DOES LANDSCAPING INCREASE YOUR HOME’S VALUE?
LLandscaping can have a big impact on the impression a home makes. The front lawn leading to your door is usually what a visitor notices first; the view out the back can enhance the feel of interior rooms. The question is, how vital is it to invest in curb appeal to improve your home’s value?
The American Society of Landscape Architects (ASLA) claims professional landscaping can add to a home’s price tag “15 percent to 20 percent more at the time of resale.” Bryan Mackenzie, a landscape designer and co-founder of gardening advice site bumpercroptimes.com says, “Highquality landscape designs usually have an ROI of 20 percent to 30 percent of the overall house value.”
As with interior designs, landscaping trends can and do change over time. Nowadays, “outdoor living space enhancements are very popular upgrades — including expansions of decks and patios, adding fireplaces or fire features, dining areas and covered gazebos or pergolas,” Britt Wood, CEO of the National Association of Landscape Professionals, says.” However, a project’s popularity does not mean it adds the sort of value the next homeowner is willing to pay a premium for. Pagodas may not be to everyone’s taste, for example. Or that elaborate water garden may require too much upkeep (who’s going to feed the fish?).
The most financially rewarding landscaping projects expand living space and add low-maintenance beauty to a property. Whether hardscaping or softscaping, the following landscaping projects are more likely to increase home value when done right:
DECKS
Decks are the only landscaping project to make the list on Remodeling. com’s annual Cost vs. Value study, which analyzes home improvements offering the best return on investment. A wood deck costs on average $16,766, returning 65.8 percent at resale; a more durable composite deck costs $22,426 on average, recouping 63.2 percent. Wood decks’ ROI has gotten hammered in the last few years, due to rising lumber prices; composite decks’ ROI has held steadier. But both have consistently performed well on the study over the last decade.
MATURE TREES
The cost of planting a tree vs. a shrub may be higher, but so are the benefits. According to Fixr.com, planting a shrub averages between $25 and $50, while a tree costs $150 to $300 on average. However, you may need fewer trees than shrubs. In addition, trees are less likely to require maintenance when compared to a shrub and provide shade, curb appeal and a safe habitat for birds and squirrels.
XERISCAPING
Xeriscaping, landscaping in a style which requires little or no irrigation, may be one of the most expensive landscaping projects up front — but as climate change rocks the country with droughts and warmer temperatures, it’s getting more popular. The ASLA has reported that members have seen a 10 percent growth in client demand for drought-resistant landscaping.
WHICH LANDSCAPING PROJECTS DECREASE VALUE?
In general, landscaping projects that are “too niche” may put off a large portion of buyers. Ideas such as an Asian zen garden or a cactus garden anywhere outside of the Southwest may not appeal to all. In addition, major renovations can have significantly lower returns than smaller projects so investing in smaller improvements
outdoors would be money better spent.
Enhancements may backfire in other ways. For example, certain landscaping projects can be considered high maintenance or too costly to maintain. A lush, green lawn may be attractive in many areas but is not practical in drought zones due to their high water requirement. Plus, lawns require constant care: mowing, seeding and aerating.
LANDSCAPING TIPS
The ASLA recommends keeping your spending on outdoor and landscaping improvements in the range of 10 percent to 20 percent of your home’s current value. However, you could spend less and still earn a sizable return. When deciding on what type of external upgrades would deliver the most value, consider the following tips:
The most effective landscaping ideas are sometimes the simplest, such as a clean, clutter-free garden or a low-cost trellis featuring a flowering vine. A few annuals can add color anywhere. Less is more! Keep the landscaping plan generic enough for most everyone to appreciate. Not to step on your style, but you should avoid design ideas that may be too personal (and usually overly costly) or trendy.
Add lighting. You can find low-cost landscape lights at most home improvement stores that you can install yourself. Solarpowered versions don’t require special wiring. Even the small touch of adding spotlights to add drama to your landscape can create a big impact.
