What are your predictions for the real estate market in 2023?

My predictions for the real estate market in 2023 will be that of a return to a seasonal market here in Costa Rica, thus resulting in fair market values and great opportunities for Buyers. However, with the ongoing lack of inventory in the area, I do think that well priced properties will continue to have a short marketing time frame.

What is the 1 thing that you think all new residents should experience in this area?

I think that new residents to the Costa Ballena should experience the beauty of the waterfalls in the area. To name a few, Nauyaca, Eco Chontales and El Pavon are some of the most magical places in the area.

What is your biggest success story to date?

My biggest success occurred in 2022 after past clients from 2014 returned and purchased an amazing private ocean view estate property valued at $3,100,000, my largest sale to date!

What drew you to the Real Estate industry?

To me, Real Estate is much more than selling property. A lot goes into a property to transform it into a home. My interest in this field started at a young age. I was always building something. When it came time for college the choice was easy. My college studies were primarily focused on Business, Real Estate, and building. Everything I have done in my life have incorporated these 3 components. This also gives me very in-depth knowledge of what it takes to transform raw land into a beautiful home. This experience certainly sets me apart from the rest.

What do you enjoy the most about living in Costa Rica?

For me, the jungle is magical. As a child I dreamed of living in a place like this. I spent my time catching snakes, lizards, and bugs. My dreams included destinations like the Amazon, the Congo, and Kenya, to mention a few. As I became an adult I came to the realization that these places had drawbacks. Great for vacation but??? Costa Rica is a very unique place on planet earth. Whether it’s being able to watch 4 species of monkeys from your balcony or counting how many Blue Morpho butterflies I see while driving my son to school. Every day, in itself, is amazing. There is a huge amount of wildlife from Tapirs to Sloths. I’ve seen animals here I never knew existed and more than can be individually mentioned in a short article The jungles here are lush, healthy, and grand. The amazing Cieba tree grows here. It is called the tree of life and what inspired the movie Avatar. These trees are massive and once you have a chance to stand under one you will see why they are called the tree of life. Costa Rica is considered to be one of the most bio-diverse places on earth, on land, in rivers, and in the sea. Because of the mountains it has above the tree line, this small country quickly moves the rains to the ocean with countless waterfalls at every turn. As a result, mosquitoes are seldom seen in our area unless you are in a flat pasture.

Costa Rica does, however, have an abundance of exotic yet harmless insects. The Rhinoceros beetles visit every year and I’m always excited to see them. Again harmless. Many are also undiscovered and the different types available are staggering. Leave the porch light on and check it out in the morning. You will not be disappointed. As well, Costa Rican people bring out the best in everyone around them. The laid back attitude and demeanor of the small communities is so relaxed and pleasant that it is a welcome reprieve from the fast-paced life of the concrete jungle and people just start to relax and rejuvenate. These are the reasons why so many people come here on vacation in Costa Rica and never leave. It really is a paradise wonderland.

What should newcomers expect in their first 12 months living here?

For newcomers, brace yourself for some change. Leave the hustle and bustle behind you. This is Pura Vida. Enjoy relaxing days. Know that the part you ordered will be late with a smile. Know that you have to watch out for sloth crossings and you will have to stop your vehicle, put on your hazard signal, and help him across the road. Know that a tree may block the road or you may not find your favorite condiment at the store. Things move slower here. It’s also the reason people move here and cut the cord.

What has been one of your great successes in real estate?

A month ago, I achieved a significant milestone in my career as a real estate agent. It was a sale that was special to me for several reasons. What has become your favorite local food?

I can’t list a favorite however some do stand out at the moment. I discovered mangosteen here at the farmers markets and we are growing some now on our land. It’s very healthy and extracted for vitamins and sold however it grows here and is delicious. Another fruit I love is passion fruit which is a little more tart and great in a smoothie or on it’s own. Lastly the dorado, also know as mahi mahi is abundant here and of course fresh. I could list more and more but I’ll stop there. .

