Kathryn has been working in horticulture since the age of 16 and has decades of experience in how to get the most out of your garden this month!
• Prune bush and climbing roses early in the month, and feed with rose feed
• Plant summer flowering bulbs such as gladioli and lilies
• Plant onions and shallots
• Plant early potatoes such as Rocket, Pentland Javelin and Swift
• Cut back herbaceous perennials and ornamental grasses that have been left standing over winter
• Start off dahlia tubers in pots or trays of damp peat-free compost but make sure they are protected from frost.
• Feed ericaceous shrubs, such as rhododendrons, azaleas and camellias with an ericaceous fertiliser
• Cut dogwoods and willows right down to the base to promote vigorous new growth
I started BN5 20 years ago, so sitting down to write my final Editor Letter after 225 issues is a moment of personal pride, and not only in the two rather snotty looking urchins in the photo above (who fortunately dress in a less colourcoordinated manner these days). Fin and George are now 24 and 22, pictured ‘for scale’ of how long it’s been since issue number one!
BN5 will be in very safe hands, because Kris and Jeff from Sussex Local will be taking over from the May issue (see more on page 23). They’ve been in local publishing for 18 years and have a track record of providing local communities with great content and vibrant magazines, so it’s business as usual at BN5; all the emails, website and contact numbers remain the same.
I am indebted to you all for reading BN5 over the years, and to all the local businesses who support the magazine each month, a number of them actually advertised in our first issue in 2005. A very special thank you to the brilliant team at BN5 past and present, and to my favourite ‘advertiser’ of all, Alex Cole, who has tolerated plenty of deadline weekends - I am forever grateful.

Drivers, especially under 75 years of age, are needed to swell the ranks of those providing for the needs of patients in the Henfield area without other means of transport for their medical appointments (including dental appointments).
If you have thought of driving for the Link, now is your opportunity. You meet some very interesting people and at the same time provide a valuable service. If you have some time to spare to take on some occasional journeys, please let us know. It is not a regular commitment - when the Link coordinator makes contact, you are either able to meet that need or not - if the latter, the coordinator will try someone else on the drivers’ list.
If you prefer to take on just local trips, that will help, but taking on some hospital journeys will help even more. With some 450 return patient trips facilitated last year, covering nearly 14,000 miles, and each driver averaging between two and eight trips a month, the need for drivers remains at a high level, especially during these winter months. You give your time but not your money as your petrol costs are reimbursed through patient donations.

We’re delighted to start our show season again in Henfield Hall. The Sussex Guild Contemporary Craft Show will take place throughout the main hall, foyer and garden suite. Delicious homemade refreshments will be available in the café throughout the day, with seating inside as well as in the garden. Kate Hackett has been working hard as the lead show co-ordinator working with a small team of members for our Henfield Show. Kate has fun creating her ceramic designs inspired by nature, gardens, flowers, landscapes, the seaside, material patterns, and patchwork quilts, so do please say hello to her when you visit.
Exhibitor Elizabeth Welch is inspired by the natural world. In her elegant and colourful menageries, each creature has its own quirky character. Sam Wilson draws with steel, using heat and hammers. Her inspiration comes from the black, sweeping lines of Art Nouveau illustrations, and the structured organic forms of plant life and the natural world. Chris Alley creates beautifully proportioned pieces of fine
furniture from carefully selected homegrown timbers, constructed using traditional joinery and finished by hand with natural oils and beeswax. Be inspired by an array of exciting ceramics, furniture, glass, jewellery, knitwear, metalwork, silversmithing, textiles and woodwork. Our skilled designer makers look forward to meeting you to discuss their individual work and to explain their craft techniques. Sally Marples, Zumba instructor who has taught classes in Henfield for the past 34 years, raised a fantastic £2,632 during a three-hour Keep-Fitathon held in the Henfield Hall. The event was in aid of Kangaroos, a local charity for children with disabilities.
A representative of the charity said; “A massive thank you to Sally and all the participants. Three hours of energy, determination, and hard work have made a real difference for Kangaroos! Sally has been running charity fitness events every three years for causes close to her heart, and we’re so lucky she chose to support us this time.”