Do your due diligence. Always investigate the cost of the landscaping and compare different materials and service providers to find the best price. Work with your local nursery. Although a professional landscape designer can provide a well-designed plan, their fees may take up a significant part of your budget. Many nurseries offer free or low-cost landscaping design ideas when you purchase plants and supplies from them.
Landscaping trends may change over time, but the most financially rewarding projects tend to be low-maintenance, attractive, and expand your enjoyment and use of the home.

CARING FOR K9 HEROES - AN UPDATE

YYou may remember my story from 2024: I retired from the United States Air Force in 2013 and earned my Bachelor of Fine Arts in Photography from the Art Institute in 2014. Shortly after, I started my pet photography business, Ares & Emzy Pet Photography.
Tails of the Hill Country - Dogs Adventure Guide is my second book for the United States War Dogs. My first book, with a colleague, was Tails of the Alamo City - A Dogs Adventure Guide, published in 2021. In that effort, I photographed 35 dogs and printed 250 books. The book sold out in 6 weeks, and I donated $8000 to the US War Dogs and $1000 to a local K9 charity, the Mal-FFunctions Rescue.
I finished the current book, Tails of the Hill Country—A Dogs Adventure Guide, in November 2024. Candace McLerran hosted our book launch at Javelina Harley Davidson in Boerne. The completed book features 55 beautiful dogs photographed in 27 dog-friendly locales across the Hill Country to guide travelers traveling with their dogs. One hundred percent of book sales are donated to the US War Dogs Association, a non-profit supporting active and retired military working dogs (MWDs).
These funds provided needed medical care for over 1800 families with retired military dogs and care packages for active duty handlers and their K9s. I first learned of US War Dogs when they were there to provide medical care for my two retired military working dogs in their time of need.
A considerable part of US War Dogs' work focuses on providing vital veterinary care to retired MWDs – in the absence of any Government support for these dogs, who gave their best years in support of our great nation. Once a military working dog retires, all medical care from the government stops. In short, US War Dogs is the Veterans Affairs for retired military working dogs.

WHAT IS COMPOUNDING?
Pharmacy compounding is the art and science of preparing personalized medications for patients. Compounded medications are made based on a practitioner's prescription in which individual ingredients are mixed together in the exact strength and dosage form required by the patient. This method allows the compounding pharmacist to work with the patient and the prescriber to customize a medication to meet the patient’s specific needs.
HISTORY OF COMPOUNDING
At one time, nearly all prescriptions were compounded. With the advent of mass drug manufacturing in the 1950s and ‘60s, compounding rapidly declined. The pharmacist’s role as a preparer of medications quickly changed to that of a dispenser of manufactured dosage forms, and most pharmacists no longer were trained to compound medications. However, the “onesize-fits-all” nature of many mass-produced medications meant that some patients’ needs were not being met.
WHY COMPOUNDING?
There are several reasons why prescribers and pharmacists provide compounded medications for patients. The primary reason for compounding is to avoid patient non-compliance, which means the patient is either unable or unwilling to use the medication as directed. Many patients are allergic to preservatives or dyes, or require a dosage that is different from the standard drug strengths.

While the Sumnerses believe that there is a definite place for traditional western medicine, they have a passion for incorporating the more natural aspects of medicine as well. In fact, Dr. Scott is about two-thirds of the way through to becoming a traditional naturopath. According to Blakely, “it was a personal health struggle that lead us to pursue and dive deeper into natural remedies. Our bodies have an inherent ability to heal themselves. If we can help our customers to be able to correct their health from a more natural place, we love to be able to do that.”
Annie’s Apothecary carries pharmaceutical grade, herbal and homeopathic supplements. “We do our research on the supplements we offer. We are looking for pure products that can prove that what they claim is actually in the bottle,” added Dr. Scott. “Also, if there is a product that a customer is looking for that we don’t have in-store, we can always see if we can order it for them.” In addition to the supplements, the Sumnerses now carry a small selection of food-grade items such as electrolytes. “It’s important to us to be able to offer clean, more natural alternatives with less chemicals and fillers,” added Blakely.
