Modern Elegance

Working closely with clients is at the heart of interior designer Kate Carter’s approach to stylish homes.

Kate Carter’s path into interior design wasn’t straightforward — and that’s exactly what gives her work its distinctive edge. With a background in psychology, human nutrition and corporate marketing, Kate brings a rare mix of analytical thinking, creativity and real-world understanding to every project. Today, she’s an interior designer specialising in kitchens, bathrooms and custom joinery, known for creating beautiful, deeply practical spaces grounded in her clients’ lives.

Originally from Auckland, Kate’s early career saw her working at Fonterra, where she contributed to nutrition strategy before moving into FMCG marketing. While her roles involved some creative direction, the work never quite satisfied her passion for design. That spark eventually reignited while on maternity leave, when Kate enrolled at the Nanette Cameron School of Design. With no prior industry experience, Kate leapt into a kitchen design role at My Kitchen Makeover, learning the ropes on the job — from cabinetry construction to meticulous site measurements. “It was a huge

learning curve,” she says, “but an amazing foundation. You had to understand what was behind every drawer front and panel.”

A family move to Christchurch marked another fresh start and today Kate works across Canterbury, with most of her projects coming via referrals from clients and architects.

She specialises in spatial planning and detailed CAD-based design, bringing a deep understanding of how homes function — not just how they look. Her approach is client-centric and thoughtful. Kate is known for strong communication and a clear process — a skill honed in the corporate world, but essential in creative practice. “I love getting to

1. Working with a high stud and interesting angles, a clever use of colour, textures and light adds depth and warmth to this home.

2. Kate adds interest to the neutral palette of a bathroom by using texture alongside the asymmetrical placement of the tap and one cleverly positioned light.

3. Canterbury-based interior designer Kate Carter thrives on working closely with clients.

4. Sweeping arches and textured walls add drama and sophistication to this bathroom.

KATE’S TOP TIPS WHEN DESIGNING INTERIORS:

Take the time. Make sure you pull together the whole plan, even if you can only execute this in stages. Doing things bit by bit, without having a full blueprint to follow, will just end up with things feeling bitsy and uncohesive. Focus on quality over quantity. Choose timeless pieces that will last the test of time. Remember the power of good lighting. Don’t leave this to the end as an afterthought. The right lighting can totally change the feel of a home, so make this a priority early on in the process. Your home is an extension of yourself. Just like what you wear, your home is an expression of your individuality. So be brave. Feature walls are so dated; paint the whole room!

know who my clients are, what they love, and how they live. The key is to understand peoples’ wants, likes and desires, and then to push them just that little bit further. Not so far that it becomes something that doesn’t feel like them, but to a place they feel they would not have reached without my experience and guidance. Again, this comes back to truly understanding your client. If you have taken the time to do this, you will always find a way to achieve this. It could be by introducing a material or finish that they would never have considered before on their own or a small design tweak. That’s the key to creating a space that truly feels like home.”

Kate continues to draw inspiration from local and international designers, her clients’ stories, and the challenge of balancing beauty with function. For her, design isn’t just a job — it’s a lifelong obsession. And it shows. katecarter.co.nz

QUIET LUXURY

Textured wallpapers that mimic natural finishes — think linen, stone, raffia, raw plaster, even brick — are redefining walls with quiet luxury. These tactile surfaces bring depth, warmth and a refined, organic feel to interiors. It’s an effortless way to layer character and calm, aligning perfectly with the current shift towards serene, nature-inspired spaces.

Resene’s Japan Black infuses interiors with a sophisticated depth reminiscent of traditional Japanese craftsmanship. When applied to timber surfaces it enhances the natural grain, while imparting a sleek, contemporary finish. This versatile hue adds drama and is ideal for feature walls, cabinetry or flooring.

Look for soft sage greens to bring a serene, sophisticated colour scheme to your home. These muted, earthy tones bridge classic and contemporary, pairing effortlessly with neutrals, timber or bold accents and provide a beautiful backdrop for indoor plants and foliage.

This saturated hue creates an immediate sense of warmth and intimacy, wrapping the space in a cocoon-like atmosphere that feels both luxurious and comforting. As a colour, ruby red is inviting and evocative it conjures old-world elegance and creative expression, while also working beautifully in contemporary spaces when paired with clean lines and modern furnishings. One of Michelle’s favourite colours at the moment is Resene Vantage Point, because it feels both grounded and sophisticated. “It reflects New Zealand’s coastal tones, adding depth, drama and a contemporary edge to interiors.”

Moving away from stark bright white to off-whites and soft beiges, creates a warmer, more welcoming atmosphere.

“These nuanced neutrals add depth, soften harsh light, and complement natural materials beautifully. They’re versatile, timeless, and create a calming backdrop that works effortlessly with layered textures, artworks and evolving interior styles.”

COLOUR with character

Resene consultant Michelle Aschoff on how to create meaningful spaces.

With almost two decades of experience in colour and interior design, Michelle Aschoff is one of Resene’s most trusted colour consultants. Based in Christchurch, she brings 19 years of industry knowledge and a deep personal passion for colour’s emotional impact to every project — whether it’s a luxurious architectural build or a sun-bleached Kiwi bach.

“I’m one of those people who gets genuinely excited when the sky is filled with pretty colours,” Michelle says. “Colour speaks to something deep in all of us — it can energise or soothe, uplift or ground. That’s what makes my work so endlessly fascinating.”

Her day-to-day varies widely — from selecting palettes for high-end new builds to working with 1950s homes that still have their original timber joinery. “I love the contrast,” she says. “Each project presents its own quirks and character — colour plays a huge role in bringing that to life.”

While Michelle values global inspiration from fashion, social media and design media, she stresses the importance of interpreting colour through a distinctly local lens.

“Especially here in the South Island, where the light has a particular tone,” she says. “That’s why I always recommend using Resene test pots in the actual space you’re painting. Light, aspect,

time of day — all of these change how a colour looks. What works in your friend’s living room may look completely different in your hallway.”

