The Key To Our Success
We don’t need a network of offices, radio ads or a glass covered head office to convince people of what we do, because we have something better than that; the proven ability to sell your home.
Our Area Manager has been with us for over two decades, delivering a wealth of unrivalled experience and local knowledge.
Over the years, we have learnt the most effective way to get the best results for our clients, and we know it works as more than half our business is made up of returning customers and personal recommendations.
Unlike the larger corporates, we don’t have operating manuals or best practice guides that teach new recruits to stick to a script. Instead, through carefully selected staff and hands on development, we have created a team that works together, sharing knowledge and experience.
In the current climate of economic uncertainty, political instability and the rising cost of living, now more than ever, it’s important you have a strong and reliable team behind you to help you achieve the best results.
Our results have and will continue to speak for themselves .
Professional Property Marketing
Your property is available 24 hours a day across all devices. At o-j.co.uk, applicants can research properties in conjunction with street view, transport links, school catchment areas and Ofsted ratings.
Our properties are also available on all leading property portals including Rightmove, Zoopla and OnTheMarket. We regularly review which portals maximise performance for our clients and update them throughout the day.
What’s more, we are also available for LONGER throughout the day to answer any questions you may have. With our live chat function on the website, and our WhatsApp business number, we are on hand from 8am to 10pm, Monday to Saturday.
Some Of The Names Behind Our Continued Success
We have, in our opinion, one of the most experienced and knowledgeable teams in London and our people all have an ethos of being passionate about property and people.

| Director Joined Oliver Jaques in 1993
I have spent over 30 happy and eventful years at Oliver Jaques and have enjoyed building a fantastic rapport with our clients, some of whom still entrust us with their property portfolios 25 years on. Having grown up locally, living in Bermondsey and attending Aylwin Girls’ School, I have a unique insight into the needs of the people moving into the area, and I am one of the few Directors in the industry who can be can be found, every day, working closely with the staff, striving for the business to continually grow and exceed expectations. I enjoy giving back to my community and hope to continue to be able to do so for many years to come.
Having previously come from a strong customer care background in the hospitality industry, I joined Oliver Jaques in 2001 working my way up through the company to become Area Manager. Within this time I have received a special recognition award for services to the property industry and also became a member of the National Association of Estate Agents. My wealth of experience, market knowledge, and trustworthy approach to estate agency has helped me sell thousands of properties locally, and I strive to ensure people walk away with a great experience and fond memories of Oliver Jaques.
“ Nicola and the team were very forthcoming, never making me feel that I was a pain to deal with. They were always on the other end of the phone to answer any questions I had, and if they couldn’t give me an answer there and then, they would always came back to me as promised. ”

I have been in the property game since I was 17, so practically a lifetime spent studying floorplans, pricing trends, and the secret art of making clients feel right at home: it’s in my DNA. Born in Devon, raised in the industry, I eventually built and sold my own agency before jumping headfirst into the London property jungle. Outside the office, I make it my mission to get up close and personal with all that London has to offer: whether it’s a cheeky evening at the theatre, getting lost in a vintage market, or devouring street food in the East End.

“ The entire process was smooth and efficient. Property was live and under offer in less than a week, and the sale progressed nice and quickly. From initial listing to completion was just under 2 months! Thank you! ”
“ After looking at a few agents in the area we decided to use Oliver Jaques and were delighted with the quality of service, professionalism and overall smooth managing of the sale of our flat. Highly recommend company. ”
“ I found Oliver Jaques very helpful and professional. The initial picture taking was done by professionals which makes the flat looks nice to potential buyers and sets it apart from the rest of the properties. The services provided by the staff are outstanding. We were kept up to date all the time. Rosalie in particular has been amazing. Without her relentless collaboration with all parties the sale wouldn’t have gone through this quick. Thank you Rosalie and the rest of the team. Highly recommend them to others. ”
“ Oliver Jaques is so amazing they are all super friendly, effective and supportive.I recently bought a house and they have been with me in every single step of the way advising me on docs, timelines and any question I was having during the process. I highly recommend using them. You are not going to find a better agency and partners. If I give specific names I would not be fair saying how amazing the whole team has been , but Rosalie, Harry ,Steve,Nicola...they all have been crucial in this process and I am eternally thankful to them. If you are going to rent or buy a house soon, this is your agency! The last day I went to the agency, they also gave me a cute bottle of wine for my home purchase, which I thoguh it was super nice and it really made my day. As I said, I give them a 10 in customer service and professionalism.”
What People Say About Us

