PUBLISHER AND PRESIDENT LE T TER

DEAR READER: As we climb out of this pandemic, we are reminded how it has affected all of us both personally and professionally. With the help of our member companies, we remain grateful for the work the Home Builders & Remodelers Association of Cape Cod (HB&RACC) has done locally to protect the municipal process to secure permits, schedule inspections and help regulatory boards meet while town halls remained closed to the public. We also remain grateful for the work of the Home Builders & Remodelers Association of Massachusetts for their work at the state level—along with the help of the governor’s office—to ensure that construction be considered an essential service. With that designation, our member companies were able to keep working while strictly following public health guidelines. Circumstances enabled us to take time to reflect. Many of us working from home realized the need to build or remodel our spaces to make them more functional—especially on Cape Cod. With soaring real estate values, it makes economic sense to transform the home you currently have, or to a buy home and make it your own. Our member companies can help you with that. They are all experts in their fields, exceptional in their craft and are models of professionalism. Looking for help with building or remodeling? Check out the membership directory to find a local expert in your area to make your dreams a reality. With restrictions lifting, we are excited to host a full slate of events that HB&RACC members, as well as members of the public, can take advantage of this year. We appreciate your support and encourage you to peruse the highest quality of craftsmanship depicted in this magazine by our member companies. With our thanks and optimism for what is ahead,

EDITOR’S LE T TER

MICHAEL & SUZ KARCHMER

A Slice of Paradise AS I SCROLLED THROUGH Facebook the other day, I paused on a friend’s post featuring photos of her inviting backyard. It wasn’t elaborate, lavish or expansive, but it looked so relaxing and comfortable. It was the perfect place to cozy up with a good book or host a festive summer gathering for friends and family. An L-shaped couch with colorful throw pillows on her deck and hanging flower baskets beckoned. She wrote: “I may not have the most perfect deck or backyard, but it is most certainly my little slice of heaven.” Since more people worked from home during the pandemic, homeowners extended the indoors into the outdoors, creating cozy and comfortable spaces steps from their back door. They added patios, pools, hot tubs, bars and large seating areas with firepits. For our cover story, “Great Backyard Escapes,” writer Carol K. Dumas visits with project managers, builders and landscape architects to dig into landscape trends. Her story highlights several stunning backyards across the Cape, including a beachfront retreat with a deck bar in Dennis and a rustic pool house barn in Orleans. We know you’ll find some inspiring ideas on these beautifully photographed pages. In addition to sprucing up backyards over the past year, homeowners have also taken on major kitchen renovations. When I called Gail O’Rourke of White Wood Kitchens, one of the first things she said to me, “When you visit my showroom, you’re going to want a new kitchen.” Of course, she was right! In the article “Kitchen Queen,” O’Rourke says as more people quarantined at their Cape cottages, they suddenly wanted to elevate and expand their dated spaces—and add more storage. I enjoyed sitting down and chatting with her about kitchen designs and trends. O’Rourke brings a unique perspective to the table since she built her career on learning the craft of cabinetmaking before launching her own company. This is my debut issue as editor of At Home on Cape Cod and I am excited to showcase the beautiful work of the members of the Home Builders & Remodelers Association of Cape Cod. As you flip through the summer publication, you’ll notice some new features, including “Ask an Architect” and a “Mood Board,” which offers inspiring ideas for the interior of your home. I welcome your ideas and comments at Lisa@capecodbuilders.org. Wishing you all a happy summer!

A whale made from Versatex and painted by artist Bradford Allen in 2020 is on display in John and Andrea Marsh’s home in Chatham. Bill Marsh, founder and president of Eastward Companies, bid on several whales from Chatham’s Art in the Park last year to help support the town and to display the unique local artwork in some of his homes. Eastward is also sponsoring a whale this year.

