The Mall Arendale Luton The project contain two Phases; the St. George square extension which is located on the boundary between the Retail quarter and St. George’s Square. opposite both the newly landscaped Square from north west and the town hall from south west. And Our Design Aims to Provide a modern, high quality shopping experience. Increase the provision of retail units. improve the access from St. George’s Square to the Mall Arndale shopping Centre.

The other Phase was the Northern Gateway Extension which stands between the Luton gateway (train and bus stations) and the Mall Arndale shopping centre. Clearly, the Northern Gateway is the link between the main point of arrival and departure of the town, and it’s central social and retail organism. It is the main entrance to Luton, and it has the potential to become a new and exciting urban regeneration. therefore it bestow our Firm the opportunity to Design attractive and modern spaces and improve the quality of the retail Demises and creates a welcoming Town Gateway / Entrance.

GC1 I involved in the two extensions of this project, the St. George Square and the Northern Gateway extension.

The main work and learning experience I gain from this project was the St. George square extension. The advantage this extension has, although it was medium sized development, the nature of the site which requires thorough attention of the design team in all stages, for me personally, it was a fruitful case study for me to become familiar with the construction, structure system & procurement method in the UK and how they are suitable for this project.

Site diverse issues, In Particular St.George Sq., opened my eyes wide to the legal and technical duties of architect in the UK and the related regulatory responsibilities he holds during design and construction, since there was many site constrains which need different regulatory procedures and technical solutions, first the neighbour building which requires a significant care and treatment during the demolition of the mall existing part and what measures had been taken into account to protect the neighbour whether, in relation to party wall regulations or structural support of the exposed foundations “under pinning to existing foundation was made�.

Although, in northern Gateway I have involved from RIBA stage C, however, redesign was needed as part of the planning application comments considering two listed buildings grade II found in Guilford Street & Cheapside, therefore, I contributed to the design revisions with the project Architect, I built the 3d sketch up massing models of this development together with the existing surrounding massing considering these listed buildings visual impact on the whole scheme and to examine the performance of the revised massing within the context.

GC1 I used Auto-cad 2d to produce the architecture Drawings and construction details from design development to the construction stage, Also I have Used the Sketch up software for building the 3D Model of the Project and 3D Max with mental ray to apply lightings and materials for finalising the CGI of the Interior Atrium perspectives then I enhanced the Images in Adobe Photoshop application.

In the preparation of design statement, Ms Office (Excel & Power Point) in collaboration with the team to finalise the 2d drawings set.

Listed building; The main learning exercise I gained in this project was the historical building conservation and how they influence the design, as I stated earlier, the two listed buildings grade II with the other adjacent conservative buildings in Guilford Street & Cheapside which located in the conservation area which entails significant attention from the design team. Therefore,preserving these buildings were the main aspects that cause design amendment for the Northern Gateway extension of the mall, and thorough consideration was given to deal with these constrains arose. Since, major appreciation should be given to the conservation areas due to their historical values in the British Heritage.

Also the spatial impact, the Northern Gateway was the link between the main point of arrival and departure of the town, and it was central social and retail hub in between. Therefore, the design intend was to provide a unique opportunity to enhance this link and improve the quality of public realm, a large scaled open space fronting the gateway access toward the station was created to influence the welcoming entrance to the mall from Bute street while benefiting from the diverse retail activities surrounded this public space, as well as enhancing the area by improving physical form and conditions for those who work in and enjoy the facilities of the existing shopping centre.

The introduced Colour pallets of rain-screen cladding panels articulates an attractive artistic portrait with its complemented colour differences and random distribution; Silver, Dark Grey, Matt Pink & Champaign. These 4 metallic colours bestowed the harmonious appearance.

Their uniqueness influences the Diversity of facade colourfulness together with the surprising different colour reflection scheme to sun light. This approach Also, allows a contemporary abstracted character of art with sleek plain surfaces. Yet, defines the contrast from the surrounding which enriches the architecture design, im  proves the public realm and encourages the public interaction.  

Planning application In northern Gateway, I have involved from RIBA stage C. therefore, my task was preparing the planning application drawings with the team, mainly I was producing the plans for all floors, to be submitted to the planners.

After the submission However, it was brought to our attention that there were two listed buildings grade II on Guilford Street & Cheapside street which was the main comment of the planners. Therefore, new constrains and new design measure need to be considered in dealing with these buildings. Since Grade 1 type entails us to maintain these building and protect them during construction.

