CONTRIBUTORS BILL O’NEILL got his start in the communications industry delivering the Cape Cod Times on his bicycle. When he was a bit older, he became the lifestyle editor at that publication. Now a prolific freelancer, he writes about healthcare, pop music and other topics. He lives in Centerville and enjoys biking, hiking and kayaking.

A

particular request for builders and interior designers has been top-of-mind ever since people found themselves working remotely because of the global COVID-19 pandemic: “Make me comfortable spaces to work from home.” While many homes have been built with one dedicated office space, the need is growing for separate spaces to accommodate two spouses working from home and/or children remote learning. “During the last six months we have had customers asking us to plan for two home office spaces since they are now planning to work remotely full-time,” says Glenn MacKenzie of MacKenzie Brothers Corp. of Marstons Mills, currently building projects in the Pinehills in Plymouth. “A recent customer even added office space to a lower level (pictured at right), after completing a first-level office (pictured below), so family members have the quiet and privacy they need to work.” “The desire for organization with built in bookcases and storage areas has also been a top request,” says McKenzie.

WORKFORCE HOUSING RELIEF FUND

Donating to Housing Relief

T

he Home Builders & Remodelers Association of Cape Cod (HBRACC) partnered with Housing Assistance Corporation (HAC) to support their Workforce Housing Relief Fund, which was established to help Cape Codders impacted by COVID-19.

HBRACC hopes to help drive awareness and raise money, which will go directly towards rent or mortgage payments to help individuals and families in need stay housed. Brian Dacey, CEO of Bayside Building in Centerville, said that the Cape Cod building community was fortunate enough not to be shut down in March, and has continued to operate throughout the pandemic. “We were thankful and we wanted to give back,” says Dacey, who was the first to cut a check that helped inspire peers. “That led Tony Shepley [of Shepley Wood Products] to call the Home Builders Association to get other people involved.” In the first day alone, HBRACC Executive Director Chris Flanagan said more than $17,000 was raised. Today, he said, at least 50 HBRACC members have supported the relief fund, and the total has since passed $100,000, which includes $20,000 from member Cooperative Bank of Cape Cod. “It is critical that we keep people in their homes, as that is the foundation of their families and their lives,” says Tony Shepley. “We have a real opportunity to show our community leadership by banding together as an industry to help finance the fund.” HAC CEO Alisa Magnotta says this effort is a perfect example of synergy among like-minded agencies. “Any time you have two aligned groups that can come together like this, we’re stronger together,” she says.

“ The way people gather together in homes has changed,” says architect and builder Ben LaMora, “Renovations of older homes have to balance character with new expectations of functionality.” LaMora, whose Lineal Inc., Design & Build is based on Cape Cod and the South Shore, recently completed a renovation of a circa 1927 home in the Silver Beach area of Falmouth. “The family that has owned it for decades have many wonderful memories of the property, but they really wanted a refresh that would reflect how they live today.”

Working in tandem with interior designer Laura Barletta of Beautiful Interiors LLC in Weston, LaMora learned that different generations of family members were looking for various room changes and a new way to move through the home. “They just were not using it the way they used to,” says LaMora, “and they were looking to not only preserve the heritage of the house, but also find ways to give them more flow.” “It is a whole family home, with grandparents, parents, kids, cousins, and single folks all using it at various times,” says Barletta, who got input from everyone involved. One of the family members requested that the new kitchen have a water view for example, while another dreamed of a “fab girly bathroom.” Everyone wanted to ensure that there would be a downstairs bedroom and en suite bath for older relatives and