ersatex is so, well, versatile. The PVC material that duplicates the beauty of wood and withstands the elements is a popular product on Cape Cod used for outside house trim, decking, railings—even whales! Since Versatex stands up to the weather better than plywood, it was the logical choice for Art in the Park in Chatham, the annual outdoor summer art exhibition which showcases vibrantly colored whales painted by local artists. “It will never rot and it’s not going to warp,” says John Marsh, project manager at Eastward Companies, who has a whale painted by artist Bradford Allen on display in his Chatham home. “Especially here on Cape Cod, there is so much salt in the air from the ocean. It will last forever.” In the winter months, Stello Construction cuts out 60 whale shapes from Versatex sheets that are one-inch thick and about 6 feet in length (about six whales can be cut from one sheet). “We have a template, then we take a jigsaw, cut out the rough cut, then put the template on the rough cut, run it around the shaper and sand the edges a little,” says Mike Stello. The final piece is drilling two holes in the bottom of each whale so threaded rods can be screwed in and then installed into the ground at Kate Gould Park.

For Art in the Park, Mike and Robert Stello of Stello Construction volunteer their time to cut whale shapes from sheets of Versatex, a durable material used for house trim.

An online auction is open throughout the summer. When the auction closes, half of the proceeds go to the artists. The remainder of the proceeds helps to support events, activities and town-wide projects to enhance the beautiful town of Chatham. The event attracts visitors from all over the world and helps boost business. The whales swim (or rather, are shipped!) all over the country and sometimes travel as far as England.   Home Builders & Remodelers Association of Cape Cod

Art in the Park will be on display through Aug. 20 at Kate Gould Park in Chatham. To bid on a whale, visit chathaminfo.com

ERIC ROTH

BEFORE

BEFORE

Q: A:

How do you renovate an older home to live the way people want to live today while respecting the existing architecture?

“Older homes can come with a handful of challenges, including small spaces, crowded floor plans and little-to-no indoor-outdoor living opportunities. This gambrel-roofed, shingle-style, 19th-century house in Osterville felt dark, inward-facing and cramped, despite its desirable location and south-facing waterfront views. To accommodate our clients’ needs for more space and a greater connection to the exterior, we developed new wings that complemented the existing architecture. The new additions create a sense of implied symmetry that reinforces the exterior’s original mass and scale,” says Michael Tartamella, managing principal of Patrick Ahearn Architect. “Elsewhere on the property, a four-bay carriage house provides ample recreation and storage space and hosts a guest suite on its upper floor,” says Tartamella. “The structure’s position on the site bookends a new pool, and its gambrel roof and shingle-style exterior mirror those of the main house. The renovation honors the home’s past while reimagining the property and the interior for how people want to live today.” patrickahearn.com

steps into a grand exterior stairway that makes a statement.” RESCOM introduced stone and expansive landscaping into the plan to create a magnificent rising entry, which is primarily enjoyed by guests. There is also a ground-level foyer leading from the three-car garage, which is often used by the family. Zelfond previously owned a summer home in Falmouth for 20 years before he found an available lot on Scraggy Neck. It was an area that he and his family had long enjoyed for biking, so he appreciated the complexity of the location. “I have some experience in building houses,” says Zelfond, who has had several houses constructed in Boston and Brookline. “I knew the house here would be in a flood zone and that it would be a complicated structure, with a first floor located 17 feet from the ground.” Zelfond says that he was involved in every detail of design and construction, which was overseen by Falmouth-based builder Bradley Broderick, owner of Bradley E. Broderick

Building & Remodeling. Broderick, who has been building and remodeling high end-custom homes in Falmouth, Mashpee and Bourne for more than 20 years, says he and Siroonian have built multiple houses together. “This one was the definitely most interesting that I have built with him,” says Broderick, “because of the overall height that was required due to the velocity zone/ flood elevation.” Broderick said the home required a heavily reinforced concrete pier foundation and a steel beam perimeter structure— cleverly disguised around the bottom elevation of the house, which helped achieve its grandeur. “The project was an absolute pleasure to build and I truly love the outcome,” says Broderick. Since the house is right on the water, only the best materials were used to sustain the wind, salt water and sunshine, says Zelfond. The expansive outdoor decks and porches are made from Ipe wood decking, the exterior shingles are double-dipped and the frame of the home is metal. Continued on page 32

Every bedroom and two master suites in this extraordinary house on Scraggy Neck boast water views. “It’s almost like the backside of a waterside property has become the new front,” says architect Gregory Siroonian.

