ON GOING
• Discuss with sellers how to prepare and merchandise the home • Schedule and order top quality photographer for the photos and videos,
Review and approve photos and video • Discuss and schedule advertising campaigns (Mainly Multimedia platforms, TV
Ads) • Berkshire Hathaway HomeServices and I start the on-line buzz about this property coming on the market • Marketing prepares high quality property flyers / brochure. Review and select marketing material with sellers • Schedule open houses if applicable
• Uploaded live listing on the different platforms and websites: • Share the listing within my network but also with all other agents: they are part of my team of buyers’ providers! • Ads are launched and start running • Marketing material sent to targeted audience
• Within a week of the listing being live, sellers receive seller’s report that summarizes all the data we are gathering on the listing traffic, views, clicks • Schedule showing appointments and showcase the home to the buyers.
Provide showing and traffic feedback • Pre-qualify potential buyers (when possible) • On a bi-weekly basis, provide updated market trends and new competitive properties. Discuss the outcome of these new data, when relevant. • Continue advertising campaigns on different platforms

• Work with the buying agent to successfully complete the sale: • Smooth completion of all contractual documents. This aspect of the transaction is performed by my Transaction Coordinator’s team, under my supervision. No stress involved as all the sellers’ contractual documents have been completed in phase 1, during the 1 st week of listing agreement. • Participate to the home inspection and facilitate the process and response to the Request for Repairs. This can sometimes open up to a renegotiation phase, where my years of experience brings value. I also have a team of trades ready to step in and help. • Coordinate with buyer’s lender and title company

CONTINGENCIES REMOVED TO CLOSE
• Work with the selected escrow company to ensure a smooth process, check their status on a regular basis and update sellers • Provide value added documents to the Appraiser (when appraisal is required) to maximize the appraised value • Regularly update the sellers on schedule status, progress made. If an issue arises, as it happens sometimes, I immediately contact the sellers and discuss options and actions. This is why we are a team!
• Once all contingencies are removed, help you with the move, transfer of utilities, getting the house ready to close. • Once we closed, follow up with escrow for closing documents and • transfer of funds • Last but not least, We Celebrate!