GC5 Space & Human scale; By analysing the Northern gate way, the site was lacking the sense of “place�. There were no landscaped areas, and mostly, the spaces had no character, quality or identity. There is no massing or proportional relationship between the streets in this area. Even in the same street frontage, there is a disparity of scales, which is not only uncomfortable visually, but also presented a sense of randomness.

The contemporary atrium introduced in the design from the northern gateway and St.George Sq. together with the new mall retail spaces and additional access had encouraged the dynamic destination during the day, but able to maintain a circle of activity and movement throughout, past the hours of trading, so the area does not become abandoned and unsafe at night. the new restaurants, bars and offices provided guaranteeing sustainable activities capable of bringing people and activity together into the Northern Gateway. The proposed residential areas followed the same principles. Therefore, the new place with wide offer, where people can do several things, at professional and social levels.

The Team With regards to St. George square extension, my involvement was after the planning application consent, my role was the Architectural assistant, reporting to the associate “the project architect “. My duty in the design development was to understand the design concept and become familiar with the design brief, and employ the client requirements which was mainly through the tenant’s design criteria as the key instrument to inform the design development process and subsequently the construction. therefore, I had to examine the planning drawings and highlight the critical Issues affects design, as I have experience in the construction details and that was appreciated by my managers. thus, they have delegated the duty of producing the envelope construction details to me, I coordinated with the cladding suppliers to select the suitable cladding systems for this structure in collaboration with the structure engineer.

Because, I was the one familiar with the project from early stages of design development, knowing all the project design drawings and issues we faced, besides my technical experience and, due to the fact that most of the project team has been changed after the construction started even on the administrative level. Therefore, my  manager was more confident about my ability to lead the  technical team in the construction stage and he delegated more responsibilities to me, therefore I was glad that this opportunity gave me the freedom to meet different 4 construction suppliers and exposed to different material and construction methods yet understanding the Con3 tract administration process & influence the decision of Quantity surveyor and subsequently the project manager in issuing CAIs.

Client /Tenant’s design criteria The interior finishes and the specific lease holder’s requirement in the plans were guiding the project specification and the layout design, since these measure had to be incorporated in the architecture layouts and coordinated with service engineers. An example, specific escalators with stair in TK-Max demise area, conveyor & lift for Argos, and slab openings provision for pound land stairs.

The procurement method of the construction was the JCT Standard Building Contract 2005 with Quantities, and that was my opportunity to understand the nature of this type of contract and how it inform the architect scope limitation in relation to the contractor’s scope, I became aware of the limited contractor’s responsibilities Section C-C 1 for the amount of construction detail he need to produce on site Under the Contractors Design Proportion CDP which was listed in tender.

The design statement preparation Although in St. George extension, I didn’t involve in the design stage, but this project was my turning point toward systematic way of doing the design & access statements to the perfection, As I was exposed to CABE Design Criteria which sets the principles of the good design & how designer could benefit from these principles, and I studied this statement as to understand the design approach and how these criteria informed the design process. Yet, I have contributed to the revision of the statement to examine a culvert route within the land.

Site investigation; In addition to the site analysis based on CABE design principles, when construction phase initiated, the project had two contract agreements with two principal contractors, the first one was the demolish contractor and the second one was the construction contractor. therefore, a risk assessment workshop was arranged prior to work commencement on site, first investigation was on asbestos materials on site before demolishing. yet, all other site investigations occurred after demolish completion since the site cleared constrains more visible and better accessible investigation methods became possible.

Mainly excavation took place to inspect existing services on site in related to foundations locations and neighbour foundation and wall protection and survey to ensure work accuracy and avoid risk of damages to neighbour and study the interface solutions to the existing building.

As the main design feature was The Facade which reflects the quality of the design therefore , thorough attention has been given to the elevation drawings and envelope wall section details highlighting all the materials types in legend with all colour codes and dimensions, Projecting all the Angled facade in Autocad View port to illustrate the actual scale.

This project has boosted my learning curve in the UK in many aspects; As it has been built to an existing mall which part of was demolished and replaced with the new development and how that requires me to produce many interface construction details considering water proofing, heat insulations, movement joints and fire safety measures to comply with building regulations.

In the mean time it was adjacent to an existing neighbour building, and that entailed me to liaise with party wall executive and I had produced weather connection details to protect the neighbour property in line with the party wall act.97.