Continued from page 29 “I wanted everything to be maintenance free and able to withstand all that nature would throw at us.” Zelfond and his family wanted to relish those natural elements, so they added high ceilings and an abundance of windows. As a result, the main-level foyer is 20-feet high and leads into an enormous open-plan living and dining area, with floor-to-ceiling windows displaying a dazzling vista of a private beachfront on the bay. “What makes this view especially pretty,” says Siroonian, “is that you are not looking at wide open water, you are looking across Megansett Harbor, with a charming landscape visible behind the cove.” Siroonian’s company specializes in waterfront homes, and he notes that an open floor plan with water views is very popular. “Most of the living areas will be aligned toward the water, with more utilitarian spaces placed toward the front of the house,” he says. “It’s almost like the back of a waterside property has become the new front.”

32

Zelfond has a big family, including five grandchildren, so one of his directives for the home was to create plenty of room for everyone, with gathering centers for dining, socializing and relaxation. “We needed the space to accommodate everybody, and I wanted an open feeling in the living areas, water views from every bedroom and two master suites.” Having two primary bedrooms is becoming more common, says Siroonian. “With one on each of the top two levels of the home, you can give younger couples the upstairs suite, and allow for first-floor living for older members of the family.” He notes that in this home, however, access is eased by a full-size elevator that serves the ground, main and second floors. There are stairs everywhere, says Zelfond, but the elevator is also very convenient. He feels that the views from both master suites are equally excellent, although the upper bedroom offers a bit more privacy. “Both of them have decks, plenty of closet space and the downstairs master has a sauna while the secondfloor suite includes a steam shower and soaking tub.”

The first floor offers one large open space with dining areas and the kitchen all flowing together. The commercial-level kitchen includes custom cabinetry and high-end appliances.

When the family wants to be together, the home offers extraordinary common areas. “The first floor is essentially one large open space with the great room, breakfast and dining areas and kitchen all flowing together,” says Zelfond. “My wife and I both love to cook, so we put in a commercial-level kitchen with custom cabinetry, high-end appliances and a butler’s pantry.” “The interiors are detailed nicely, but not overdone, very timeless and crisp,” says Siroonian. Zelfond worked with interior decorator Marie Share, who helped create a clean and beachy feel throughout the home.

34

Siroonian also designed incredible exterior living spaces for the family to enjoy. There is a covered porch and deck that runs the length of the house along the back of the main level, and three additional decks are located off the second-floor bedrooms. The ground level, which includes a generously sized exercise room and storage area in addition to the entry vestibule, opens to an under-deck patio and sloping lawn. “We really like to dine outside, or have our coffee on our deck,” says Zelfond. “We can sit and lounge and look at the view,

while the grandkids can head down to the beach, or use the kayaks on the cove. BACKYARD

Homeowners create comfortable outdoor entertaining spaces with pools, firepits, outdoor kitchens, a deck bar—even a rustic poolside barn. BY CAROL K . DUMAS

In 2020, the cancellation of travel plans and spending more quality time at home inspired many people to create backyard sanctuaries—a place to get away with family in a comfortable and safe environment. Building companies, landscape architects and contractors have been extremely busy ever since, fulfilling homeowners’ wish lists for ultimate outdoor havens. “We’re seeing lots of pools, pool cabanas with heaters, outdoor patios, gas fireplaces and firepits—even putting greens,” says the team at Jaxtimer Landscaping LLC. “In the 28 years in the green industry, we’ve never seen anything like this!” Jon Philips, construction manager and field supervisor at McPhee Associates of Cape Cod, says many homeowners are creating more porches, deck areas and swimming pools to enjoy their staycation lifestyles. “The exterior of the home is now considered an extension of the living space, rather than just a backyard,” says Philips.

A modern poolside barn frames the property and creates an inviting space for entertaining. Cape Associates — celebrating their 50th anniversary this year—salvaged the barn’s original beams, which were later turned into repurposed outdoor furniture.

