The start of spring has seen committed buyers re-enter the Auckland residential property market with sales for September being their highest in the month for four years.
“It was a great start to the spring buying season,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“Buyers were committed, and there was a general feeling that now was the time to act before prices started to increase.
“We sold 1,032 homes in the month, a 13.8 percent increase over the number we have sold on average over the previous three months.
“It is the first time we have sold more than 1,000 homes in the month of September for four years and is only 60 homes less than we sold during September 2020 when the market was heading towards its peak.
“Buyers were conscious that prices have remained stable since
the start of the year and that this settled pattern may not last for much longer.
“The median sales price for the month was $930,000, the lowest it has been for four months, down 2.1 percent on August’s price while the average price was $1,089,686, down 0.8 percent on that a month previously.
“A positive aspect about the month’s prices is that the average price was 0.8 percent higher than its equivalent in September last year and the median price was only 0.5 percent lower than its equivalent last year.
“The four-year trend, when the monthly median and average prices failed to reach the previous year’s equivalent, may be ending.
“Property in the under $750,000 price category continued to sell well in September, accounting for 26.5 percent (or 273) of all the homes we sold in the month. Homes in this price category are proving particularly appealing to first-time buyers and investors.
“A combination of new builds and existing homes saw new listings for the month reach 1,781, which was excellent for early spring and brought the end-of-month stock level to 5,775.
“September was a quiet month for sales in the above $3 million price category, with 12 sales.
“The spring effect was also felt in the rural and lifestyle market with September sales reaching $73 million, the highest September sales for five years and our second highest monthly sales figure this year.”

The golden rule for getting ready for market is definitely to de-clutter! The goal is to get buyers to make an emotional connection to your property when they visit during an open home or a private viewing. They need to see the spaces and have an idea as to where they can put their belongings.
Before you start the selling process, it’s a good idea to think about the space you have and how you can make the most of it. You may have all the space you need, but clutter could obscure rooms and make them look smaller. Think of de-cluttering as a head start on packing up for your move later on.
Defining each room is a good idea when you are preparing for presentation to the market. For example, you might have a four bedroom home but are using one of the bedrooms as a home office. While working from home suits many, showcase all the possibilities by installing a single bed alongside a more compact work area. This way you maximise the benefit of the extra bedroom and tick all the boxes for a broader range of buyers.
If you don’t have enough furniture, use a Home Stager. Home Stagers can bring an assortment of furniture and accessories to ‘dress’ your home. They often do this using your own furniture while adding the appeal of popular styles or trendy decoration to achieve a showhome presentation.
For an unfurnished home or an investment property, it’s a great idea to use staging to help your agent achieve the best selling price for your property.
Our top tips:
- Consider hiring a storage unit for all objects that don’t have a place in your home
- Clean everything - from skirting boards to walls, taps and behind fridges
- Consider getting carpets professionally cleaned
- Buyers will open your cupboards and closets, so make sure you take time to check these and give them a tidy-up
- Your personal mementos make your house a home. So it stands to reason that buyers will find it hard to imagine living there if it’s filled with family photos and heirlooms.

For many people selling their home provides the perfect opportunity to make minor repairs and touch ups they may have been putting off for a long time.
Doors that don’t shut property, holes in walls, peeling wallpaper or leaking taps are just some of the things that can turn off buyers and are relatively easy to fix.


Before a buyer enters your home, they’ve already formed an opinion based on what they’ve seen from the road. Take a walk out to the kerb and think about anything that could potentially turn buyers off.
Freshly cut lawns, a well cared for garden or hedge, and clean paintwork on the house make a huge difference, and so do a chemwashed exterior plus water blasted fences and concrete walls. A positive impression from the street will make the buyer want to step inside.
A well-tended front garden creates instant appeal and is a great way to show buyers that your home is worth a look.
If you’re not sure what to plant, go with low maintenance shrubs - New Zealand natives are ideal. Think about how you can create a sense of privacy and calm.
Bark or crushed shells can be used to cover any patches of bare earth, and rocks, railway sleepers or bricks make inexpensive garden borders.
Don’t have a garden? Add some colourful pots or planter boxes. Herbs, perennials or succulents are a good option - they add colour and fragrance.

Real estate has been a real passion for me since I bought my first piece of real estate when I was 23 years old - a 550 acre beef farm. I sold the farm three years later and in 1998 joined Barfoot & Thompson Mt Eden where I sold residential and development properties around the Mt Eden/Epsom areas.
Negotiating a sale to its conclusion was always a thrill and I was a successful salesperson within the Mt Eden office and consistently ranking in the top 10% within the Company.
In 2006 I progressed into management and was appointed Branch Manager of Barfoot & Thompson’s northern most office in Kerikeri. Taking some time-out from the hustle and bustle of city life to enjoy the country lifestyle with my young family, I gained invaluable managerial experience leading a team of successful residential, lifestyle and rural agents as well as establishing a rent roll within the busy Kerikeri office.
In October 2012 it was time for a change and I became Branch Manager of Barfoot & Thompson Onehunga. Onehunga is a great area and like much of Auckland, diverse in cultures and in housing. I have a fantastic team of professional salespeople with expert knowledge and top marketing skills and an energetic, progressive rental team, who are all passionate about the local area.