Members of the lawn bowls club, which has just celebrated 50 years at The Daisycroft, are eagerly looking forward to the start of the season later in April; hopefully this will be before Easter but we
are at the mercy of the weather gods as to when the green will be playable.
Our new Club Captain, Tony Bishop, is looking forward to launching his new social bowling initiative which takes place on Friday evenings throughout the summer. He tells us it’s called ‘Bullseye’, but we’re assured that darts will not be in evidence on the green. Friday evenings will be open to anyone who’d like to come and join us for a small payment of £3 – you just need to bring along a pair of flat-soled shoes. The bar will be open and it promises to be a sociable and fun way to wind down the week.
We will also be holding an Open Day on Sunday 11th May between 10am and 12 midday for anyone who’d like to come along, give lawn bowls a try and meet some club members. Equipment will be provided but please bring flat-soled shoes to wear on the green. Onsite parking is available. On Tuesday 4th March the Henfield and District Self Help Group celebrated its 45th year. Our 40 members came along and enjoyed their usual chat and games with a cup of coffee and biscuits. There was also an array of photographs to take everyone on a trip down memory lane of the last 45 years of the club, and we toasted with a glass of -Prosecco. We enjoyed a wonderful meal cooked by our volunteers of shepherds’ pie followed by pancakes for dessert.
After lunch we played our monthly game of bingo followed by a cup of tea and a slice of
delicious birthday cake. Everyone had a great time and went home fit to burst.
For those that don’t know about us, the Henfield and District Self Help Group is a registered charity that meets every Tuesday and provides welfare and social activities for those in the community in their senior years, helping them retain independence and establish friendships and social contact. The charity is run by volunteers who arrange weekly meetings providing lunch and entertainment throughout the year.

Henfield Artisan market (HAM) started life as a Henfield Community Partnership initiative in the immediate post-COVID environment. Run as a ‘not for profit, community benefit’ and with support from Henfield District Council and Henfield Parish Council it went from strength to strength until at the end of 2024 we went ‘fully independent’ and became a standalone market with our own registered company.
Our core principle remains that we run as a ‘not for profit, community benefit’ seeking only to cover our costs/investments with continuing support from both Horsham District Council and Henfield Parish Council. Our aim is to benefit as many small, local businesses as we can, and bring to the community a range of quality arts, crafts, food and drinks that might otherwise be unnoticed.

Access Henfield is reviewing how well the positioning of dropped kerbs is serving the needs of wheelchair and mobility scooter users locally, and in particular how well they enable users to travel safely between their home and the High Street.
Dropped kerbs are ramps or slopes between pavements and roads, usually found at junctions of roads or footpaths. We are aware that in some areas of Henfield they are very difficult to negotiate for those using a wheelchair or mobility scooter, or in other cases they are lacking altogether. Please note we are not looking at private driveway dropped kerbs.
We invite wheelchair and mobility scooter users

Blackstone Stoolball is back!

We play Tuesday or Thursday evenings (alternate) at the Allfield Ground in Blackstone (the Woodmancote end of Blackstone Lane) just a few minutes drive from Henfield, starting at 6.10pm and finishing by 8.30-8.45pm from April to September. We had a great response from our call out last year for new players. So, get your sports gear on and come and join us again, or even for your first time. Players need to be 18 years or over. This spring Wakehurst will host Spring into Community, a free, three-day event of activities and workshops for local community and charity groups that are new to Wakehurst, as well as existing group members of Wakehurst’s Community Access Scheme (CAS). Spring into Community opens the gardens for those who may face barriers to visiting and connects participants with the wonder of Wakehurst and Kew Science.
For the second annual Spring into Community event, this year celebrates the Millennium Seed Bank’s 25th anniversary, showcasing the magnificent world of seeds. Home to the world’s largest store of wild seeds, Kew’s Millennium Seed Bank (MSB) is housed in Wakehurst’s 535 acres, and the gardens will be marking this milestone with seed-themed workshops, tours and activities. Spring into Community participants can enjoy accessible British Sign Language tours of the Millennium Seed Bank Atrium, and seed-matching workshops that shine the spotlight on the MSB’s celebrated links with global partnerships. Wakehurst’s wider landscape also forms the perfect setting for horticultural inspiration throughout Spring into Community, and those looking to get handson can join a ‘Sow and Grow’ taster session or sustainable gardening workshop. For budding young ecologists, a seed-saving children’s workshop will sow the seeds of environmental passion. Community groups can also play a vital role in Wakehurst’s citizen science project, Trees for Bees. Data collected on a ‘pollinator safari’ will feed into the Nature Unlocked programme, as Wakehurst’s scientists are exploring biodiversity’s benefits to our pollinator population. Events take place Thursday 24th, Friday 25th April and Saturday 3rd May, 10:30am – 4pm. Free entry and parking included, groups can book for free online. Horsham District Council has announced a new round of LEAP small business grant funding to support local businesses, which will open to applications on Wednesday 2 April at 10am.
Green LEAP grants of up to £5,000 will be available for small Horsham District based businesses to support them with climatefriendly projects which will not only help to boost their businesses but also help towards the achievement of their climate ambitions. Grants of up to £2,000 will also be available to fund other project ideas which will help future-proof local businesses.
Businesses are advised to review their business plans now, so they can submit their application early, as they will be required to include a detailed plan in their grant application. It is important businesses prepare early, as grants will be assessed and allocated on a first-come, firstserved basis. Applications will close on Friday 25 April, or earlier if all funding is allocated.