Rustic Yet Modern UNIQUE POOL HOUSE BARN

T

he homeowners of this Orleans house initially wanted to turn a barn on their property into a multipurpose pool house/garage to accompany a new pool terrace and stow their Jeep. In the end, the barn was not able to be saved, but it served as a design inspiration for Peter McDonald of Peter McDonald Architects and builders Cape Associates. McDonald created a rustic yet modern poolside barn, primarily used to frame the property, connect the backyard and the home, and create a space for entertaining. Inside, the new pool house barn features a large salvaged soapstone sink the homeowner bought at a Boston restoration store—a unique item that jumpstarted the entire project. Cape Associates salvaged the barn’s original beams, which were later turned into repurposed outdoor furniture. The structure itself is cedar, shiplap, exposed rafters and studs and non-slip concrete flooring. It incorporates oversized hardware, minimalist lighting and barn doors—custom built in the Cape Associates’ millwork shop. Some of the doors are double, French-door style, others sliding—but all with generous openings.” You can drive a tractor into this barn and put hay in the loft,” says McDonald.

S

et on an idyllic, beachfront lot along Dennis’ South Side, this Cape Cod retreat was once a two-story duplex, rented seasonally, before the new homeowners took ownership. Purchased for its location and unobstructed views of Nantucket Sound, the homeowners tasked McPhee Associates with the challenge of creating a new home on a smaller lot; one that came with a myriad of regulations and restrictions. When building new, the home had to be constructed on pilings 14 feet above ground level due to coastal dune requirements, as well as the challenges of construction in a flood zone and conservation area. The result? A brand new, multi-level family home with indoor/outdoor access throughout and a footprint made to entertain.

42

Designed around the family’s need for four bedrooms and a sizable amount of living space, the home includes a great room with multiple panel sliding glass doors and easy access to the gourmet kitchen, which features quartz countertops and custom cabinetry. Overlooking one of the back decks is a folding NanaWall window, opening to a deck bar, making host duties and entertaining a pleasure. A seamless flow from the inside out, the home was built with walls of windows and sliders throughout. With handsome decking made of Ipe, an exotic wood harder than mahogany, synthetic posts, cable railings and glass panels, the living spaces transcend seamlessly outside. Two private outdoor showers and custom foot wash complete the exterior, allowing for those easy, laid-back beach days the homeowners desired.

Close to Nature INFINITY EDGE POOL

T

he homeowner for this West Bay summer home in Osterville wanted to simplify their existing pool area and seamlessly integrate the home’s interior with the outdoors. The client also wanted to streamline access to the pool terrace, which had been previously accessed from a long ramp through a pool gate and fence that surrounded the pool area. To accomplish this, the landscape construction team at Jaxtimer Landscaping LLC created a lounge area and dining space adjacent to the home’s interior living room and kitchen. The infinity edge pool was positioned to the side of the home’s two sets of large lift and slide doors to keep the primary view of West Bay unobstructed. A set of generously sized monolithic granite steps, which replicated the feel of marble, lead directly from the upper terrace to the pool terrace area supporting multiple pedestrian desire lines to allow for easy flow. The pool’s interior color was selected to reflect the light qualities of West Bay’s waters. The pool’s outer weir edge was defined by a dark contrasting tile that, when viewed from the pool terrace, would recede into the grassy vegetation beyond and mimic the grasses edges of the adjacent bay. The 23-by-45-foot pool also includes a sun shelf that allows use by multiple generations of family from toddlers to grandparents. A hot tub was located in the corner to provide a quick warmup on chillier Cape Cod days.

Walk This Way PATIOS, FIREPITS AND OUTDOOR KITCHENS

Stunning Stonework: Trends in paving have changed from small pavers and bricks to larger, slab-style stone, says Stonewood Products marketing manager Jason Hogan. If you’re not a fan of wood-burning firepits, Stonewood has several great options for gas firepits as well.

tonewood Products offers an outdoor showroom sure to inspire homeowners seeking to create a backyard oasis. Since 1997, this business has been a source for building materials and outdoor living supplies, including natural and reengineered stone from all over the world. Its flagship store in Harwich displays its stone wares on pallets scattered around the massive yard and also installed in different settings. Types of material are identified with signage so customers can get an idea of what a material looks like when it’s used in a walkway, as steps or for a patio, for example. The outdoor showroom also displays furniture, fireplaces, firepits, water features and outdoor kitchens. It’s so attractive that people have asked to have wedding receptions there.

