What’s your advice for surviving a kitchen renovation? You’ll temporarily lose an important room in your home. Think about what you’ll use as a makeshift kitchen (i.e. microwave, toaster oven, refrigeration, coffeemaker). It’s like setting up a dorm room kitchenette. Make sure you have the bare necessities. Be creative with your meals, and do a little prep work before your old kitchen is gone. Make freezeable meals and soups that you can grab and warm up when needed. Use your slow cooker and grill. 3 Tips for Selecting an Exterior Wood Stain Homeowners often struggle to decide what wood finish is best for their deck, siding or furniture project. But selecting an exterior wood stain really boils down to three key questions:

Atlanta area homeowners may be able to claim up to $500 in tax credits on their 2012 and 2013 returns for qualifying energyefficient home improvements. The tax credit was retroactively renewed as part of the American Taxpayer Relief Act of 2012 and is effective for purchases made between Jan. 1, 2012, and Dec. 31, 2013. Examples of qualifying items include energy-efficient water heaters, furnaces, central air-conditioners, building insulation, windows and roofs. 1. What is your climate? 2. How much are you willing to put into the workmanship and maintenance cycles? 3. Do you want to end up with a natural or glossy finish and a clear or solid color when you’re done? Exterior wood stains are made to protect wood, but they also are developed to meet specific climate conditions and deliver the ‘look’ you want to achieve when your project is complete. But you need to be upfront about how much time you want to spend either applying the stain or maintaining the surface. These expectations can help steer you to the right product.

Atlanta’s Construction Resources, Inc., together with other Artisan Group fabricators, recently presented the Homes for Our Troops charity organization with a check for $27,155. The funds were raised during Artisan Group’s national “Counters for a Cause” clearance sales event last October, with Construction Resources contributing $7,793 in donations. “To see so many people come out to help us raise money for American heroes was really amazing,” says Sonny Hires, partner at Construction Resources. “Counters for a Cause” helps provide funds and materials for the construction and modification of homes for mobility-impaired veterans. Construction Resources also recently partnered with HomeAid Atlanta to help renovate the kitchen at Atlanta Mission’s Fuqua Hall, which offers transitional housing for men who have completed its programs. Organization strategies for your pantry, closet, garage and more

he daily task of picking up the kids’ toys, keeping the kitchen counter clutter-free and finding a place to put all of our stuff seems to never end. No matter how often we do it, fighting clutter feels like a constant battle in the war on home organization. Sure, we

start off with good intentions when spring rolls around, but how much do we really get done during “spring cleaning”? If you want to be the victor in this war (and enjoy the spoils!), it begins with a commitment to get organized followed by a plan of action to achieve your organizational goals. 34

The Initial Sweep If you want to get your home organized, you have to know what you have to organize and what space you can use for storage. The first step is to clean out all the clutter in the home. “Take time at least once a year to do a thorough room-to-room clean

out, removing any items you don’t use, need or want, and get them out of the house,” says Karen Leff, personal organizer and concierge with Leff’s Last Re-Sort LLC, www. leffslastresort.com, in Atlanta. “Most people just have too much stuff, and it builds. If you clean out each year, you are more likely to keep your home organized.” Once you remove the clutter, you can concentrate on those things you really need to organize. You also may discover that you now have more space for storage. Take the time to evaluate each room in your house, how you want to use that room, who will use it and what storage space is available. The answers to these questions will help you organize the room and its contents.

Also, consider storage solutions to address odds and ends like handbags, scarves, belts, hats and more. “Include accessories in the closet such as a rod to hang the next day’s outfit (also handy when packing for travel), a tie rack to keep all ties together and another one for belts,” Bobo says. Shelves and baskets are another handy way to create storage space in your closets.