Henfield Museum will be closed for the week commencing the 14th April, and the current exhibition, ‘As Things Were’, showing a fascinating collection of household items from a different age, will recommence after it reopens. Take a trip down memory lane and enjoy some of the exhibits on display. The museum is open 10am-12 midday on Mondays, Tuesdays, Thursdays and Fridays, and at 2.30-4.30pm on Wednesdays. Spring is finally here, and we have been very busy at Youth Club the last few months. Firstly, we took a group of our seniors to The Skate Farm in Haywards Heath, which was a great opportunity for them to show off their skateboarding and scooting skills. We have also taken a group of our Juniors to Lazer World in Crawley, made possible thanks to Carmel at the Monday Market, so thank you so much to her and the Monday Market team. Lastly, we held another and much-loved DJ workshop – always a hit!
It’s been such a pleasure to be able to take the Young People out and about, which wouldn’t have been possible without much-needed grants, fundraising and the support from Henfield Parish Council. They kindly funded the minibus costs for transporting us to and from the venues, so a big thank you to them.
Another exciting event we have coming up is our Family Fun Day, celebrating the opening of our Youth Club at Deer Park 20 years ago! This will
take place on Saturday 12th July, so keep an eye out for more details soon.
Some of you may also have met Jackie at her monthly visits to the Monday Market. She will next be there on 14th April, so please pop along and purchase something from her stall. Henfield’s Annual Parish Meeting took place on Tuesday 4th March and around 90 residents were in attendance. The Chairman of Henfield Parish Council, Elaine Goodyear, thanked Mike Morgan who is standing down after 14 years as Parade Marshall on Remembrance Sunday. She also highlighted the success of the 2024 ‘Year of Biodiversity,’ the new High Street Christmas lights and the Summer Fair, organised by the BP Guild. This year’s events include a commemorative event with Beacon lighting for the 80th Anniversary of VE Day at the Rothery Field on 8th May and a Summer Fair on Henfield Common on 13th September. This year’s theme for Henfield Parish Council is ‘Care & Wellbeing.’

He introduced Anne Dewdney, who is the wife of one of the service users of the Haven, who explained how the Haven had supported her, her husband and wider family over the past ten years. Anne is taking on ten challenges in ten months to raise much needed funds for The Haven. The following open forum saw a number of questions including illegal parking, speeding and traffic calming, which were taken away by the Police Inspector and PCSO in attendance. In contrast with normal practice, residents were then encouraged to take a look at the displays around the hall and to ask questions of Parish Councillors in a slightly more informal setting than usual. The tea, coffee and wine also proved popular!
Next year’s Annual Parish Meeting will be held on Tuesday 3rd March.

Smartphone Free Childhood is a grassroots movement of parents who believe childhood is too short to be spent on a smartphone. A group of local Henfield parents have been working
together, with St. Peter’s CE Primary School, to deliver a series of workshops to bring parents and others in the community together, to start new and positive conversations about the problems of smartphones and social media in childhood.
Over 200,000 parents in the UK are reducing the impact of smartphones and social media on children through the Smartphone Free Childhood movement. Parents of nearly 100,000 children across 11,317 schools have already committed to delaying giving their child a smartphone until they are at least 14, including 2,882 children across 227 schools in West Sussex. This makes West Sussex the 9th highest region in England for parental commitment and concern on this issue. Three weeks ago Barnet became the first London borough to go smartphone free across all schools in the borough. The movement is gaining momentum in West Sussex and having a positive impact already at St Peter’s and other local schools across the Chanctonbury area.