that the overall space be comfortable and modern. “I took everybody’s ideas and melded it into one cohesive plan.” Since the owners tended to visit with fewer members at any given time, they felt they had too many bedrooms in the current layout. “We took a bedroom and turned it into two baths instead,” says Barletta, which allowed each bedroom to be en suite or, in one case, have a bath located directly across the hall. in the back of the house to what had been the old dining room. “We also opened up the wall to the dining area, so it became an airy, open plan from kitchen to dining to living,” he says. To provide distinction between the areas, they incorporated beams and separate ceiling materials for each part of the space. The old kitchen became the new first-floor primary suite, and its adjacent bathroom includes aging-inplace amenities like grab bars. Other bathrooms have little hidden cabinets, and different fixtures and finishes to match personalities. “Knowing ahead which family members would use which space allowed me to incorporate design elements that are more masculine or kid friendly, for example,” says Barletta “We wanted to make it as comfortable a house for anybody who wants to visit.” Important to both LaMora and Barletta was the request from the family to retain certain cherished elements of the existing home. “They really wanted us to preserve some features, such as the fieldstone fireplace, and some of the vintage paneling.” LaMora, who found ways to use those salvaged wall boards. “It’s a renovation, so we have to get into walls,” he says. “We used some of the original 1920s wood from the walls we demo’ed to patch any holes in walls that remained.” Another way the build and design teams sustained the feel from the old home was by moving elements to where they could be most useful. An example is a built-in from

the old dining room which wouldn’t work in the new kitchen plan. So it was dismantled, relocated to the upstairs hallway and repurposed as a linen closet using the original hardware. “The old, cool stuff that made it a quintessential beach house stayed,” says Barletta. While LaMora’s team installed all new modern windows and doors, with some windows made bigger for better views, he was mindful to match the old molding style and window trims. “The original house had great period details, and the 1920s era work was very high quality, so we wanted to preserve and mirror that,” says LaMora who also installed all new mechanical and electrical systems, leveled out any sloping conditions and reinforced floors as needed. The exterior needed some attention as well. There had been some boxy additions put on in the 1970s, which had emphasized function over form.

LaMora worked with trim lines, rooflines, and window locations to harmonize the exterior, all without changing the footprint of the house. “We modified the look of the 1970s roof line by extending the existing ridge line to make the addition look like it was part of the original construction,” says LaMora. “We also wanted to make it look like a dormer instead of a two-level addition.” His team upgraded the entire roof, and to give it a more coastal feel, they chose natural red cedar shingles and copper gutters. “We also went with pre-dipped gray cedar on the exterior walls,” he says. “All of these elements worked well with the local vernacular.” One key exterior alteration was moving the main door. “There was a great old oak arched topped entry door, which, for whatever reason, was on the side of the house facing nowhere,” says LaMora. His carpenters added to the original door to make it fully 6’8” tall,


refurbished the hardware and moved it to the front of the home. “It was really nice to take the antique door and make it the main entryway to the home, instead of letting it disappear into obscurity.” “Certain things got salvaged and freshened, but we definitely wanted to also bring in new furniture and finishes to make it the light and airy beach house everyone wanted,” says Barletta. She sourced furniture such as wide, low sofas from Partners in Design in Newton for the teenage lounge area on the second floor and a new dining room table and chairs from Studio 534 at the Boston Design Center. She also sought out design elements which would complement the shore location. “I wanted the suggestion of the beach, but nothing in your face, so no beach signs or lobster pots,” says Barletta. “Instead I looked for pieces like the dining room chandelier which, to my eye, resembles a floating sea urchin.” Barletta also turned to other professionals such as Melinda Eaton for drapery and soft furnishing and Waterworks for the kitchen. “Waterworks did a beautiful job,” says Barletta. “We needed to include both dark and light elements to please different family

member, so I chose a white kitchen island with an absolute black perimeter, both in granite.” Overall, the renovation has thrilled the entire family, which just this year spent its first full summer in the newly imagined home. “No one in the family saw it during the renovation process,” says Barletta. “Everyone lives far way, and it was winter when we did the bulk of the work, so nobody was popping by to see what was happening.” The big reveal ended up occurring in the late spring, just as everyone was reacting to how to vacation during the Covid-19 pandemic. “I think the family realized they would use the Cape house much more now,” she says. The first family member to see it was completely blown away. “She almost didn’t recognize the house,” says Barletta. “Before, you would enter into the kitchen, and now there is a bedroom downstairs and the laundry is upstairs. It felt completely different to her, but she was so happy!” “The family wanted it to feel fresh and still maintain the

