Happy Summer! I hope you all are getting your fill of backyard barbecues, warm nights under the stars, cold swimming pools, rivers, lakes and oceans and of course, lots of sunshine! When Pets Take a Front Seat to the Home Buying Decisions

PPets have a way of making their way into our hearts and our home buying decisions. According to the National Association of Realtors survey, more and more home buyers are making purchasing decisions based on their pets. It is estimated that over 70% of people in the US own a pet and that 43% of survey participants were willing to move in order to accommodate a pet. A 2021 survey done by Lending Tree found that pet owners were more likely to buy a 3,000 square foot, or more, home with at least four bedrooms than non-pet owners.

What are some of the key areas buyers with pets focus on when making a home buying decision:

Any buyer is going to focus on the square footage of a home. Small breed dogs, cats, goldfish or a hamster aren’t going take up too much space in a home. But if you have a very large breed of dog, you might want to consider how much space everyone can live in a home with. Or consider the space needs of a very large aquarium to accommodate certain fish species. I once helped buyers who had several sugar gliders and they needed their own room to accommodate the cage and space needs around the cage. Those flying squirrels sure were cuteº but made the home search challenging.

A proper yard is equal to or a close second to the square

footage needs when buyers are looking at homes. Small breed dogs don’t typically need a large yard but do need proper fencing. Clients with larger breed dogs always factor in a sizably fenced yard into the buying equation. Some won’t tour homes without fences, but some will make lower offers to buy the house based the cost of installing a fence or upgrading a current one. On occasion, buyers have steered clear of homes due to the types of landscaping plants present in the year. There are many plants which are poisonous when eaten and the risk to the pet was too great to make an offer.

HOA rules are another factor buyers are considering based on their animals. Some HOAs don’t allow certain dog breeds or limit the number of dogs in one home. While it can be hard to regulate some pet rules in an HOA, violating the rules can put a homeowner in hot water. Penalties and fines can add up. Never forget that an HOA can put a lien on a property which hinders the sellers’ ability to sell until the liens are cleared up.

Certain home features like flooring can be a big draw for a buyer. Buyers considering the needs of their pets can put even more emphasis on flooring. Because carpeting can be hard to clean once there are stains and smells from pets, many pet owners don’t want to bother with it. Tile and

hard surface floorings are much more pet friendly. More often, I am seeing buyers negotiate an allowance to replace carpeting with a pet friendly flooring and most sellers are accommodating. Some sellers are willing to advertise their intent to give an allowance to a buyer for flooring. Be sure to have your agent ask about this if flooring is an important feature of the home. Other home features like dog-washing stations, built in feeding stations and pet doors were also factors that some buyers used to weigh purchasing decisions.

So, what can sellers do to attract the large number of buyers looking for a home that will also accommodate their pets? Firstly, don’t panic if your home doesn’t have everything a pet owner would want. If you don’t have pets and didn’t make design decisions based on a furry friend, let the

positive features of your home speak for themselves. If you don’t have a fenced-in yard, be prepared that a buyer may want to negotiate a fence allowance to put one in. If you have wall to wall carpeting, the same things apply; be prepared for a buyer to ask for an allowance to change out the flooring. Selling in this market is hard enough without trying to think of the needs of every type of buyer. Good communication between buying and selling agents is key to getting a sale to the finish line.

GGVTC and The GVTC Foundation proudly reaffirm their commitment to education by awarding more than $147,500 in scholarships to high school seniors across the GVTC service area in 2025.

Of the total amount, The GVTC Foundation contributed $47,500, honoring students whose academic achievements, leadership, technical skills, and dedication to community service embody the organization’s core values.

The GVTC Foundation’s scholarship program, executed in partnership with the New Braunfels Community Foundation (NBCF), follows a fair and thorough selection process to identify students who exemplify the Foundation’s mission to uplift and empower.

Earlier this month, the annual GVTC Foundation Scholarship Reception was held to celebrate the outstanding recipients of this year’s awards. These students represent the promise of the next generation—leaders, innovators, and changemakers whose accomplishments reflect the spirit and resilience of the communities we serve.