This practical approach also considers seasonal shifts. “In winter, people naturally lean into warmer, comforting tones, while summer brings a return to fresh, cool palettes,” she explains.

Currently, she’s noticing a shift away from bright whites toward softer neutrals like Resene Half Albescent White and Resene Blanc.

“The beauty of the Resene Whites and Neutrals collection is its flexibility. You can adjust the same colour across quarter, half, or full strength, which is so useful for challenging spaces like dark hallways or south-facing rooms.”

Michelle encourages clients to be bold with colour — particularly darker shades. “I love a good deep, moody tone. It can ground a room and add intimacy. But balance is key. Be brave, but be considered.”

Wallpaper, she says, is making a strong comeback. “It’s a great way to bring cohesion to a space. Choose a patterned or textured wallpaper and pull your palette from it. It’s foolproof. And forget outdated ‘rules’ — some of the best interiors come from risk-taking.

“Small spaces like powder rooms and media

rooms are ideal for expressive choices. We’re seeing everything from florals to rich textures. These spaces really lend themselves to drama and fun.”

When it comes to exteriors, especially in the South Island’s challenging climate, Michelle advises careful prep and consultation.

“Some cladding materials have limits on how dark a colour you can use. Always check with the manufacturer first.”

Her final advice? “If in doubt, pop into a Resene store and talk to us. We’re here to help — and it could save you from a costly mistake.”

With an expert eye and a warm, down-to-earth approach, Michelle Aschoff continues to guide New Zealanders in making confident, colour-rich choices for their homes.

Proudly supporting House of the Year 2025

Congratulations to our Canterbury finalists

Built for clients returning to the area after the 2011 earthquakes, this remarkable residence honours both place and permanence. Just a stone’s throw from their former, red-zoned site, the new home was conceived to feel deeply rooted in its environment — materially, spatially and emotionally. Strong, sculptural and seamlessly engineered, this is a forever home in every sense.

The build brief was exacting. Energy-efficient heating and cooling, smart ventilation and solar screening were essential, as were natural materials and indoor-outdoor flow. Anchored into the hillside, the home steps with the land, its clean lines and gentle palette echoing the contours and colours of the coast. Timber, stone, concrete and metal have

been employed with precision and restraint, creating a strong yet serene architectural form. Seamless transitions between levels, expansive glazing and carefully screened outdoor spaces forge a continuous dialogue with the site. Outdoor terraces offer elevated views and protection from the elements, aided by integrated louvre systems.

The technical demands of the steep site, from restricted access to complex structural requirements, were navigated by a skilled architectural build team.

Every element has been considered, crafted and resolved to deliver a home that sits lightly but confidently on the land.

Deco the Halls

Art Deco makes a welcome comeback in this 333sqm home that cleverly combines the charm of the era with all the efficiency and sustainability of today’s houses. It’s lovely. The building team has used monolithic plaster and zinc tray cladding to produce an exterior that harks back to the 1920s and 30s, but is every inch a modern build. It’s the same with the curved windows and walls, and the spherical roof over the stairwell.

Inside, elegance and sophistication come courtesy of highly detailed internal joinery, brass-inlaid pivot-hung doors and the beautiful ensuites that accompany each of the three bedrooms. Unlike houses from the era, however, this has everything to make it efficient and comfy.

Sixteen solar panels generate electricity for the house and appliances. This includes the hot water heat-pump system, ducted heating and ventilation, all controlled through a smartphone app. Heating and cooling are also controlled, with motorised roller blinds and external louvres.

The construction itself was an exercise in reusing and recycling, where possible. The decking around the house is made from recycled PVC spouting. Timber from the home that once stood on the site was used in a custom-made dining table, while the rest was salvaged and sold. The Halswell stone pavers from the original house were also reused. It’s Art Deco — but not as we know it. For more of this house go to houseoftheyear.co.nz

In Two Minds

For a couple who split their time between Waiheke Island and Christchurch, the vision for this residence was clear: a refined, low-maintenance home that engages with the beachside location.

Tucked into the southern end of Sumner Beach, the section’s small, triangular shape demanded creative thinking. A two-storey design solved the spatial challenge, aligning complex gabled pavilions with the site’s angled boundaries. This approach delivered a distinctive architectural form that is split, providing a practical separation of spaces: living wing to one side, private wing to the other.

Externally, the home blends into the coastal landscape with FSC-certified weatherboards and a lightweight, elevated timber structure that

addresses future sea-level considerations. The 380sqm home is packed with smart tech, from app-controlled ducted heating to a fully integrated home theatre and lighting systems tailored to suit an extensive art collection. A large solar array reduces the environmental footprint.

Inside, sustainably grown, rough-sawn pine lines walls and ceilings, finished in low-toxin oil for a natural feel. Relax to the Max

Living large doesn’t necessitate hectares of land. Here, on a suburban section, is a home that optimises every centimetre of its 609sqm, and the result is a property that has it all — four bedrooms, three bathrooms, a library, study and an in-ground swimming pool.

The exterior of the 324sqm home is an appealing mix of timber shiplap and plaster render. Open the impressive cedar-battened pivot door and you step into a world of light, warmth and airiness, thanks to high-pitched ceilings and floor-to-ceiling windows.

Highlights here include crafted joinery, oak internal doors and floors, and a feature fire with a suspended concrete hearth.

On the ground floor you’ll find the communal

living spaces, guest bedroom with ensuite, two powder rooms, laundry and double garage with internal access. Take the stairs to the next level to discover the rest of the bedrooms, a study and family bathroom. The main bedroom is a true sanctuary; it has an ensuite, dressing room and its own covered deck.

Downstairs, there’s a level threshold to a tiled terrace. With a louvred roof, concrete seating and a swimming pool, the outdoor entertaining space is considered and scrupulously crafted.