■ Bathroom For many people, bathrooms are the hardest room to organize because they are limited in storage space. To make the most of the shelves, cabinets and drawers you do have, Leff recommends using small utility baskets to group similar items to keep them from falling down and rolling around drawers. To keep the medicine cabinet under control, throw out any outdated products as well as those you never use. Also, match storage space to appropriate items. “Use the medicine cabinet behind the mirror only for medicine or small pill containers, contact solution, etc.,” Leff says. “Large bottles and odd-shaped boxes tend to tumble out when you go to retrieve items.”

■ Linens Who doesn’t have those linen closets with sheets and dust ruffles shoved haphazardly on the shelf? To straighten them out, Leff recommends getting rid of any extras you never use and limiting your supply to four or fewer sets per bed, ideally keeping two sets of lightweight/summer sheets and two sets of heavier cold-weather sheets. Also, keep bedding sets together, so it’s easy to find everything you need when it comes to changing beds out. Stack like items in the same place, i.e. pillows on one shelf, blankets on another, so you can quickly grab what you want.

■ Laundry Room It’s so easy to dump everything in the laundry room, but this just makes it harder to stay organized. Placing cereal and grains in airtight plastic containers is another way to stay organized. They allow you to quickly see what you have on hand and when it’s time to restock a particular product.

Toys All parents know that keeping toys picked up is an ongoing chore. To make it easier, choose a storage solution that is age-appropriate for your children so they can help with toy cleanup too. “Large toddler toys are easily stored in bins and baskets or on low shelves,” Leff says. “You want them to be accessible to the tots and easy for them to put back into the bins when they are finished. Smaller, Lego-style toys with lots of little pieces need to be in clear plastic storage bins with lids.” Bins, baskets and shelves are ideal for closets. You also can create a multipurpose center to help with organization in a child’s room or the playroom. “Another good solution is to plan a customized wall of storage that includes a desk for doing homework and artwork, drawers for supplies and shelving for books, toys and games,” Bobo says.

Also, be sure to spread your belongings out, Saffron says. “Most clutter is in high-traffic areas,” he says, such as near the door that enters the house. He suggests placing thinner items near the door and putting big, bulky items on the far wall where you generally have more room.

This garden has earned a Distinction Award and Green Star Award from the Georgia Urban Agriculture Council. Only locally grown plants are used.

With the arrival of every spring, more than 150 tulips are planted along with 80 purple and white hyacinths and lilies in rows between the shrubs and the flowerbed, blending the colors into one bright, stunning display. Edible plants such as tomatoes, basil and rosemary are also planted in

n a bed of soil that has been built over the past four years using organic amendments and organic compost, this Buckhead garden of flowers, shrubs, herbs and vegetables brings year-round color and enjoyment to its nature-loving homeowners. With a mixture of perennials and annuals that provide a pink-and-purple palette as well as different textures and fragrances to attract beneficial insects, the landscape features softpink climbing roses against the white fence, then a layer of knockout roses, gardenia daisies and different sizes and shapes of boxwoods. In the flowerbed, upright and cascading pink vincas bloom near pink and purple angelonias, purple queen flowers, pink pentas, purple scavoela, pink wave petunias and hot pink zinnias. These plants blend perfectly with the shasta daisies, strawberry foxgloves and Hawaiian dahlias that fill the spaces between the boxwoods.

The new landscape features a bloodgood Japanese maple tree and a golden globe gingko tree, which are in better scale with the small front yard. A low hedge of wintergreen Korean boxwood continues in a long curve through all of the planting beds to play off of the formal architectural lines of the home. In the foundation bed, two sapphire skies yucca were added on either side of the picture window, and in front of the boxwoods, very low sedums were added, which will grow into a groundcover carpet. Additional plants in other beds include purple muhly grass, limelight hydrangea, repeat blooming iris, maestro sedum, coreopsis and tricolor St. John’s wort.

