as they come before us, as if we were a bug on a string, will, over the long haul, make us feel as if we are out of control, as if we are at the whim of external forces. And we are.

This continual out-of-control feeling is terribly stress-inducing.

Ask yourself, what if I don’t respond right now? Next time there is a phone call, email or text message, take a minute to evaluate that “incoming communication”: Does this strongly affect the course of events for this community? Or does it simply call for my immediate attention because I bought into the urgency with which it is presented to me? Separating out the “urgent” from the “important” is the first step in time and stress management.

Prioritize your (urgent, important) incoming communications and time slot them for action. Every day, when you walk in to your office, you have “x” amount of things you know you must accomplish: board packets, budgets, meetings. These are “important” tasks. You only have so many hours in the day aside from those set tasks to accomplish whatever else comes your way, so you must manage your incoming communications well while still letting your residents and others know that you received their message.

Voicemail and auto-response: Underutilized tools. When a resident contacts you, they want to know that you received the message—they simply want that touch back. Utilize voicemail and auto-response, and change it as your needs change—daily, or even more often— and tailor it to your needs to manage and acknowledge those incoming communications.

Limit your personal availability, especially if you are on site. You know that one of the most “urgent” things

with which you deal are warm bodies in your office who have some perceived emergency or who just need to come in and alleviate boredom. Yes, it is part of the job, but you can help yourself by keeping published (newsletter, website, sign on your door) hours of availability and sticking to it.

The Unintended Consequences of acting on urgency, not importance, can create very unrealistic expectations.

There is a serious unseen downside to being always available to all incoming communication. Once you have set the “availability bar” higher than is continually achievable (and likely out of contract), it’s very hard to come back to the world of mere mortals. From that point on, every time you are unavailable to answer an email or phone call immediately—and it will happen—you will be tagged as “unresponsive.”

LAST WORDS If we stand back a moment, and take a breath, we begin to realize that much of this “urgent” communication could

actually be addressed according to its true level of importance. John Maxwell said, “Before you put off until tomorrow what you could do today, study it clearly.

Maybe you can postpone it indefinitely.”

In our business there is little we can postpone indefinitely, but it does point out that, well, maybe we can give ourselves the small luxury of not responding instantaneously to the “urgent” when it takes us away from the truly “important.”

TURNING YOUR COMMUTE TIME INTO “ME TIME”

and listlessness. Spending several hours in your car navigating Los Angeles traffic every day can absolutely have a negative effect on your mental health. (Gigen Mammoser, “Here’s how a 10-mile commute can hurt your health,” Healthline, 2019).

A few months ago, I myself experienced some high levels of anxiety, exhaustion and prolonged antsy-ness as I drove 3-4 hours per day visiting community managers and other clients.

I decided to try various methods to take my mind off the stress of driving and to make the time spent in my car enjoyable. My goal was to change my commute time into “me time.” Here are some of the methods I have tried and found helpful in changing my perspective on driving in Los Angeles traffic.

e have all been there: bumper-to-bumper traffic… edging along, trying to get to work on time, or sitting for what seems like days just trying to get back home in the evening. The 405, the 101, the 5, the 110…

I can see you grimacing as the imagery of your commute comes to mind. Commuting to and from work for more than 90 minutes is currently referred to as “mega commuting,” and Southern Californians have the second-longest commute to work behind New York City. According to Richard Jackson, professor emeritus of environmental health sciences at UCLA Fielding School of Public Health, long commutes and/or extensive time spent driving can affect your physical health by leading to a rise in your blood pressure and contribute to obesity (think fast food and snacks). Even more important, he points out that the primary effect is on your mental health.

EEP YOUR CAR CLEAN. If you spend a good amount of time in your car like I do, it doesn’t take long before it can become cluttered and messy. Just like your home, clutter and messiness can create anxiety and lack of focus. Make sure to clear out trash and extra items each night and wash it at least every two weeks. If your car is clean and smells that way, you will feel more relaxed. Not only does the smell of a clean car put many at ease while commuting, but that theory can be taken a step further with aromatherapy car diffusers. “Scents can have positive effects on mood, stress reduction, sleep enhancement, self-confidence, and physical and cognitive performance,” says Theresa Molner in a recent Psychology Today article. (Psychology Today Staff, “The Hidden Force of Fragrance”, Psychology Today, November 2007— last reviewed on June 9, 2016). Try Peppermint and Eucalyptus in the morning, as they are invigorating and help with clear thinking. For your commute home, a few popular aromas commonly used to de-stress include Lavender and Jasmine.

LISTEN TO MELLOW MUSIC, PODCASTS AND MOTIVATIONAL SPEAKERS. Try to make your time in the car something you enjoy and a time to either ease into your day on the way to work or de-stress on the way home. I try to stick to soothing music, swapping Linkin Park for Nora Jones or the Eagles. I tune into podcasts that make me laugh and steer away from political, religious or financial themes, as these tend to spark anger or anxiety in many. Motivational speakers are great and can be streamed from Ted Talks on YouTube. I am careful to avoid streaming stories that cause me to visualize too heavily, as these can be very distracting.

