NEWSLETTER September 2022 269 BROADWAY RECEIVED PLANNING BOARD APPROVAL C2's client, Prime Group Holdings, LLC won planning approval to construct a six story, mixed use building in downtown Saratoga Springs C2 provided architectural design services for the 160,000 GSF building located at 269 Broadway The building will become the corporate headquarters for Prime Group Holdings, LLC The $25 million plus office building will also include a restaurant on the second level, retail on the ground floor, and two decks of underground parking Office space will be located on the remaining levels The building also includes an outdoor patio and balcony spaces on each level for tenants, as well as 2,500 SF of dedicated civic space Our team has worked diligently for over a year and a half to see this project through planning board approvals. C2 ATTENDS RIBBON CUTTING FOR RAD SOAP

We enjoyed partnering with Rad Soap on the interior fit up of their space as one of the tenants of the building.

C2 attended the new RAD Soap headquarters and production facility ribbon cutting in Glenville, New York.

Guests were given a tour of the production area and were treated to refreshments and soap samples.

C2 provided architectural design services for the renovation of the existing retail building at 53 Freemans Bridge Road. Our team put together drawings for a refresh of the exterior along with the interior demising into three separate tenant spaces.

Firms in the Schenectady Albany Troy region see residential construction as a still solid market, Roman says.

The funding requires buildings to “achieve a carbon neutral performance while being beautiful and functional and providing healthy, safe, comfortable and resilient living spaces for their occupants,” he explains

“Multifamily housing and affordable housing projects continue to be a trend for the greater Capital District [despite developers’] earlier concerns about market saturation,” he says. One reason for this is “a greater emphasis being put on carbon neutral buildings.”

Roman notes that “owners and developers are incentivized to compete” for Buildings of Excellence project funds from the New York State Energy Research and Development Authority (NYSERDA) “in the state’s third round of competition.”

On the flip side, current market issues could make the completion of these projects risky, Roman says “Supply chain and inflation issues could make it challenging to source replicable materials or consistent pricing,” he notes

We were told we packed about half of a tractor trailers worth of products in the span of nearly two hours.

Additionally, team members are challenged to help share our values and goals with the local community. This year, we volunteered at the Regional Food Bank's Latham warehouse.

During the month of August, the C2 team celebrated our third annual "iT" week. During iT week, we celebrate our firm’s culture, innovative ideas, and partake in team building activities.

Our team sorted and packed household cleaning items, personal hygiene products, and baby related items including diapers and baby wipes. The products are are distributed to vulnerable neighborhoods.

The C2 staff really enjoy giving back to the community and look for opportunities to make an impact whenever possible.

Our team was also treated to ice cream from our friends at Dal Tile and Schluter Nothing says summer like Italian ice or a Good Humor bar from the ice cream truck!

As part of our health and wellness initiatives, the staff were treated to an hour long, private yoga session hosted by Michael's wife, Lynn Lynn is a certified yoga instructor at The Hot Yoga Spot She guided staff through a gentle flow sequence to get the blood moving and offer gentle stretching

WORKPLACE WELLNESS

C2 was paid a visit by our friends and partner, SUNY Schenectady. Sarah Boink, Stewardship Officer for the College stopped by with juice and cookies from alumni owned businesses to help us celebrate our partnership and C2 iT week.

We think it’s important for team members to see their design efforts come to life. It also offers staff a chance to witness their peers’ efforts and enhance their construction knowledge.

Our staff enjoyed tasty brews and ciders while learning about the beer process and the design goals of the project. They also sampled a mix of delicious appetizers including the poutine, cheese curds, pretzels, and boneless wings!

The second tour was of Active Ingredient Brewing Company in Malta. C2 provided architectural design for the fit up of two existing tenant spaces into one. We worked closely with the owners to create a unique aesthetic that aligned with their branding goals and vision for the taproom.

TIME IN THE FIELD

C2 IT Week Continued

During the week, we took the team to visit two project sites. The first tour was of the affordable housing project, Yates Village. Team members viewed the Phase 2 construction progress of this redevelopment project which includes 211 affordable housing units. C2 is proud to be involved in this impactful community project.

Aaron Wanser, Architectural Designer

C2 Design Group welcomes Aaron Wanser! Aaron joined the firm as an architectural designer bringing seven years of experience designing a mix of residential, K12, and commercial projects

He enjoys exploring the outdoors, has a passion for VW cars, and spending time working on home projects with his wife.

Today, the IIDA NY Albany City Center strives to create a strong niche for the most talented and visionary Interior Design professionals, elevate the profession to the level it warrants, and lead the way for the next generation of Interior Design innovators.

C2 ANNOUNCES STAFF SERVING ON LOCAL BOARDS

Makenna Ashley, an architectural designer, was elected to the IIDA Albany City Center's Board of Directors. She will continue serving in her role as the Student Affairs Chair for the chapter. She has been involved with the chapter since attending Russell Sage College. This is her first term serving in a professional capacity.

He graduated from SUNY Delhi with a bachelor’s in technology in architectural design and build

C2 WELCOMES A NEW HIRE

Today, C2 has a staff of 14 dedicated team members of which four are licensed professionals.

Deanna Campchero, an architectural designer, was elected to serve a two year term as a Communications Co Chair for IIDA's Albany City Center's Board of Directors beginning July 1st, 2022.

Kate Calder, Director of Marketing & Culture

Previously, Kate has served in other roles including Education and Programs Director (2019 2022), Treasurer (2016 2018), Past President (2016), President (2015), and Director of Communications (2014 15). This will be Kate's second term serving as Vice President of the chapter.

Kate Calder, Director of Marketing & Culture at C2, was voted to the Society of Marketing Professional Services (SMPS) Upstate New York Chapter’s Board of Directors. She will serve a one year term as the President Elect beginning September 1st, 2022.

Today, SMPS represents a dynamic network of 6,000+ marketing and business development professionals nationwide from architectural, engineering, planning, interior design, construction, and specialty consulting firms located throughout the United States and Canada.

Kate also serves as the Director of Communications for Capital Region CANstruction. She has served in this role for the past three years.