What was the highlight of your real estate career in 2022?

2022 has been an amazing year for me, being new to real estate in Costa Rica I had an exceptional start and came out of the gate strong with a few really quick deals. But by far my biggest thrill to date was having my very 1st sale turned into my very 1st client referral. Especially when your still green and at times feeling like you’re winging it for the most part and then discover that you did everything right. What are your predictions for the real estate market in 2023?

The market in Costa Rica has adjusted as it has throughout North America but the draw here and particularly the southern region is palpable. For some it’s the beach life or the peace and tranquility of the jungle, for others its strictly investment potential. For me it was the step back in time that I craved for some time, where the clerks at the shops still take time to chat, your gas is pumped for you, you line up at the bank, the farmers markets and the general beauty of the southern region, Whether you’re buying turnkey or a build lot, inventory remains tight so if Costa Rica is in your sights for the future don’t hesitate.

What is your favorite restaurant along the Costa Ballena?

The southern region is well known for having an abundance of great restaurants to choose from (Foodie Capitol of the South). Fine dining, family casual, sushi to its many sodas along the way. As a favourite I’d have to give this one to Fusion, or Heliconia, both a stone’s throw from each other. Fusion has a great variety of menu items, and none will disappoint, was never a sushi fan in the past but they have made me a convert. Heliconia is fine casual without the “fine dining” prices and quality can compete with the best of them.

What does your typical “off day” look like, when you are not with clients?

A typical day off for me is either spent at OSA Golf Course, an amazing 9 hole located just 8 kms south of Ojochal in San Buenas. It’s a long 9 playing 3653 yards and is only course south of Jaco so very lucky to have this in our area. Also, a favorite down time activity if checking out the Farmers Market in Uvita, organic farm fresh produce is king here. Or I might be one of those days for just chilling with friends for a beach walk or waterfall hike.

Fish tacos are my newest go to, the abundance of fish supply here guarantees freshness, and every chef has his own unique spin on it or “secret” ingredient that makes his or hers stand out. Los Laureles Restaurant in Uvita has amazing fish tacos and Cindy’s chef’s secret ingredient is so subtle but delivers.

Why did you choose to get into Real Estate?

Since the very early days of my work life, I’ve always loved working with people, I can’t imagine a life without connecting with your fellow human daily. Life would just be so much less than. You really learn a lot from your clients and all the diverse backgrounds the bring and you almost always connect on some level. We all have dreams and aspirations and it’s such a thrill when you can help your clients realize a dream. Why did you choose to get into Real Estate?

I’ve had a passion for real estate since I purchased my first home when I was 18 years old. Since then I was a major real estate investor flipping houses many times over while also being a master importer in Canada. What local food has become your favorite?

I think the whale watching/snorkeling tours are a tour that new residents should experience in the area. Humpback whale season in Costa Rica is December to April and July to November. The most common whales you will see are the humpback whales as they pass by our coast for more than 6 months of the year. In fact, Costa Rica has the longest humpback whale watching season in the world thanks to both the Northern and Southern hemisphere whales passing by. I find spending a day on (and in) the beautiful blue ocean to be a very enjoyable experience!

What is your favorite restaurant along the Costa Ballena?

Our area is known for so many fantastic restaurants so picking a favorite one is a bit tricky. We have a large mix of locals and expats in the area that have brought us delicious cuisines from all over the world. I am from Phoenix Arizona and I really missed Mexican food when I first moved here over 11 years ago. We now have a few Mexican restaurants to choose from in the area along with many other international options.. My favorite restaurant is a Mexican restaurant called Choza de Alejo. It has delicious food and the staff and service are fantastic.