heritage of the house, but they they just didn’t know how to do it,” says Barletta, ” They just needed someone to help them figure it out.” She has worked with LaMora on at least five renovation projects and admires his willingness to try new approaches. “Ben is a joy to work with and one hell of a builder. He doesn’t have a narrow vision of how things should be, and he isn’t afraid to find solutions,” she says. “This was an old and outdated ocean front property that wasn’t being used to its full potential. Now everybody is coming down to enjoy it, all summer long, in a more meaningful way.” LaMora is pleased that his efforts allow the homeowners to create new memories in a treasured location. “We did a lot to make it feel like the same good old home, but also meet a much larger family’s newer expectations,” he says. “This family has loved this house for generations and their connection to it is very emotional. ENGINEERED TO LEAD John Bologna has planted his roots on Cape Cod and the region has benefited from the great work Coastal Engineering Company has done over the decades. BY BILL O’NEILL

W

hen John Bologna was a boy in Depew, NY, a small village east of Buffalo, NY, his father was a contractor. “Some of my earliest memories are of my dad going to work and coming back home with his muddy boots,” he said. “There wasn’t any job he was afraid to take on—wood, concrete, masonry, steel—he did it all. He was not afraid to tackle any project.” It was the 1960s and new houses were popping

up in the neighborhood. John and his brothers would gather scrap wood, nails and tools from his father’s shop to create their own hangouts. As he grew up, he was able to join his dad at work on real jobs. “I grew up being around construction sites all the time,” says John. He assumed that he would follow his father into the construction industry, but a high school presentation led him to a different path.

“One day a fellow from the National Society of Professional Engineers came to speak about career opportunities in engineering. It just kind of resonated with me. I was pretty good in math and science and I was always curious about how things worked. I liked the idea of designing things that work.” He’s come a long way since then. Bologna is CEO and president of Coastal Engineering Company. He is responsible for the overall direction, operation, and vision of the organization, including the successful implementation of strategic business plans and the firm’s overall financial health. Coastal Engineering is a 36-person multi-discipline engineering firm headquartered in Orleans with additional offices in Sandwich and Nantucket. Services include civil engineering, structural engineering, marine engineering,

land surveying, environmental permitting, and wastewater treatment systems operation and maintenance. Recent notable projects include Cape Cod Regional Technical High School, Sandwich Marina Harbormaster Facility, Wychmere Beach Club, and the Wequassett Resort and Golf Club. Another one of the company’s projects, currently under construction, is the inclined elevator at Pilgrim Monument in Provincetown that will connect Bas Relief Park on Bradford Street to the top of High Pole Hill at the base of the monument. “There’s a lot of interesting technology involved in this project,” he says. “We’ve had to run an extensive structure and geotechnical evaluation for the project’s slope stability requirements.” The inclined elevator is a basically an elevator cab that runs up and down the hill on an elevated track set

While engineering can sometimes seem like a lot of number crunching, Bologna encourages his staff to find the importance of each assignment. between two landings. “Provincetown is essentially a big sand dune, created by the advance of glaciers that formed Cape Cod ten thousand years ago, so we had to design a deep foundation system to anchor the pile supports into the sand to hold up the landing platforms and track rails.” Another challenge was coordinating with the inclined elevator manufacturer who’s located in Switzerland. “There aren’t too many of these structures on the East Coast, so there was a bit of a learning curve for the entire project design team,” Bologna said. “How do you get electrical power up there? What are the security needs, operational logistics, IT, the telemetry? The design requirements are very sophisticated.” Coastal Engineering also provided guidance for the regulatory side of the process; obtaining the permit approvals took the team almost a year. Coastal Engineering also tackles residential projects