Structure systems; the structure system we have used was the steal columns and beams with composite slab “130mm concrete casted on metal corrugated sheets, ground slab on isolated foundations on the retails part while the atrium part was resting on flat slab connected to grid of piles. Since the building is adjacent to existing part of the mall, a movement joint considered between the adjoining slabs and subsequently the connected walls details.

Problem on Site; my essential achievements were by highlighting one of the main problems on site “the levels differences�, as I stated before, I was fortunate that I was the key person who did the building detail drawings from the design development stage and mainly the envelope wall sections, and that alerted me to many issues related to the existing part of the mall and the adjacent neighbour building The Mall Corporation which need attention.

Therefore, I requested a survey to these areas throw my manager “the project architect “. But unfortunately the client representative during the design development stage refused to conduct a survey. And I was told to proceed with the available levels without any further investigation, although I issued the drawings with the assumed levels but I had risk speculation.

Therefore During construction stage, and due to the fact that most of the key project parties changed including the client representative and PM, I was requested to give an over view to all the new member of the team about the project and mainly the critical issue that may arise in the project, after I explained all the aspects of the design I found this presentation I was doing a good opportunity to address my concern about these missing information on existing levels. And that was the predominant issue that awaken all parties, especially that this problem, if my speculations are true, and there is a considerable level difference that might put client at legal risk with the lease holder. and I was right about my speculations, there was 1.2m height difference and BM has made several proposed alternative areas to compensate the achievable demises due to the main level differences. If attention to this problem was taken during design stage as I requested, then we could have prevented this problem rather than performing a corrective action during construction.

Building materials; This project was an opportunity to enhance the conservation area through high quality design, massing, layout and scale that utilises a palette of materials which is harmonious with existing buildings surrounding the Northern Gateway site & St. George square.

In addition to the complexity of project and the diverse tenant’s requirements, I was exposed to many type of materials that need to be incorporated whether in the envelope or in the interior finishes, these materials were not only the exercise of the building control compliance & structure bearing, but the cost guide to maintain the construction budget and to draw the route for alternative materials which were modelling the value engineering exercise.

Visqueen DPM Has been used under foundations and Ground slab. I have arranged meeting with supplier and became familiar with Material applications method and details.

In addition, fire stoppers provided between dry walls & block walls to sofit slabs & beams. For steel structure The fire resistance treatment were the intumecent Paint.

And that was a good learning exercise since I have involved in the comparison between alternative materials in terms of ease of use and cost efficiency, That entails me to contact materials suppliers and examine the NBS specifications & best build-ability advantages these materials offers, an examples, Kalzip roofing standing seam system, Sarna roofing, Lafarge dry walls between retail units, tiles on screed and power floated slabs with latex floorings.

For cladding; Met-sec walls infill layers introduced in lieu of block wall to mitigate the loads on the structure framing, euro-clad rain screen, Vapour control layer, Kingspan Insulation layers and fire cavity barriers between floors.



We have Used Sarna roof system for the main flat roof , while standing seam has been introduced to the atrium roof area.

I have contacted the Sarna supplier to obtain the technical details for our construction drawings production as the roof details was our scope and not under the CDP, and I became familiar with their treatment details in the different cases; Slopes / Tapered insulation layer, floor drain points, interface with up-stands / parapets and the Hot welding of membrane sheets joints.

Description

Roof Details

Exterior pavement was specified to be Natural Fine Picked Granite - Grey colour to Match the existing st, George Park Pavement with dark grey strips as shown in Fig1, The paving tiles to be leaded loose on dry mix.

During tender the intention was to reinstate the existing pavement that have been removed but due to the unsatisfactory condition of the removed tiles It was therefore agreed with Principal contractor to replace them with new Granite from same supplier. Altimately, it was my duty to contact Marshal Supplier and obtain Quotation for Review.

GC9 Technologies used for building services; The main acoustic layer was between the retail unit, we have followed the tenant specification for the minimum acoustic level required, between 46 to 54 Decibels range in the dividing wall, in line with part E, I have updated the NBS specification K10 incorporating the Lafarge dry wall with acoustic level.