VARY YOUR ROUTE. With all the times I’ve driven around the San Fernando Valley and Los Angeles I am still excited to see a new park, coffee shop or restaurant. Vary your route and try not to get bogged down with the idea that there is only one way to get there. Give yourself plenty of time to account for traffic jams and accidents so you don’t feel rushed.

When there is an accident or holdup on my way, I try not to focus on the aggravation of it, but rather, the opportunity for a little more time to myself that day. I may cruise through a local neighborhood rather than weaving in and out of lanes to get home five minutes faster.

GO OFF THE DIGITAL GRID. This is the hardest one, but the most necessary. Community managers know better than anyone what happens when a board member, developer or supervisor wants to get reach them: phone calls, texts, emails, oh my! While cell phones have added amazing convenience to our professional lives, they also contribute greatly to our stress. For years, I thought that my clients, boss, co-workers, friends and family would fall apart if I didn’t respond immediately to every “distress signal.”

I would be texting, making calls, slamming on my brakes (while my purse and all its contents flew out at my feet), racing around vehicles, and checking emails at stop lights. I would arrive to the office on edge and ready to scream. Trust me, it can wait.

Commuting will probably never rank number one on your list of enjoyable things to do every day, but it doesn’t have to be the activity you loathe. By keeping your car clean and organized, trying out different types of listening entertainment, keeping your route varied and new, and giving yourself a breather from your phone, you too can change your perspective on this part of your day. While I don’t get an extraordinary amount of time to myself, I have learned to take the time I am alone in my car to relax, de-stress and center myself. I hope that these

techniques will help you find a way to a better overall well-being and the ability to see that your commute time can become “me time.”

Finding the Calm in Chaos uuu By Joshua Freeman

T

en years ago I was frustrated with my failed attempts to move up the ladder at a national jewelry store chain where I had worked for more than three years.

In truth, the glass ceiling wasn’t my biggest concern. I was painfully conscious of my daily, weekly and monthly goals for opening new credit accounts, as well as sales goals for items marked up by five hundred percent. I spent my days smiling at customers, presenting freshly polished two-to-five carat diamond rings, knowing what this debt could potentially do to the lives I encountered. A friend of mine told me about a young lady who was a property manager for an apartment community. She was two years younger and made at least twice my salary. At this point, I learned of an industry where I could help people lease a home at a price they could afford, which was regulated by the market: property management.

POETRY. Write a poem or type a journal entry (I use Google Drive) to write out what’s bothering you before sending it through the shredder. This can work just as well as venting out loud without polluting your workspace with negative energy or distracting your counterparts. This is also a great way to help sort your feelings, giving you a better handle on your mood.

Now that I’ve been around a while and transitioned to community management, I’ve noticed that everyone I speak with from Assistant Managers to Vice Presidents is under a huge amount of stress, including me. The good people that I work with often joke about how I manage to keep such a positive outlook. Here are a few creative ways I have learned to navigate times of high anxiety:

EMPATHIZE. The homeowner/renter who thinks the ant trail going through the kitchen is equivalent to World War III would probably stop and apologize for taking their situation out on you if they had the power to do so. Shoot an email to the pest control company while the resident rants, and be thankful that you are not being held captive by your emotions.

TAKE A WALK. Take the time to step away from where you are, change your perspective, soak in some sun and take a breather. You know this.

BE NICE. Do what you can to understand what love is and engage everything with positive energy. What goes around comes around, so start planting good seeds. Be nice, smile, do something nice for someone. It feels fantastic.

STAY ACTIVE. You may think you are too busy to exercise. We all make excuses not to exercise, including myself. Don’t feel bad— no judgment here; take some time out to love yourself with a cardio investment.

TAME YOUR TONGUE. Although curse words, negativity and dark humor can be hilarious, be careful about these vices as they can start to affect you subconsciously and make for a toxic space.

MAKE POSITIVE CONFESSIONS. Pay attention to your thoughts and actively engage

with your inner voice so that you think good things. You can do this.

I know, you have heard this before, and it may be hard to remember when everyone wants it now or the team is too busy to help you with something that is due now or yesterday, but it can be done… and taking the steps listed above is a good start to combatting the daily stresses of our work.

MUSIC. Singing in your car or on your walk, or humming to yourself, gives you a lift on the mood elevator. Hint: If you start the Golden Girls theme song in an office where your co-workers are around the right age, you can usually get a few people to join in.