including both single and multi-family complexes. The firm is currently working on several multi-family housing projects in Sandwich, Yarmouth, and Dennis, and has received a BRICC Award for the development at Brewster Landing. Coastal is also responsible for the site design for a number of assisted living facilities, including the recently completed Cape Cod Villages, a housing community for adults with autism in Orleans. “There is something deeply embedded in the human race that drives the need to safe shelter. These housing projects provide for a fundamental need for a safe place to call home. It’s deeply satisfying knowing that we are helping to fulfill that need.” says Bologna. After a childhood in Buffalo, Bologna went to Rice University in Houston, where he earned bachelor’s and master’s degrees in civil engineering. “It was the early ’80s and things were booming in Houston,”

he said. “There was construction all over the city, with dozens of high-rise crane towers in the downtown area. After I graduated, I went to work for one of the major structural engineering firms located in Texas.” As a project engineer at CBM Engineers, he was responsible for the structural design work on several multi-million-dollar projects, including a thirty story multi-use retail and hotel building in New Orleans. “After a few years, the bottom had dropped out of the whole market there, and I got a little tired of the city life,” he said. “I could have gone to work for another big firm in the city, but my wife and I wanted to live in a more rural area that offered good schools, recreational opportunities, and a safe environment for the family.” “Out of the blue, I saw an advertisement in an engineering magazine about a structural engineering firm in West Chatham. I was talking to my wife about it. We had the radio on in the background, and Patti Page’s ‘Olde Cape Cod’ comes on. My wife said ‘Oh man, you’ve got to send your resume.’ ” Joining Snyder Associates in 1987 was something of a homecoming. Bologna’s aunt and uncle honeymooned on Cape Cod and eventually his family started to vacation here. “The high point of the summer was coming out to the Cape. It always had a special allure to us.” It still does. Bologna, now 62, lives in Harwich and has found a lot of upside to living on Cape Cod. While he enjoys sailing and

fishing, most of his days are devoted to work and his family, including time with his two granddaughters. “We like hiking, biking, and going on beach outings – the nice things that the Cape has to offer,” he said. Bologna joined Coastal Engineering in 1988, after interviewing with company founder, the late Thomas “Will” Joy. He worked his way up from a project engineer to senior vice president and in 2005, when he and four partners bought the business from Joy, became the president/CEO. “The success of the company is the unity and collaboration of the firm’s principals and associates who share core values and common goals.” Bologna said Joy, who he regards to be one of his mentors, “emphasized the importance of client relationships and giving back to the community.” Bologna has learned a lot about leadership and has put much thought into the meaning and development of leadership over the years. He refers to his mentors and self-studies, including the Bible and books by Sun Tzu, John C. Maxwell, Jim Collins, and Ray Dalio. “You have to find your own leadership style,” he says. “Some people are very outgoing and dynamic, where’s others are a little more introvert-ish, but that does not necessarily mean that they will not have good leadership skills. It goes

It’s your core strength and the moral compass that guides and keeps you on course. Logos means you have to have good critical thinking skills and be able to present a well-thought-out plan that is logical and well-reasoned for people to follow. And Pathos is your passion and the sense of purpose that gives your work meaning that ties it all together.” While engineering can sometimes seem like a lot of number crunching, Bologna encourages his staff to dig deeper to find meaning in their work and the importance of each assignment. “It’s not just what’s on the drawings. What we’re doing is taking an idea and turning it into reality. Someday a mother will be putting a child to bed in the house that we designed and she will be relying on us to have done our job right. She’s not going to be thinking about bending moments, shear diagrams, or what the stress levels are in the beams. That’s our job” “Whether it’s commercial or residential structure, a civil site plan, wastewater treatment plant, drainage design, or shorefront protection for waterfront facilities, there’s a lot of engineering that goes into what we do, but most of that is 42

