I hope your summer is going well. Here at Marbella, our team has been hard at work on projects in maintenance, capital improvements, building resiliency, and staff development. Here’s what’s been happening:
PROJECT UPDATES
Our Project Manager, Robert Dieckmann, has been instrumental in keeping things moving. Here’s where we stand on several key initiatives:
• Lobby Bathroom Door Operators: All four lobby and fitness room restrooms now feature automatic, touchless door openers.
• North Tower Elevator Modernization: The Northwest elevator is nearly complete, with new cab finishes and flooring installed. Final inspections and finishing touches are expected this month before we turn our attention to the South Tower elevators.
• Fire Alarm: Full replacement of the fire alarm panel and related devices is on track to wrap up this month.
• Fire Pump: Replacement is complete, with the final inspection scheduled soon.
• Hallway Air Conditioning: An electrical short required new conduit and wiring from the ground floor to the third floor. While this was an unexpected and costly project, it should provide a long-term fix.
LOBBY UPDATE PROPOSAL
Stage One of the Lobby Update Proposal is finished—the Interior Decorating Committee has finalized a general layout and space plan. Next, we’ll address furniture placement and design selections. Owners will have plenty of opportunities to provide feedback during upcoming meetings. The goal is to present a complete proposal—including renderings, samples, costs, and a funding plan—in early 2026 for a potential vote at the 2026 Annual Meeting.

BUILDING RESILIENCY EFFORTS
Our resiliency work focuses on financial planning and project research:
• Reserve Studies: Both SIRS and non-SIRS reserve studies will be updated to reflect future resiliency goals before being incorporated into the 2026 Budget. These ensure we’re financially prepared for major repairs without relying solely on special assessments.
• Project Research: Recent efforts include engineering evaluations, site visits, and consultations with vendors, Collier County, and neighboring communities.
Potential future projects under consideration include:
• Reinforced flood barriers for garage elevator foyers and equipment rooms
• Relocating the building’s transformer to higher ground
• Installing a second generator to power the entire building
While these are still in the exploratory phase, we’ll present any practical proposals to the Board and, when required, the membership.
HURRICANE PREPAREDNESS
If you haven’t reviewed the Marbella Hurricane Preparedness Owners Guide, copies are available at the front desk, the office, and in the BuildingLink Library. Please ensure you have an evacuation plan before a serious storm approaches—as the saying goes, “an ounce of prevention is worth a pound of cure.”
STAFF SPOTLIGHT PROGRAM
Starting in October, On the Boulevard will feature a quarterly Staff Spotlight recognizing a team member who demonstrates outstanding performance and commitment. Honorees will be celebrated in the newsletter, receive a prime parking spot, and have their name added to the “Wall of Fame” in the staff break room. We’re excited to share their stories with you.

Dining Room Reservations
Please make dining room reservations before 10:00 AM for lunch and before 2:00 PM for dinner. Lunch seating is from 11:30 AM to 1:30 PM in both the Madeira and Valencia rooms (casual attire for lunch). The dining room closes at 2:00 PM. Dinner seating is from 5:30 to 8:00 PM. Reservations are required for all dining rooms for lunch and dinner to ensure the best possible service. Please call 239.593.2331.

Get Ready For Season: Housekeeping, Homecoming & Helpful Reminders
• Season is almost upon us! Now is the time to schedule or reinstate housekeeping services. We will clean your unit, lanai, and windows, and turn on the icemaker, open the blinds, and lower the A/C before your arrival—the more notice given, the better availability options. • Our Maintenance Team can move furniture back to the lanai before your arrival. Please request on BuildingLink

• If you are using someone else’s parking space for the summer, it’s time to move back to your own before their arrival.
• Champion Cleaners picks up and delivers dry cleaning on Tuesdays and Fridays. You will need bags, hangers, and tags. Darci can give you those items if you don’t already have them. Place your dry cleaning out on Monday and Thursday nights before 9:00 PM for pickup.
• The holiday lottery drawing for guest suites is Thursday, September 25 at 2:00 PM in the Grand Salon.
• Mark your calendars for October 23 for our Homecoming Party and dinner with a DJ spinning disco tunes from 5:30 to 8:30 PM.
• It’s never too early to plan your Halloween costume! The party starts at 5:00 PM on October 31

Have maps or directions, non-perishable supplies, emergency contacts, batteries, a radio, and medical supplies on hand. Stay safe, stay informed, and be prepared.