E

very couple of years the Wine Night Committee searches for a new venue to switch up the event and give it new life. This year they selected the Jamaica Bay Inn in Marina del Rey. The flavor of the tropics on the hotel’s Beachside Patio inspired 80 CAI members and guests to unwind while enjoying fine wine and delicious hors d’oeuvres.

Wine Night started years ago as a sit-down wine dinner, carefully orchestrated by Paul Romano, former Wine Night Committee Chair. Each year he would travel to different countries and persuade chefs in the restaurants he visited to give him their best recipes. He would bring those recipes back, re-create them at whatever

venue the Committee selected, and pair the food with fine wines. No matter what country, it was always an adventure in eating!

As the membership grew with a younger demographic, the Committee learned that members wanted a less formal and less expensive wine occasion that allowed for more casual networking throughout the evening.

It was also suggested that this would be a perfect fundraising event to help meet our California Legislative Action Committee contribution goal.

“Jamaican Me Crazy” theme, which the Committee carried out with innovative pineapple centerpieces, colorful cookie gifts and reggae music. Can Felons Serve On Homeowners Association Boards?

SB 323 Is Modified To Prohibit Disqualification Of Convicted Felons ❱❱❱ By Thomas M. Ware II, Esq.

P

ursuant to Elections Code Section 20, a person cannot run for any state or elected office if that person has been convicted of a felony of theft or embezzlement of public funds. While a person convicted of a financial felony may not run for public office, that person will be able to run for a position on a non-profit common interest development’s Board of Directors if Senate Bill (“SB”) 323 is passed.

Last year, Governor Brown vetoed SB 1265 which sought to severely restrict homeowners associations’ abilities to decide how to conduct their own elections. In doing so, Governor Brown rejected “a one-size-fits-all approach” concluding that “[i]f changes to an election process are needed, they should be resolved by the members of that specific community.” With a new Governor in place, Senator Bob Wieckowski repackaged SB 1265 as SB 323. While SB 1265 sought to micromanage homeowners associations, at least it mandated the disqualification of directorial candidates previously convicted of financial felonies such as theft or embezzlement. Recently, however, SB 323 was amended so as to prevent a homeowners association from disqualifying felons from running for the Board! This amendment is inconsistent with the legislature’s adoption last year of AB 2912, the Association Finances bill.

As part of AB 2912, Civil Code Section 5806 was adopted to require fidelity bond coverage for all directors and officers.

By permitting felons to serve on a Board of Directors, SB 323 frustrates a homeowners association’s ability to comply with Section 5806. “Most fidelity policies include a provision terminating coverage as to any [director] once the insured learns that the [director] had committed a dishonest or fraudulent act at any time in the past.” (M. Keeley and S. Duffy, Editors, “Handling Fidelity Bond Claims,” (2005 Second Ed.), p. 218, emphasis added.) Thus, there likely will be no fidelity coverage for any director that the association knows was convicted of a financial felony. If SB 323 is enacted, a homeowners association will not be able to disqualify a convicted felon from running from the Board

despite knowing that it will have no fidelity coverage for that director in violation of Civil Code Section 5806. This potential uninsured risk to the association and the community is exacerbated by the fact that: [e]very director shall have the absolute right at any reasonable time to inspect and copy all books, records and documents of every kind and to inspect the physical properties of the corporation of which such person is a director.

(Corporations Code § 8334.)

The Community Associations Institute’s California Legislative Action Committee (“CAI-CLAC”) is actively attempting to defeat SB 323. However, CAI-CLAC needs the Greater Los Angeles Chapter’s help. While SB 323 already passed in the Senate, CAI-CLAC with the help and guidance of its Legislative Advocate Louie Brown, of Kahn, Soares & Conway, LLP in Sacramento, continues to work to defeat the bill. To that end, CAI-CLAC is encouraging everyone to reach out to their respective Assembly representative to express their opposition to the bill. If you do not know who your representative is, contact CAI-CLAC at office@caiclac. com and CLAC will help you identify your representative and provide you with the appropriate contact information.

Alternatively, you can record a video on your phone stating your opposition to the bill and forward it to CAI-CLAC. Louie Brown and his staff will share your opposition with Capitol staff.

Last year, CAI-CLAC was successful in defeating SB 1265 due to your active involvement. Your participation is needed once again. We need to protect common interest developments’ local control and financial resources. Please answer this call to action.

AI-GLAC Chapter leaders were proud to accept two 2018 achievement awards at the CAI National Conference in May.

Membership: For the Race to 1,000 Membership Campaign that grew chapter membership to more than 1,000 members in 2018.

Race to 1,000+ and two ancillary rewards programs (Recruiter-of-the-Month Raffle and the Referral Rewards Program) were designed to help the Chapter reach its 1,000-member goal. The Membership Committee was determined to include as many members as possible in the recruitment process so all could feel pride when we reached 1,000+ members. The focus was also on increasing membership in the Manager and Homeowner Volunteer Leader categories.
