Home Improvement’s Annual Kitchen & Bath Issue with you. It’s one of our most-anticipated and most-read issues of the entire year and a fun one to put together. Group Volunteers To Build Deck for Woodstock Soldier Members of the Atlanta Chapter of the North American Deck and Railing Association (NADRA) came together again this fall to build a new deck for a local military family. The recipient, Michael Dickerson, who lives in Woodstock, was chosen based on an essay that he submitted to the association as part of its Deck for a Soldier program. In it, Dickerson explains that he and his wife, Jessica, were able to buy their first home in March 2009. The home was built in the early nineties, and the small deck that came with it needed to be replaced. However, the injuries he sustained while deployed in Iraq make home repairs difficult. The couple had planned to have the deck replaced last year when they learned they were expecting their first child. “Needless to say, our priorities changed a little,” he says in the essay.

Thanks to the efforts of several local NADRA members, the Dickersons still got their wish—a sturdy new 12-by-24-foot deck made with ipe-colored Fiberon Horizon composite decking, Fail-Safe footings and metal framing from Trex Elevations that features a switchback staircase, an underdeck system from Southeastern Underdeck Systems and a retractable awning from Georgia Awnings. A local home improvement company is adding to its product line a solution for homeowners who want to enclose their screened porches or make their sunrooms more open to the outdoors. Magnolia Outdoor Living’s screen room/sun porch window is designed to easily convert from an insulated window to a screened opening, giving the effect of a screened porch. When the windows are closed, the space functions as a sunroom, offering full protection from the elements. “What this allows people to do is to have a sunroom, and when they choose, they can have a screened porch simply by lowering the windows ,” says owner Ray Gibson. The double-paned, low-E glass windows have a hardwood frame, and the screens are made with vinyl-coated polyester and attached with flatspline frames. Professional Women in Building Council Launches Local Chapter The Greater Atlanta Home Builders Association now includes a council designed specifically for women in the construction industry. The Professional Women in Building Council is an affiliate of the National Association of Home Builders and serves as “the voice of women in the industry, dedicated to promoting industry professionalism and supporting members at the local, state and national levels by offering networking and educational opportunities, legislative awareness and outreach and professional and personal development,” according to the association’s website. Members work in all aspects of the building industry and include owners, builders, developers, remodelers, architects, suppliers, marketing experts, designers and finance and real estate professionals. The simple design that Becky Sue Becker, of Designs by BSB, brought to this bathroom is exactly what the clients wanted – an elegant, natural space with a minimalist feel. Before the remodel, the bathroom was bland and predictable, and the layout wasn’t balanced or practical. To make the space more efficient, the designer lowered the ceiling from 20 feet to 10 feet, not only creating balance, but also increasing energy efficiency. A window that faces the street was updated with frosted, custom-made interior shutters with UVcoating that provide natural light while maintaining privacy. One of the main features of the new bath is the zero-entry, two-person shower, which includes a rain showerhead, body sprays and a handheld shower. MOSAIC Group [Architects and Remodelers], along with designer Stephanie Ives, had a great time working with the easygoing owners of this Atlanta home to bring a new look to their master bedroom and bathroom. The clients were ready for an update, especially to the finishes and fixtures in the room. Now, the built-in tub is a thing of the past, replaced with an elegant, free-standing Empire tub. The nickel wall sconces and showerhead are bright and modern, and the large Medici limestone tiles used for the floors, shower walls and shower bench are designed to be beautiful and easy to clean. The main goals of the project were to make the bathroom more practical and to add storage space. Plenty of built-in towel bars and custom-made cabinetry fit the bill. The mirrored front design of the cabinets and the free-standing tub help make the bathroom feel more spacious, and the overall result is a space that is efficient not only for getting ready in the mornings, but also for relaxing in the tub at the end of a long day.

