WEST PEARLAND AIR QUALITY

The assistance of residents is necessary in order to improve the quality of data that is being captured by both the City and TCEQ. Many residents are posting the air quality events on Facebook or other social media outlets. Residents should report their issue directly to TCEQ/the City of Pearland. All smells should be reported to the City of Pearland at 281.652.1900. The City is responding to these requests and making customer contact 24/7. Once City staff responds to the complaint, they will drive the area and attempt to document the boundaries of the odor event. All other environmental complaints regarding odors can be submitted to the TCEQ by calling the Houston Regional Office depending on the type if odor:

STAYING CLEAN UNDER PRESSURE We all want to live in a clean, healthy and well-maintained community. Since we live in the south and we all face the

same common dilemma; everything gets dirty and moldy. Mold, mildew and many other contaminates grow everywhere

around our properties. As you walk out your door, you may be greeted with dirt, spider webs or black mildew on the trim

around siding. Vinyl siding is no exception. Even the stucco and brick can show the green mold growing. Sidewalks and other surfaces get slippery with mold. Black stains appear on roofs, wood decks get covered with mildew and coatings fail from these growing organisms. There’s no ignoring it. It is there and has to be cleaned regularly. Homeowners and associations alike must deal with the exterior cleaning and should do so sooner than later.

BENEFITS OF PRESSURE WASHING PREVENTATIVE MAINTENANCE

First and foremost, pressure washing is smart preventative maintenance for all exterior surfaces. Exterior washing,

when done by a professional, helps extend the life of our properties. It eliminates contaminates that contribute to rot,

decay, and the premature failing of the coatings and building materials. Cleaning of buildings, concrete, roofs and wood structures can add years to the life of these surfaces as well as save on costly repairs. ADDS VALUE

“Curb appeal” is a primary reason why we live where we do. A clean, safe, health hazard free property is the key

ingredient to adding value to our communities. Value to residents who want to live in a clean and attractive community and value of curb appeal to those who want to sell or lease their homes. SAFETY & HEALTH

Dirt, mold, mildew, oil and the many other contaminates we find around our properties all pose risks and may pose

costly safety and health issues. Proper washing can protect against such things as slip and fall accidents as well as protect against mold intrusion, allergies and other health and safety related issues.

HOW CAN WE MAKE OUR COMMUNITY BETTER?

Through smart preventative maintenance programs, we can extend the life of our properties and maintain the integrity of the community.

Spring is the time for Spring Cleaning When sorting out what stays and what goes, keep in mind that “free” furniture and appliances should not be placed on the curb! Donate the items to a local thrift shop, where someone will be appreciative to have it! Be mindful about storing items in your backyard, neighbors may not appreciate the items in plain sight as much as you do.

Spring Leads to Thoughts of Home Improvement Whether it is exterior house painting or landscaping or anything that changes the appearance of your property, you need to submit an Architecture request to the ARC and get approval before starting work.

BLOCK CAPTAINS NEEDED!!! - by Watcher in News & Updates on January 23rd, 2017

The key person in any Neighborhood Watch group is the Block Captain. This person is an integral component to keeping the block actively involved in crime prevention efforts as well as the important process of information exchange between neighbors. We are looking for additional “block captains” to improve communications among SCR residents and help maximize the results of our programs and community events. The Block Captain duties are still being developed with input from the actual volunteers who agree to serve. Generally, the following duties exist: 1. Develop a neighborhood communication system to distribute vital information to neighbors pertaining to criminal activity and other concerns that develop in the area. This can be a periodic newsletter, telephone tree, and/or a one-page notice that can be quickly distributed. 2. You are encouraged to arrange for your group to meet socially at least twice per year to exchange information and renew relationships as well as to get acquainted with new neighbors. People who communicate regularly will care more about each other and be more willing to keep an eye out for suspicious behavior. The annual National Night Out (NNO) celebration is one example that will bring your neighbors together. 3. Encourage neighbors to advise you concerning criminal activity. It is the victim’s responsibility to contact the police. However, you can keep a record of break-ins, vandalism, graffiti, and/or any activity that becomes a concern for you and your neighbors. Provide this type of information to neighbors at your next block meeting. Your position as a Block Captain does not give you any law enforcement authority. You are simply the person who facilitates the unity of the group, distributes information, and coordinates activities. The job you are doing is important and appreciated by law enforcement, but it carries no authority.

