Residential Tower Res.38 ,Lusail- Doha: Description The project is situated at the northern part of Doha, at Lusail City, bounding along Al-Khor Coastal Road. the site (WR Res-38) is located within the Lusail City, the new development District north Doha, at the Waterfront Residential District. The site covers an area of 4018 m² and holds a pivotal position along the Boulevard (Road A1) and benefiting the public park toward the water front of the Gulf sea.

The architecture approach was to increase the viewings surfaces through a massing composite with two different scales, defining two different function, podium and Tower, first contain the amenities at the ground and mezzanine while second accommodates the residential Units with 20 levels. The form composition responded to Lusail planning policy.

Likewise, define a massing hierarchy toward the public park and embrace an intimate courtyard which increase the panoramic views, in addition, by enhancing the green zone horizontally as garden surface and vertically over the green wall system barrier. The tower itself articulated a U shape form engaging the scenic lifts. The tower enclosure with the vertical panoramic lifts overlooked the park. Likewise, benefited with an access to the podium internal amenities; cafeteria, Spa, conference rooms, and the external pool & green roof Terrace.

Client Brief The design successfully corresponded to the Client brief in terms of; the spatial program and the distinguished a massing form which contributes to the visual & cultural appreciation. The diversity of residential units, one bedroom, 2 bedrooms and three bedrooms with the relevant percentages provided according to the brief, the mechanism of unit’s arrangements “typical units’ module” in the layouts defines the floors and creates the neighbourhood sensation, the diverse amenities provided in the public floors “Ground and mezzanine “and the availability of parking spaces accordingly.

GC1 After the massing study, I have started sketching the Floor layout to approach a modular unit that well-distributed in the U shape profile of the Building Typical floors. I use the local tracing papers in my sketches and that enable me to examine different layouts with the best solution for units’ combination.

Similarly, the elevations design sketches allow me to scrutinise the staggered rectangular Solid/Void language and shading screens appearance.

In addition, the brief highlighted the aim of the client to find a Luxury residential building which my design achieved not only through materials selection but space richness and Identity, which balance and meet the client and user needs. the client Brief also aims to achieve a sustainable design of 3 to 4-star score under GSAS criteria in Qatar to benefit an extra floor area ratio (FAR) grant. These rewards are part of the government efforts to encourage landlord to contributes to the sustainability measures in Qatar.

The Media The first proposal I introduced was conforming to the Dynamic Architecture approach, this new trend in architecture presents the new generation of building design in its early stages, therefore, it was my first design attempt after I practiced the relevant media which serves this purpose.

I used Revit architecture software with its powerful parametric tools together with the Dynamo Visual scripting plugin for Revit and that enabled me to create a sophisticated composite 3d model corresponds with; the parametric adaptive components in Revit and the script formula I built in dynamo. this was my opportunity to learn and develop the right scripting formula, my journey in this process opened my eyes widely to a new era, the abilities these tools offers to designers and how morphogenesis serves the architecture purpose.

I was able to generate different 3d form possibilities with the reasonable time allocated. The first experiment I made was creating a formula in dynamo which generates data from sun direction angle to the shading screen components to open and close in response to this changing of sun direction. The script generates vectors from each panel reference point in the surface grid to subsequently find Sun angle relative to each ref. Point.

While, the automated foldable panel “shading screen� modelled by The adaptive component, with a parametric equation using trigonometric to control the folding movement.

The second script I Made in Dynamo-Revit during concept development was to apply different materials randomly to the adaptive components and that was a practical compared to the tremendous time consuming to apply them manually. On the other hand, Revit architecture helped me to derive the 2d drawings from the 3d model built yet, corresponds to each other robustly and that’s the main aspect of BIM trend, the ease of coordination between the drawings, schedules and 3d model.

Other handful software I used was the Vasari plugin for Revit, it was the right choice to do the environmental report, based on the Revit conceptual mass model with the necessary data entry, glassed to opaque surfaces percentage, u-Values and Site google location, the report will be generated directly with the sustainable recommendations, which ripened the design brief.

GC2 Courtyard The courtyard space introduced in the building responds strongly to the historical, social and special aspects of the Arabic and Islamic upbringing. Its strengthen the privacy and individuality of the building space separating it from public spaces, presenting the neighbourhood divisions and encouraging the social interaction within the building dwellers, together with the vernacular and historical materials components used to encase the fabric of this space “the wicker�, will contribute to the local character and users. These applications influence the characteristic of the architecture concept and reflects the theoretical exertions in the design.

Water surfaces / Feature provided in the courtyard also to mimic the historical islamic traditional fountains which not only enrich the Journey to Building but to Cool down Temperature in this hot weather region as its functions in the sustainable historical concept of courtyard.

Mashrabia character The Mashrabia is considered as one of the main Vernacular window design elements which respond to environment and the cultural factor of privacy vision screen between indoor and outdoor, its aesthetically characterised the facade architecture with its natural wood material and decorative woods treatments and brackets, its used tremendously in the local neighbourhood houses throughout history in this region.

