Building our dream house with Ke’vin and team was a very exciting, smooth and enriching experience. We built it from abroad and all our fears and concerns for what we expected to be a complicated process vanished quickly. Cadillac is a truly professional, trustworthy and quality conscious builder! And Ke’vin’s experience is so valuable for those of us not from the area. From weather to bugs, slab heights for storm surge protection to wildlife counseling, he is a true Boernean... and he knows everybody! We had so much fun also. Ke’vin, Brenda, John, Cheyenne and all subs teams... thank you always!

AAs in fashion, where the colors of the runway find themselves in every day brands a few months down the line, home trends tend to start with luxury custom features and find their way to the wish lists of every buyer. Not that all custom features are possible in all homes but we anticipated certain design trends would become expected and they are quickly becoming expected in various forms and price points. Some of the home features listed are being seen as ‘must haves’ by buyers or they are considering homes which can accommodate adding the features.
Luxury living today isn’t just about beautiful finishes—it’s about making life easier, smarter, and more sustainable. Smart home technology has gone from being a “cool extra” to something most homeowners expect.
Picture this: the lights dim when it’s time to relax, the thermostat adjusts before you even walk in the door, and your security system keeps you updated in real time—all without lifting a finger. That’s convenience at its best.
But true luxury is also about responsibility. More and more, we’re seeing homes that balance beauty with sustainability. Solar panels, energy-efficient appliances, and smart climate systems help reduce your footprint while keeping your home comfortable. Even the materials—like reclaimed wood, bamboo, and eco-friendly insulation—prove that you don’t have to choose between style and sustainability.
Here in the Texas Hill Country, life isn’t just about enjoying the view—it’s about living in it. That’s why indoor-outdoor living continues to be such a big trend.
Retractable glass walls open your home to the outdoors, blending the
indoors and outdoors seamlessly. Outdoor kitchens, fire pits, infinity pools, and shaded retreats make entertaining easy and relaxing at the same time.
Inside, inspired designs can keep the outdoor vibe going. It’s all about creating a home that feels like the outdoors is part of your everyday life.
In 2025, luxury design is all about personalization. Homeowners want spaces that truly reflect their lifestyle— whether that’s a chef’s kitchen, a hidden wine cellar, or layouts designed for multigenerational living.
Flexibility is huge too. Homes are now being built with adaptable spaces—think offices that can double as guest rooms, wellness areas that can shift into yoga studios, or entertainment hubs that grow with your family’s needs.
And of course, the details matter. Custom millwork, bold textures, and statement lighting turn these homes into one-of-a-kind showpieces that feel personal, unique, and unforgettable.
Luxury isn’t just about looks—it’s about how a home makes you feel. Increasingly, we’re seeing homes that focus on wellness and relaxation.
Spa-inspired bathrooms are a favorite, with soaking tubs, steam showers, natural light, and even heated floors to make mornings easier. Wellness-focused design extends into other areas too—like private gyms with the latest equipment, recovery rooms, and biophilic design elements that bring nature indoors.
Think green walls, oversized windows, and air-purifying plants that make your home feel like a sanctuary where you can truly recharge.
Kitchens are getting smarter—and a little more fun. In 2025, we’re seeing appliances that think ahead for you. Imagine a fridge that tells you when you’re running low on groceries or an oven that adjusts itself to cook your meal perfectly every time.
But it’s not just about the gadgets. Design is shifting toward sleek, functional spaces with hidden storage, oversized pantries, and clutter-free layouts. Homeowners are also going big on gourmet extras—wine cellars, espresso bars, and chef-inspired kitchens that make every meal feel like a special occasion.
Luxury homes in 2025 are all about enhancing how you live every day. From the way you entertain, to how you relax, to the way your home connects with the environment—today’s designs bring comfort, beauty, and innovation together in a way that feels both effortless and personal. As these trends continue like we think they will, more homes across various price points will have them.

