ADMINISTRATION

Providing white glove service to her clients has always been a top priority. The staff and management are a unique team of talented diverse individuals who have combined their efforts in the goal of delivering the most effective real estate services to our clients. Our daily support of in-house marketing, transaction, legal, operations, relocation and property management are here to support Anne and her clients.

Berkshire Hathaway HomeServices’ in-house advertising agency and their efforts allow Anne to dedicate her time to focus on her biggest strengths; prospecting for buyers, networking with other top production agents in the area, negotiating on her client’s behalf, following up on leads and aggressively marketing your home.

Our First Meeting

I like to consider my clients and I as a team with a very big common goal: sell your property at its optimum value within an agreed timeframe.

During our first meeting, we’ll typically cover the following topics:

TAKE A TOUR OF THE PROPERTY

• Discuss what you like about the property

• Discuss what you do not like about the property

• Create a list of actionable items to get your property ready for professional photography

COMPETITIVE ANALYSIS AND POSITIONING YOUR PROPERTY FOR SUCCESS

• Review of active and sold inventory as well as recently expired properties if applicable.

• Review average days on the market for the active, pending and recently sold properties

• Discussion of positioning your property to attract buyers which is linked to discuss and define the best Pricing Strategy for you. And yes, there is more than one pricing strategy.

Marketing Plan of Action

IMMEDIATELY

• Discuss with sellers how to prepare and merchandise the home

• Schedule and order top quality photographer for the photos and videos, Review and approve photos and video

• Discuss and schedule advertising campaigns (Mainly Multimedia platforms and TV Ads)

• Berkshire Hathaway HomeServices and I start the on-line buzz about this property coming on the market

• Marketing prepares high quality property flyers / brochure. Review and select marketing material with sellers

• Schedule open houses if applicable

• Upload live listing on the different platforms and websites:

DAY 1

• Share the listing within my network but also with all other agents: they are part of my team of buyers’ providers!

• Ads are launched and start running

• Marketing material sent to targeted audience

• Within a week of the listing being live, sellers receive seller’s report that summarizes all the data we are gathering on the listing traffic, views, clicks

• Schedule showing appointments and showcase the home to the buyers. Provide showing and traffic feedback

ON GOING

• Pre-qualify potential buyers (when possible)

• On a bi-weekly basis, provide updated market trends and new competitive properties. Discuss the outcome of this new data, when relevant.

• Continue advertising campaigns on different platforms

Actions Plan with Offer in Hand

OFFER RECEIVED

• Present to you all offers and discuss counter offer strategy

• Negotiate with you in your best interest, balancing Buyer’s capability to close, Price, terms and conditions of the offer.

• The marketing plan doesn’t stop once we have an offer. We calibrate the strength of the offer an discuss backup plans in case the offer falls through.

• Being prepared for different outcomes on the offer leads to success with less stress.

• Work with the buying agent to successfully complete the sale:

• Smooth completion of all contractual documents. This aspect of the transaction is performed by my Transaction Coordinator’s team, under my supervision. No stress involved as all the sellers’ contractual documents have been completed in phase 1, during the 1 st week of listing agreement.

• Participate in the home inspection and facilitate the process of and the response to the Request for Repairs. This can sometimes open up a renegotiation phase, where my years of experience bring value. I also have a team of trades ready to step in and help.

• Coordinate with buyer’s lender and title company

• Work with the selected escrow company to ensure a smooth process, check their status on a regular basis and update sellers

ON GOING

• Provide value added documents to the Appraiser (when appraisal is required) to maximize the appraised value

• Regularly update the sellers on schedule status and progress made. If an issue arises, as it happens sometimes, I immediately contact the sellers and discuss options and actions. This is why we are a team!

• Once all contingencies are removed, I help you with the transfer of utilities and getting the house ready to close.

• Once we have closed, follow up with escrow for closing documents and

• transfer of funds

• Last but not least, We Celebrate!