Wicker

Wickers was the vocabulary of the Architecture design which informs fabric of the envelope externally and the interiorly; this is one of the vernacular art application traditionally used in the region in many aspects.

Sheets, screens, baskets & rugs.

It’s natural and regional material availability made it the predominant common used component for local people throughout history. It’s warm, tender feeling & ancestor’s traces reflection in it gives it the characteristic significant that local community admire. In addition, the sustainable contribution this material offers.

I have applied this composition to the balustrade design, the car-park perforated 3d form envelope, the dynamic shading screens on windows, the perforated sheet canopies, the interior cladding features and the mechanical equipment fence at roof.

The podium perforated screens respond to the fine art not only by forming an 3d sculpture surface but the random distribution of colour tones creates an existing portrait with dynamic appearance and breaks monotony tediousness of the solid wall in front the park. yet, simulate the natural material colours spontaneous arrangement.

The context analysis, urban fabric Thorough consideration has been taken to the urban design of the area, identifying the land uses of the surrounding and the presence of public spaces and their impact on the site and the permeability of the urban grain.

I have addressed the surrounding massing height and scale in relation to the new development and the legibility of the building from the near streets. The connections to the site, the ease of movement and the type of accesses to the site and how the design can adapt and benefit from, yet the nearest public transportation & green route. I have examined the character of the context and their influence on the architecture proposal and the diversity the context can offer.

The advantages and disadvantages in the urban fabric; the Landmarks and the Point of attractions such us the direct visual appreciation of the Gulf water edge, the boulevard next to the site which enhances the social activities, green zones, pedestrian & cycling paths together with the public park and their sustainable and social contribution to the site.

GC5 Quality of public realm The courtyard and the podium roof terraces enriches the diversity of scales and hierarchy of neighbourhood spaces. also, the Different surface levels increases public spaces area, visual interaction and depth of field with panoramic views. These spaces offer various activities; coffee shops, juice bar and infinity swimming pool connecting them to the Gym and SPA. Alike, the contemporary cladding materials and the vernacular element of the facade with the hardscape furniture and the roof garden improves the quality public realm. Courtyard in the other hand, presents a welcoming hub at the ground level and focal point from the entrance.

The spaces hierarchy encourages the social, cultural interface also stimulate a journey to explore the Harmonious lyric between human and building scale over gradual transition toward the grand tower form. Also, the coffee shop at the ground linked to the Mezzanine SPA and health centre via direct stair provide the coherent facilities hub to the dweller.

Moreover, the panoramic lifts view toward and from the public spaces add a significant dynamic sensation and richness in the faรงade. Yet, bestows a visual contact and pleasant animated scenes.

GC5 Sustainability; One of my responses to the client brief was to introduce a sustainable design to achieve 3 to 4 star in Qatar sustainability assessment system GSAS. Since, I was certified GSAS professional, which enabled me to use the tool-kit and GSAS calculator to examine the sustainable measures. Therefore, I took into the account the environmental analysis; sun direction& light, temperature & solar gain, wind direction, speed and humidity in the design.

The dissertation treatments, using trees and green wall barrier.

Grey and collectable water system, green roofs ,Noise reduction and waste management system all these factors have been considered in the concept design.

The Courtyard likewise, contributes to the sustainable design in many aspects; its features permeable surfaces; shaded, planted, water absorb tiles (clay) and the natural air flow together with water features refresh and cool down temperature.

The design process was to build a productive community which bring up a comprehensive system for low tech.

Sustainable site development through the use of bio filtration of water resources and recycling of Grey water to create a micro moisture space with alternative energy source solar power to make the transition from desert to a green environment.

Also the design suggested Renewable energy devises to increase the score and reduce the conventional energy taken from the Grid; photovoltaic panels and vertical access wind turbines (VAWT) at roof. These efforts I am putting not only to satisfy client brief or planning policies but my consciousness toward the importance of presenting an environmentally friendly building and its positive contribution to global warming problem solutions in our century. Which I consider as main factor to the good design criteria’s beside function and aesthetic.

Materials co-efficiency; Proposing Led lighting and regional, green & recyclable materials used where appropriate.

The design approach in introducing the foldable automated shading screens contribute significantly to the sustainability, as the dynamic opening that these screen provides in response to sun direction give more shading surfaces in the daylight, that subsequently reduces the heat transition and excessive light to the internal spaces.

While, at night time they allow maximum vision windows and minimum shade benefiting from the city and waterfront views.

GC6 My Responsibilities to Clients & building users; My design Approach was to meet The Client Requirements in the brief in terms of Health and safety measures & Social Facilities.

Considering the Building Welfare; Disable design accesses, safety “balustrades, Glasses & rails�, way finding accessories, Furniture loading lift, public toilets, showers & lockers and outdoor shading canopies on pedestrian accesses and entrances.