When you plan a trip, you consider not only the destination but also the climate, activities that interest you, transportation needs, anticipated costs, best time to go and coverage for your work, home or pets. It's a holistic approach — looking at your trip from a variety of angles.
It's wise to apply that same holistic thinking when you plan for your financial future — that is, bringing into the picture all elements of yourself.
Here are some things that may affect your financial strategy:
Your views on helping your family – Your decisions about helping your family are clearly going to be a major part of your financial strategy, and this is true at virtually all stages of your life. When your children are young, you’ll need to decide if you’re going to save money for their college education, and if so, how much, and in what investments. When they’re young adults, you may also need to decide how much financial support you’re willing to provide for major expenses such as down payments on a new home or a new car. And when you’re drawing up your estate plans, you’ll need to consider how and when to distribute assets to your children, grandchildren or other family members.
Your personal beliefs – As someone with civic, ethical and moral concerns, you may feel compelled to make charitable gifts throughout your life and then make philanthropy part of your legacy. To accomplish these objectives, you’ll want to include gifting techniques in your financial strategy today and your estate plans for tomorrow. Of course, for the estate-planning component, you’ll need to work with your tax and legal advisors.
Your purpose in life when you retire – Having a purpose can bring fulfillment beyond financial security. Leading up to retirement, your purpose may involve providing for your immediate family, bringing value to your profession or contributing
to your community. When you retire and step off your career path, you’re entering a new world of possibilities. How will you define, and live out, your new sense of purpose at this stage of your life? Do you seek to broaden your horizons by traveling around the world? Or spend more time volunteering? Can you pursue hobbies that give you a chance for self-expression? Each of these choices will carry different financial implications for how much you’ll need to accumulate for retirement and how much income you will need to take out each year from your retirement accounts, such as your IRA and 401(k).
Your health – Your physical and mental health can play big roles in your financial plans and outlook. On the most basic level, the healthier you are, and the better you take care of yourself, the lower your health care bills will likely be during retirement, which will affect the amount you need to put away for health care. And you also may need to prepare for the costs of long-term care, which can be enormous — in fact, a private room in a nursing home in can easily cost $100,000 per year, according to Genworth, an insurance company.
It can be challenging to weave all these elements into a single, unified vision, so you may want to get some help from a financial professional. But, in any case, be prepared to look at your situation holistically because, when putting together a lifetime’s financial strategy, every part of your life matters.

If you’ve lived in the Texas hill country for any time at all, you probably know all too well the feeling of investing your time and money into your landscaping, only to find your flowers and plants have been chewed down to nubs by the local deer herd. This seemingly never-ending battle between local
Ihomeowners and our four-legged friends has been a constant struggle…until now. Luckily, there’s a new solution to this age-old problem! Boerne couple, Billy and Shannon Massie are proud to announce that they are offering local residents a powerful new ally in the battle against deer damage. The Massies opened
Deer Solution of the Texas Hill Country in April of this year, bringing trusted, eco-friendly deer repellent services to communities across Boerne, Fair Oaks Ranch, Leon Springs, Bulverde, Spring Branch, New Braunfels, Canyon Lake and Bergheim.
The Proprietary Deer Repellent offered through Deer Solution is a science-backed repellent system that is all-natural and works by taste and smell to deter deer from eating your precious plants and shrubs once they are sprayed. The repellent is family, pet and environmentally friendly and dries clear without any foul odors. Deer Solution has been the authority in Deer Control™ for over 40 years and they offer a 100% satisfaction guaranty. “The proven
effectiveness of the Deer Solution system, the support of an established brand, and the opportunity to be hands-on in helping people protect their landscapes, gardens and investments were what drew us to the company. We are excited to be able to offer this much needed service to the hill country community,” said Billy Massie.
Billy and Shannon are committed to top-notch service and results. “We treat every property we service with the same care we would our own home,” added Shannon. “We know the time, attention and investment our customers

have in their outdoor spaces and we don’t treat that lightly.”
The Massies also see their new business as a chance to give back to the local community. Billy, a former Vice President of Lending at a local bank, and Shannon, a former teacher, homeschool mom, and currently a Realtor® with Legacy Broker Group, are well-positioned to understand the needs and values of local homeowners and businesses. According to Billy, “It was important for us to start a business in our community because we believe in supporting local growth and creating jobs, all while addressing a real need. We wanted to build something meaningful here – something that not only supports our family, but that also adds value to the place we call home.”

Deer Solution of the Texas Hill Country is now offering free estimates and customized treatment plans throughout the region. Residents can expect a hands-on, consultative approach with a strong emphasis on service, results, and environmental responsibility.
“We’re most excited to offer a reliable and eco-friendly service that helps homeowners, gardeners, and businesses preserve the beauty and health of their outdoor spaces,” said Shannon. “We live here. We understand the unique challenges that deer create in this area. That makes us personally invested in delivering a service to you that truly works.”