There will be simple energy-saving advice, the repair service to fix that clock or zip, and local food and drink stalls, as well as soil and naturefriendly gardening talks and composting advice.
Kids will enjoy the nature trail and campfire cooking and can put together an outdoor creation, with other learning opportunities through gardening and food talks and demos, and several stands focused on recycling and reducing food waste. There will be live music throughout the event, so come along, meet our friendly musicians and volunteers and join us in building a brighter, greener future for Sussex –one plant and one plate at a time!

All BN5 readers are invited to take quiet stroll round the churchyard at Newtimber Church this spring. It is brimming with wildflowers at this time of year, and shortly there will be spring lambs in the field next to the church. There are 10 church mice hidden inside the church for little ones to hunt for.
There is ample off-road parking down Church Lane, an accessible toilet and the church is always open for you to have a wander, and to escape spring showers if you’re caught out!

Henfield’s Year of Biodiversity may be over, but the hunt for our local wildlife isn’t! Last year, local ecologists set up an interactive challenge for us all to use the nature recording app, iNaturalist to record any wildlife seen around Henfield. The app helps to identify species too, making the challenge perfect for anyone of any knowledge level.
Our goal last year was to achieve 3,000 records. Amazingly, we ended with 4,658 observations of 1,429 species! Amongst the notable species were Grass Snake by Batts Pond and Hairy Dragonfly (which has always been a very rare species in the UK). A lovely surprise was the Stag Beetle being the most recorded species, a real testament to Henfield being an important stronghold for this Nationally Scarce priority species.

It’s been my absolute pleasure to publish 225 issues of BN5 since the magazine’s launch 20 years ago. Now it’s time to retire my editor’s pen and hand over to a new company.
I am pleased to introduce the new owners of BN5, Kris and Jeff, who run a thriving publishing company based in Storrington called Sussex Local. Having set up their first magazine in 2007 they are extremely experienced and publish several successful local community magazines.
It’ll be ‘business as usual’ for BN5 and they will be maintaining the magazine’s high standards and community values. Kris and Jeff will be happy to promote your business, publish your local stories and to help promote local charities, clubs and nonprofit organisations.
It’s been a lot of deadlines (325 in total!) so the time feels right to be handing over. I started BN5 from a laptop in my Henfield kitchen in 2005 when my children were very small, and after
completing a crash-course in publishing sold my first advertising. The magazine flourished, following the events, news and happenings in a thriving and growing village. I am incredibly proud of the place BN5 has in our community.
After a period of producing a sister magazine (thirteen8 in Cowfold and Partridge Green, which ran for 100 issues), I started another company in 2016, Spinfish Publishing, which connects the UK highways industry with public sector contracts and contacts. I’ll now be investing more time in this business and growing our online database, the Highway Index.
I have met some incredible people and I’m lucky to have been part of local initiatives and fundraisers. At BN5 we organised the Walk for Olivia which saw 600 people coming together in memory of Olivia for the Brain Tumour Charity. We sold calendars for HART, ran Big BN5 Raffles for various charities and produced plenty of Village Fair programmes! We worked with High Street businesses and the Community Partnership on various fun events like Piazza Italia, and we set up the Henfield Food Bank in partnership with Horsham Matters which has helped lots of local families. I continue to support the wonderful Henfield Haven, where I am a Trustee.
So, it’s farewell from me and a huge thank you for reading BN5 and sending me all your stories. Most of all, a big thank you to everyone who has worked with me at BN5 over the years, and to all our loyal advertisers. I am convinced that the strength of a community is in supporting their local enterprises and in giving back – which is what Henfield businesses (and people) do in bucket-loads.

Founded in November 2024 by local groomers Teresa Ward and Linda Reader, Golding Barn Grooming Academy is built on the belief that grooming should combine skill, compassion, and an understanding of canine behaviour. She earned her City & Guilds Level 3 Diploma with distinction, competed in grooming competitions, and ran a successful salon for nearly a decade before focusing on canine behaviour and teaching. As a trained Tellington TTouch Practitioner, she specialises in helping nervous dogs feel at ease during grooming.