The quality here never fails to impress, as does what’s been achieved on a relatively compact site. For more of this house go to houseoftheyear.co.nz

A Flair-filled Performance

Every so often, a house pushes the boundaries in exactly the right directions. This two-bedroom, two-bathroom stunner is one such home. The 207sqm property marries design flair with passive high-performance principles; it looks like a work of art and feels like a home with comfort at its heart. Let’s start with its form, which has multiple ceiling heights, structural angles, curved walls and architectural detail. Given these features, it was always going to be a challenging build, but when

Plaster and thermally treated timber have been used on the exterior to striking effect.

you add in triple glazing, warm-roof technology and an airtight envelope, the complexity ratchets up further. Despite its intricacies, this was a project the building team relished. Plaster and thermally treated timber have been used on the exterior to striking effect. A star-gazing roof deck for crisp clear nights is another eye-catching feature.

Interior details are just as impressive. You’ll see timber ceilings, multiple curved walls, American white oak joinery, oak flooring and skylights.

Suntrap courtyards extend living spaces outdoors, a large garage and separate laundry add storage and the hall doubles as an art gallery. A separate building with pottery and jewellery studios is in keeping with the style of the main house.

In terms of performance the list is just as long — dual layers of wool insulation, a heat recovery system, an air barrier wrap, insulated slab and solar panels. High performance. High style. For more of this house go to houseoftheyear.co.nz.

MOUNT PLEASANT

Party Piece

The strong architectural form of this 469sqm home, positioned high in the hills, is relatively understated on arrival. Once inside however, things take a more dramatic turn, right from the doubleheight entry centred on a stunning timber staircase that connects the ground-floor living zones to the private rooms above.

Downstairs, polished-concrete floors and full-height sliders define the open-plan kitchen, dining and living spaces, where black and timber

cabinetry sets a refined tone. A cedar-lined ceiling adds a natural texture that anchors the room, while expansive glazing frames panoramic views of the city, beach and surrounding hills.

Indoor living flows to two spacious outdoor areas: one is designed for year-round alfresco dining and opens and closes to the elements via electric roof louvres, the other is for relaxing poolside. Native planting ties the house back into its hillside setting.

Upstairs, all four bedrooms – the main with a wardrobe to get lost in – are positioned for peace and privacy, and the inclusion of a games room up here is a playful bonus. A rumpus room and adults retreat/office downstairs give the family a choice of spaces to escape to. This house says let’s party as much as it says sit back and relax. Ahead of the Curve

A sweeping timber wall leads you on a journey — through the entry porch to the front door, and inside where the curve continues, guiding your path into the heart of this 275sqm home. It’s a beautiful architectural feature that draws you in to the living pavilion soaring skyward with a raked timber ceiling. Towering gable-end windows fill the entire north-west wall, capturing sun and scenery in equal measure. What you don’t see also makes an impression. A V-shaped scullery, laundry room

and garage sit together to create an expansive utility zone. Premium finishes, thoughtful window placement and interconnecting doors (including one from laundry to back porch), make these practical spaces inviting for those who are cooking and cleaning.

Three bedrooms, two bathrooms and a snug share a second pavilion, where French doors connect the snug to the deck — the home’s third carefully considered zone. Taking in views of the

Canterbury Plains and Southern Alps, and protected from the elements, this outdoor living room is an entertainer’s dream. One corner opens to the kitchen/dining with direct access to the scullery, (where much of the food prep and washing up take place), through a sneaky piece of sliding wall.

With its refined mix of bagged brick and cedar cladding, this secluded home is a masterclass in flow and functionality.

Long on Style

From the street, this brick-clad house looks smart, but you don’t appreciate the scale of what’s on offer here until you venture into the property. The four-bedroom home, influenced by the owners’ love of mid-century architecture, is long, low and undeniably lovely.

To make the most of the long, narrow site, a single-gable offset floorplan was used, which had the advantage of creating side yards for sheltered outdoor areas. The gables also gave rise to pitched ceilings with timber battens in the living spaces, reinforcing the mid-century vibe.

The white-and-wood interior is crammed full of pleasing details. Take the entry for example. You’ll see a timber alcove with coat hooks and bench

seat, which sets the scene for the rest of the 250sqm house. The northwest-facing communal spaces are anchored by a designer kitchen, with scullery and island. This flows into the dining-living zone with a skylight and, in turn, to the lounge that has a gas fire for chilly Canterbury nights. These rooms, as well as the main bedroom, open to one of the landscaped outdoor areas created by the thoughtful design.

The main bedroom also has an ensuite and walk-in wardrobe; down the hall there’s a family bathroom and separate toilet. But you’ll find even more to this house: a double garage, separate laundry and a cohesive style throughout. For more of this house go to houseoftheyear.co.nz

The Long Game REDCLIFFS

This 210sqm new build makes the most of a long, narrow site, turning spatial constraints into architectural character. With three bedrooms, two bathrooms and one main living area, the layout balances practicality and personality, enhanced by an interplay of angles and carefully framed views.

The upper level delivers the home’s most striking feature: a soaring gabled ceiling with sharp triangular glazing that channels natural light deep into the open-plan living, dining and kitchen zone.

A large slider opens to a recessed balcony framed by timber panelling — a warm contrast to the crisp interior and dark exterior cladding.

From the front, the house offers a more muted profile, with light-toned vertical cladding and a generous garage tucked beneath the angled rooflines. At the rear, things get more expressive: snap-lock roofing folds down to meet dark vertical cladding, broken by high windows, sliders and timber elements.

The layout flows easily from indoors to out, aided by gentle ramps and timber steps. A refined palette of materials elevates the interior, including walnut cabinetry, porcelain benchtops, Italian fixtures and underfloor heating. Feature strip lighting subtly highlights the architecture, both inside and out. Designed for modern living and seaside views, this home embraces geometry and simplicity in equal measure.