Vino with a Twist

To celebrate Valentine’s Day, SCR hosted “Vino with a Twist” at Reflection Bay Event Center. Residents relaxed with an evening of painting their original designs on wine glasses or a beer stein while enjoying wine and dessert bites. “Brilliantly Painted by Brittany,” provided the wine glasses, art supplies and instruction. KEEP YOUR HOME SAFE WHILE TRAVELING DURING SPRING BREAK Warmer weather is right around the corner, and if you’re like millions of Americans, you may be celebrating its arrival with a vacation during spring break. But before you pack up and head out, make sure you aren’t neglecting the security of the home that you’re leaving behind. Here are a few tips that can help protect your home while you are away. Keep your traveling under wraps. While you may want to share your exciting travel plans, it’s best to keep that news offline. Posting information about the date and destination of your trip on social networking sites like Facebook or Twitter makes you an easy target for potential burglars. It’s also important to be conscious of your social media activity while you’re gone. Avoid sharing your whereabouts via various location-based social networking websites such as Foursquare or Gowalla. As tempting as it is to share a picture with friends, wait to post photos from your trip until you return home. Discourage burglars from choosing your home. Burglars prefer to break into homes that are unoccupied, so one way to protect your belongings is to make it appear as though you

14 VOLUME VII, ISSUE 3 2017

SHADOW CREEK RANCH

are home. Set timers on lights, radios and televisions to turn them on during appropriate times. Ask a neighbor you trust to put your trash cans out on trash day and pick up your mail and newspaper. Additionally, burglars will take notice of an overgrown lawn and use overgrown hedges as a hiding spot. Make proper arrangements to have your lawn mowed and foliage trimmed if you will be gone for an extended amount of time. Deny easy access to your belongings. Research shows that burglars usually spend no more than 60 seconds breaking into a home. Using locks on windows and doors is one of the most basic ways to increase the break-in time, which may cause burglars to look elsewhere. It is estimated that nearly one-third of all burglars enter through the front door, so install deadbolt locks for added security. Also consider using motion-sensor lights in the dark areas outside of your home, such as your garage or backyard. Manage the risk by enlisting help. Inform trusted neighbors, friends and family of your vacation plans and ask them to keep an eye on your property. Tell them how long you will be gone, as well as names and descriptions of anyone who may need access to your house. Always leave a house key and a phone number where you can be reached with a trusted individual. Avoid accidentally triggering your alarm by making sure anyone who will have access to your home knows how to properly operate your alarm system. If you will be taking an extended vacation, consider a house sitter and let your local police know when you will be away. Protect your home by being able to detect a burglar. Studies also show that homes without security systems are three times more likely to be broken into than homes equipped with a system. By investing in a security system, you’ll add to your protection and peace of mind, whether you’re at home or away. Before your vacation, get into the habit of arming your system each time you leave your home. Crime statistics show that homes with security systems are often successfully burglarized because the system was not armed at the time of the burglary. Keep an eye on your home while you’re away. Smart home technology can be a useful tool for protecting your property while you travel. An enhanced security system complete with surveillance cameras gives you the power to see what’s going on in your home and receive activity alerts straight to your web-enabled device. Smart home technology can also save you money on your heating bills while you’re away. And you won’t have to come home to a chilly house. With the press of a button, you can program your lights and air conditioning to turn on before you get home. SHADOW CREEK RANCH Important Information for Landlords

If you are an owner who leases your home, we’d like to make the leasing experience successful and positive for everyone by informing you of your responsibilities. This will help preserve your property value specifically and maintain the association’s property value in general. Your tenants may not be familiar with common-interest community living. Please take a few minutes to explain to them that living in a community association is very different from living in a rental apartment community. Specifically, your tenants, like all residents, are subject to the rules and regulations of the association, and it’s up to you to educate them and see that they comply. The responsibility lies with you, we recommend you provide your tenants with written copies of all policies and rules and advise them on the proper use of the association’s facilities. You can obtain copies of these and other useful documents at www.shadowcreekranchhoa.com. We strongly recommend that you have a written lease agreement with your tenant. As a lessor (landlord) of a home in a community association, the lease you use must require tenants to comply with the association’s governing documents. In the event your tenant fails to comply with these documents, including the bylaws, or its rules and regulations, the association will send a notice based on the information you provide in an attempt to remedy the problem. If the tenant does not correct the violation, the association will expect you to remedy the violation using the recourse available to you through your lease agreement. If you are unable to correct the violation, the association may pursue appropriate legal action against the property owner. The association asks that you provide the property manager with a copy of your lease agreement, the names and contact information of your tenants. The association will add your tenants to its mailing list, and they will receive the newsletter, invitations to participate on committees, notices of social activities and general association-related information. This information will also be used in case of emergency. Follow these simple steps and you, the tenants and the association will all have a positive community association living experience: • Provide your tenants with copies of association rules. • Educate tenants about the need to follow association rules, and see that they comply. • Advise tenants on the proper use of association facilities. • Use a written lease agreement. • Make sure your lease requires tenants to comply with all association governing documents. • Provide the association with contact information for your tenants.