Central cooling system extended from the existing part of the mall to achieve comfort temperature between 18 to 24 Degree C. Heat insulation layer “Kingspan� in the solid wall cladding (U-Value 3.5 W/M2-K, double glazed curtain walls with Low E (air cavity) to achieve required U-value as per building regulations. In addition, Mechanical Ventilations, extract fans with down stand smoke barriers in allocated area & fresh air pressurization for stairs in coordination with the fire engineer to meet the building regulation. Also air curtains with two options proposed in the mall new entrance to the square.

Mall entrance doors were automated and linked to fire alarm system to contribute to the means of escape in addition to providing DDA lift and stair which subsidise in the fire safety plan.

I have studied and drawn the Switch room in the allocated areas with the sufficient size, Height and ventilation, the allocated area was the backside of the mall service zone and work coordinated with electrical engineer. All Lights Used in the Atrium of the new extension was LED light “materials Co-efficiency “to respond to the sustainability.

Building management unit “BMU”; Glass Cleaning System has been incorporated, the first option introduced was gantry in the outer skirt of the atrium which was cancelled together with the sky light during the value engineering exercise. And spider track “cherry picker “ suggested for the interior cleaning and maintenance which fits 90cm door.

The practical drain system introduced was The Syphonic system with designated rodding eyes for accessible cleaning. in addition, a telly-tale has been suggested in the roof area to discharge water directly to outside in case of emergencies “when potential Drain blockage occurs on roof .

All service risers have been incorporated in the layouts with fire stoppers around pipes and accesses panels.

Construction Cost control During construction, I was exposed for the first time to the contract administration procedure and how to deal with contract administrator, together with the Value engineering exercise to monitor yet, reduce cost and measure extra works. Each co professional was responsible for issuing their Change order request. But, BM role as the team leader entails us to ensure coordination occurred to the construction drawings, then these change forms issued to the project manager / contract administrator and the quantity surveyor for their examination and final decision will be decided after further discussion with design team. Once change request approved, the project manager will issue the CAIs accordingly, and we were registering all the COR in a tracker schedule showing the status, reasons, RFIs and the amount of drawings related to each COR. The quantity surveyor was the key expert who influence the decision of changing materials & details to reduce Cost, since the project was during the recession times and under critical cost measures which was monitored by the funder who attended all the site meetings in addition to monitoring the professionals performance as well.

During construction there was corrective action to maintain the cost within the target and found solution to many site problems raised.

Health and safety measures have been implemented on site in line with the CDM regulations, and I completed the CSCS test as part of the requirement to attend the construction site, I became familiar with the CDM regulations and architect duties toward the H&S executive, the H&S principles; Site inductions, Personal equipment, safety plan and risk assessments have been addressed in team workshops prior to construction.

Project fees in relation to procurement Contract, In terms of procurement route selected, this project fees weren’t calculated carefully but based on various assumptions and considerations; and that because of the wrong discretions of the senior management.

As it was the misunderstanding of the project director during fees negotiation who thought the project will be procured under a D&B contract. while, it was under a traditional procurement route.

Since, our practice fees agreement was a fixed lump sum fee for Architectural Services of 4.5% of the construction cost. while, the relevant RIBA fee guidance - A client’s guide to engaging an architect 2009 set an indicative fee level of around 7.3% which is fair for shopping centre refurbishment and build to existing, under a traditional contract. Therefore, the architect’s fees were comparatively low.

Yet, under estimating the complex issues that could arise in dealing with an existing building and by not understanding what the client want and what procurement route would be selected, which subsequently inform the resources allocation “the team” to achieve a realistic fee and secure the profit margin of the practice.

Broadway Malyan’s scope was the architect and the team leader of this project, therefore it was our responsibility to deliver project information to all parties besides the continual coordination with the project team, whether the technical team or the administration team. For technical issues, Subsequently I was chairing meetings with design teams; structure, Mechanical, electrical & Fire Engineer. And with administration teams; I was attending the meeting on monthly basis with client, project manager / contract administrator, Quantity surveyor, contractor and later involvement of the funder. I had to prepare the progress meeting report for our firm which reviewed by my direct manager. in addition, during the construction I was preparing the CORs for all design alteration with the help of the team. In St. George extension, my involvement was from RIBA stage D. besides, my role to produce the technical drawings I have assisted on the day to day management of the project, contacted with the consultants and construction teams.

My role within the project included producing of tender information, revising NBS specifications, attending onsite progress meetings & Technical team workshops. site inspections, producing snagging list for demolish work and involved in value engineering exercises as part of the ongoing challenge of delivering the project on budget and maintain the deliverable dates according to the project program.