LLocal interior design professional Cary Atkins, AISD, has been awarded first place for “Residential Reclaimed Material / Renewed Item” category at the American Society of Interior Designers Texas Chapter Annual Conference in Dallas July 26. This recognition celebrates Atkins’ exceptional design of a unique powder room in a newly constructed lakeside cabin on Colorado’s western slope, blending vintage charm with sustainable innovation.
Nestled in a small ranching community, the 3,200 square foot cabin pays homage to the region’s historic miner’s structures while incorporating modern, eco-friendly materials built to withstand harsh winters. Some of the supplies used include: Pella Reserve Contemporary Series Windows and Doors; Pioneer Wood Products Exterior Stain; Caesarstone “Fresh Concrete” Quartz Countertops; Bosche, Bluestar and LG Appliances.
The powder room is adjacent to
the front entry of the home, which transports visitors to a bygone era with a hand-hewn door with black smithed hinges, nails and hardware, scraped hickory flooring, and Indian rug, all framed by a breathtaking vaulted ceiling. The primary challenge was transforming a compact, less-than-40-square-foot half bath, into a functional, vintage-inspired space. Adhering to modern code requirements and sourcing compact, functional components were critical. The designer embraced the challenge, creatively repurposing reclaimed pieces to achieve a timeless aesthetic that evokes a decades-old charm.
The centerpiece of the powder room is a green chipped paint vintage music cabinet from the mid-west, purchased in Round Top, Texas, and cleverly shortened to serve as a vanity. A custom designed tiny sink, crafted by Diane Simon from ceramicgoddess, a Trenton, Texasbased potter, features mountain-inspired figures of a bear, moose, and fish in a waterfall. A worn-bronze faucet resembling a well pump is angled to the side of the sink, while an Eastlake mirror, stripped to its raw state, enhances the authentic aesthetic. An antique Victorian era snuff box lid depicting a circus bear adds a whimsical touch between the mirror and vanity.
The lighting solution is equally inventive: a cherished vintage phonograph horn, acquired decades ago at an estate sale, has been repurposed as a fixture. Its chipped cornflower blue paint and a single 100-watt Edison bulb cast a warm glow, perfectly illuminating the sink area and enhancing the room’s nostalgic ambiance. The powder room has become a standout feature in the mountain home that artfully blends vintage allure with modern functionality.
“Connecting to what came before by repurposing reclaimed materials, bridging to what’s next --creating a space that feels both historic and modern day was a surprisingly rewarding challenge. We’re thrilled with the outcome and honored by this recognition from the AISD Texas Chapter,” said Atkins.
Cary Atkins Interiors is a distinguished interior design firm specializing in exclusive, custom homes and is known for seamlessly blending timeless elegance with current functionality. Located in Boerne, TX, and Norwood, CO, the firm excels in crafting spaces that harmonize color, texture, and a curated mix of vintage and modern elements. Led by Atkins, they create captivating, thoughtful interiors that reflect unique design and elevated aesthetics, in spaces clients deeply cherish. BBM
WWhile it still feels like summer outside, we are back in the swing of school, extracurricular activities, and full schedules. How can we support our family’s well-being through seasons of busyness? Is there anything we can do to more naturally support our ability to mentally focus as we embark on new projects at work or return to more formal academic work, test-taking, and learning the ropes of their chosen instrument and/or sport? The answer is yes!
1. Fish Oil (Essential Fatty Acids). EFAs are thought to be associated with improved brain development in children because of their effects on gene expression, nerve signaling, and cellular growth and function, which all lead to improved brain development. Another possibility is that EFAs may lead to a rise in dopamine and serotonin activity in the brain. Several studies in children have shown improvement with controlled or reduced ADHD symptoms such as improved attention, reduced hyperactive and defiant behaviors, reduced oppositional behaviors, improved vocabulary performance, and even improved mood.
2. Zinc. Both human and animal studies have shown that zinc deficiency has been associated with increased levels of hyperactivity. This may be related to the role that zinc is thought to play in over 100 enzymatic processes in the body. Two of these processes include the proper utilization of both melatonin (which aids our sleep cycle) and dopamine (which aids nerve signaling).
SUPPORTING YOUR FAMILY’S WELLBEING AS YOU GET BACK TO YOUR SCHOOL-YEAR ROUTINE
3. Magnesium. Magnesium typically comes to mind when thinking of ways to alleviate cramping muscles, constipation, or even insomnia, but due to the role that magnesium plays in protecting nerve cell membranes and modulation of neurotransmitter release in the brain, it has also been linked to supportive care for ADHD.
4. Vitamin D. Through the years, vitamin D has moved from being thought of as just a supplementary vitamin to something more like an essential nutrient supporting bone density, the immune system, and even cancer prevention. A few more recent studies have now linked sufficient vitamin D levels to improved mental health and brain function in children medicated for ADHD.
5. Essential Oils (EOs). EOs provide aromatherapy that can help manage the challenges of ADHD. Lavender oil has been used to help calm racing minds and anxiety; Frankincense has been used to support calmness and focus; and Peppermint has long been used to support relaxation and decrease restlessness.
6. Nutritional Considerations. Eating clean food is a wise choice when trying to give our bodies the building blocks for mental fitness. Sugary foods like sodas and candies and highly processed foods are known to lead toward obesity, diabetes, suboptimal immune system function, difficulty in concentration, and more. Some food dyes and preservatives are the topic of current studies and have been anecdotally linked to a change in mental health including hyperactivity and focus. Many who have been diagnosed with ADHD are already taking a stimulant medication so adding more caffeine by way of coffee, tea, energy drinks, chocolate, and soda may lead to increased anxiety, difficulty sleeping, or even upset stomach.
7. Chiropractic Care. Chiropractors are sometimes thought of as the healthcare providers that you see when you have been in a car accident and need a back adjustment. While they can help in these instances, chiropractors can do much more to support the nervous system. Some Doctors of Chiropractic have even been trained and specialize in methods that can support the body’s nervous system and ability to relax and bring focus to distracted and hyperactive minds.
In a world of non-stop responsibilities, activities, and opportunities, supporting our bodies’ ability to focus and concentrate is critical. The options discussed here may help you support your mental health journey, but do not forget about the foundations of health: proper amounts of sleep; hydration; physical activity; sunlight; and clean, natural, non-processed nutrition. These foundations give our bodies the fundamental building blocks for healthy living that can support optimal function. If you have questions about the options above or about supporting your body’s ability to focus, talk to your doctor or chiropractor, or come by Annie’s Apothecary and speak with one of our Clinical Pharmacists.

Sponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county.
To date, 630 applications have been approved for 352 different individuals. One hundred seventy-two (172) Founders and Early Settlers have been documented and recognized. They represent one hundred forty (140) different families in Kendall County. There are two hundred seventy-nine (279) volumes of First Family notebooks on the shelves at the Family History Place.
Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!

BBetween 1872 and 1874, early settler Minnie Perrin’s family moved to Texas from Iowa in search of a climate that might alleviate her father, Daniel Perrin’s, health problems. Born in Pennsylvania and a 1853 graduate of Dartmouth, Daniel married Emily Handal in Connecticut in 1854. His youngest daughter, Nellie Thompson, wrote that Emily was Daniel’s childhood sweetheart. She also said her father was engaged in the teaching profession, although the 1860 and 1870 Iowa censuses both list him as a farmer. Daniel and Emily initially settled in Illinois, where their first two children, Julia (1856) and Frank (1858), were born. By 1860, Daniel was farming near Banks Township, Fayette County, Iowa. In May, the couple had a third child, Emma, who only lived until June and did not appear in the census. After Emma died, the couple had at least six more children before they moved to Texas. They were George (1862), Celia (1863), Charles (1865), John (1867), Minnie (1869), and Annie (1872). In September of 1874, Daniel purchased 193 acres of land in Bexar County on Boerne Stage Road, adjacent to