Her efforts include revitalizing the Comal County Special Hearts Livestock Show. She plans to pursue a career in veterinary medicine.

Alpha Theta president. He dedicates time each week to mentoring children at his church and plans to study a field that combines his interests in math and media.

● Gavin Fischer – $7,500 Career & Technical Education (CTE) Scholarship

A gifted designer from Davenport High School, Gavin holds multiple Adobe certifications and has led branding projects for his school and district. He will attend Texas State University with the goal of starting a full-service advertising firm focused on creativity and inclusivity.

When working with clients on their home project, it is

important to the Cadillac team to find their customers budget and help them to stay on track the whole way through. Ke’vin can assist clients to keep costs down by going out to the property, seeing the building site and giving recommendations on the layout of the house so they can save on foundation costs. He will even sit with the architect and make suggestions on things that can be done to save money on the build. According to Brenda, “Ke’vin will do everything he can to save money for the customers. That is something that he is really good at!” When building a home, there are so many selections to

choose and Cheyenne and Brenda work with the clients to assist, direct and make their shopping experience fun and easy. “We have our vendors and resources that we use on all of our projects. We enjoy getting to take the clients to go make their selections and get to know them better along the way,” said Brenda. “We have our preferred resources and always keep those the same. We know we can trust their products, their cost and their warranties. Doing it this way takes the guess work out of the process and ensures we can provide the quality that our customers are expecting in their new home,” added Cheyenne. “We keep track of your budget and make sure that the selections are ordered and ready throughout the build so we stay on schedule!”

In addition to new custom homes, Cadillac Custom Homes also does home remodeling and additions. According to Ke’vin, “between the custom builds and the renovations we usually have about 10 projects going on at all times.”

Ke’vin & Brenda were very hands-on with all the details of building our home. You Have an Estate Plan — Whether You Know It or Not

Think estate planning is only for the wealthy or elderly? Think again. If you own anything — a home, a car, a savings account, even a pet — you already have an estate plan. The only question is: Did you create it, or will your state do it for you?

When someone passes away without an estate plan, state laws take over, deciding who gets what and when. This legal process may not reflect your wishes. That’s why taking control of your assets through a personal estate plan should be a top priority.

At its core, estate planning is about clarifying your wishes and making things easier for your heirs. It ensures your assets are distributed according to your preferences, designates who will make decisions on your behalf if you can't and provides guidance for your care in a medical crisis. Most plans include four key components:

A Will – This document outlines how your assets should be distributed after your death and names an executor to oversee the process in probate court. It can also designate guardians for minor children. Keep in mind that a will doesn’t cover everything — certain transfer on death (TOD) accounts and jointly held property may bypass your will entirely.

Power of Attorney – If you become incapacitated, you’ll want someone you trust to be able to make decisions on your behalf. A durable power of attorney designates such a person, helping to ensure your bills are paid, your business continues (if you have one) and your wishes are honored.

Health Care Directive – Sometimes called a living will, this document spells out your preferences for medical treatment if you're unable to speak for yourself. It can also designate someone to make health care decisions for you.

Beneficiary Designations – Accounts like 401(k)s, IRAs, and life insurance policies transfer directly to the people you name, regardless of what your will says. It’s essential to review these beneficiary designations regularly, especially after significant life events such as marriage, divorce, death of a spouse or the birth of a child.

One common myth is that a will is all you need. But wills only take effect after death; they don’t help if you’re alive but unable to make decisions. Another misconception is that estate planning is only for the wealthy. In truth, planning is about more than money — it’s about making things easier for the people you love during difficult times.

An effective estate plan can prevent costly legal battles, reduce confusion and give

your loved ones a clear roadmap to follow. It also allows you to leave a legacy that reflects your values and priorities.

First Families of Kendall County

Heinrich “Henry” Acker 1819 – 1897

Sponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county.

To date, 630 applications have been approved for 352 different individuals. One hundred seventy-two (172) Founders and Early Settlers have been documented and recognized. They represent one hundred forty (140) different families in Kendall County. There are two hundred seventy-nine (279) volumes of First Family notebooks on the shelves at the Family History Place.

Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!

Maria Anna Reinhardt 1821 – 1862

WWhen Heinrich Acker and his wife, Maria Anna, boarded the James Edward on September 17, 1846, Maria was in her first trimester. The sixty-three-day voyage across the Atlantic must have been incredibly challenging. Philip Acker, a twenty-sixyear-old single male, and R. Acker, age not listed, were traveling with them. All of them were from Orb, Hesse. Johann Adam Reinhard, Maria’s brother, was also on board. Family stories say that Maria’s two stepbrothers, Franz Reinhard, age sixteen, and Philip Reinhard, age six, were also traveling with the group, but they were not on the ship’s passenger list.

The party arrived in New Braunfels in early 1847. Heinrich and Maria’s first child, John, was born on April 4, 1847. John was baptized a year later by a circuit priest who recorded the baptism in the Saints Peter and Paul Church records at Frelsburg, Texas, 115 miles from New Braunfels. Maria had her second son Philip, born February 29, 1848, ten months later. On October 1 of that year, the German Emigration Company gave Johann Reinhard Town Lot #126, and four months later, he sold

the lot to Heinrich and Maria.

The 1850 census recorded Heinrich as a laborer living in New Braunfels. The census taker recorded his name as Henry instead of Heinrich. Henry’s household included his wife, Mary Anna (listed as MaryAnn); their sons, John, age three, and Philip, age two; and Maria Anna’s two stepbrothers, Philip and Franz Reinhard. The census listed their surname as Rainhart and Franz’s given name as Frazer, a 20-year-old laborer. Johann (now called John) Reinhard was a few pages over on the same census, listed as a carpenter, and a few pages after that, Philip Acker, who was still single, was listed as a blacksmith. In March 1851, Heinrich and Maria had a daughter, Maria Apollonia.

As 1854 wound down, Heinrich and Maria sold their property in New Braunfels and moved the family to Santa Clara in Guadalupe County. There was rich farmland along Santa Clara Creek. The location made it a perfect place to settle and raise a family. John Reinhard also left the area in 1856 and settled his family along the Guadalupe River near Kendalia, which later became Kendall County. Heinrich and Maria had three more daughters while living in Guadalupe County; Katharina, born March 21, 1856; Anna, born February 16, 1858; and Minna, born February 8, 1860.

Heinrich received his naturalization papers on November 15, 1858, during the fall term of the Comal County District Court. He was farming in Guadalupe County during the 1860 census. John, their first child, was not listed and probably died between 1850 and 1860. Maria’s stepbrother Philip still lived with them. He was nineteen and working as a teamster named “Jac.”

Maria died on February 12, 1862, a few days after Minna’s second birthday.

Saints Peter and Paul Catholic Church recorded her death, but her burial place is unknown. Heinrich was left with five children to raise, ranging in age from 2 to 14. Maria was followed in death by her youngest child, Minna, in December 1863. Afterward, Heinrich moved to Kendall County to be closer to Maria’s brother John Reinhard and his family.

In April 1865, Heinrich purchased land from Heinrich Richter on Curry’s Creek, fifteen miles northeast of Boerne, near Kendalia, where he continued to raise his family. He cleared cedar from about twelve acres of land and built their house. He used cedar posts to make pens and build fences. The barn was made of homemade wood and put together with square nails. There was also a blacksmith shop made of cypress wood where they made horseshoes of different sizes. It was here that Heinrich made his branding iron, pictured above. Many of their farm implements and carpenter tools, including their oxen-drawn plow, were homemade. Religion was an essential part of the Ackers family life. Heinrich was a founder of the St. Joseph Catholic Church at Honey Creek and helped build the first log cabin chapel.