“ I approached Oliver Jaques Estate Agent during our search for a flat to buy in Rotherhithe area, and I could not be happier with the service they provided. Michael and the whole team were extremely helpful, always professional but also friendly. They gave me lots of important information and I always had very strong feel that they were working in our best interest. I only have the highest praise for Michael and his colleagues. Thank you for all your help. ”
“ Through the process of selling my property with Oliver Jaques I found the team to be approachable, friendly and considerate.
I’m glad I went with them as agents to handle the sale, with an extra call out to Rosalie who consistently went above and beyond to make sure the sale stayed on track when unexpected issues came up.”
“ Oliver Jaques handled the sale of our flat at Bow Quarter. We had an excellent experience, with Rosalie Kurton particularly crucial in progressing an increasingly complex chain of 4 properties to a very tight timetable. We had a lot of difficulties with the solicitoir/conveyancer we initially chose, but fortunately Rosalie found us an alternative at short notice, Catherine White at John Barker’s, who has also been outstanding. If we hadn’t made the change that Rosalie suggested it’s highly likely everything would’ve fallen apart, so thank you again! ”

Tips For Selling Your Home
Declutter Your Space
Buyers often have difficulty imagining their lives in a home filled with furniture and personal items, which can make rooms feel smaller. Consider renting external storage to keep items until you move. However, it’s essential to strike a balance; buyers appreciate when a home showcases a well-lived lifestyle.
A Fresh Coat of Paint
Making a good first impression is crucial when selling your property. Applying a fresh coat of paint to your walls can brighten your rooms and significantly enhance the overall appeal of your home.
First Impressions Count
Buyers typically drive past a property to evaluate its curb appeal before expressing interest. Improve your home’s exterior by tidying the garden and driveway, cleaning the windows, and giving the front door a new coat of paint.
Fix, Fix, Fix
Small repairs can easily be overlooked when you see them daily, but they can make your property appear tired to potential buyers. Go through each room in your home, make a list of quick fixes, and take the time to address them.
Total property maintenance
Tdorr is a different kind of property maintenance company From fixing a dripping tap to complete apartment block refurbishment, we provide the highest standards of service at the lowest possible prices, for domestic and commercial customers alike. Whatever kind of property you manage or own, Tdorr is the reliable, efficient & professional solution you’re looking for, no hidden costs and no surprises.

