Welcome to the Neighborhood

With a population just over 8,000, Barton Hills is a well-established neighborhood in Travis County. You’ll find many residents outside enjoying this beautiful community’s natural scenery with its hilly, tree-lined streets. The residential area contains many homes, some dating back to the 1940s. Construction continued into the late 1990s on a variety of single-family, mid-century home designs.

Barton Hills is close to downtown Austin, just minutes away by car, bus, or even bicycle.

This area of Austin not only boasts outdoor activities but plenty of shopping, dining, and nightlife. Neighbors in the area rate restaurants such as Jack Allen’s Kitchen, Matt’s El Rancho, and Vespaio as some of the best dining opportunities nearby.

Bordering Lady Bird Lake to the south, residents are within proximity of Zilker Park which offers many opportunities to enjoy the great outdoors. At 351 acres, Zilker Park is home to the city’s yearly Austin City Limits festival where residents and visitors alike enjoy what Austin is best known for… live music!

School Districts

Many children in the Barton Hills area attend Zilker Elementary, Barton Hills Elementary or Mathews Elementary which transition to O. Henry Middle School, and Austin High School. There are also plenty of private and charter school options.

Belterra is one of the more recent neighborhoods built in the Austin city limits. In the southwest portion of Austin, Belterra offers a premier master-planned community covering approximately 1600 acres south of Highway 290 between Sawyer Ranch Road and Nutty Brown Road.

Within the Belterra community, homes are offered in a wide range of sizes and styles built by some of the most prestigious home builders in Austin including Drees Custom Homes, Scott Felder Homes, and Wilshire Homes.

From garden homes to homes built for growing families, all Belterra residents enjoy a recreation center and an aquatic center. The recreation center holds a gym and is designed for community events. With a connecting playscape and basketball court, the area has something for everyone.

School Districts

Its location puts Belterra within the Dripping Springs Independent School District, where children attend school at Rooster Springs Elementary School, Sycamore Springs Middle School, and Dripping Springs High School.

Where Austin connects with the Hill Country, Belterra has access to a wealth of parks, trails, and activities as well as plenty of shopping and dining opportunities.