On the 1870 Kendall County Census, Heinrich was farming near Spring Branch, and his four surviving children lived there. All of Heinrich’s children were married before the next census. Philip married Anna Lux in May of 1871, and she joined the Acker household. The following June, Marie married Valentin Kunz in Comal County, where Valentin was farming. Katharina married Peter

Kneuper from Blanco County in August 1875, and Anna Acker married Anna Lux’s younger brother, Martin, in 1878. Martin’s farm was in the same Comal County Precinct as Valentin’s, so Marie and her sister lived just a few farms apart. Heinrich had a daughter named Anna Acker Lux and a daughter-in-law named Anna Lux Acker.

The 1880 census shows Heinrich lived with his son Philip, but they had not moved. They were farming next door to Phillip Bauer in 1870 and 1880. Heinrich still owned the land, but Philip was “head of household.” In February 1881, Heinrich sold the land to Philip, but he continued to live there until his death on January 14, 1897. Heinrich is buried in the Old Honey Creek Cemetery and left a legacy of commitment, hard work, and strong Christian values for future generations. BBM

Boerne ISD named 1 of only 18 districts in entire state to earn UIL Texas Way District of Distinction

Boerne ISD Acquires 70 Acres Adjacent to I-10 for Future Growth

The Boerne Independent School District (BISD) is thrilled to announce its purchase of a 70-acre tract of land located off I-10 and Old Fredericksburg Road, just south of Boerne in Kendall County, Texas.

The acquisition was finalized on May 20, 2025, marking a major milestone in the District’s proactive approach to accommodating future growth, expanding educational opportunities, and meeting the needs of the community.

While specific plans for the property have not been finalized, Superintendent Dr. Kristin Craft emphasized the importance of this acquisition. "This land purchase is more than just an investment in real estate — it’s an investment in our students, our teachers, and our community’s future. As Boerne continues to grow, this property allows us the flexibility to meet rising demand and create transformative educational spaces for generations to come.” The District is currently evaluating options for the property's use, including the potential development of a new school site or athletic complex.

Situated in a prime location with access to I-10, the newly acquired land offers incredible potential for future development. Boerne ISD Board President Kristi Schmidt echoed the enthusiasm, stating, “This is a landmark day for Boerne ISD. We are planning not just for the students of today, but for the students of tomorrow — and this new land ensures we are ready for what’s next in the Boerne community.”

BISD leaders emphasized that community input will be a vital part of determining how the land will be utilized. Master planning will begin in the coming months, with a series of community engagement opportunities to gather feedback and ideas from parents, students, educators, and local stakeholders.

Boerne ISD has become a model UIL Texas Way district. Only 17 other districts out of the entire state were also recognized as having surpassed the outcomes this collaboration aimed to achieve. In 2024, the Texas High School Athletic Directors Association, the Texas High School Coaches Association, and 2Words Character Development came together to create a new initiative called “The Texas Way” in an effort to enhance the experience Texas athletes playing at very competitive levels were having.

Over its inaugural year, districts across Texas had the opportunity to engage their student-athletes in development, education, and training to improve the level of sportsmanship at UIL events, decrease the number of ejections and negative incidents, and improve relationships between coaches, athletes, officials, and fans.

Athletic Director Stan Leech was sure this opportunity was one that would suit Boerne ISD’s students as soon as he learned of it. “Out of our 3600 high school students, over 200 chose to embark on this journey with us as we committed to doing things the Texas Way. As they do with their studies and training, Boerne students took this seriously. Their incredible performances in UIL sports throughout 2024-25 prove that focusing on character and sportsmanship has an impact. We are so proud of our student-athletes and grateful to UIL for recognizing our district’s commitment to excellence.”

Boerne ISD’s Comley becomes principal of Fair Oaks Ranch Elementary School

Boerne ISD is proud to announce that Dayna Comley, assistant principal at Voss Middle School, has been appointed by the Board of Trustees as the new principal of Fair Oaks Ranch Elementary.

Mrs. Comley obtained her Bachelor’s degree in Interdisciplinary Studies from Texas A&M and received her Masters in Educational Leadership and Policy Studies from University of Texas at Arlington.

Mrs. Comley is entering her 20th year in education. She joined Boerne ISD in 2016 as a teacher at Boerne Middle School North, moving on to become assistant principal at Curington (2021-2023), and most recently served as assistant principal of Voss Middle School (2023-2025).