Gworek and her fellow landscape designer, Jamie Collins, usually try to preserve at least some existing plants in a landscape, but in this case, they felt it best to remove the tree and all of the shrubs and start over. The local homeowners’ association requires a lawn, so most of the Bermuda grass was kept; however, planting-bed lines were reworked.

fter having lived in this Dunwoody home for about a year, the owners wanted to increase its curb appeal. The home’s architectural lines were completely blocked by a large Bradford pear tree, the shrubs were all the same shade of green with similar textures and some were overgrown, hiding windows that are close to the ground. The homeowners called Susan Gworek of Garden Wonders Inc., whom they had worked with on a previous home, to redesign their small, 42-by-12-foot front yard.

A Feature-Filled First Impression

hen the owners of this Kennesaw home contacted J. Linder Design and Consultants to improve their home’s curb appeal, they asked for a bubbling-urn water feature and low-maintenance plants. A koi pond and waterfall were installed as a focal point that can be enjoyed year-round from the eat-in kitchen that overlooks the backyard. To build up the grade needed for the waterfall, accent boulders were used, creating space for pockets of plantings that give a more natural look to the water feature and allow for a variety of color and texture. To avoid obstructing the view of the rest of the backyard, low-growing plants were chosen, including heuchera, hostas, purple pixies, sweet flag, creeping Jenny, lamb’s ear, dwarf and black mondo, irises, purple cone flowers and junipers. A firepit was also installed along the back side of the water feature, flanked by two large sitting boulders. The landscape is completed with a raised vegetable garden in a sunny area of the yard, a natural wooded area for composting, wood piles and mulch and a play area with a play set with a large, raised sandbox.

hat began as a level space that was neglected and overshadowed by large pine trees became a family backyard with something for everyone. Zoysia sod was installed—a good match for the family’s maintenance needs and for the light conditions of the yard. While the lawn provides a nice place for the kids to play, it was tastefully installed so as not to dominate the backyard.

APRIL: Start your vegetable garden from seeds. Begin by selecting a sunny area (about 4-6 hours of sun daily). Make sure that the area is protected from prevailing winds and that it drains well. Next, determine the size of the garden and whether you want it above ground or at ground level. Then, prepare the soil with organic amendments, organic soil and organic compost. Make a list of the crops you’d like to grow, and buy the seeds based on your eating requirements. At this point, you’re ready to plant! Be sure you allow the correct amount of space between individual plants and in between the rows of specified crops.

Itching to plant vegetables and get a head start on the harvest? You can start tomatoes, peppers and many annuals indoors for transfer into the garden in mid-April. Vegetables such as radishes, carrots, beets, turnips, broccoli, cauliflower and lettuce can be planted from seed directly in the garden in early March, as they can withstand cooler temperatures.

Finish pruning evergreen shrubs and trees early this month. Cut to shape and control plant size. This is a great time for renovation pruning of overgrown hollies and lorapetalum.

If you didn’t get to it last month, trim mondo grass and liriope before new growth appears. Use a lawn mower adjusted to the highest setting. Add a grass-catcher attachment to eliminate raking.

Fertilize winter- and spring-blooming bulbs after they bloom with a 10-10-10 fertilizer. Resist the urge to cut off the unsightly leaves, but let them yellow and die naturally. This feeds the bulb to help next year’s flower. Try planting other coolseason flowers such as snapdragons or dianthus among the bulbs to hide the unsightly foliage!

There’s still time to plant fescue, but be sure that you do not apply a pre-emergent weed killer. Feed newly seeded fescue lawns with a lawn-starter fertilizer that is high in phosphorus (middle number).

Apply dormant spray to fruit trees until mid-March. After that point, dilute the solution’s concentration by half and follow label directions carefully.

Examine the backside of euonymus and camellia leaves for scale insects. Thoroughly spray with horticultural oil if the pests are found.

