Auckland market trading well for committed vendors

Auckland residential property sales in August maintained their recent trend of solid sales numbers with prices in line with where they have been for the past three months.

“The month’s trading was sound, without breaking out from the price boundaries we have been experiencing all winter,” said Peter Thompson, Managing Director of Barfoot & Thompson.

“We sold 889 properties in the month, and while down 7.1 percent on last month, numbers were on par with sales in August for the past three years.

“The median price for the month at $950,000 was the same as it was in July, and consistent with the past three months.

“The average sales price at $1,081,032 fell 1.8 percent on that for July and has only moved within a 2 percent band for the past three months.

“The Auckland market is trading well for vendors who are pricing their property in line with current market conditions as there is strong demand from buyers at current prices. Vendors holding out for prices to lift are missing out.

“Other than during the peak years of 2020 and 2021, we are selling more houses this year than we did in any of the previous nine years.

“The standout feature in August’s activity was the number of homes we sold for under $1 million. They made up 56 percent of all sales in August and this highlights the growing attraction of lower cost town houses and apartments. Three years ago, sales in this price category made up 41 percent of sales.

“Sales of property in the over $2 million price category at 42 were their lowest for five months.

“New listings in the month were 1,622, in line with new listings for the previous three months, while at month’s end we had 5,873 properties on our books.

“Rural and lifestyle property sales for the month at $50 million were their lowest for five months, and down 12 percent on those last month.”

....Take the stress out of Moving Day

Although the idea of settling in to a new home is very exciting, the actual moving process sometimes may seem a bit daunting - there’s a lot to think of and organise. Here are some tips to make the process as stress-free as possible:

Before moving day:

- If you’re hiring a moving company, book them as soon as you know the moving date.

- If moving yourself, plan your transport. Hire a rental truck or trailer and start organising boxes.

- Call your insurance company and make sure your goods will be covered during the move.

- Write a list of all your possessions and plan which ones you can box ahead of time.

- When filling your boxes make sure they aren’t too heavy to carry.

- Label boxes with their contents and the area of the house they are going in. Make sure you clearly label fragile goods.

- Enlist the help of family and friends to help you on the big day.

Notify of your new address:

- Your banks and solicitor.

- The IRD.

- Your workplace, kids’ schools & childcare.

- Doctor, dentist, vet and other medical practitioners.

- Stores that you have accounts with, hire purchase companies and local club memberships.

- Apply to have your mail redirected with NZ Post and leave your new address with the new owners so they can forward mail on.

Local utility companies and your local authority / council.

Make sure you have valuables, paperwork and any other essential items with you on the day of the move.

Don’t Forget!

Discontinue or transfer services:

- Gas, power and water - don’t forget to organise a final reading

- Telephone and internet

- Sky TV, newspapers, magazine delivery or other publications you’re subscribed to

- Alarm monitoring

- Lawn mowing/garden services

Cleaning:

- If using a professional cleaner, book them as soon as you know the moving date.

- Try to use up food in the fridge and freezer. Clean and defrost them the day before you move.

- Sell, give or throw away any broken, damaged or unwanted possessions.

- Essentially: Leave the home in the same condition you want to find your new one.

On moving day:

- Remove all fixtures and fittings from the walls.

- Disconnect washing machine and drain water.

- Check tops of wardrobes and in the attic/basement for any forgotten belongings.

- Don’t put breakables or liquids in drawers to be moved.

- Keep jewellery, money, passports, legal documents or insurance policies with you.

- Take your rubbish with you.

- Leave manuals and any important notes for the new owners.

- Make sure you turn off the lights, hot water system, gas meter and electricity switchboard and lock the door when you leave.

- Leave the keys with the appropriate person or agency.

Think of the Pets:

- Think about arranging a pet-sitter on moving day to take care of them.

- Update your pet’s details on their name tag, with your local council, and with the New Zealand Companion Animal Register.

- All dogs are required to be microchipped but if you haven’t already done this, now is the time. Although it’s not a requirement in New Zealand, it’s a good idea to get your cat microchipped tooit’s the only guaranteed way of identifying it if it runs away from your new home.

- Make sure you update your details with your vet. If you have an anxious pet, ask them for strategies to help keep them calm during the move. If you’re moving overseas, ask about vaccinations and special medications too!
