President’s Message

Hello August! The cliché saying “summer is blowing by fast” is holding true to its meaning this year! June was a busy month for us. I had the privilege to represent our BMHBA along with others around North Dakota involved with NDAB to meet with our states Congressmen during the NAHB Legislative conference at the state capital in Washington D.C. Some of the topics we brought forth to our state representatives were:

• Issues with electrical transformers, shortages for new developments and the extended lead time it is taking to receive the product.

• Our Concerns with the U.S Department of Commerce’s plan to raise tariffs later this year on imports of Canadian softwood products from 8.05% to 14%.

• Labor shortage within the home building industry.

• How we strongly oppose a new and upcoming International Energy Conservation Cod (IECC) that would add a significant amount of cost (study shows $31,000) to new construction homes which will exacerbate the current housing affordability issue across the nation. This was a great experience to be a part of and it exemplified just how important it is for our local presence to be involved at such a level.

July was the 37th annual BMHBA golf tournament out at Hawktree golf club. We had a great turnout with 36 teams participating in the event. Thank you to all our sponsors and those who participated in the event and especially to those who made it happen!

As we move into the second half of the calendar year, we are still seeing a relatively low inventory of new and preexisting homes on the market. There has been a lot of “builder buzz” of increased activity for new construction homes over the summer as well. As of current date, the Feds have left the rates unchanged but have now hinted at a rate cut coming up in the near future. So, let us build positivity off that and continue strong into the rest of the year!

Neighborhood Reinvestment Initiative

Program Overview

The City of Bismarck’s Neighborhood Reinvestment Initiative (NRI) is a program, in partnership Gate City Bank and Capital Credit Union, that offers reduced-interest loans to homeowners for eligible home improvement projects. This program aims to revitalize older and potentially disinvested areas of the city through reinvestment in Bismarck’s existing housing stock.

You may be eligible if:

• Your home is at least 30 years old (built in 1993 or before)

• Your property is valued at $250K or less (See here look up your address)

• You are the homeowner or will be occupying the home upon completion

• Your loan is between $10K and $100K

• Your improvement is in an eligible category to add value to the home and neighborhood.

For homeowners interested in applying for the 2024 building season, the application period runs between March 18 through October. All applications must be received on or before October 31, 2024, to be eligible for loans this year. Funds are limited and will be granted based on the time of application.

Fill out either the Gate City Bank application or the Capital Credit Union application and email the Planning Division to initiate a project.

Around Our State

Summer is in full swing! With this being the busiest time of the year for our members, we hope you are still able to enjoy the summer months with friends and family amidst your working hours. Stay safe and cool out there!

Various NDAB members and association staff traveled to Washington, D.C. for the National Association of Home Builders Spring Leadership Meetings and Legislative Conference in June. We had a productive week of NAHB meetings which includes the Leadership Council meeting where our state’s National Delegates vote and act as the voice of the home building industry. BUILD-PAC held their annual parties for Capitol, Platinum, and Gold Key Club members. The parties were held at the Nationals Park Baseball Stadium.

NAHB’s Legislative Conference took place on June 12th where our members gathered on Capitol Hill for meetings with our North Dakota delegation which included Senator Hoeven, Congressman Armstrong’s staff, and Senator Cramer’s staff. Various issues were discussed including lumber tariffs, energy codes, transformer shortages, and workforce development. Continuing conversations with members of Congress is vital to our organization and the home-building Industry. Thank you to those who took the time to come to Washington, D.C. to be the voices of NDAB on behalf of our members!

The NDAB Board of Directors voted earlier this year to oppose the initiated ballot measure circulating to eliminate property taxes in North Dakota. NDAB is part of the statewide coalition, Keep It Local, a diverse group spanning various political ideologies and community interests. The coalition launched on June 20th. We do think there needs to be property tax reform, but we don’t believe this proposed measure would accomplish this. Please follow keepitlocalnd.org for more information.

We just held our annual summer events in late July. The BUILD-PAC Sumer Social took place the evening of July 30th at the Eagles Club in East Grand Forks and the Summer Board Meeting was held at the Olive Ann Hotel in Grand Forks on July 31st. Special Guest, NAHB’s Immediate Past Chairman of the Board Alicia Huey, attended and we were so happy to have her stop by our great state. All proceeds benefited BUILD-PAC, NAHB’s bipartisan political arm, which helps elect pro-housing, pro-business candidates to federal office.

NAHB’s Association Management Conference (AMC) is coming up soon in Salt Lake City, August 20-22. This is a premier professional development conference for HBA Executive Officers (EOs)/CEOs and staff. At AMC, EOs and HBA staff gather to learn, create a community of HBA peers to consult with, and share ideas and walk away with actionable steps to create a stronger and more profitable association.

What is a typical day like for you? We all wear many hats to get the job done. Everyone has multiple jobs depending on the day. If we have emergency loads, we all find ourselves jumping in the truck, or working late to get the load out. It kind of breaks up the monotony. If I was not in the Lumber Supply business, I’d be … The Lumber business is all I know, and I have loved it as a young boy. That is why I am excited our son Parker has similar aspirations. What do you hope to see Forest Direct Products accomplish in the coming years? Headquartering in Fargo and seeing its success, we have expanded our services to Bismarck and now opened a branch here. Our hopes are to continue our expansion South and West. What makes you unique from other Lumber Yards in the area? We focus on the framing package and hardware to go with it. This creates an ability for quick turnaround on getting product to the contractor. With direct connections with lumber mills and keeping our overhead low, we can provide deep discounts to help contractors lower their costs for their customer, the homeowner.

What is your favorite part of your job? It is working and reconnecting with our past contractor connections and establishing new ones along the way. The building industry is the heart of our economy. It is great to be a part of that! What is your favorite quote that speaks to you the most? We are like David and Goliath. For a small family-owned business, we pack a BIG PUNCH! What do you like to do in your spare time? We all love to Hunt, Golf, and spend time at the lake with family.