Griffith Construction & Design tackled this kitchen makeover as part of a larger remodeling project that also included renovating five baths, and in the end, they achieved their goal of creating harmony throughout the home, especially in the design of the kitchen. The clients wanted a unique, memorable look, complete with modern, high-end finishes and appliances. The clients and the builders had a great time shopping for the materials and creating the transformation together. The new appliances, including a Wolf convection oven, a convection microwave, a gas cooktop and a warming oven, make entertaining in the newly remodeled space a breeze, and the island, covered with brushed Austral Coffee granite, provides a place for everything from prep to visiting with the cook. The main highlight of the room – and the clients’ favorite part – is the cabinetry. The striking rustic cherry cabinets with a walnut-burl inset by Karpaty bring an elegant richness to the room, while a fun backsplash and pendant lights help tie the space together.

When this homeowner’s small, outdated kitchen was no longer getting the job done, At Your Service Restoration & Renovation helped her create a space that was just right for her needs. As a cake maker, the client needed a wide, open workspace and an island with room for additional prep. Going into the project, the client wasn’t sure that everything she wanted would fit into the space, but after moving windows, doors, lighting and the existing range vent, the designers were able to incorporate everything into a beautiful, sleek design. Diversified Cabinet Distributors provided the elegant, dark cabinetry that is offset by the light hardwood floors, brand-new stainless-steel appliances and mosaic tile backsplash. The pendant lights were handmade by the client’s husband, and the large farmhouse sink makes cleanup easy. And the most unique part of the project? The designers painted one wall with magnetic paint so the client can hang up her recipes.

For homeowners who love to entertain, it’s important to create a kitchen that not only has plenty of workspace, but also gets guests talking. SawHorse Inc. worked with Insidesign to create this kitchen, which accomplishes both. From the outset, the homeowners’ main goal was more space and a more open floor plan with natural light. A large glass door to the patio provides the light while also making the kitchen appear larger. The Crystal cabinets are a soft-gray color that combines beautifully with the hardwood floors and the light Caesarstone countertops. New stainlesssteel appliances and an intricate, mosaic-tiled backsplash complete the look. The large center island has plenty of space for cooking and storage, right down to the custom-made shelves for stowing away cookbooks. Three pendant lights, along with canned lighting and under-cabinet lighting, provide the finishing touch, giving the homeowners the ultimate entertaining space they had dreamed of.

Bantam & Biddy, www.bantamandbiddy.com Fancy features can add up quickly in a professional-grade kitchen, but splurging wisely can help keep costs down without completely ruining the makeover magic. For Atlanta chef Lance Gummere, who manages the new Ansley Park restaurant Bantam & Biddy and has worked in the kitchens of Mumbo Jumbo, MidCity Cuisine and The Shed at Glenwood, it’s all about food and flame. “We love to cook pork shoulder,” he says of cooking for his family at home. “Our go-to meal is always pork.” So while Gummere has a powerful vent hood, Wolf range and commercial food processor in his kitchen, builder-grade cabinetry suits him just fine. “I think that every kitchen needs a fireplace,” he says. “I think that is a design flaw in most kitchens; there needs to be one. Also, a communal table. If you notice, most visits are in the kitchen. A communal table for feeding and a fireplace to cook in.”

1 ½ cups milk Pre-heat oven to 425 degrees. Combine dry ingredients in large mixing bowl and mix thoroughly. Drop in cold butter. Using a pastry cutter, cut the butter into the flour until you have pea-sized pieces of flour and butter. Add milk all at once and knead by hand just until flour starts to pull from side of bowl. Cut into uniform pieces. Place on non-greased pan. Bake for 12 minutes or until tops are nicely browned. Serve immediately. Yields 12 2 in.–by–2 in. biscuits. ATLANTA HOME IMPROVEMENT DECEMBER 2012

Alon Balshan

Alon’s Bakery, www.alons.com Alon Balshan brings the same passion for cooking and baking at his namesake restaurant, Alon’s Bakery, to his own home kitchen. A selfproclaimed handyman, Balshan loves building and renovating, so when the idea to build an authentic brick oven in his backyard came to mind, he jumped at the opportunity. He says the brick oven is extremely versatile, able to cook or bake a variety of dishes, from pizza to lamb to fish. But aside from the showpiece out back, Balshan says his home kitchen is less fancy, more functional. “I like to work with durable, efficient appliances,” he says, adding that his taste in décor is light and airy. His kitchen features maple cabinetry and light-cream granite countertops. Like a crisp white dinner plate, this keeps the focus on the food.