A quickly growing part of Annie’s Apothecary is the patient education. They provide consultations on bio-identical hormones, food sensitivity and inflammation, general
wellness and even medication review. In addition to Dr. Sumners, Dr. Hannah Smolik, PharmD is also available for consultations, which can take place in-office or even virtually from anywhere in Texas. Both Dr. Sumners and Dr. Smolik are hormone replacement specialists.
Many of the consultations offered at Annie’s Apothecary include labwork testing, and based on the results, the pharmacists will then provide recommendations and work with the patient’s physicians to get the required prescriptions, make recommendations and develop a plan for next steps.
Another form of patient education available at Annie’s Apothecary is the Wellness Visit / Medical Review. Here the pharmacists will take a look at all of the medication and supplements that the patient is on, and make recommendations, check for any overlaps and make sure that all of the medications are compatible. According to Dr. Scott, “So many times, especially with senior patients, they are seeing multiple doctors for different health issues. Those doctors aren’t always communicating, so it can be good to have a knowledgeable professional do a review and just make sure that all the medications are working together for good.”
The quaint location and the friendly staff give Annie’s Apothecary a charming vibe that is different from what you normally encounter with a pharmacy. It truly has a warm, family atmosphere that makes you feel at home. Nutrition Advisor, Shawn Stakes is always there to greet you with a smile and assist you in supplement selection and the pharmacists are available to answer any questions you may have regarding your prescriptions. The Sumners’ four children - Drew, Ethan, Eli and Abigail – who are homeschooled, may be there helping with small tasks such as inventory, administrative tasks and even yard work. Shawn’s daughter, Kylie, even completed her practicum for the Health Science Program at Boerne High School at Annie’s.

First Families of Kendall County
Carl Heinrich Schuetz 1839 – 1923
Sponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county.
To date, 630 applications have been approved for 352 different individuals. One hundred seventy-two (172) Founders and Early Settlers have been documented and recognized. They represent one hundred forty (140) different families in Kendall County. There are two hundred seventy-nine (279) volumes of First Family notebooks on the shelves at the Family History Place.
Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!
Katharina Fries 1840 – 1909

CCarl Heinrich Schuetz was almost seven years old when he disembarked with his parents in Galveston, Texas, on January 18, 1846. Before his father, Ludwig, left Prussia, he signed an Immigration Contract with the Verein zum Schutze Deutscher Einwanderer in Texas [Association for the Protection of German Immigrants in Texas, more commonly known as the Adelsverein] entitling him to 320 acres of land in the Fisher-Miller Grant. The contract also included arrangements for the sea voyage, land transportation upon arrival, food, housing, grain, and implements.
Ludwig traveled from his home in Langenbach, Province of Hachenberg, Nassau, Prussia to Antwerp when he boarded the Harriet with his wife, Marie Margarethe Hild Schuetz, who was expecting her third child, and his two sons, Louis, and Carl. The difficult voyage began on October 31, 1845, and lasted over two months. Louis died during the voyage and was buried at sea. Shortly after arriving in Galveston, Maire gave birth to a daughter, who only lived for a few days. Carl and his parents remained in Galveston for about eight days and then boarded a smaller ship to Carlshafen, later named Indianola. The Adelsverein provided oxen-drawn wagons to transport the family to New Braunfels.

WHAT DID PEOPLE DO BEFORE PHOTOSHOP?
In the photo to the left, Otto wasn't there when this photo of the Carl Schuetz family was taken, so some creative family member cut him out of a different photo from the same period, stuck him in the picture above his sister, Minnie, and made copies for everyone. Standing from left to right are: Emma, Heinrich, Minnie, Lena, William, Annie, Alvina, Augusta and Ida. Carl and Katharina are seated. Alvina was the baby, born in 1882, so the photo was probably taken around between 1898 and 1900 at the Schuetz farm near Kendalia. The two ladies standing in front of the house are Emma Bauer Schutz (Heinrich's wife) and her daughter, Lilly Katherine Schutz, Kathryn's name-sake and paternal grandmother. I am guessing the photo was taken about 1920, which would make Lilly around 25.
