The Aim of the design was to Bringing Jawaan Street to life as a real Urban experience and differentiating it from the rest of Doha as a distinctive landmark and destination point.

The site is located in Al Sadd Area, edging Bin Omran on the North Side and Close to the Northern Highway. It covers 130 m. depth and 1100 m. lengths with an area of 13.4 Hectares. It resides along the entire edge from Sports roundabout to Al Sadd Intersection. The site is a strategic hub between Bin Omran and Al Sadd District.

The design of Joaan street district is based on three core principles, creating a vital commercial district, creating a world class place and creating a city for the future. The design had to fit within the overall masterplan that exists for Doha, while creating an area that has some local distinction and character, all benefiting from strong linkages and a balanced mix of uses. As part of the ongoing strategic Development of Doha city In response to the site analysis, key urban design strategies were developed for the site including public transport connections; Pedestrian and cycle movement; density and massing; land-uses and opens spaces.

These basic Strategies will influence and guide the future development of the Project. The evolving massing of the development has balanced a desire to maximize the use of the site, while respecting the surrounding heights of buildings and strategic view corridors. Landmark buildings have been identified in key locations.

Urban Structure / Fabric

The masterplan has been developed to maximise its locational advantages with the adjoining future green park connecting it to Al Sadd area through visual and walk accesses.

The redevelopment of Joaan Street will be a major catalyst for Sustainable development and will also complement and support the Shape and function of the region. it would furthermore create a catalyst for the wider Al Sadd area masterplan covering an area of 14.3 hectares, drive the wider vision for Al Sadd area and maximise the profile and value of the development while creating a destination point for the wider Doha city masterplan and introducing a gateway linking the new development of Qatar foundation areas with the city center besides the vital link cohering Bin Omran district with Al sadd Area.

At a strategic level, the open space Strategy is based on the desire to maximize permeability through the site while considering the public / private interface and the privacy needs of different building uses and functions. Key Spaces include the central public plaza A high quality public realm will thread the redevelopment urban components together. Development will include a leisure branded area incorporating a cinema, convenience shops, specialist quality retail outlets, cafes and restaurants. Enhanced pedestrian links and new civic spaces will connect The Promenade to adjoining areas of the plaza centre. Accessibility and circulation will be enhanced by the reorganization of the covered walking paths

The design statement preparation

The site is a strategic hub between Bin Omran and Al Sadd District.

It has linear long frontage towards Jawaan Street oppositing an existing G+7 Mixed-use developments of Residential, Commercial and Hotel buildings. The Back side and the West side of the site will be the future central park, which considered one of the main key factors that influence the design.
