Construction season is in full swing. The weather has been cooperating nicely even though I think all of us would welcome some much-needed rain. The local housing market continues to be strong. Houses are selling and inventory levels remain low, driving demand for new housing. We all continue to navigate price increases, labor shortages, and material availability issues. All in all, we can be thankful for the current state of our local housing industry.
On May 11th and 12th Dawn, myself, and a few other Board members joined in on a couple of virtual meetings and conference calls hosted by the North Dakota Association of Builders. Bringing Housing Home consisted of a virtual meeting with Senator Hoeven, a conference call with Senator Cramer, and a virtual meeting with Congressman Armstrong. Representatives from all the state building associations attended. Each office had a topic of discussion to present and get feedback from GREG MEIDINGER 2021 BMHBA PRESIDENT our representatives. These topics included the National Flood Insurance Program which expires September 30, 2021, Housing Tax Credit, Transportation and Infrastructure Package, Lumber Prices, Vocational Job Training and Energy Codes. Good conversations were had, and our representatives are aware of the issues facing our industry. Of course, everyone is aware of lumber pricing and material availability issues. Vocational Job Training was another topic our representatives are very aware of and agree steps need to be taken to get individuals interested in the trades. How we go about doing this is the question. There is strong concurrence that students under the age of 18 need to be able to have on-site training opportunities and the hope is this will happen sooner than later. Overall, the meetings were informative and productive. The consensus of the group was that people need to get back to work and that will have a positive impact on material pricing and availability. Let’s hope that happens soon! Locally, Dawn, Brittney, and the events committee have been busy planning one of our Association’s most popular events, the golf tournament. This year it will be hosted at Prairie West in Mandan. As of the writing of this article we ha ve great sponsor support. Breakfast will be sponsored by BNC National Bank and lunch will be sponsored by Silver Ranch with the presence of the Big Boy food truck. Registration is live so if you have not registered, do so soon! Hoping everyone has a prosperous June and gets some relaxation in as well.

I came to Bismarck in 1979 to work as a concrete finisher. A year later, I meet my wife, Debbie, and we’ve been married for 35 years. She has a son, Dustin. We have a Cavalier King Charles Spaniel named Jazzy. I have a marketing degree from the University of Mary and 3 decades of marketing experience. I raced Jetski’s regionally for about eight years (up until 2001). I was recently on the Board of Directors for Home On The Range (Beach ND) for 8 years. I received the NDAB and BMHBA Associate of the Year award in 2020. And Debbie won the BMHBA Board Member Chili Cook-Off in two different years.
How long have you been in the BMHBA? Personally, about 15

How has the building industry changed since you first joined the association? From my perspective having the right online presence have changed over the last decade. Especially in the last year. It’s more than having a website or a Facebook page. So many customers prefer to engage with a business online vs a phone call or in-person. How a business sells and organizes jobs, track conversations and estimates, manages materials and their time has completely changed.

What has been your favorite part about being a member of the BMHBA? Making connections with members
and learning about what they do. I’ve found I can serve best as a committee member and marketing advisor for key events like the Home Show and Parade of Homes.

consider myself a consultative marketer. My main focus is to connect businesses with their customers. I specialize in home construction and home service categories. My day-to-day activities may range from reviewing websites and analytics, to creative design for a digital campaign, to writing a great radio ad. I will

Kari starts her day off by getting their boys off to school. After drop off she is typically in design meetings and consultations most of the day. When she isn’t in those meetings, she drops in for site visits to check on the progress of projects. Bringing Housing Home is an annual National Association of Home Builders (NAHB) sponsored event where every state participates in holding meetings with our national delegation to discuss issues that are impacting the home building industry across the nation. Whether these meetings take place at our Nation’s Capital in Washington, D.C., or back home in our great state of North Dakota, every year we are honored to meet with our members of congress and appreciate the time that they talk with us. Members and Executive Officers from each of our six local associations (located in Fargo, Grand Forks, Minot, Bismarck-Mandan, Dickinson, and Williston) joined as we had three separate virtual meetings with NDAB CEO · KIM SCHNEIDER 2021 NDAB PRESIDENT Senator Hoeven, Senator Cramer, and Congressman Armstrong. Our PHIL RISBRUDT members were able to share personal stories, ask questions, and even provide feedback on potential legislation being drafted. Topics that were covered included the National Flood Insurance Program, Housing Tax Credit, Infrastructure Package, Soaring Lumber Prices, Vocational Job Training, and Energy Codes. All those important issues were covered within an hour meeting. While our discussions could have stretched out longer, the North Dakota delegation all have an open-door policy with the North Dakota Association of Builders and over the years, we have built strong relationships not only with them, but also with their staff. By welcoming our comments, concerns, and suggestions, our members have an opportunity to reach out to their offices at any time via phone calls, emails, or even personal visits to their local offices. The NAHB also has a top legislative advocacy staff that remains in constant contact with the staff to ensure they are apprised of any issues and the stance our members take on them. Your voice matters and we all work together as a team to ensure that home builders are well represented! Advocacy is a great member benefit, and the work happens at the local, state, and national levels all year long! Please be watching your inboxes, reading your newsletters, and checking out social media to be kept aware of what is happening and how you can help. Members are our most power resources when it comes to advocacy work. Your voice matters! Key decision makers want to hear your personal stories when they are making important votes on issues that impact the building industry. Please reach out to your local HBA to learn how you can get more involved! Contributing to PAC is another substantial way to support the building industry. The NDAB-PAC and the BUILD-PAC are two ways that our industry can support candidates who are friends of the building industry. As a non-partisan political action committee, donations from personal, member accounts are pooled together to provide campaign donations to those candidates running for office at your local, state, and federal levels. Contributions to NDAB-PAC are completely voluntary. Contributions to NDAB-PAC are not tax deductible for federal income tax purposes. North Dakota's Industrial Commission has updated eligibility limits for government programs that help North Dakota residents, typically first-time buyers, purchase a home.
The programs administered by the North Dakota Housing Finance Agency provide income-qualified households with low-cost financing, as well as down payment and closing cost assistance.

Regulations imposed by all levels of government account for $93,870, or 23.8% of the current average sales price ($397,300) of a new single-family home, according to a new study by NAHB. Of the $93,870 figure, $41,330 is attributable to regulation during development, and $52,540 is due to regulation during construction. “This study illustrates how overregulation is exacerbating the nation’s housing affordability crisis and that policymakers need to take bold steps to reduce or eliminate unnecessary regulations that will help builders increase the production of quality, affordable housing to meet growing market demand,” said NAHB Chairman Chuck Fowke.

It’s not just lumber. The rapidly rising prices for other heavily relied upon building materials are causing widespread concerns throughout the housing industry. While skyrocketing lumber prices (up more than 300% from April 2020) have dominated industry headlines over the past year, the prices for other materials like steel, concrete and gypsum products all continue to climb at a record pace. “Steel mill products price volatility is greater than it has been at any time since the Great Recession,” wrote NAHB Senior Economist David Logan in a recent article for Eye On Housing. “Over the past three months, prices have climbed 22%. Perhaps more concerning than rising prices is that the pace of price changes has quickened each of the past nine months.”

The Federal Housing Finance Agency (FHFA) yesterday issued a Request for Input (RFI) on Fannie Mae and Freddie Mac’s (the Enterprises) eligibility requirements for mortgages in condominium, cooperative, and planned unit development projects where a large portion of units are offered for short-term rental (30 days or less) or are used primarily for the purpose of vacation or recreational lodging. These projects are often