In New Braunfels, the Schuetz family learned that the land in the Fischer-Miller Grant was unsafe for settlers due to Indian raids. It was over a hundred miles from San Antonio or Austin, where settlers could easily purchase supplies. Ludwig and Marie decided to stay in New Braunfels, where Ludwig worked as a laborer, and it was here that Carl grew up. During the 1860 census, Carl lived at home and worked as a wagoner. On June 23, the following year, he married Katharina Fries, who had emigrated from Neuhausel, Hesse-Nassau.
Katharina was the youngest of four children born to Johann and Anna Schoenberger Fries. Her sister Anna Katharina died in 1840 when she was four, two years before Katharina was born. Her oldest sister, Apollonia, left home in January 1848 when she married Johann Kneuper. Then, her brother, Johann Joseph, died in December 1848. Three years later, in February 1852, when Katharina was twelve, both her parents died, and she moved in with Apollonia's family, who were preparing to immigrate to Texas. Katharina
came to New Braunfels in 1852 with her sister, brother-in-law, and three nephews, Anton, Johann, and Peter. In June 1860, Katharina was twenty and was working as a servant in the Comal House owned by Matthew Taylor in New Braunfels.
1861 was a critical year for the country. In February, Comal County voted in favor of secession from the United States, and Texas encouraged men to enlist for either a twelvemonth military service or six months in the state militia. During this turbulent time, Carl and Katharina began their life together as husband and wife. However, their time together was brief. On September 28, 1861, Carl enlisted as a Private with Captain Gustave Hoffmann's Cavalry Company in New Braunfels. He had to personally provide his horse, saddle, gun, and blanket. Katharina was expecting their first child when Carl left to serve.
On October 8, the company mustered in as Company B of the 7th Regiment of Texas Mounted Volunteers at Camp Sibley near San Antonio. They became part of the Third Regiment of Sibley's Brigade, organized in San Antonio during the late summer and early fall of 1861.
Sibley had a grandiose plan to capture New Mexico Territory and use it as a gateway to Colorado and California. By Christmas, they had set up headquarters at Ft. Bliss in El Paso. Meanwhile, Katharina gave birth to her first child on November 27 and named him Wilhelm.
Sibley's Regiment marched as far as Albuquerque, where Carl was engaged in the battles of Val Verde and Glorieta Pass before Union Forces drove them back to Texas. Carl's unit walked back to San Antonio with limited food and water while under constant threat of attack by the Apache. When Sibley's unit returned to San Antonio in July 1862, he had lost almost a third of his more than 2,500 men. The Confederate Army recalled Sibley to Richmond, court-martialed him, and assigned Carl's unit to Green's Brigade in January 1863.
After his discharge, Carl returned to Comal County. His parents had sold the town lots they received from the Adelsverein and lived on Bear Creek in Smithson's Valley. Katharina and Carl had a second child, Heinrich "Henry," in December 1864. She and her first son probably lived with Ludwig and Maria while Carl was away during the war, and the families may have lived together when Ludwig and Carl registered to vote on August 26, 1867. Their names appear on lines 670 and 671 of the register, and they both listed Comal County as their residence instead of New Braunfels.
Ludwig and Marie remained in Smithson's Valley during the 1870 census, but Carl and Katharina had a farm near the historic post office, Westbrook, located in Blanco County, about three miles from Hye. The couple had four children, including Helena, born in April 1867, and Ida Marie, born in October 1868. A fifth child, Otto John Schuetz, was born two months after the census in August 1870.
In October 1872, the Schuetz family moved again. They

bought 257 acres of land located on the Rio Blanco, near the settlement of Twin Sisters. Family stories tell that Katharina had a sixth child around this time, but the child died of a fever prior to the 1880 census. The story claims that the family buried the child in the Comal Cemetery but there is no record of the burial. Based on the location of other family gravesites, they probably buried the child on their property in Blanco County.
