With 10+ years of experience building sports and fitness businesses embedded in local communities, we are incredibly excited to introduce you to Coogee Padel Club – the go-to place for families, children and Coogee and Randwick locals.
We have identified Coogee Beach Club as a potential life-long partner and your currently disused bowls pitch as the perfect opportunity to inject some new life into the space and the local community.
Operational expenses continue to pressure most businesses, but if you were to accept our proposal, we would not only significantly improve your overall revenue and remove any future pressure, but we would also enhance your Club’s offerings, increase memberships, bring in new revenue streams, and improve the club’s facilities, offerings, and service to existing members.

About Padel
So what is Padel?
• Padel is the fastest-growing Sport in the world!
• It’s a racquet sport that combines elements of Tennis, Squash and Badminton.
• It is typically played outdoors in doubles on an enclosed court, where the back wall is used as part of the game.
• The court is around one-third the size of a tennis court and more intimate, which results in fewer stoppages, more active playtime, and a dynamic blend of challenge and excitement.
• Celebrities such as Shakira, Rafael Nadal, Serena Williams, Cristiano Ronaldo, and David Beckham have all played Padel and become fans of the sport.
• Padel is on track to become an Olympic sport as early as 2032, just in time for the 2032 Brisbane Olympics here in Australia.
Why is it so popular?
• Easy to learn: It’s simple for beginners due to its smaller court and using a slower ball compared to tennis.
• Highly social and fun: Usually played in doubles, fostering social interaction and not only played amongst friends, but also in competitions and leagues similar to Bowls.
• Inclusive: It provides inclusivity and is suitable for all ages and skill levels.
• Fast-paced and good exercise: Highly engaging with quick rallies and dynamic play, Padel provides cardiovascular exercise and improves coordination whilst minimising injuries due to the soft, low-impact surface.
• Accessible & Affordable: The price of a game is typically split between four people and quickly booked over a mobile app, which makes Padel cheaper than most other sports for both entry and regular play.

Our Partnership
We understand that you lease your space. We would like to work with you to obtain permission and the necessary approvals and establish an agreement and long-term partnership that would allow us to lease the vacant bowls pitch for our Padel courts.
We would install four state-of-the-art Padel courts with minimal impact on your business or surrounding neighbours. Although the total installation time would need to be confirmed after a more detailed inspection of the site, we guarantee no disruption to your business and cover all costs.
We would work with you to negotiate an attractive level of annual rent, which would exceed any revenue you feel the space currently helps bring in, for example, the markets. We are also happy to discuss how we could help accommodate and retain the markets if you feel the space is required for them to continue and for this partnership to move forward.
In addition, we would manage the entire project, including the build, cover all costs, and employ our own team and staff to do everything required.

As an example:
- Our market research has revealed that around 85% of Padel Players were frustrated that their club did not serve hot food or drinks.
- At any given time, there would be 16 players on our courts for around 60-90 minutes each, giving your club the opportunity for 16 new walk-in customers every 60-90 minutes, some of whom you could retain for the entire day or evening, as well as convert to regulars, members and repeat customers.
- Our projections suggest that our courts will equate to around 1400 potential new customers for you each week.
- If 100% of players purchased a Chicken Schnitzel, priced at $25 on your menu, and only one drink, priced at $10, this could generate around $2,548,000 in annual revenue for the club.
- To be more conservative, if just 10% of players purchased a Chicken Schnitzel and one drink, the club could generate around $254,800 in annual revenue.
- Please note: This figure is just for players and excludes spectators, friends, families, parents, etc., who are not playing Padel but are drinking or eating while watching or waiting. Thus, the projected figure above is further increased.
- It is also realistic to suggest that many customers will purchase multiple drinks, starters/sides, etc., and potentially spend money on other services you offer, further increasing the projected figure above.
- Additionally, there will also be return customers and new members who will regularly attend the club on days they are not playing Padel. Naturally, food and drinks sales, especially on weekends, will continue to increase more and more as time goes on, in tandem with your customer and member base growth, and the increase in awareness and popularity within the local community.
- This is also without considering the cross-selling we would implement for your other venues, as well as the additional awareness and increased revenue those venues will also experience and achieve.
Projections for your club:
- We believe that once we are established and we have run our initial marketing campaigns, your revenue will increase year on year and can be estimated to grow from around $210,000 to $420,000 in year one, $420,000 to $840,000 in year two, and to $1,000,0000 to $1,680,000 in year three, and we believe we have the potential to bring in $2m+ per year from there.
- In addition, you will also receive a guaranteed agreed amount of annual rent from us, paid upfront monthly.
In summary, we feel that this project is a highly attractive and risk-free opportunity for your club, and one we feel not to be missed.
However, there are other benefits outside of revenue that we would like to also include in our proposal, which focus on people and the local community – which is also very important to us.

