Wells Branch, a neighborhood in North Austin, is conveniently located between Loop 1 and Interstate 35 making travel about the city very easy. The area began developing in 1983 to offer reasonably priced midsized homes. Ranging in size from 1200 square feet to about 2800 square feet, Wells Branch features one and twostory homes.

Home Styles
The Wells Branch area was named for Wayman Frederick Wells and Mary Emeline Bacon Wells who settled the area around 1855. Wayman F. Wells was a veteran of the Texas Revolution where he acted as a scout for the Texas army.
Close to the neighborhood is the Wells Branch Homestead built by John and Martha Gault in the 1850s. Visitors enjoy Texas artifacts in an original log cabin that allows a glimpse back to the life of a Texas pioneer.
School Districts
Most children in Wells Branch are served by the Round Rock Independent School District where they attend Wells Branch Elementary, Deerpark Middle School, and McNeil High School. Some homes in Wells Branch may be served by Pflugerville Independent School District as well.
Welcome to the Neighborhood
Located in Southwest Austin, the area known as Western Oaks contains three smaller neighborhoods, Beckett Meadows, Village at Western Oaks, and Deerfield Village. Its excellent location provides easy access to all types of shopping, eateries, and outdoor areas.
Amenities
Western Oaks offers multiple parks, greenbelts, and walking trails. Within a mile is Dick Nichols District Park which features a playground, volleyball sandpit, swimming pool, and picnic areas. The whole area is surrounded by a concrete walking trail. A short drive in the car will lead residents to a multitude of shopping and dining opportunities at The Shops at Arbor Trails, Westgate Shopping Center, and Escarpment Village.
Other nearby amenities include the Veloway for biking and rollerblading, the Slaughter Creek Metropolitan Park for sports and play, and Grey Rock Golf Course. For a true, Downtown Austin vibe, residents need only travel about 10 minutes.