Katharina had six more children while living on the Rio Blanco farm. Annie was born in 1874, Emma in 1875, Augusta Christine in 1878, and Alvina in 1882. Charlie was born in 1880 and was five months old on June 11 during the 1880 census. The census taker wrote December as his birth month. Another family story is about an infant buried in the Schuetz Cemetery near their home in Kendalia. The Schuetz family did not arrive in Kendalia until 1882, so Charlie, who would have been at least two, was the infant the stories refer to. Katharina disclosed in the 1900 census that she had given birth to twelve children, and ten were still living.
On September 3, 1882, Carl Koch purchased the Rio Blanco farm from Carl and Katharina, and three weeks later, they bought Dr. James Crispin Nowlin's home place consisting of 680 acres on the waters of Curry’s Creek in Kendall County. Imagine packing up and moving your household when you have a two-year-old and a six-month-old infant! Carl and Katharina farmed and ranched there for the rest of their lives. The 1883 Kendall County Tax Roll revealed that Carl owned 784 acres of land, 176 cattle, and four hogs. While farming and ranching there, Carl operated the first mower and binder in Kendall County.
On January 1, 1909, Carl and Katharina sold the property to their son Henry for $7,000, payable in a series of notes dated through January 1, 1920. The deed specified that Carl and Katharina continue living in the house and would control the forty acres surrounding it. They also held a vendor’s lein stating that the property ownership would revert to them if Henry defaulted payment.
Katharina was an exceedingly kind and loving person. Every Christmas, she would
give each grandchild (and there were over twenty) a present. Often, it was a small sack of pecans, which was a delight to them. She died of heart failure on February 15, 1909, at the age of sixty-nine. According to her obituary from The Boerne Star, "She was in good health until 9:00 Monday night when she suddenly became very ill, complaining of pain in her chest. She died about 15 minutes later." She was buried in the family cemetery located near the house.
On October 22, 1919, Carl signed a release of the vendor's lien for himself and as executor of Katharina's estate. Two of Carl's in-laws witnessed the release: Willie Adam, who was married to Henry's daughter, Lillie Katherine, and J. P. Corley, who was married to Carl's daughter, Augusta.
Carl died on August 8, 1923, at the age of eighty-four. He had been ill for some time and stayed in Boerne with his daughter, Annie, and her husband, Joe Saunders. Carl was buried in the family cemetery in Kendalia next to his wife, Katharina. BBM

Earlier this month, the 15th Court of Appeals ruled that the Texas Education Agency (TEA) may proceed with releasing the 2023 accountability ratings for Texas school districts. This decision overturned a prior injunction from a lower court that had delayed the release of the ratings for nearly 20 months. The ruling marks a significant development in a legal battle that has drawn widespread attention from school districts across the state.
BISD earned its fourth consecutive “A” rating in the 2023 state accountability ratings, solidifying its reputation as one of the top-performing school districts in Texas. In addition to this achievement, BISD also received a total of 20 distinction designations. These designations recognize districts and campuses for exceptional performance across several key indicators, including academic achievement, student progress, and postsecondary readiness.
Larissa Flores, Chief Instructional Officer for Boerne ISD, shared that the district’s results were expected. “Boerne ISD campus leaders, teachers and students work incredibly hard to meet state standards. We are glad that these scores are being released, and are proud to be able to share the accomplishments of our staff and students.”
Superintendent Kristin Craft, Ed.D., added, “The district’s A-rating is a remarkable group effort. Our district is always striving to do more for our students, and being able to share this outcome is so important. We are fortunate to have the greatest teachers for the greatest students.”
A key controversy in the 2023 accountability ratings centers on a major change to the College, Career, and/ or Military Readiness (CCMR) indicator. In April 2023, the Texas Education Agency raised the CCMR threshold for an A rating from 60% to 88%, applying it retroactively to the previous year’s graduates. In response, 121 school districts filed suit, arguing the Commissioner of Education overstepped by imposing new standards after the fact, denying districts a chance to adjust and improve their ratings.
