Local land and business developers Lauren and Josh Sprayberry are excited to update us on the progress being made on building The Len Resort, a new community and hotel planned for Lake Oconee in Putnam County. The Sprayberry’s in conjunction with AMS Hospitality, LLC worked during the previous 4 years laying out the site alongside Collis Road to include a lakefront 141-room MarriottAutograph that they describe as a “high-end boutique lifestyle hotel,” similar to the Marriott Autograph Hotel Avalon in Alpharetta that was developed by AMS affiliates. AMS Hospitality, LLC is providing predevelopment services for the project and will provide construction management through completion.
The Sprayberry’s, who built the full service dry-stack marina, Anchors Marina, alongside Hwy 44 on Lake Oconee, said “The Len Resort will feature a second Anchors Marina location and marina store to cater to guests and on-site residences.”
The resort will also feature 49 Residential units on property with the possibility to add an additional 40 units in the future. The for-sale units will be Marriott Branded Residences in a 2-bedroom townhome style with 2 buildings in a single level condo layout, and all are eligible to be included in a rental pool as part of the hotel inventory and redeemable for points with Marriott Bonvoy
For the price of a similar stay at a nearby, high-end luxury hotel room, The Len Resort will be able to provide a 1,600-square-foot villa, with two master bedrooms, a full-size living/entertaining area, and a full-size kitchen. The villas offer a unique family product that encourages families to come, stay, and enjoy a vacation spot on the property, with all the amenities of the hotel, but be able to spread out as well
All hotel rooms feature a full-size balcony with lake views located within 100 feet of the water. Additionally, the proposed resort will feature a 250-seat, full-service restaurant serving breakfast, lunch, and dinner daily. A large, resort style pool will serve as another congregating, lounging, and partying space, while above the restaurant will be a 3,000-square-foot rooftop bar with seating for 100 and overall space for 200 patrons at any given time
“We really think the rooftop bar is going to be one of our signature features with the different sunset experiences and event opportunities,” the Sprayberry’s said. Remington Hospitality of Dallas, Texas will be the third-party operator for The Len Resort. Remington currently operates approximately 120 hotels or resorts nationwide. Atlanta-based Rabun Architects, which designed the St. Regis in Buckhead and the Four Seasons in Midtown, is the architect for the planned resort.
“Site and foundation permit requests have been submitted to the county and groundbreaking could happen as soon as September 2024, so long as everything falls into place”, the Sprayberry’s said, “including ongoing funding efforts So, from an opening standpoint, we should make Memorial Day of 2026 That is kind of our target ” Once the resort is operating at its full potential, the resort is estimated to employ about 160 people and pay about $3 5 million in local taxes annually
The Len Resort will remain open to the local community The management team plans to hold several public-oriented events year-round, such as a fall festival, a Christmas light trail featuring a lighting of the tree ceremony, and big Memorial Day and Fourth of July celebrations “Peak times will probably be stretched a little thin, so reservations may be required, but we do intend to open the facilities during holiday weekends ”

Remington Hospitality of Dallas, Texas, will operate the resort, leveraging their expertise from managing approximately 120 hotels and resorts nationwide Atlanta-based Rabun Architects, known for designing the St Regis in Buckhead and the Four Seasons in Midtown, is the architect for this ambitious project