Country Classic

Here’s a house with presence and purpose. The sprawling rural property, positioned to maximise sun and warmth, has four bedrooms in the main house, plus a two-bedroom self-contained flat. This gives the owners a stylish and comfortable family home, plus an income or a space for visiting friends of family. Clever. The 410sqm house is clad in Midland Brick veneer, used horizontally, vertically and stack-bonded for visual interest, plus there are Midland Designa Schist features. Ceramic shingle roof tiles complete the attractively composed picture. The builders had constructed houses for the owners before so, naturally, they were called in again. Here, they’ve crafted a property with a floorplan that provides plenty of spaces for family

time, get-togethers and quiet withdrawal with a book – inside and out. It helps that communal rooms, including an open-plan dining and living space with soaring ceilings, designer kitchen, brick fireplace and sliders that open to decking, face north. So, too, the separate lounge, outdoor room with timber ceiling and skylights, bedroom and main bedroom with dressing room and ensuite. The palette within is muted and organic, letting the rural surrounds, framed by windows and sliders, do the talking. You’ll still find definite colour, however, in art and bedroom feature walls in lavender and dusty pink. It’s a complete package, and a lovely one at that.

Innovation meets sensation in this three-bedroom house that punches above its weight. A long, narrow suburban site was a tricky proposition, but the home makes the most of the land and is a showcase for style and bold choices. It’s fair to say, the exterior doesn’t tell the whole story — it’s essentially a two-level 188sqm rectangle clad in painted bagged brick with cedar trim. The entrance, with vertical white timber struts and a golden-wood ceiling, provides a taste of what’s to come.

The stairwell is a showstopper. Bold geometric wallpaper leads residents up the staircase along the hall and into rooms that sing with colour.

Step inside to see a white-and-wood interior where detail is king. Each space has been carefully curated and given its own personality. On the ground floor, the main living area features a soaring ceiling lined with cedar, a kitchen with blue finger-tiles and a trio of tangerine light shades hovering over the dining table. The main bedroom has lime-washed walls and a timber-panel feature wall.

Divine Domain

In this build, top-drawer architecture has been translated into 362sqm of meticulously crafted home. It’s clear from the grand entrance that this is a quality project, and the interior only reinforces the fact. Every element, from the striking materials to the signature styling, underscores the sophistication. Beneath a soaring pitched ceiling dotted with skylights, the central living area unfolds to the north, then spills out to expansive decking. When stacker doors are open, indoor refinement and outdoor relaxing blur beautifully. Landscaped grounds and lawn create a lovely backdrop for entertaining or simply unwinding.

Anchoring the open-plan communal space, is the sleek monotone kitchen with island and tucked-

away scullery. What a place for culinary adventures. You’ll find four bedrooms, the main suite with walk-in wardrobe and sumptuous tiled ensuite with a bath and walk-in shower. The tiled family bathroom between bedrooms also has a bath. Further enhancing the home’s appeal is a separate lounge/media room, a versatile space that can be used as a fifth bedroom or office, a separate laundry and a triple garage. Storage and space are plentiful. While there are many elements to admire here, it’s their sum effect that leaves an impression. Quietly Clever STROWAN

From the street, this home appears calm and composed, but behind its elegant lines lies a build that looks to the future. This home, which replaces a quake-damaged property, has been designed around long-term health, comfort and performance.

Its walls breathe. A Foreverbreathe system combines magnesium oxide board, wool insulation and lime-based, low-VOC paint to create a hygroscopic envelope that regulates humidity and reduces the need for mechanical systems. The result is a naturally drier, more comfortable home with excellent thermal performance.

The breathable design keeps air feeling fresh and dry, creating a sense of ease from the moment

you step inside. Large windows allow light to spill into the living areas, while thoughtful zoning makes everyday living easy.

Inside, a soft, natural palette creates a sense of quiet. Materials were chosen not only for their sustainability credentials – many can be recycled at end of life – but also for texture and warmth. This home takes a smart approach to construction, without over-engineering the experience. Everything feels light, ordered and effortless. Practical without being clinical.

In a neighbourhood where new builds often aim to stand out, this one quietly impresses – and makes living well feel wonderfully simple. For more of this house go to houseoftheyear.co.nz

Art & Craftsmanship

Tucked down a driveway in an established Christchurch suburb is a new piece of modern sculpture. The architect-designed three-bedroom home is bold with strong lines, intriguing angles and a dazzling white and timber multi-textured exterior. Yes, it’s an exemplar of contemporary elegance — the exterior is crafted from European bricks, cedar and metal wall cladding and roofing — but also of design smarts. The 198sqm house fits neatly into an irregular-shaped section, with a stream on one boundary. Built with high-rated timber piles and double-pod foundations, it’s also strong and stable.

A beautifully crafted shades-of-slate kitchen merges into sunlit dining and living spaces which,

in turn, open to wraparound timber decking. Large sliders further enhance the connection between the restful interior and the great outdoors.

Neutral walls are ideal backdrops for features such as tiles, timber, art in vivid hues and a metallic brass pendulum lightshade hovering above the dining table. The thoughtful floorplan includes three bedrooms and a family bathroom. The main-bedroom qualifies as a true sanctuary with dressing room, ensuite and private courtyard.

Practicalities are covered, too, with a powder room and an internal-access double garage with laundry. Wherever you look, attention to detail abounds.

Making its Presence Felt

Designed to make the most of a challenging narrow site, this 266sqm house is like a gift that keeps on giving. On the way to the front door, you pass a double garage: Tick. A smart exterior combines a concrete façade with vertical weatherboards, a soaring pitched roofline, recessed features and angled glazing that both usher in light and make a statement: More ticks.

The pluses keep coming: A high ceiling in the entry draws the eye upward and enhances the sense of space. The long hall that separates the communal spaces from bedrooms, bathrooms and a study is naturally lit with sun tunnels.

At the heart of the four-bedroom home is the spacious kitchen. This anchor of the open-plan

living space has a marbled splashback and a curved island with fluted timber and waterfall end, all naturally illuminated by a skylight.

Additional light is invited in through strategically placed windows and sliders that open to a stretch of decking. These, and walls in muted organic hues, maximise the connection between indoor and outdoor living. The main-bedroom suite at the end of the hall has access to more sunny decking and a patio. Additional pluses in the house include a separate media room, laundry and powder room.