Based on the legislation, the state has agreed to release its accountability guide earlier, setting all districts across the state up for success and giving them time to help students achieve standards.
Boerne ISD Names Distinguished Alumni Awardees for 2025
Boerne Independent School District is proud to announce the distinguished alumni honorees and benefactor award recipient for the 2025 Boerne’s Best Distinguished Alumni Awards. The luncheon and ceremony were held on Friday, April 25th at the Clubs of Cordillera Ranch.
2025 BENEFACTOR AWARD – CATHY SCHWARZ
Cathy Schwartz will be honored with the 2025 Benefactor Award for her exceptional contributions as an educator and community volunteer. With a career spanning 42 years in Boerne ISD, Cathy began her service as a mathematics teacher in 1951. In the mid1960’s she transitioned to become the Boerne High School Librarian, a role she held until her retirement in 1993.
While serving as librarian, Cathy also dedicated her time as the President of the Local Texas Teachers Society and represented educators on the District Texas Teachers Association Board. Even after her retirement, she continued her service in community libraries and contributed her expertise by creating websites for various genealogical societies in Kendall County, Her lifelong commitment has left a lasting legacy in Boerne ISD and the community.
2025 DISTINGUISHED ALUMNI HONOREES
EDGAR SCHWARZ, JR. – CLASS OF 1946
The late Edgar Schwarz, Jr., a 1946 graduate of Boerne High School, will be posthumously honored as a 2025 Distinguished Alumni. After earning a degree in Civil Engineering from Texas A&M University in 1950, Edgar served as a U.S Army Officer during the Korean War. Upon his return, he made significant contributions to the City of Boerne, serving as its first City Administrator-the predecessor of the current City Manager role.
For over 30 years, Edgar played a pivotal role in the city’s growth and modernization, helping Boerne evolve from a small rural town to a thriving municipality. Additionally, he founded Schwarz Surveying and Engineering in 1964, leading the firm for over four decades and contributing to infrastructure projects across the region. Edgar was married to fellow honoree and Benefactor Award recipient, Cathy Schwarz, and together they raised five sons Brad, Spencer, Jim, Jeff, and Paul. Edgar passed away in 2007, leaving behind a remarkable legacy of service and leadership.
CARLIN FRIAR – CLASS OF 1989
Carlin Friar, a 1989 graduate of Boerne High
School, is being recognized as a 2025 Distinguished Alumni for his longstanding contributions to the Boerne community. With over 37 years in the banking industry, Carlin is a respected business leader and dedicated public servant. He has served as a Boerne ISD School Board Trustee for the past 10 years, currently in his fourth term.
Beyond his service to Boerne ISD, Carlin has made a significant impact through leadership roles on numerous local boards, including Create Healthy, the United Way of Kendall County, the Boys and Girls Club of the Texas Hill Country, the Greater Boerne Chamber of Commerce, and the Boerne-Kendall County Economic Development Corporation. Carlin and his wife Susan, a local realtor, are proud parents of three children-Blake, Grant, and Chloe, all graduates of Champion High School.
ERIN MEYER – CHARNEUX-CLASS OF 1990
Internationally recognized artist, author, and speaker, Erin Meyer-Charneux has been named a 2025 Distinguished Alumni. A 1990 graduate of Boerne High School, Erin was a four-year cheerleader, serving as head varsity cheerleader her senior year. She was also a member of the National Honor Society and served as the Senior Class President.
Now a naturalized Belgian citizen living in Brussels for over 25 years, Erin is the author of “D-Day Lessons for Today: How to Create Your Future History” and is currently writing her second book, “Coming to BE: A Journey of Self-Discovery in a Surreal Little Land.” Her powerful story and commitment to historical reflection have earned her speaking engagements with organizations like the Council of Europe Youth Department, the International School of Brussels, and the U.S. National WWII Museum.