Making it all happen on the ground are some very important village groups; founded in 1957, the Baden Powell Guild of Henfield has put in decades of service to the community, and we could not have progressed without their endorsement and support - thank you Eric Holder and all the Guildsmen! The B-P Guild provide the majority of the marquees, put them up two days before Fair day, take them all down, and run the BBQ and Beer Tent. They will be serving vegetarian kebabs, burgers meat and veggie, chips, rolls and salads, and of course delicious
ale served from barrels. Anyone interested in getting involved, please do get in touch offering hands on help for what will be a very busy time for the BP Guild!
The next major team of people to thank are the Henfield Wild Violets and Ladybirds, who will be serving up the best teas this side of the Southeast – in a beautiful marquee sponsored for the day by House of Hud. Again, for Tea Tent help, please get in touch, there will be plenty to do. There will not only be tea and beautiful cakes, but quiches, and other savoury bites – and we’ve heard tell of a giant Pork Pie competition!
Making a comeback is the majestic Show Tent –where our cooking, floristry, art, crafts and plants will make a fantastic and vibrant exhibition for all our creativity. A big thankyou to Tom Blair-Fish for bringing it from the wilds of Redhill, and a big thank you to Josh Potts for storing it for us until September.

help with getting the Fair team properly constituted and eligible for the grant – a big thank you to Sophia Wilks at Horsham – this kind of support for local projects is like gold dust, and one we must strive to protect for the future. This will be the only Grant like this the Common Fair will receive, as the requirement is on us to make the event self-sufficient for the future.

At the time of writing, Henfield’s own Anne Dewdney is now three months into Challenge Annie 2025, her incredible 10-month, 10-challenge journey to raise £10,000 for Henfield Haven. With January’s 100 sit-ups a day, February’s Hen-Rox fitness challenge and the Brighton Half Marathon well and truly completed, momentum is building, with April’s activities set to bring some big tests of endurance mixed with community spirit.
On Sunday 2nd March, Anne laced up her running shoes for the Brighton Half Marathon, taking on 13.1 miles along the seafront, through Brighton’s bustling streets and past some of the city’s most famous landmarks.
Anne was admirably supported by friends, family and cheerleaders as she completed this incredible half-marathon challenge in a creditable
3 hours 49! She ran and walked alongside coach Katie Novis, her children Kate and Matt, friend Melissa Stepney, with incredibly strong support from Haven trustee Trevor Hodgson, Mark and Mandy Skilton who accompanied Rohan, and lots of local finish-line supporters. Well done Anne; the whole experience was emotional and exhausting, but worth every step!

April’s challenge brings things back to Henfield, as Anne teams up with Henfield Football Club’s youth teams to complete laps of Kings Field. This one is all about community, fitness and raising awareness for dementia.
Anne will be running two laps of Kings Field every day throughout April, and she won’t be doing it alone - young players from Henfield Football Club are getting involved to help raise money for Henfield Haven and spread awareness of dementia, all while having some fun along the way.
Planning to complete laps at 4.30pm on weekdays and either mornings or afternoons at weekends, timings will be coordinated with Henfield FC and details will appear on social media. With two weeks falling during the school holidays and the clocks going forward at the end of March, it will be lighter in the evenings, meaning there’s plenty of opportunity for children, parents, pooches and coaches to join in! Henfield Football Club will also be supporting
the Haven at their annual tournament weekend, with donation buckets to help raise even more for the cause.
Good Friday and Easter Sunday will be no exception, and it would be fantastic to have supporters joining in whenever they can. Runners, walkers and crawlers welcome – it’s important everyone has a chance to take part!