Family Favourite

On a difficult site, chosen for its safe cul-de-sac location and breathtaking views of Te Kuru Wetlands and the Southern Alps, this fourbedroom, three-bathroom home is a refined balance of function and elegance.

Careful excavation, including the removal of a significant amount of rock, was required to transform the sloping 1776sqm section into a workable foundation that now provides ample

space for both children and adults to play in this private paradise. The well-considered 332sqm floorplan places living and entertaining at the heart of family life. The central kitchen, with its porcelain benchtops and sleek fixtures, connects seamlessly with dining and lounge areas. Flow continues with multiple living spaces across both levels, including a generous office that caters to modern work-from-home lifestyles.

Natural textures and earthy tones ground the home in its surroundings. Exterior cladding provides a timeless façade, while interior finishes create a cohesive and calming environment.

While the site’s steep gradient presented early challenges, the resulting design turns these into strengths — elevating the home for sweeping views and sun-soaked interiors.

Reap the Benefits

You don’t have to look far to appreciate this smart, spacious home. It starts with the exterior with its twin gables, pale brick and dark weatherboard cladding — and the impression that what lies inside could be even better. It helps that the 201sqm four-bedroom house wraps a north-facing patio on three sides so, as well as sheltered living, it also offers easy access to the outdoors from the living room and three bedrooms. This configuration equally helps usher in plenty of sunlight.

Inside, scissor-truss ceilings in the kitchen, dining, living and main bedroom lend a sense of grandeur. Carpet and vinyl planking ensure a balance of warmth and durability, while adding to the refined aesthetic are over-height internal doors that enhance the sense of spaciousness.

The designer kitchen with walk-in pantry and engineered stone benchtops eases into the dining and living spaces, the latter with sliders that open to a second patio. Both the ensuite and main

bathroom are fully tiled and feature frameless glass showers for a sleek finish.

You’ll also find an internal-access double garage that links to the house through a laundry, a storeroom, powder room and a real bonus –a separate lounge that can be enjoyed as a media room. Built with high-end materials and meticulous attention to detail, this home exemplifies quality, making it an asset to its neighbourhood. For more of this house go to houseoftheyear.co.nz

Fresh Perspective

A green front door sets the tone. Framed by a classic red-brick exterior, it signals this is no ordinary home — and what lies beyond is equally full of clever, considered design choices. From the green-tiled kitchen splashback to blue bathroom accents, these splashes of colour are a refreshing contrast to the otherwise timeless palette.

The kitchen itself sits proudly at the centre of the home’s layout, acting as the link between two distinct pavilions — one for living and the other for sleeping. The result is a well-organised plan that enhances both privacy and flow.

Spanning 203sqm, the four-bedroom, twobathroom home fits a lot into its footprint, without ever feeling crowded. Two living areas offer

versatility for entertaining and relaxing, with one end opening out to the deck and lawn. This outdoor area is also accessed through the kitchen and main suite.

This is a standout example of how smart design can deliver style, comfort and liveability on a budget. High-performance materials and a streamlined construction approach ensure quality and efficiency. From its cheerful green entry to the final thoughtful finish, this home is a breath of fresh air for the volume housing category — and a compelling option for homeowners seeking something a little different, without compromising on practicality or price. Instant appeal. This house in the north of Christchurch has it in spades. A smart pavilionstyle exterior with crisp white plaster, dark aluminium cladding and metal roofing gets the 190sqm property off to a cracking start. Grand double-width front doors only add to the appeal. All this is matched by a thoughtfully planned interior, expertly executed details such as cathedral ceilings, plus a few surprises: think clerestory windows, feature wallpaper in the

entrance and powder room, sliding barn-style doors and a kitchen featuring moody blue-green cabinetry and a fluted island. Three good-sized bedrooms include a main suite with ensuite and dressing room with built-in wardrobe.

With windows either side, the open-plan kitchen, dining and living space is light, airy and takes up an entire wing of the H-shaped layout. This floorplan also lends itself to plenty of outdoor living, including patios and decking.

A link, encompassing the entry and a bedroom, joins the living spaces with the sleeping quarters. In the second wing, you’ll find the main suite, another bedroom, a lovely family bathroom with standalone bath and feature tiling, separate laundry, linen cupboard and double garage.

This light, bright house with just the right number of wow-factor features is just as suited to entertaining as everyday family life. For more of this house go to houseoftheyear.co.nz

Moody Elegance

This thoughtfully designed 240sqm home strikes a confident balance between bold modernity and family warmth. From the street, deep-toned cladding and a sleek concrete-plaster finish create a strong architectural presence. But step inside and the mood softens. Earthy neutrals, natural textures and soft lighting work together to form a calm, cohesive interior that feels welcoming. Clever spatial planning allows for easy movement between the generous living areas,

three bedrooms and a well-appointed master suite. A vaulted scissor-truss ceiling over the kitchen and living space lends volume and elegance, and sliding doors open onto a sunny, private courtyard. Continuity is key: timber flooring flows seamlessly through the living zones, whilst cabinetry and colour choices carry the same warm tones into every room.

There’s elegance in the detailing (feature tiling in the bathrooms and a built-in headboard and

bedside tables in the main bedroom), but it’s the functional customisation that really shines. A standout is the bespoke cloakroom and laundry, designed with five individual storage nooks to suit a busy household. Even the entryway makes a statement, continuing the external cladding indoors to blur the boundaries between inside and out. Every design choice feels intentional — creating a home truly fit for everyday life. For more of this house go to houseoftheyear.co.nz.

This four-bedroom home, with its double-gabled form, combines smart planning with soft, inviting style. With two living areas, generous glazing and a long kitchen bar made for gathering, it’s a home that brings people together, while offering private nooks to step away.

The open-plan kitchen, living and dining space is airy and anchored by a feature wall that gently defines the sitting area. Wide doors draw in light and lead out to the garden, while overhead scissor trusses lift the ceiling to enhance the sense of space. A quiet study nook and well-zoned layout make it easy to balance work and family life.