Superintendent Dr. Kristin Craft shared that, “FORES has a proud legacy to uphold, and Mrs. Comley is the right leader to guide the campus into the future. We are excited about how her strengths will impact the students, staff, and community.”

Boerne ISD’s Shults becomes Voss MS Principal, Sanders takes helm at Viola Wilson ES

Two principal vacancies were filled by internal talent. Jessica Shults, currently the principal at Fair Oaks Ranch Elementary School, was approved as the principal of Mark Tyler Voss Middle School. Lauren Sanders, Assistant Principal of Boerne High School, will become principal at Viola Wilson Elementary School.

These moves are part of the district’s commitment to develop and support leaders from within its own ranks. Dr. Kristin Craft, Boerne ISD Superintendent, shared, “In Boerne, we believe that the best students deserve the very best teachers and campus leaders. We’re fortunate to have incredible educators in our community. When opportunities for them to take on new adventures arise, we are proud to appoint them to those roles. Mrs. Shults and Mrs. Sanders are both highly engaged, influential leaders who put students at the center of their work. We’re very excited to see what they do in their new posts.”

Boerne ISD’s Carr named as principal of Boerne Middle School North

Boerne ISD is proud to announce that Garrett Carr has been selected as the principal of BMSN.

Mr. Carr joined Boerne ISD in 2022, and has been assistant principal at BMSN since 2023. He received his Bachelor’s degree from Whittier College in 2010 and his Master’s Degree in Education from Whittier College in 2012.

When Mr. Carr and his family relocated to Boerne, he joined Champion HS as a CTE Health Science teacher and a substitute assistant principal for Voss MS. Since that time, he has focused on supporting a strong student culture, implementing safety protocols and emergency procedures, supporting instructional needs, supervising athletics, and more. He is also a Center for Model Schools instructional rounds leader, and has a bevy of certifications and specialized training, including from Capturing Kids Hearts and the Texas Teacher Evaluation and Support System.

Superintendent Dr. Kristin Craft shared, “BMSN has a proud legacy to uphold, and Mr. Carr is the right leader to guide the campus into the future. We are excited to see the positive impact his elevated leadership will have at North and look forward to the continued success of our students and staff.”

Mr. Carr’s wife is a senior credit analyst for Sonora Bank in Boerne. His daughter is a student at Fabra Elementary School and his son attends Mini Texans preschool.

Boerne ISD’s Champion HS Partners with HOLT CAT; 35 students earn professional-level certifications

35 high school students received professional-level certifications through Samuel V. Champion High School’s newly realized partnership with HOLT CAT, the largest Caterpillar equipment dealer in the United States.

The partnership between Boerne ISD and HOLT CAT provides high school students enrolled in the district’s agricultural mechanics pathway with the opportunity to take a HOLT instruction level-1 weld test while still in high school. Once they successfully pass this test with a series of high-level welds, students are eligible to work for HOLT CAT. Today, students who passed the assessment received a wallet card verifying their achievement.

HOLT CAT, part of HOLT Group operating company, is headquartered in San Antonio and is a values-based, family owned company serving the industrial world. Their commitment to technical education well-established. This innovative partnership between HOLT CAT and Boerne ISD aligns with the strategic priorities of district leadership.

Superintendent Dr. Kristin Craft shared that, “Given the increase in demand our state and country is facing when it comes to skilled labor, giving young people the chance to hone their craft and push their limits is invaluable. We are so grateful for this partnership and for the investment HOLT CAT is making in our students.”

Champion High School’s agricultural mechanics program has been led by Mr. Dorman Vick for over 20 years. Mr. Vick has a long history of creating opportunities for students. His ag mechanics/welding program has designed and built structures for the federal government on 3 occasions and has a long history of success in state-wide competitions.

During the ceremony, Mr. Vick recognized two students for their efforts in meeting the task HOLT CAT set before them. “These students are helping us create a better and brighter future for Texas, and they are helping to bridge the skills gap. I am proud of them everyday, but especially on days like today, when they seize the opportunity to change their own lives.”