Everblue pavers from Stonewood Products, installed at the Pelham House Resort in Dennis Port, replicates the look of natural bluestone but resists fading and staining.

Trends in paving have changed from small pavers and bricks to larger, slab-style, says Stonewood marketing manager Jason Hogan. Homeowners are also opting for a composite, low-maintenance paver called Everblue, which looks like natural bluestone, but resists fading, shaling and staining. But if you’re into natural stone, consider the rustic look of antique granite boulders for steps and a multitude of granite and other natural stones. Firepits can be simple and budget-friendly. Prefabricated metal versions fill the bill for the budget-conscious, but free-standing masonry fireplaces can elevate your outdoor space. Gas firepits and fireplaces even have remote control starters. Stonewood also offers kits that include metal fireboxes, which can then be covered with the stone of your choice. Cooking outdoors has reached a whole new level as home chefs seek high-end ranges. Massive stainless steel ranges and grills are often built in with masonry or cabinetry for a more finished look. Increasingly popular, says Hogan, are pizza ovens.

reating a backyard oasis makes homeowners feel like they are always on vacation. This is especially true for a Chatham couple who drew on their tropical getaways at resorts in Hawaii and Southern California as inspiration for their project. Beneath the stone is a hidden rain gutter system, which leads to a large underground concrete dry well. The gardens include a secret garden and many varieties of ornamental trees. Mature emerald green arborvitaes and cedars were planted on the property line for privacy. There’s an outdoor kitchen as well. “One of the homeowners is originally from Hawaii,” says Webb, “and dolphins have always held a special place in her heart.”

Then, as it stretches seaward, it expands into a full twostory house with banks of windows framing the view.” To execute the clients’ vision of a comfortable, approachable beach house, PSD Design Principal John DaSilva opted for classic shinglestyle architecture. The off-center entry porch accommodates the plan needs (a sideways-facing twobay garage is directly to the right) and sets up the symmetry of the three steep gables. “We opted for informal classical columns on the front porch—I call them carpenter’s columns because they’re assembled with boards, versus traditional molded versions,” says DaSilva.

With the back of the house facing north/northwest, one of DaSilva’s primary goals was capturing as much southern light as possible. His response was a T-shaped layout, with the main living spaces paralleling the water as the top of the T. Two extensions—the office on one side and sunroom on the other—reach out even farther beyond the home’s primary outline to grab sunlight from three angles. From the front entry, a hallway leads past a bedroom suite on the left and garage on the right. Then, a generous connection point containing the stairwell, powder room and mudroom precedes the main living spaces. “This stair hall is a transitional space; it notches in between the front and rear gables,” says DaSilva. “High windows let natural light flood in from two sides.” The main pulse of the home is the kitchen, designed by Hyannis-based Classic Kitchens & Interiors. “It was conceived with the ocean view and family in mind,” says Barbara Darcy, one of Classic’s kitchen designers. From the water, the home’s character shifts: It presents as a singular form more focused on hunkering down than pointing skyward like the front gables. Two portholes (or eyes?) punctuate the second story and add to this anthropomorphic effect. “Even if you don’t know what you’re looking at right away, you sense the approachability,” DaSilva says. “These characteristics make the home feel fun and endearing; they give it personality.” With PSD handling the permitting, architecture, construction and landscape design, the clients enjoyed an efficient, seamless process. additional storage, expanded closets, new bathrooms and updated laundry rooms were at the top of wish lists. Now more than ever, says O’Rourke, homeowners are reviving, repurposing and investing in their Cape homes. In some cases, the kitchen remodel takes up half of the first floor. “People aren’t using their dining room, so they are saying, ‘What am I going to do with this room?’ They are turning it into a walk-in pantry, a bar, a laundry room, a larger kitchen,” says O’Rourke.

A kitchen doesn’t need to be expensive, as long as it provides the solutions you need. “A small kitchen with excellent storage is better than a big kitchen with lousy storage,” says O’Rourke.