Balcones Creek. Here, Daniel and Emily’s last two children were born, Nellie (1875) and Earl (1878).
There was no school nearby when the family arrived, so Daniel built a two-room schoolhouse next to his home. He and his oldest daughter, Julia, taught the younger children and some of their neighbors there. In 1890, the Balcones School was built across the creek, on the other side of the road from the Perrin’s property.
Just as there was no school for their children to attend, the Perrins (who were Methodists) had no church to attend. When they first arrived, the Methodists would gather in an upstairs room of the LaMott building once a month. As their numbers increased, the congregation built the first Methodist Church in Boerne in 1879. Daniel’s oldest son, Frank, served as a Methodist minister and as Pastor of the Boerne Methodist Church from 1901 to 1904. Descendants of Daniel and Emily are still members.
Daniel died on April 25, 1880, just a few years after
the family moved to Texas. Emily stayed on the homestead and not only cared for her own children, but also those in need in her church and community. When the 1880 census was taken a few months after Daniel’s death, Emily was listed as a widowed head of household, and her occupation was recorded as “farmer”. Julia had left home when she married James Stevenson, who immigrated from England in 1872, and they were farming a few miles up the road in Kendall County. Emily’s oldest son, Frank, was 22 and a student. Everyone else was listed as “at home.” Emily continued to live on the homestead for the remainder of her life. She was known as “Granny Perrin” to the neighbors for miles around because of her charitable deeds, including assisting in the births of as many as 200 babies. By 1900, only Minnie and her mother were residing at the homestead, but John and Charles had settled on either side of her, Charles on the Kendall County side, and John on the Bexar County side.
Like her father, Daniel, Minnie was a teacher. She began teaching Sunday School class in 1879, when she was ten years old, and continued to serve in that capacity for seventy-five years. In 1897, Minnie was hired by the Board of Trustees of the Brownsboro School to teach. The school, located on the banks of the Guadalupe River about three miles east of Comfort, was over 25 miles from her home, so Minnie lived at the Nichols Ranch during the school year. Three of the Nichols children attended school there. She and her mother lived together until Minnie married Harry L. Davis on May 10, 1911.
There are interesting similarities between Minnie and Harry. For example, Harry and his father, Stephen, were both teachers. Minnie’s father moved to Boerne seeking a healthier climate, and so did Harry’s brother, Albert. Albert was a West Virginia coal miner who moved his wife and children from Kentucky to Boerne between 1907 and 1910. Harry Lincoln (H. L.) Davis followed his brother to Boerne from Kentucky in 1910.
continued from page 33
Albert, a likely victim of black lung disease, died of consumption in 1912 and is buried in the Boerne Cemetery. Harry taught in the Boerne schools from 1910 to 1915 and operated a grocery store for a year in the historic Weyrich Building next door to the Phillip Manor House.
On September 3, 1915, two weeks after her forty-sixth birthday, Minnie gave birth to a ten-pound baby boy, Harry Davis, Jr. When he reflected on his life, Harry Jr. wrote, “In 1915 my mother was told that at age 46 there was no way to have a child…Mama nearly died, but with the care of a then young black lady named Pearl Warren (Holmes)…she gained her usual strength… and looked after husband and sons needs for another 38 years.”
Not long after his son was born, in March 1916, Harry opened Davis Insurance and Realty. The business was sandwiched between Boerne State Bank and a barbershop where Bechants is located today. The office was 10 x 10 and had room only for the roll top desk, a swivel chair, and one customer chair. It was the beginning of a business that would remain in the family for three generations.
Minnie served as Secretary-Treasurer for the Methodist Church for 65 years. Her husband, Harry, was responsible for many of the church’s improvements and additions. Because his wife was treasurer, he would pay the church’s allotments to the conference using his own funds if the church could not meet its obligations. In the late 1800s, Minnie organized the Ladies Aid Society, and in 1910, helped organize the Women’s Missionary Society. She directed mission studies and served as a delegate to the church’s annual Women’s Conference for several years. Listed in Who’s Who in Methodism and the Kerrville District Mission Team publication 100 Women In Mission, Minnie set an example for all by her quiet, unassuming ways. Minnie died peacefully in her home on August 20, 1954, and is buried in the Boerne Cemetery. In 1956, the United Methodist Women’s Circle was named in her
honor and her memory.
Harry Davis, Sr., also strived to serve his church and community. He was an alderman, served as the Mayor of Boerne, and was the principal at the school building that later served as City Hall. He was a Shriner, 32nd degree Mason, a Director of Boerne State Bank, and a philanthropist. Harry Jr. was at his bedside when he died from cancer on March 28, 1957. He is buried beside Minnie in the Boerne Cemetery.
Boerne ISD is proud to share that two of our campuses, Curington Elementary School and Fair Oaks Ranch Elementary School, have been designated Purple Star Campuses for 2025-26 and 2026-27.
The Purple Star designation was created by the 86th legislature, and recognizes campuses for demonstrating support and commitment to meeting the unique needs of military-connected students and their families.
To receive this honor, campuses must have a campus-based military liaison, create and maintain easily accessible webpages for military-connected students and families, offer a campus transition program, and provide other supports to welcome and support military-connected families.
Kristin Craft, Ed.D., Boerne ISD Superintendent, shared, “Boerne is a destination for many families, and we’re proud that it’s become a home for current and retired military as they look for a place to put down roots. Making sure our military-connect-