Community
After researching potential sites and locations in Coogee and the surrounding areas, we identified yours as the perfect space not only due to the location and vacant bowling lawn, but we also want to partner with people who value the local community and aren’t solely in business for profit.
After meeting with Andrew Crofts at the Randwick Club, it was clear that our assumptions were correct. Your board is very much focused on people—your members, local families and children- and creating a local meeting place, which is our exact goal.
Some of our focuses will include:
• Members & Locals: We will offer a discount on bookings for your members and anyone from the local Randwick and Coogee areas.
• Local Schools: We intend to partner with local schools and offer free access passes to encourage more children to pick up a Padel racquet soon.
• Tournaments & Leagues: Children and Adults all over the world are playing Padel and we intend to bring families, friends and strangers together to experience Padel.
• 2032 Brisbane Olympics: One of our aspirations is to develop a player from the local area who will potentially compete for the Australian Padel team and represent Australia at the Olympic Games.
• The City of Randwick: Introducing the first Padel Club in the area will have a huge positive impact and will only benefit surrounding businesses and communities, especially those closest to us and the key partners we select to work with.

How would the courts fit into the current space?
We have drawn a mock-up plan and an example below, but we would discuss and agree on this.

What would it look like?

The courts will be visually appealing, looking very modern and attractive, and injecting new life into the space.
Will the neighbours be impacted?
No. Maintaining and respecting the local community is a key goal of ours during this project. Padel creates minimal noise, and not only do the courts protect and dampen the sound, but the surrounding elevation (embankment and trees) at the site will also ensure the neighbours will not report any sound issues. Padel is also played during normal gym/fitness hours, so there are no late nights, nor is there any music played during games.
Will there be any issues with parking and traffic?
We anticipate the majority of our members to be local, and we will highly encourage walking to the club or using public transport. We will also advertise and request this on our website and expect people will treat it similar to any beach location and refrain from driving due to limited parking.
Will the courts create shadows or block the sun for our bowls members?
No. The courts are not large in size, and due to their fence and glass nature, they create no shadows and are not an eyesore.
How will players access the court?
We will have staff on-site during opening hours, and members will be able to access the courts via your side door on Mount St – but we’re also flexible and happy to discuss what works best for your club.
Is Padel safe?
Absolutely. Aside from the odd injury, it is a very low-risk sport, and we will have first-aid-trained staff on site.
Will we need access to electricity?
Yes. We would agree to cover this in our agreement, just like any rent agreement.
Will we need access to bathrooms?
We would like to use the facilities but we are also open to installing our own if required.
How is the court installed?
We will project manage the entire installation and work in partnership with you to minimize disruption to your business, the surrounding roads, and the locals. Installation usually requires steel fixed posts in a concrete foundation, with synthetic turf for the play surface.
Would there be any long-term damage?
No. Just like any lease, we would commit to a make-good clause in our agreement, which would require us to restore the site back to how it was initially, and we would cover all the costs to do so if this was ever required.
When will the installation and construction happen?
We are very flexible on dates, but we would love to have this up and running by mid-year so that we can run our marketing campaigns no later than spring, in time for a summer of Padel!