ABOUT THE HOPE THROUGH GRACE 12TH ANNUAL 5K RUN/WALK-A-THON Grace L. Butler, Ph.D. Professor Emerita University of Houston Founder/President Hope Through Grace, Inc. March is colorectal cancer awareness month. It is not well known that colon cancer is the second leading cause of cancer deaths among men and women. Further, it is not well known that colon cancer is one of the most preventable cancers. We are “Walking for a Cause” Hope Through Grace, Inc. (HTG) has funded baseline colonoscopies for dozens of asymptomatic uninsured or underinsured individuals a minimum of $1,000+ each plus the expense of pathology services. This represents a significant investment that HTG makes to the community. Many individuals screened had polyps (some pre-cancers) or other colon health problems that, without the colonoscopy funded by HTG, would go undetected. Early detection before turning into cancer is imperative; and Hope Through Grace has been there to provide it for persons who have no other place to turn. March 25, 2017 marks the 12th year that HTG has hosted its Annual 5K Run/Walka-thon. It is one of our most fun events to plan as well as participate! From the very beginning, Hope Through Grace has promoted living healthy lifestyles, and what better way to do that than to get the community moving? Each year brings out more participants than the last and we are excited to keep growing, spread awareness on the importance of colon cancer screenings and meet more members of our community. Pets, stroller clubs, line dancers, students (high school and post-secondary), senior citizens and others all are welcome. On March 25, 2017, join us to enjoy some fresh air, meet new friends and continue the tradition of helping others. By registering for our 12th Annual Walk-A-Thon, you will help fund colon cancer awareness and education initiatives along with cancer screenings for those people who need it most. Your support of this fundraising event enables us to help prevent the onset of disease by providing financial support to uninsured persons and the underserved community in the Houston Metroplex area and adjacent counties as well. There are many who do not have health insurance, or the funds to cover baseline colonoscopy screenings. That is where Hope Through Grace steps in! Money raised during this annual event goes towards paying for health education programs and colonoscopies for the members of our community that cannot afford the procedures.

Register at www.hopethroughgrace.org Call: 713-436-1273 for more information See you March 25, 2017 at Tom Bass Park III, Pavilion III Section IV 15108 Cullen Blvd, Houston 77047.

Landscape Renovations: Where To Begin

As Shadow Creek Ranch matures, landscaping begins to show signs of aging. This is the time of year that your boards are considering different ways to update and enhance our landscaping. It’s a financial investment that enhances curb appeal, adds value and increases the quality of life to our association. So, what are a few ways Shadow Creek Ranch plans to renovate and upgrade our common areas? • Have a plan – We partner with a professional seasoned contractor, arborist and architect to share our vision. Our partners help us navigate the thought process by focusing on high impact areas first, then smaller areas. Breaking large spaces down into sections, prioritizing them and then figuring out what is needed is crucial – having the right partner is essential in order to achieve the vision that’s right for the community. • Establish a schedule to replace plant material – We select new plants that tie in to our present landscape configuration. By choosing plants that will bloom at different times of the year we ensure there is always some natural color to brighten the view. • Shrub replacement – Shrubs have a relatively short life span – around 10 years. Currently we are replacing or removing them due to their declining health or incorrect locations. They are being replaced with drought-tolerant shrubs; that will thrive in either sunlight or shade, and also bloom throughout the year. • Use ground cover –Associations such as Shadow Creek Ranch have a well-conceived water conservation program to save money and better protect our property values. We convert green space areas to ground cover, dwarf shrubs or install tall grass to reduce maintenance and water costs. • Trees – WE have partnered up with an arborist to trim, prune and raise the canopies throughout Shadow Creek Ranch. When we consider replacement tree options, we research to find out how big the tree will be in 10 to 15 years, and the required maintenance. For example, trees that drop leaves in the fall mean more maintenance expenses. • Upgrade Irrigation – Shadow Creek Ranch works closely with our landscape contractor to help maintain our irrigation controls. By monitoring our water conservation we reduce our water consumption by 20-30%. Landscape is one of our largest most VISUAL parts of our community. Enhancing it not only brings enjoyment to our residents, but it’s an investment that can increase property values. *Shadow Creek Ranch is currently accepting proposals