The Design Process, From Start to Finish At the beginning of the project, O’Rourke meets with her client to assess the space, whether it is a remodel or new construction. The design process involves six meetings, typically half at one of her showrooms and the other half at a client’s home. The best advice she gives to clients is not to rush the process, keep an open mind and avoid setting unrealistic expectations. “People come in April and want it ready for Memorial Day or they come in October and want their kitchen ready for Christmas.” The design time isn’t the challenge, adds O’Rourke. Rather, it’s the cabinet manufacturers who have extended their lead time from 4 to 8 weeks to 12 to 20 weeks. But this extra time helps to avoid rushing important product and design decisions. “We give everyone ample time to get it right, measure it twice, digest and visit with the colors, cabinet designs, lighting and hardware.” The conversation then inevitably turns to the budget. “I always ask the client, is your budget under $50 (thousand) or over $50

(thousand)? That really drives what we do.” Several years ago, says O’Rourke, $45,000 was a reasonable budget for a new kitchen. Now, an average remodel costs $65,000 to $80,000, which typically involves walls being torn down, new flooring, electrical and plumbing. “People are often floored at the cost of doing a major remodel.” But O’Rourke emphasizes that a kitchen doesn’t need to be expensive, as long as it provides the solutions you need. “A small kitchen with excellent storage is better than a big kitchen with lousy storage.”

Imagining the Possibilities At the Sandwich showroom, the possibilities are endless. Customers can explore hundreds of cabinet finishes and designs, cabinet pulls and knobs and full kitchen displays. O’Rourke says hot trends include quartz countertops, black cabinets, pops of color on the island or backsplash (“bright blues are in”), all-wood islands, brushed bronze hardware and solutions for pets. Of course, stainless steel appliances still rule the day, but some oven ranges in blues, reds and whites are gaining an edge. Charging solutions (a “command central zone”) are also becoming more standard and are incorporated into cabinet designs to help conceal cords and prevent devices from getting wet. Homeowners may be pleasantly surprised to learn there are only three great layouts for most kitchens. “There aren’t going to be 20,” says O’Rourke, “and we are going to help you pick the best one based on how you cook, how many people visit, what

This allows O’Rourke to make changes to the design as she is speaking to the clients so they can better visualize the space.

Giving Back As a member of the Home Builders & Remodelers Association of Cape Cod, O’Rourke says she misses networking opportunities and looks forward to events starting up again. She credits the organization for helping to grow her business as well as providing solutions for clients on the Cape. She also stresses the importance of giving back to the community. For the past eight years, O’Rourke and her team have participated in the Blitz Build for Habitat for Humanity of Cape Cod. White Wood Kitchens has worked with professionals from the Home Builders & Remodelers Association of Cape Cod to complete a house in just five days. They most recently donated a kitchen to one of Habitat’s houses in Mashpee. “We continue to find ways to reach out and support the community,” says O’Rourke, who also makes it a point to work with local installers, builders and artisans, including Chatham-based Elements Concrete and Welding Creations in Harwich.

Despite the name, White Wood Kitchens offers dozens of design solutions beyond the kitchen. The team also designs bathrooms, entertainment spaces, laundry rooms and mudrooms. “We are really able to look at the space in a creative way and provide alternatives that increase function and don’t break the bank. We hear a lot of, ‘I never thought of that.’ No matter what room you choose for your dream design, cabinetry is more than a box with a door, says O’Rourke. “It’s a transformation of space and an expression of your style.”   Home Builders & Remodelers Association of Cape Cod

White Wood Kitchens is sponsoring a member mixer event from 6 – 8 p.m. on Tuesday, July 13, under the Sperry Tent at the Sagamore Inn Restaurant, 1131 Sandwich Road, Sagamore. Reconnect with friends, business associates and colleagues over light fare and a glass of wine or beer. Giant Jenga and raffle prizes will be involved! To register, visit capecodbuilders.org

Homeowners may be pleasantly surprised there are only three great layouts for most kitchens. “There aren’t going to be 20,” says O’Rourke, “and we are going to help you pick the best one based on how you cook, how many people visit, what storage you need and your budget.”