Alon Balshan’s Roasted Salmon (Skin On) 1 side of salmon 1 ½ cups sautéed onions 4 cloves garlic 5 sprigs thyme 1 red bell pepper ½ head of fresh fennel ½ cup white wine 2 Thai chilis, thinly sliced, seeds discarded (optional) ¼ cup lemon juice ¼ cup extra virgin olive oil Salt and pepper Use a very hot oven (500 degrees), making sure to let it heat up for 45 minutes. Sauté onions, garlic, red pepper, chili and fennel with half the olive oil, about 3 to 4 minutes. Add white wine, reduce for 3 minutes, then add lemon juice, thyme, salt and pepper to taste—It should taste acidic, but well seasoned. You should end up with a “soup.” Place salmon, skinside down, on a pan. Pour the “soup” over the salmon, and place in oven. Cook 15 minutes. You can poke the salmon to check doneness or stick a thermometer in the center. When it reads 140 degrees, it is done.

Gwenn Weiss

Cooking in Pajamas, www.cookinginpajamas.com While cooking may be a lost art in some households, that’s not the case for Gwenn Weiss. Weiss hosts cooking classes, produces instructional videos and cooking demonstrations for Dacor and whips up meals for her own family, all in her home kitchen, which she describes as comfortable and casual. Outfitted with Dacor appliances and an expandable kitchen island that comfortably sits 12 to 14 people, Weiss knows success starts with the right tools. “I picked out my wall oven because I wanted a true convection feature,” she says. While a normal convection oven heats on top and bottom, hers adds a third heating element in the back of the oven. “I can bake four trays of cookies on true convection and not have to rotate the pans,” she says. When she’s not filming or teaching, the self-taught chef enjoys exploring French, Greek and Italian cuisine; healthy and vegetarian cooking; candy making; make-ahead meals and allergy-free cooking.

Gwenn Weiss’s Roasted Chicken with Crispy Croutons 1 stale (or fresh) loaf of country bread (preferably ciabatta or sourdough), sliced at least ½-inch thick 3-4 T. olive oil Kosher salt and fresh ground pepper 1 whole chicken, rinsed and patted dry 1 garlic head, sliced in half horizontally, so the inside of the cloves are exposed 1 lime, cut into quarters 1 bunch fresh thyme Kitchen twine

Preheat oven to 425. Lay bread slices in a heavy-duty roasting pan in one layer. Drizzle the bread liberally with olive oil and sprinkle with salt and pepper. Sprinkle salt and pepper inside the cavity of the chicken. Stuff the cavity with the garlic, lemon and thyme. Brush the outside of the chicken with 2 T. olive oil and sprinkle with plenty of salt and pepper. Place it breastside up on the bread. Tie the legs together with kitchen twine. Roast the chicken for 1 hour and 15 minutes or until meat thermometer registers 180 degrees at the thigh. Let rest 10 minutes before carving. Serve the chicken with the bread from the pan. 7. Repeating and Complementing Shapes Starting

with a particular shape and repeating it in various sizes, colors and textures adds a continuum that is soothing and easy to accept when you enter the room.

8. Traditional Technology in Non-Traditional Spaces Sometimes there’s a way to start with a traditional item (such as an appliance) and apply or install it in a unique way. Often, these installations are solutions to spatialconstraint problems.

9. Tile in Totality Tile is making its presence known in contemporary bathrooms, occupying more and more wall, floor and backsplash space.

10. Open-Concept Bathroom Open-plan bathrooms

are more prevalent than ever and are not defined or confined by size. With the design centered on the efficiency of a bathroom space with very little in the way of walls or partial walls, the user-friendly and efficiency aspects will be at the forefront of planning.

Kitchen Layouts According to the NKBA’s guidelines, there are four basic kitchen layouts: galley, L-shape, U-shape and G-shape. How each layout functions is based on the concept of the work triangle, or the distance between the three main work areas: sink, cooktop and refrigerator. For maximum efficiency, the work triangle should follow these guidelines: • Each triangle leg should be 4-9 feet long, and the sum of the three should not exceed 26 feet. • Cabinetry should not intersect any triangle leg. • General traffic patterns should not interfere with the work triangle. • Islands should have at least 3-4 feet of aisle on each side. Avoid placing the island between two points of the triangle; it will get in the way.