What makes the market in Costa Rica, and particularly in the Costa Ballena region unique? The market in this region is unique because we are slowly growing but in a good way. The main highway was only put in approximately 15 years ago. In the past this was a fairly remote location to get to. You had to take a really rough, bumpy road if you wanted to come this far South. When I look out from my perch of 6,000 feet elevation here in the mountains of Costa Rica, I look down at the tops of clouds and mist. I’m not sure where the differentiation is between the two so, for the most part, the terms are interchangeable.

The dramatic activity of the clouds, boiling up and performing what appears to be a wondrously choreographed drama on an otherworldly stage. I acknowledge an inner response to observing this spectacle. What very passively comes to mind is that these frollicking clouds are akin to a material display of divine playfulness.

I imagine the chaos of The Beginning. The Grand Designer turns His attention to this blank canvas. His palette is infinitely hued. “Let’s color the backdrop with “‘Green Cloaked Mountains”’ and the foreground, “‘Water Vapor’”.

“Ok”, thinks He, “I will connect this to a physiological response in the human.”

It is at these lamentably rare times that one is acutely aware of the anemic availability of language to express this moment. “Majestic?” “Inspiring?” “Really nice?”

YES! to all the above, and then some.

One must be present and just feel.

This is the soul touching equivalent to the ohso-comfortable phrase: “smell the roses”. The difference being that this fleeting event is not as optional as “do I stop or do I walk on by?”. This is an immersive and commanding performance that, with effort, one might turn away from, but likely not.

There is something quite agreeable about the reduced options in this moment. Perhaps it is more exact to say a re-ordering of one’s priorities. To have the option of gratitude served up in such a compelling manner is spiritual nourishment as we feel the words “Thank You” from deep within.

What was the highlight of your real estate career in 2022?

2022 means a lot for me because it was my first full year at Blue Zone Realty, and if I have to pick one highlight, I would say it is the opportunity to help all my clients achieve their goals. Both sellers and buyers place all the trust in our hands and with integrity, dedication, professionalism and passion we always find the best option for them. The commitment with our clients is the most important part of our daily work.

What is the 1 thing that you think all new residents should experience in this area?

If we talk about local experiences, I think all new residents should experience the beauty of Christmas time in Costa Rica: the amazing sunsets once the rainy season is over, the festivals of lights, the bull rides, the “ tamales” (local food) and all the other different local traditions. Also, another great date to live for is the Independence Day on September 15. If we talk about adventures, I think everyone should experience a whitewater rafting trip on the Savegre River, which is the cleanest river in Central America.

What is your favorite restaurant along the Costa Ballena?

My wife and I’s favorite restaurant is Scala. Outstanding food, great drinks, and amazing atmosphere. But if someone asks me about a local food recommendation, I would definitely suggest “Happy Lobster” restaurant. Great and fresh seafood.

What does your typical “off day” look like, when you are not with clients?

I believe real estate agents work 365 days a year, however, as soon as I have some free time, the first thing I want to do is spend time with my amazing wife. We are always doing adventurous things and exploring new places. Sometimes we just get in the kayaks and paddle down the river to the ocean to watch the sunset and that’s one of the most relaxing ways to recharge, connect with nature and appreciate what’s right around the corner.

What are your predictions for the real estate market in 2023? Buyers, come on down! Although we aren’t seeing prices drop we are definitely seeing it’s an opportunity for buyers. History shows us that real estate cycles continue to push prices up every 6-7 years, and our expat buyers are generally here for that much time or longer, so it’s a safe investment. With the majority of sellers being expats also, it’s a good time because they are still benefiting from the appreciation their home has had over the years, and if heading back to their home country are able to get some good deals back home. In my 6+ years with Blue Zone Realty, it’s the first time I’ve seen a win-win market for both parties.