A feature wall separates the sitting room without closing it off making it the perfect spot to unwind

at the end of the day. The main bedroom includes a walk-in wardrobe and ensuite, and flooring upgrades throughout the living spaces add polish and practicality.

But it’s not just evident good looks that make this home something special. Beneath the surface, it is built to perform. From under-slab insulation to a ducted heat-pump system, thermally broken joinery and high-grade airtight wrap, comfort has been carefully engineered.

Every material has been chosen with longevity in mind — from the LVL framing to the marine-grade carpet in the garage. This is a home where form and function meet, finished with calm restraint. For more of this house go to houseoftheyear.co.nz

Fresh Start

Sleek, pavilion-style and with cladding of white plaster and vertical weatherboards, this threebedroom home is the epitome of inviting. The appeal doesn’t stop at the front door. Inside, architectural elegance has been melded with every practical element needed for family enjoyment.

The H-shape design lends itself to easy living. The north-facing wing contains the open-plan living zone that flows on either side of a slick central kitchen that has a sizeable walk-in pantry. Pitched ceilings, full-height glazing, built-in joinery and direct access to timber decking make

it the ultimate place for quiet relaxation. It’s just as well suited to entertaining a crowd.

Bedrooms can be found in the second wing along with a bathroom, powder room and double garage with laundry. The main bedroom, at the end of the pavilion, has its own patio, ensuite and dressing room.

The interior palette in fresh white accented with timber tones and muted organic hues lets the features and textures do the talking. Just look at the tiled kitchen splashback, the built-in bookshelf in the sitting room and sage-coloured feature wall in the entrance.

Comfort and performance are less obvious pluses. A woodfire and heat pump, one at each end of the living wing, ensure warmth during Canterbury winters. The design and materials also make it low maintenance and durable.

This is a high-end, low-fuss haven that will never go out of style.

From this handsome home that stretches along a steep Christchurch slope, the views seem to go on forever. The sights are impressive — sweeps of sandy beach, breakers, bush, ocean and, on a good day, mountains — but so is the foresight. This may look like one house but is, in fact, two. The primary three-bedroom dwelling is home for the family who lives here, and the attached two-bedroom unit is for visiting parents. Both places in this duplex capture vistas from Sumner to as far north as Kaikōura.

Given the small, tricky site with limited access, this was not a straightforward build and involved the use of cranes to deliver materials, but it’s clear skill, innovation and craftsmanship have won out. This is a place of drama, in the best possible way.

The 320sqm build has two distinct forms in metal tray cladding and board-and-batten timber. They also have much in common: the ground floors contain bedrooms and the upper levels are devoted to dreamy open-plan living. The bespoke kitchens in natural tones have high-end fixtures and fittings and both homes have engineered oak flooring throughout.

Another commonality is indoor-outdoor flow to balconies. The latter have glass balustrades and span the width of the structures on both floors. If onshore winds become pesky, the residents can retreat to a sheltered courtyard out the back. It’s bliss, no matter the weather.

Character Reference

Prepare to be charmed. These central-city townhouses are where character meets contemporary. With their traditional villa aesthetic and details, they look as if they’ve been here for decades, yet the two-level properties are utterly modern — with all the advantages that brings.

The exteriors tell the story of a bygone era: weatherboard cladding, front porches, detailed fretwork, picket fences and classic corrugated metal red or green roofs.

Venture inside — there are two- and threebedroom options — and you’ll find the character is enhanced by period-style fireplaces and the warming effect of sun pouring through multipaned windows. This, however, is an utterly

modern, comfortable build. For example, you’ll find double-glazed joinery and sleek modern kitchens, but with nods to the era such as the brass handles. White walls form the backdrop for lovely details such as the red front door or jet-black or white tiles in the kitchens and bathrooms. Downstairs, the townhouses are all about living large and have the open-plan kitchen, dining and sitting areas, plus outdoor space and a garage.

Upstairs, they have either two bedrooms and bathroom or three bedrooms — one of which has an ensuite and walk-in robe — plus a bathroom.

This is how to blend century-old charm with modern must-haves.

Guarantee is New Zealand’s leading and longest standing building guarantee.

Building a house or undertaking a major renovation is probably the biggest investment of your lifetime –the Master Build 10-Year Guarantee helps protect it.

While the vast majority of building projects will run smoothly, sometimes things do go wrong. The Guarantee provides protection when these issues arise.

Regardless of what happens in the future, Master Builders will be there to help you for the next 10 years – it’s the best protection on the market.

It adds value to your property, and can help you finance your build, as most banks require it. It costs less than 1% of the total build cost to protect your biggest investment.

The Master Build 10-Year Guarantee provides cover for loss of deposit and non-completion during the build. It also provides cover for structural defects, workmanship, and materials after the build is completed. The role of the Guarantee is to support you to get your home finished if your builder cannot or will not complete it.

Our Guarantee provides much greater protection than both the Consumer Guarantees Act and the Building Act. Maybe most importantly, these Acts provide no financial support if your builder goes out of business.

Over the past decade we have protected more than 105,000 families. This represents $46 billion worth of property. When you choose a Master Builder, you are choosing quality. The Master Build 10-Year Guarantee is New Zealand’s leading and longest standing building guarantee. It has been designed and developed in New Zealand for New Zealand homes and is only available from a Master Builder.

96% of customers say having a Master Build 10-Year Guarantee brought them peace of mind.*

How does the Guarantee work?

A Master Build 10-Year Guarantee is a guarantee that includes insolvency protection. It is not an insurance policy.

With an insurance product, the relationship is traditionally between the consumer and the insurer. With a Master Build 10-Year Guarantee there are three parties involved – the consumer, their builder, and Master Build Services. In general, a guarantee or warranty provides assurance that something will be fixed if it goes wrong, whereas insurance provides an offer of compensation for loss. The vast majority of claims under the Guarantee are settled with the builder returning to site to address the issues. This is always our first course of action.