The design takes into the account the Fire Safety Regulation; fire staircase with pressurised air, fire lifts and stop smoke lobbies, fire rated corridors & Fire exit doors as means of escape.

Providing suitable amenities for the building users; engaging health centre with Spa, Lounge, indoor-outdoor swimming pool and Cafeteria to increase social interaction and emphasise self-sufficiency for dwellers, likewise encourages the neighbourhood zoning & Balconies within the residential floors itself to increase privacy ,independence and separation .

Considering The community The project could provide around 100 residential Units to the communities which is a big contribution to public needs and The Lusail authority scheme.

The design statement preparation The architecture concept has been narrated wisely in a design and access statement which has been divided into 4 main sections; the site description & analyses, the Concept design & architecture philosophical approach, the response to sustainability and finally the area tabulation & feasibility study.

Yet, it has been arranged and presented using; graphics, illustrations, presidents, sketches & high quality CGIs and contains environmental analysis & urban analysis, to justifies how the design responded positively to these factors. And that made it coherent and easily readable to influence the client decision and approval.

The Ground floor plan was the key and the generator of Ideas as it held the seeds of all architectural development, in which I determined and fixed the ideas such as; The structural system, the pathways, the relation of spaces one to the next.

The grand / double volume entrance lounge Leads to the Lifts lobby & The CafÊ and subsequently from the lobby to the Studios which was replacing the theatre and conference room in the original Client brief. On the other side of the Building, I have located the covered Parking Block while the Courtyard designed to centralise the functions and enhance the visual connections, sustainability and pedestrian’s movement between Zones.

The Typical Floor Layouts of the Tower contains the residential Units, they were distributed in a modular manner and that would enhance the replication of each type of Unit and separate them by floors. thus, the figures show three floors designates the three residential unit types settled in a segmental format.

The Structure Module of 9.5m allows suitable modular arrangements which balances the 1 bed, 2bed & 3 bed layouts in the Building,Yet every Unit benefits from a balcony .

In addition, the Typical floor shows the separation of two residential wings shares the central common lobby , vertical circulations; Panoramic, service & fire Lifts and Fire escape stairs.

GC7 The Penthouse floors are located at the 18th and 19th floors (last tower Floors) with around 70% of the typical floor areas, these floor comprises 2 luxury duplex large penthouse apartments.

They include double volume reception and gust lounge and open space kitchen and dining with separate service access to each apartment connected directly to the service lift and utility rooms “garbage chute, telecommunication and Electric rooms. these Grand unit’s benefits from the terrace roof with green and paved surfaces, furthermore I have applied a shading pergolas to encourage outdoor activities with its enclosure.

The Basements of the building comprises of the main car parking numbers for occupants in addition to the building services ; Electric Transformers & LV., Pump rooms,Garbage Compacting room, storages, domestic, fire & Grey water Tanks, and filtration.

Thus, adequate fresh air and ventilation system proposed through extract fans and fresh air intake.

GC8 Structure systems; the structure grid was 9.5m to provide specious space for the flats modules arrangements, and to achieve the stability and feasibility of the structure, I advised to choose post tension structure system for the tower and the conventional reinforced concrete columns, beams and slabs structure system in the podium area.

The Sheer walls around the core is essential for the building stability and seismic moments.

Façade materials The façade design employs the wickers concepts through foldable shading screen, proposed balustrade panels and 3d perforated cladding wall in the parking block. The tower façade design forms a Staggered windows and balconies animates the facade and break the monotony of the tall building, together with the proportioned rectangular shapes and artificial honed stones exemplifies the contemporary approach.

Double glazed curtain walls with low heat transition, and the thermal walls “aerated concrete block “which not only increases the heat insulation of solid walls but the acoustic barrier as well. Artificial lightweight stone cladding less burdening the structure bearing, The panoramic lifts technology was introduced to enrich the vertical circulation with the full height glazed curtain wall adds an adventurous experience in the façade and animates the courtyard visual experience.

GC8 My choice of designing the perforated aluminium wall cladding provides an elegant visual barrier to separate the car parking area from the rest of the building. In addition, its perforation allows proper ventilation to the car parking zone besides its aesthetic approach to the architecture faรงade. These decorative perforated screens enrich the faรงade Architecture in to ways; First, the Wickers vernacular shape and the random distribution of beige colours tones of the powder coated aluminium applies the vocabulary of the design successfully.

The Double glazed Windows and curtain walling system specified with Low U value, toughened glass & reflective aqua blue colour proposed to reduce heat transition. The transoms and mullions will be aluminium powder coated, Cap less from outside with vertical & colourful Sun shaders distributed in designated areas of the glass panels, connected to the windows Transoms to add Architecture language to the long glass panels in the Facade.

Technologies used for building services; Although the project work stages were between concept and planning application and didn’t reach the building control, but one of the client demands during the design development prior to planning application were to ensure areas allocated for services to be studied by the M&E engineers to avoid any disturbance to rentable demises by the encroaching of services area, and their subsequence impact on the rate of return of revenue.