Repot crowded houseplants this month. On warm days, you can even put them outside, but don’t forget to bring indoors if the temperature drops below 55 degrees during the night.

inspection. Some are structural. Determining if the structure is plumb, square and level is step one in confirming the durability of the home. Corner cracks and binding doors can be indications of a flaw that could require thousands to correct. Uneven or tilting floors often point to hidden damage to major support members. Ceiling discoloration can disclose persistent roof leaks not obvious in the exterior inspection. Deterioration of interior surfaces might reflect through-the-wall moisture invasion or the hungry work of pernicious critters like termites. Use of a line-item inspection report helps guarantee that each area and every component is reviewed. The condition of floor, walls, windows, doors, ceiling and trim for every space needs to be noted in the report to confirm observation of any potential defect. Visual inspection of the heating and cooling system can disclose potential problems based on age and condition. As

temperature allows, the HVAC system should be tested for proper operation and the distribution portion – ducts, vents and filters – looked over to determine condition, operation and neglect. Filthy ducts and overloaded filters are a barometer of other neglected maintenance. A properly conducted home inspection is a bargain compared to the cost of repairing potentially undiscovered problems, but it is essentially a visual inspection. Supplementing the standard inspection with special inspection by trained professionals in specific areas is a prudent choice. Having a licensed electrician go into the power panel may disclose problems not seen by the inspector’s superficial observation. Heating and cooling technicians can get into the guts of the system in a manner beyond the normal inspection. Licensed plumbers can provide a more detailed view of one of the most complex mechanical systems in the

How to detect and prevent a leaking toilet Leaking toilets can cost you money. Do not ignore the clues that would indicate you have water leaks. What appears to be a small leak could actually be a large leak. Water leaks are serious concerns and can wreak havoc on a home. It is very important to deal with leaks as soon as you find one. It will save on water bills for sure but, more importantly, will save you on the cost of major repairs. When water leaks are ignored, you can be assured you are going to spend a lot of money to correct the problems caused from water. For instance, if you see interior paint bubbling or loose, you’re likely to find a water leak behind the paint. Toilets are a leading cause of water leaks. Check the bowl attachment to the floor. If the bowl is not firmly affixed to the floor, you will end up with a water leak if not now, then guaranteed in the future. Look for stains on the floor. If you have wood floors, then look for damage to the wood. There is a wax ring that provides the seal between the commode and the drainpipe. Movement of the commode deteriorates the seal at the wax ring. Then the water starts to penetrate the surface of the floor system. Try rocking the toilet from side to side. It should not wobble or slide on the floor. Any movement means there may be a problem that should be checked by a plumber. It should be firmly set to the floor without movement.

DIY Network Star To Headline 35th Annual Spring Atlanta Home Show

Jeff Devlin, licensed contractor and host of DIY Network’s “I Hate My Bath” and “Good, Better… Best”, will headline the 35th Annual Spring Atlanta Home Show to be held March 22-24, 2013, at the Cobb Galleria Centre. Devlin will speak on the Reliable Heating & Air Home Show Stage at 1 p.m. and 3 p.m. on Saturday, March 23. Devlin will focus on kitchen and bath renovations and will meet with and answer questions from fans afterward. The Spring Atlanta Home Show includes three days of speakers, live radio broadcasts, product demonstrations and giveaways. What’s your advice for surviving a kitchen renovation? You’ll temporarily lose an important room in your home. Think about what you’ll use as a makeshift kitchen (i.e. microwave, toaster oven, refrigeration, coffeemaker). It’s like setting up a dorm room kitchenette. Make sure you have the bare necessities. Be creative with your meals, and do a little prep work before your old kitchen is gone. Make freezeable meals and soups that you can grab and warm up when needed. Use your slow cooker and grill. The homeowner desired an eclectic style for this great room makeover, requesting seating arranged for easy conversation while entertaining friends. Touches of animal print and a mix of finishes also were important requests. Using the fireplace as the focal point, lead designer Tracy Pulsipher floated the furniture in the room. A console table behind one sofa separates it from the entryway and creates a traffic pattern that can flow on either side. Two sofas facing each other provide ease of conversation when entertaining. A mix of finishes—silver, light and dark woods, glass and metal and painted pieces—along with the neutral upholstery help to give the space an eclectic, transitional feel.