You are covered for:

Loss of Deposit and NonCompletion

Workmanship and Materials

Structural Defects

Temporary Accommodation

While you’re still building our Guarantee protects your deposit and covers you for non-completion and remedial work (you can choose to opt out of this cover).

Your project is covered for defects in workmanship and materials for two years after your building work is completed.

You’re protected for any structural defects including weathertightness issues (rot and fungal decay) for 10 years from the date your Guarantee is accepted.

If your home is unable to be lived in after it has been completed as a result of the damage in your claim, you will be covered for costs and expenses relating to removal, storage and alternative accommodation to a maximum value of $10,000.

The Guarantee does not cover contractual disputes. Master Builders provides a free disputes resolution service to help resolve these issues.

Double Time

Smart is an apt word for this Christchurch duplex development. The units, which are joined at their garages, are undoubtedly dapper in plaster, weatherboard and pressed metal tile roofing. They’re also the result of clever planning — why build one when you can build two?

Each 109sqm unit has a pitched roof, clean lines and two spacious bedrooms, including a main suite with a walk-in robe that links to the bathroom. A separate toilet is practical.

In the heart of the homes are well-appointed kitchens flowing to living and dining areas that, in turn, spill onto sunny patios. Slide open doors and you’re in a private place in which to relax and enjoy alfresco dining.

From the outside, the homes look as if they are mirror images, but each has its own distinct personality and that extends to the layout. For example, one unit has a kitchen island while the other has a peninsula bench.

Colour palettes and decor, too, are personalised. While both have light, bright and airy communal spaces with black, white and timber kitchens, one has a jet-black tile splashback while the other is in crisp white. These units are ideal for those seeking a compact home, without compromising on style or comfort. With smart design, obvious quality and a great location, they are a testament to clever use of the site and of the builders’ many skills. For more of this house go to houseoftheyear.co.nz

Lasting Impressions

Clever design is a hallmark of this show home in which all the living areas, three of the four bedrooms, the deck and a patio face north. The result is a sunny, warm 205sqm house that excels in terms of style, comfort, craftsmanship and even intrigue. A feature wall conceals a hidden door to the double garage.

Raked ceilings bring volume and airiness to the entry, kitchen, dining and living areas. Further enhancing the feeling of space are sliders that, when open, extend the communal areas onto a stretch of hardwood decking. Bring on the barbecues, alfresco lunching or lounging around.

Showing the Way RANGIORA

Some show homes manage the fine balance between refinement and wow-factor, and this is one of the best. From the street, pavilions with white plaster and dark weatherboard result in a timeless and classic look. Then, you notice the fire enginered front door, a punch of colour that sets the bar high for the rest of the 218sqm beauty. Wherever you look you’ll see examples of curated colour — a sage-hued powder room, gold accents on the kitchen island and rangehood, and bathroom

tiles in organic shades. White interior walls, timber-look floorboards and neutral carpet provide the ideal backdrop.

Thoughtful design separates the communal areas from the sleeping wing, which has four bedrooms, a family bathroom and powder room.

The main-bedroom retreat has more wow-factor – a walk-in wardrobe with a make-up nook, ensuite with double shower, and sliders that spill out to a suntrap patio.

Now to the home’s centrepiece: the open-plan living, dining and kitchen zone, which flows to the patio. Sliders and floor-to-ceiling windows flood this space with light. In the kitchen, sleek timber cabinets, curved edges and premium appliances add touches of luxury. A separate lounge lends versatility. With a double internal-access garage, separate laundry and kitchen scullery, there’s plenty of storage – as well as comfort, sustainability and style.

Brilliant is a fitting word for this architectural show home. Freedom Built’s 177sqm house invites in sunshine and warmth, has bright, fresh decor and the quality of craftsmanship is a shining example. Delight in the Detail RANGIORA

If show homes are designed to highlight builders’ skills, then this one is a standout. From the outset, the attention to detail is clear. overwhelming. Thanks to clever planning, refined interior choices and meticulous attention to detail, the five-bedroom property retains a welcoming, homely atmosphere despite its scale. Into the Woods LOBURN

Located on a remote hilltop against a forest, this lodge-style home delivers big on personality, precision and performance. The builder, who is also an architectural designer, spent four years on the project starting at the outset of the pandemic.

Once delivered, 65 tonnes of macrocarpa beams were honed into structural mortise-and-tenon joints – ancient stable connections that don’t need nails, but do require exceptional skill. You’ll also see stone, reverse board-and-batten and the first use of

If that’s not enough innovation, the property has secret doors opening seamlessly through wall sarking, Van Gogh wallpaper, a feature timber staircase, mezzanine landing, outside entertaining area and a copper bath beneath massive skylights. For more of this house go to houseoftheyear.co.nz

Top-to-toe Revitalisation

What began as a dated and compartmentalised structure is now an open, elegant family home, thanks to a sweeping renovation that transformed every element from roof to rooms. While the footprint of the house remains unchanged, everything has been meticulously reimagined.

The project began at the top, with full roof replacement and reconfigured dormers that extend just enough to dramatically improve head height and usable space upstairs. These subtle extensions allow for spacious, light-filled bedrooms, a refreshed games room, and a more practical layout across the upper level.

Downstairs, internal walls between the kitchen, dining and living areas were removed, giving way to

a light and expansive open-plan hub. This layout not only improves flow but creates a central gathering point that’s equally suited to entertaining or everyday family life.

New plaster and shiplap cladding rejuvenate the exterior, while new aluminium joinery modernises the overall look and feel. Inside, three fully renovated bathrooms and a contemporary kitchen are complemented by new fixtures, door hardware, and fresh plaster and paint throughout.

Through structural refinement and interior redesign, this project demonstrates that the most impactful transformations don’t always require additions.