What does your typical “off day” look like, when you are not with clients? Day off? Haha...Seriously, our profession is unique, and balance is a challenge. It’s not for everyone so you really have to love this profession. Because I get to drive to some pretty remote areas for work and hike farms and jungle paths to waterfalls (yes, that’s my official job description, lol) a typical day off for me starts with enjoying the sun rise with Costa Rican coffee over looking the valley below and ocean in the distance. After a swim I’ll contemplate what dinner options there are and maybe head down to the local fisherman in the area to see what they’ve caught that morning. If I pass by a fruit stand, I’ll grab a snack and choose something to accompany my catch of the day and head home again to gather the herbs from our garden and enjoy early evening in the kitchen. I have a nice kitchen! That’s my Nirvana.

Having had a “previous life” in the restaurant business for more than 30 years, I can’t give a definitive answer to this question. I love to share my food experience of the area on my Instagram account. (benofcostarica_realestate) because I continue to discover and learn, even after nine years here. And when it comes to area restaurants it’s great to support our community of culinary masters.

Other than local dining, I get the opportunity to hike farms and pick fruit right from the trees! My own cooking style changed so much when we moved to Costa Rica nine years ago, so as I discovered new produce and fruit and thought to myself, “how can I take that old classic recipe and give it some Costa Rican flair,” I got to experiment in the kitchen more. I love sharing this experience with my clients because I find in most couples I’m representing, one of them is a big foodie. It’s definitely something to look forward to when you buy a property here if you are someone that dabbles in the kitchen, to full fledge chefs. Farm to table is easy to execute at home, and in the local restaurants.

BUYING A HOUSE IN COSTA RICA

Perhaps you are reading this Life & Style Magazine because you have decided to invest in your dream and purchase a property in Costa Rica! One of the top questions you no doubt have is, “what is the process for me to acquire a property in Costa Rica?”. We at Blue Zone Realty are here to help!

The process for purchasing is quite straightforward and is similar to what you would experience in the USA or Canada as an example. Firstly, once you have found the property you would like to purchase, your representing real estate agent will draft and present a written formal offer on the property of your choice. Once the terms of the offer are accepted and it is signed by both parties, your Costa Rican attorney will draft the legal contract for the purchase, this is known as a Sales and Purchase Agreement (SPA). When the SPA is finalized and is signed by both parties the Due Diligence period will begin.

The Due Diligence time frames can vary, however 30-45 days is typical for a single family home or building lot. Also, once the SPA is signed, you as the buyer will open a Costa Rican escrow account which will hold the initial deposit amount until the closing. Ideally this is to be accomplished within the first 10 days after the dual signing of the SPA. This deposit will remain fully refundable during the Due Diligence period. During the Due Diligence period, your attorney will conduct a series of studies on

the property including a title study, confirmation of taxes paid, confirmation of seller’s corporation being up to date, as well as additional studies related to the land survey. Additionally, a survey verification, home inspection and/or soil studies will be completed depending upon the type of property you are purchasing. There may also be additional studies which may be completed. These due diligence items are at the buyers expense.

Upon the completion of the Due Diligence your attorney will prepare a full report for your review. If there are items which need to be addressed, an addendum for extension of the DD period can be put into place. Once all items have been approved by you as the purchaser, the initial deposit will become non-refundable in escrow and the closing preparations will begin. In preparation for closing your attorney will open a Costa Rica corporation with you (the buyer) as the shareholder, the property asset will be transferred into this corporation at the time of closing.

A closing statement will be sent to both parties to finalize all payments to be made and disbursement instructions. Once the closing statement is signed by both parties, you as the buyer will deposit the remaining balance for the purchase into escrow. When the funds are confirmed to have been accredited in escrow, closing will be scheduled. At the closing, the transfer of deed document will be

translated to you by your attorney. Both parties will sign the deed and disbursement instructions from escrow, and this will signal a successful closing!

You do not have to be in country for any of this process, as well a limited power of attorney can be put in place for closing if you cannot attend. It is important to keep in mind that this is the ideal structure for a purchasing process, there can be unique features to each property and other considerations which may alter certain factors of the process. For this reason, it is very important to have a reputable and trustworthy Costa Rican attorney, which we at Blue Zone Realty will support you in finding!