Our main surgery is at Henfield and our is at Partridge Green. Our experienced nurses have a wide range of interests and for everything you and your pet may need.
Henfield has embarked on an inspiring journey in 2025 with the launch of Henfield’s Year of Care and Wellbeing. This exciting initiative, led by Henfield Parish Council and Henfield Community Partnership, brings together volunteers, local organisations, and passionate individuals to create a thriving environment of care, support and wellbeing.
The initiative began with an inaugural meeting in January, where an incredible turnout showcased the community’s enthusiasm and support for this project. Attendees shared their perspectives on what wellbeing means to them and the discussion highlighted key themes aligning with The Five Ways to Wellbeing.
The most prominent area identified was Take Notice, with participants emphasising spirituality, reducing fear, appreciating small pleasures, prayer, mindfulness, feeling good about oneself, mental and emotional comfort, happiness, stress management, meditation, time organisation, and achieving a sense of peace.
The second major theme was Connect, with attendees highlighting the importance of friendship, social belonging, avoiding isolation, feeling supported, being part of an integrated
community, engagement with others and a sense of belonging.
This valuable insight has helped shape the workshops and activities planned for the year, ensuring that they reflect the needs and interests of the Henfield community.
The theme for the year is simple yet powerful – encouraging people to focus on their own wellbeing while fostering a sense of community care. Through a series of workshops, activities and events, the initiative aims to provide opportunities for residents to enhance their physical, mental and emotional health.
The ‘Five Ways to Wellbeing’ is a set of evidence-based actions designed to improve overall wellbeing:
• Connect – Building relationships with others to create a sense of belonging and support.
• Be Active – Engaging in physical activities that boost mood and overall health.
• Take Notice – Being present in the moment, appreciating the world around you.
• Keep Learning – Trying new experiences and gaining knowledge to build confidence and resilience.
• Give – Helping others, whether through volunteering, small acts of kindness, or community support.
By incorporating these principles into everyday life, we can all work towards a healthier, happier and more connected community.
However, this is an evolving project that relies on community engagement to bring these activities to life. We are actively seeking practitioners, volunteers and like-minded individuals to help us shape and deliver these wellbeing initiatives. Whether you have expertise in health, mindfulness, fitness, arts or simply a passion for helping others, your involvement can make a real difference.
Two dedicated local volunteers, Gabrielle Gardner from Shine for Life CIC and Alexandra Nevatt, Social Prescriber at the Henfield Medical Centre, have stepped forward to champion wellbeing workshops. These sessions will serve as a welcoming space where people can come together, share experiences and explore different ways to improve their overall quality of life.
“This is about creating a community that supports each other,” says Gabrielle. “Through these workshops, we hope to provide a nurturing space where people can connect, learn and grow together.”
Alexandra adds, “Wellbeing isn’t just about physical health; it’s about feeling supported, valued and empowered. We want to encourage people to take small steps towards improving their lives while also helping others in their community.”
The Year of Care and Wellbeing is a call to action for like-minded individuals who are passionate about self-care and community support. Whether it’s through attending workshops, volunteering, or simply spreading awareness, everyone in Henfield is invited to play a part in making 2025 a year of positive change.

• Regular Wellbeing Meet-Ups: Alternating between Wednesday evenings and Saturday mornings, these meet-ups will offer a mix of talks, wellbeing experiences, and handson activities. The next Wednesday evening session will be on 21st May, 6:30-8:30pm, with Saturday morning sessions running between 10am-1pm.

To understand where mortgage rates are going, we first need to consider the central interest rate set by the Bank of England (BoE). Since late 2021, the BoE has increased central rates to tackle inflation.
The good news? It seems to be working. Inflation has fallen, allowing the BoE to begin cutting interest rates. In August 2024, the central rate dropped from 5.25% to 5%, followed by another cut to 4.75% in November, and now 4.5% at the time of writing.
Short-term expectations have shifted. A surprise drop in inflation has revived hopes for rates falling below 4% by late 2025. Forward bond prices even suggest rates may settle around 3.85% within 18 months. However, this sentiment is ever changing, underscored following the rise in inflation from 2.5% to 3%.
If inflationary pressures continue to ease, further reductions are likely. However, the pace and extent of these cuts remain uncertain, as they depend on economic conditions both domestically and globally. The BoE takes a cautious, data-driven approach, reviewing interest rates based on such key factors as:
• the rate at which prices are rising;
• growth of the UK economy;
• employment levels.
The next BoE announcement is scheduled for Thursday 20 March 2025.
So, what should you consider?
1. Lock in a new rate six months early Most lenders allow you to secure a mortgage rate six months before your current deal expires, ensuring you avoid the lender’s standard variable rate (typically 6–8%). If rates rise, you’ve locked in a cheaper deal; If they fall, you can switch to the lower available rate.
2. Don’t stay loyal to your lender
Re-mortgaging with your current lender isn’t always best. A ‘whole of market’ broker can compare deals across lenders. As rates fall, banks compete for business, so shopping around could save you money.
3. Check your loan to value (LTV)
Your mortgage rate is tied to your loan to value – the percentage of borrowing against the property’s value. For instance, a 15% deposit/equity means an 85% LTV. The lower the LTV, the better the rates you access, with key thresholds at 90%, 85%, 75% and 60%. Reducing your mortgage slightly could unlock significantly lower interest rates.