MOUNT PLEASANT

Heights of Achievement

It’s difficult to imagine what this house was once like, given the enormity of its transformation. The 2000s-era home has been brought up to 2025 standards and given dreamy additions, including an outdoor room and in-ground swimming pool. The layout has also been reconfigured, the kitchen extended, the first floor living turned into the main bedroom and a wood pellet fire fitted in the formal living room. It’s a lot, but the wedge-shaped Mount Pleasant site with views from the sea to the

mountains and Kaikōura beyond, deserved the best. The exterior of the 400sqm two-level house is now decked out in plaster trimmed with durable and elegant Timaru bluestone.

Inside, four bedrooms, three bathrooms and two living rooms all drink in the views. In the designer kitchen, in white and wood with marbled features, sleek pocket doors keep the space clutter free. The new outdoor room — with a louvred roof, heating, purpleheart decking and frameless glass

sliding screens — seamlessly extends living spaces into the great outdoors.

The first floor living room has metamorphosised into a main bedroom retreat with a new ensuite, dressing room and private terrace that also takes in the views. In winter, a ducted heat-pump system as well as the new pellet fire keep the whole house toasty. This skillful renovation is the perfect blend of smarts, sophistication and sanctuary. Retreat

A dramatic setting calls for a considered response — and this bold two-level extension does just that. Set high on a sloping site, the 183sqm addition brings striking form and refined function to what was once a modest single-storey home.

The layout is intentionally spare: one bedroom, one bathroom and two living areas, including a light-filled mezzanine, create a sense of scale and calm. A large open-plan living space forms the new hub, with wide sliders opening to a covered deck and lush lawn. Concrete floors and pale timber ceilings lend warmth and polish.

Smart design underpins the aesthetic. The wind-zone location demanded reinforced structure and retaining walls, integrated discreetly into the

design. Full-height glazing captures panoramic views across the city and coastline.

The exterior palette is sharply resolved — dark metal cladding set against vertical timber panelling — while the interior is equally high spec. A sculptural stairwell and feature bathroom with a freestanding tub and green-tiled shower reflect the home’s thoughtful finish.

Solar panels, in-slab heating, ducted air conditioning and mechanical ventilation ensure comfort year-round, all controlled via smart automation. Balanced, liveable and beautifully built, this urban eyrie makes the most of its outlook, without ever feeling showy.

The hottest-hued appliance to have right now is a KitchenAid mixer in Butter the company’s 2025 Colour of the Year. It’s not just any yellow, mind. It’s a carefully created concoction of sunshine and soft, well, butter, designed to evoke “comforting memories”.

Go with the Slow

Nothing says comfort in winter or any season really like a slow-cooked hotpot or a baked dessert. One way to channel the farmhouse feel is to invest in cookware that can handle the heat of a range. Fortunately, castiron casseroles, skillets and Dutch ovens now come in a beautiful array of pale to punchy colours, so you can pick a delicious shade that suits the palette of your kitchen.

WHITE DELIGHT

At first glance, this kitchen in a builder’s own home in West Melton appeals for its sublime simplicity. But it’s that touch of glamour that warrants a second look. The linearity of that acrelong island bench, the streamlined cabinetry, the white-on-white palette, the up-lighting that sets the mood — it’s the definition of contemporary elegance. Subtle patterning on the island and a pannelled front work their magic as do brushed gold taps alongside a brass toekick and fluted benchfront. For more on this home, turn to page 114.

A FINE FINISH

The brushed versions of metals such as brass and bronze give a traditional look a modern-day update, while keeping the warmth of the original material. The extra win for tapware is that the matte texture doesn’t show up marks and is easier to keep clean.

Embracing the new neutral of grey-green, everything about this bathroom is linear, apart for the curvaceous bath. This twobedroom, two-bathroom Tai Tapu home leans into passive house principles and this room has a light, minimalist design touch. With tiled floors and subway wall tiles, laid vertically, the space is crisp and contemporary. Floating elements (such as the all-in-one sink/vanity top and a storage unit) keep the look pared back, while pale tones add some warmth — but not too much. This is a room that has no need to shout. Quiet functionality has allowed it to feel serene.

Plan for Success

With all the right steps in place, turning your residential dream into reality presents an exciting prospect and many rich rewards.

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything

Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns.

Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Master Build 10-Year Guarantee

While most builds go smoothly, it pays to have protection. The Master Build 10-Year Guarantee provides the best protection on the market and a process for resolving any issues in your building journey. By following these steps you will have everything in place to make your dream home a reality.

Grow Your Own

From apartment balconies to rolling rural gardens, here’s how to connect with nature and enrich your day-to-day life.

After overcoming serious health issues, Jodie Dorsch turned her backyard into a lush, chemical-free haven and set about inspiring people to grow their own edible organic gardens. Through her online platform, Derived from Nature, the edible garden designer and educator inspires people all over the globe to use natural and sustainable methods — no matter their space or experience. Here she shares her top tips for planning and planting a thriving vegetable garden.

Plan in Layers

Think of your garden like a mini ecosystem. Instead of planting in flat rows, use height and layers — tall plants such as tomatoes or corn at the back, mid-sized crops in the middle, and low-growing herbs and greens at the front. This creates natural shade, reduces water evaporation and mimics how plants grow in the wild.

Embrace Dense Planting

Forget the wide spacing instructions on seed packets. Nature doesn’t leave bare soil — and neither should you. Plant closely to suppress weeds, retain moisture and maximise harvests.

With the right companion plants, you’ll reduce competition and increase productivity.

Focus on Companion Planting

Certain plants grow better together. For example, basil helps tomatoes thrive, and marigolds deter soil pests. The Derived from Nature method includes dozens of companion pairings that naturally boost growth, flavour and resilience.

Prioritise Biodiversity over Perfection

A successful garden isn’t one where everything is perfectly spaced or uniform. It’s one that’s buzzing with bees, rich in variety, and built for resilience. Mix vegetables with herbs and flowers to attract pollinators and predatory insects that help control pests organically.

Build a Plan, then Observe and Adapt

Start with a layout, consider your sun, wind and seasonal shifts — but always leave room to adjust. Your garden is a living system. Regularly observe what’s working (and what’s not), and tweak your plan as you go. That’s where the real magic happens.