Why Are Floor Plans Important?
Floor plans are as crucial as photographs, if not more so. They offer potential buyers reliable information about a property. While images of rooms can be altered, enhanced, or taken from flattering angles to make the space appear larger or more attractive, floor plans present an accurate view of the property’s layout. As a result, having a floor plan can encourage more buyers to consider a property, making it a valuable marketing tool.
When searching for a property, potential buyers and tenants want as much relevant information as possible. Providing floor plans with accurate dimensions is essential. These plans display room measurements and indicate the locations of windows and doors, allowing buyers to envision where their furniture might fit and how they would use the space. This visualization can help foster an emotional connection to the home, bringing buyers closer to making a decision.
Floor plans that include dimensions are beneficial not only during the viewing stage but also serve as valuable references after the property is purchased or rented, assisting in the furnishing process.
First Impressions Matter
The front of your home is the first thing buyers will see when they arrive. Immediately, they will begin assessing your property, starting with its kerb appeal. This includes everything from your front door and garden to the gutters and the exterior walls.
The initial reaction is incredibly important; it sets the tone for the viewing and influences how buyers perceive the rest of the property. If the first impression is negative, it can taint their view of the entire home.
Mirror Image
The condition of the exterior often reflects the condition of the interior. For instance, if your garden is unkempt with long grass and weeds, it’s likely that the interior may also show signs of neglect, such as faded or peeling paint and cracked plaster. The upkeep of your home provides buyers with insight into how well the previous occupants cared for the property.
Deal Breaker
There are buyers who won’t even consider entering a property if they are unhappy with its kerb appeal. An unimpressive exterior may lead buyers to assume that the interior won’t be worth their time.
Stand Out from the Crowd
If your kerb appeal is unremarkable, your property may be easily forgotten. Conversely, if the exterior is appealing, featuring vibrant landscaping and a freshly painted facade, it will stand out among other listings.
Increased Value
It’s often the small details that can diminish a property’s perceived value, so don’t overlook tasks like weeding or adding an extra hanging basket; these can make a significant difference. Buyers examine everything as they approach the front door, so any issues with kerb appeal will be noticed. Problems will register in a buyer’s mind as potential reasons to reduce the home’s value.
Considering And Accepting An Offer
Considering the Offer
It is common for buyers to start with an offer that is 5-10% lower than the advertised asking price, so don’t be surprised if initial offers seem low. You are not required to accept or reject an offer immediately; it’s perfectly normal to take a day or two to think things over. Before making any decisions, it’s a good idea to consult your estate agent to understand the buyer’s position. Here are some important factors to consider when deciding who to sell your house to:
1. Financial Position of the Potential Buyer
- Do they need to sell their current home to move?
- Are they a cash buyer?
- Do they have a mortgage approved in principle?
2. Buyer’s Timetable for Moving
- Do they need to move quickly?
- Are they part of a property chain?
- Are they flexible regarding the move date?
Also, consider your own position:
- Do you need to move quickly to secure your next home? If so, you may be more inclined to accept an offer from buyers who are not part of a chain
- If you are not in a hurry to move, you might consider waiting for a higher offer
A buyer who is not part of a chain and already has a mortgage approved is generally a more favorable option than someone who needs to sell their home first and does not have a secured mortgage.
Accepting the Offer
If you decide to accept an offer, it is typically ‘subject to a survey,’ meaning that as long as the survey does not reveal any unexpected issues, the buyer will maintain their offer. However, remember that the accepted offer is not legally binding until the contracts are exchanged.

The best agents use only the highest quality images to present your home. First impressions matter, so we want to ensure that the photographs leave a lasting impression on potential buyers.
Marketing Your Home
Effective marketing of your home is essential to us. We offer a variety of property brochure styles, and details of your property will be displayed prominently in our office window.

We create individual floor plans for each property, allowing buyers to visualize the layout of your home and see how they would live there.

We understand that ‘For Sale’ boards remain a strategic way to advertise your home. They generate interest through word of mouth from neighbors and passersby, attracting potential buyers.

We maintain a database of our clients, enabling us to match potential buyers with your home. This proactive approach ensures that every prospective buyer is contacted personally by phone or email to inform them that your property is on the market.
Accompanied Viewings
We believe accompanied viewings are the most effective way to sell your home. Our experienced team knows how to showcase your property to potential buyers. All viewers are screened beforehand to establish their names, contact details, and buying position. Viewings are arranged in advance at mutually agreed times, and we will follow up for feedback afterward.
Offers
Whether your property receives an offer from a single buyer or sells at a closing date, we guide you through every step of the process. When we receive an offer, we will inform you immediately and negotiate on your behalf to secure an acceptable price. We will always provide our honest recommendations regarding each offer.
Accepting An Offer
Once an offer is accepted, the respective solicitors will be notified and will begin the conveyancing process. If you do not have a solicitor, we will be happy to provide recommendations.
Completion Day
The time from having your offer accepted to the date of completion typically takes several weeks. During this period, the lawyers perform necessary searches, and any required bank financing can be arranged, if a mortgage is needed.