Galley (Two Wall)

The galley consists of two facing walls and usually is found in condos and apartments. The work triangle is efficient, but the aisle between the two countertops is narrow. This option is a good plan for one cook.

U-shape

The U-shape kitchen uses three walls, or two walls with an attached peninsula. This layout is very efficient because it allows the cook to pivot among the stations, provides excellent storage and can accommodate two cooks. L-shape

In this kitchen design, two perpendicular walls contain the three main elements— sink, cooktop and refrigerator—to create a natural triangle. The L-shape kitchen generally will have ample counter space and lends itself to the inclusion of an island.

G-shape

This option is basically a U-shaped kitchen with a fourth wall, which is usually opposite the sink and contains additional appliances, a pantry or a desk. Generally one of the largest layouts, the G-shape allows for more amenities than any other layout.

Attic insulation, rightly, receives the most attention. Generous and uncompacted attic insulation provides a critical barrier against

With older single-pane windows, inexpensive shrink-wrap “storm windows” can help in the short term. How about sub-floor insulation? If everything else is in order, sub-floor insulation would be the next logical step, but only after every other penetration has been attended to. Mechanical and plumbing systems often require wall penetrations that may allow conditioned air to escape and small critters to enter. Neither effect is desirable. With those considerations resolved, sub-floor batt or foam insulation puts the cherry on the sundae. Remember, in every application where roll insulation is used, the lined side goes against the heated or cooled surface and unlined rolls should be used for any additional layers. Many of these insulation upgrades can be handled by the homeowner and all will, over time, save energy dollars and add value to the home.

Usually foreclosure homes have had all utilities turned off, and this presents its own set of issues. Let’s assume you have found the foreclosure house you think will work for you, and it is at a price that is well below current market value. Now you are ready to place an offer. Make sure your offer includes the right to terminate under any circumstance within a due diligence period of at least seven days or more. Include in your offer the condition that the seller be responsible for turning on all utilities inside the house. Just turning on utilities on the outside is not acceptable. Also, you do not own the home yet so do not take on the liability or the responsibility of arranging for utilities to be turned on. www.atlantahomeimprovement.com

This has been a real problem because in most cases this has not happened, so when the inspector shows up they will not be able to inspect all facets of the house because the water, gas or power is still off. Do not expect the inspector to turn on the utilities since this is a major liability on their part—as your offer states your due diligence period will begin after the utilities inside and outside are in the on position. This way you will not be blindsided on the scheduled day of inspection. My rule of thumb is to add what you are going to pay to the cost to bring the house back up to standards and add 15% as a cushion. That number

Group Volunteers To Build Deck for Woodstock Soldier Members of the Atlanta Chapter of the North American Deck and Railing Association (NADRA) came together again this fall to build a new deck for a local military family. The recipient, Michael Dickerson, who lives in Woodstock, was chosen based on an essay that he submitted to the association as part of its Deck for a Soldier program. In it, Dickerson explains that he and his wife, Jessica, were able to buy their first home in March 2009. The home was built in the early nineties, and the small deck that came with it needed to be replaced. However, the injuries he sustained while deployed in Iraq make home repairs difficult. The couple had planned to have the deck replaced last year when they learned they were expecting their first child. “Needless to say, our priorities changed a little,” he says in the essay.

Thanks to the efforts of several local NADRA members, the Dickersons still got their wish—a sturdy new 12-by-24-foot deck made with ipe-colored Fiberon Horizon composite decking, Fail-Safe footings and metal framing from Trex Elevations that features a switchback staircase, an underdeck system from Southeastern Underdeck Systems and a retractable awning from Georgia Awnings. 1 ½ cups milk Pre-heat oven to 425 degrees. Combine dry ingredients in large mixing bowl and mix thoroughly. Drop in cold butter. Using a pastry cutter, cut the butter into the flour until you have pea-sized pieces of flour and butter. Add milk all at once and knead by hand just until flour starts to pull from side of bowl.
