The Len Resort & Residences, in collaboration with Anchors Marina, celebrated a groundbreaking ceremony and pre-sales launch, marking a significant milestone in the $155 million project This development is set to redefine luxury in the heart of Georgia Lake Country, an area renowned for its casual elegance, natural beauty, and small-town charm. Held at 149 Collis Road, Putnam County, the event drew local dignitaries, community members, and stakeholders, all eager to witness the transformation of 25 acres overlooking Lake Oconee into a luxurious retreat

The Len Resort & Residences, a proud addition to the Autograph Collection Hotels by Marriott Bonvoy, aims to embody the unique spirit of Lake Oconee with its country club casual elegance and modern twist on Southern hospitality. The resort will feature a lakefront 141-room hotel and 49 exclusive branded residences in its first phase, spanning 25 acres and overlooking Lake Oconee’s serene 1,400-foot shoreline. The $155 million investment promises to create a sanctuary where past and present meet, offering guests and residents a chance to reflect, rejuvenate, and reconnect with loved ones amidst the natural beauty of Georgia Lake Country.

The Len Resort aims to create a sanctuary where past and present meet, combining historic traditions with modern ingenuity Residents and guests will enjoy world-class amenities, including four food and beverage outlets, a resort-style pool with a 46,000-square-foot deck, a pool bar, café, market, 6,000-square-foot spa, golf simulator, lake-view ballroom, and a 300-slip Anchors Marina with boat rentals and fuel docks.

Lauren K. Sprayberry, Owner of King Sprayberry, LLC., emphasized the essence of their design philosophy: "By meticulously planning spaces to ensure every view is breathtaking and crafting interiors that reflect the colors, textures, and energy of the lake, we strive to create a seamless harmony with the Georgian landscape and Southern ambiance."

The Len Residences are designed to offer both comfort and elegance, featuring approximately 1,500 square-foot single-level condo units and approximately 1,500 to 1,800 square-foot two-story townhomes all with gourmet kitchens and full-size living areas Owners will have access to all resort amenities and exceptional hospitality services including concierge golf-cart shuttle services to the marina, in-room dining, housekeeping, and more Additionally, owners have the option to include their units in the rental program, earning Marriott Bonvoy points.

The project is spearheaded by local land and business developers Lauren and Josh Sprayberry of King Sprayberry, LLC., alongside AMS Hospitality, LLC, which is providing construction management services. Remington Hospitality of Dallas, Texas, will operate the resort. Atlanta-based Rabun Architects, known for designing the St. Regis in Buckhead and the Four Seasons in Midtown, is the architect for this ambitious project Dreambuilt will construct the luxury residences, Choate Construction handled the preconstruction phase, and Brasfield & Gorrie will oversee the resort's build to completion

Local land and business developers Lauren and Josh Sprayberry are excited to update us on the progress being made on building The Len Resort, a new community and hotel planned for Lake Oconee in Putnam County. The Sprayberry’s in conjunction with AMS Hospitality, LLC worked during the previous 4 years laying out the site alongside Collis Road to include a lakefront 141-room Marriott-Autograph that they describe as a “high-end boutique lifestyle hotel,” similar to the Marriott Autograph Hotel Avalon in Alpharetta that was developed by AMS affiliates AMS Hospitality, LLC is providing pre-development services for the project and will provide construction management through completion.

The Sprayberry’s, who built the full service dry-stack marina, Anchors Marina, alongside Hwy. 44 on Lake Oconee, said “The Len Resort will feature a second Anchors Marina location and marina store to cater to guests and on-site residences.”

The resort will also feature 49 Residential units on property with the possibility to add an additional 40 units in the future. The for-sale units will be Marriott Branded Residences in a 2-bedroom townhome style with 2 buildings in a single level condo layout, and all are eligible to be included in a rental pool as part of the hotel inventory and redeemable for points with Marriott Bonvoy.

For the price of a similar stay at a nearby, high-end luxury hotel room, The Len Resort will be able to provide a 1,600-square-foot villa, with two master bedrooms, a full-size living/entertaining area, and a full-size kitchen The villas offer a unique family product that encourages families to come, stay, and enjoy a vacation spot on the property, with all the amenities of the hotel, but be able to spread out as well

All hotel rooms feature a full-size balcony with lake views located within 100 feet of the water Additionally, the proposed resort will feature a 250-seat, full-service restaurant serving breakfast, lunch, and dinner daily. A large, resort style pool will serve as another congregating, lounging, and partying space, while above the restaurant will be a 3,000-square-foot rooftop bar with seating for 100 and overall space for 200 patrons at any given time.

“We really think the rooftop bar is going to be one of our signature features with the different sunset experiences and event opportunities,” the Sprayberry’s said.

Remington Hospitality of Dallas, Texas will be the third-party operator for The Len Resort. Remington currently operates approximately 120 hotels or resorts nationwide. Atlanta-based Rabun Architects, which designed the St Regis in Buckhead and the Four Seasons in Midtown, is the architect for the planned resort

“Site and foundation permit requests have been submitted to the county and groundbreaking could happen as soon as September 2024, so long as everything falls into place”, the Sprayberry’s said, “including ongoing funding efforts. So, from an opening standpoint, we should make Memorial Day of 2026. That is kind of our target.” Once the resort is operating at its full potential, the resort is estimated to employ about 160 people and pay about $3.5 million in local taxes annually.

The Len Resort will remain open to the local community. The management team plans to hold several public-oriented events year-round, such as a fall festival, a Christmas light trail featuring a lighting of the tree ceremony, and big Memorial Day and Fourth of July celebrations “Peak times will probably be stretched a little thin, so reservations may be required, but we do intend to open the facilities during holiday weekends ”