Thinking deeper than just ‘what’s my job?’ gives a philosophical underpinning to the work that we’re doing.” Bologna sees his role as passing on the knowledge gained from over 40 years of engineering practice to the next generation. “Coastal Engineering has long focused on helping our staff grow, and encourages professional development through mentoring and training. In the world of COVID and beyond, we foresee more internal and online training, providing junior staff with career development opportunities.” Bologna conducts weekly all staff briefings and offers

online staff training, with sessions covering anything from engineering design to contracts, insurance, and professional ethics. “I am proud of our entire team, and measure my success in seeing them each succeed and advance in the profession” With much of the company’s projects located on Cape Cod, there are often historical and environmental sensitivities that might not be a factor in other locations. “We live in a beautiful place. It is a microcosm of small coastal communities facing the threat of sea level rise, degradation of water quality, and the need to protect the environment while balancing the need for housing and economic development for the people that live and work here. W

hen Georgianna Oliver and husband Todd Trehubenko bought a lovely house on Chatham’s Stage Neck, they saw incredible potential to transform it into a place that would one day accommodate their family’s dream to entertain guests in an outdoor setting around a pool. The home already boasted an extensive deck off the back and a walkout basement below, which they thought could conveniently service a future pool area. But it would take work. Utilizing the small backyard was hampered by conservation wetlands. And it had to be graded given its existing slope. What’s more, there existed a single door out of the walkout basement. It sat underneath the deck, so it was often dark and wet, thus not very inviting. And while the decks were spacious, they did not access the backyard. In fact, if you came back from the beach, you had to walk through the house to get to the outdoor shower situated on that back deck. In 2017, Oliver and Trehubenko hired SV Design for renovation and master planning to the house and surrounding yard. After a few design iterations, they decided on a phased strategy. Phase One included constructing the pool, modifying the decks, and building the cabana within a portion of the basement.

Earlier plans proposed a 14’ X 25’ rectangular pool and then a 10’ X 40’ lap pool with a circular spa closer to the side of the house. They settled on an L-shaped Pebble-Tec pool that jags along the corner of the cabana with a square spa abutting it on the other side. Both would be built by Viola Associates. “We love going from the spa to the pool, back to the spa again,” says Oliver. “It is so quiet out here in Chatham, you can really appreciate the stars while you are in the spa at night.” The floorplan of the existing home consisted of a bumpedout office on the first floor. They knew that the area under this room was perfect for the cabana. They installed sliders on all three sides—singles that faced the sides and a double at the back—that would make for easy flow from the pool deck into the cabana. This room was outfitted with concrete countertops and a sink from Elements Concrete, cabinets, and furniture in which to lounge when you wanted to escape the sun. With all the sliders, “you

don’t even realize that you are inside,” says Senior Project Manager Katelyn Manfredo of SV Design. With older, college-aged children, the homeowners knew the basement was going to be frequently used, so SV Design worked with the existing slab and with the help of Topcoat Services in Hyannis ground down the floor to give it a more natural less-polished texture. A crack in the slab? They kept it. It added character. “Everything we did was meant to last a lifetime,” says Oliver. SV Design also made design changes to the decks, pulling back the one between the office and dining room bump-outs to be essentially a Juliet balcony. This would allow the double sliders where the single door to the basement once was so much more

light to what in Phase 2 would become a game room. Now that the decks were no longer connected, SV Design planned for two staircases to come down from the outside decks. Now one can access the outdoor shower from the backyard and the pool could be accessed from the first floor of the home. The design of these staircases called for a little flair to help invite use of this new design feature. They widened as they approached the ground, which looked great but required some extra effort from builder Peter Kimball of AP Kimball. “They did a phenomenal job aesthetically,” says Oliver. “From the corner of the pool, you can really appreciate not only the workmanship of the construction, but the perfect balance of the design.”

An earlier schematic design called for an extended deck off the dining room that would include a stone chimney for an outdoor fireplace. It would provide space for a dining table, couches and chairs by the fire, and some lounge chairs. But this was scrapped in favor of keeping guests situated around the pool deck. Oliver and Trehubenko were able to enjoy all of these outdoor features the following year while they built out more areas of the basement, including sleeping quarters, a changing room, and a game room. “The upstairs is traditional,” says Manfredo. “The downstairs is fun and playful.” There is some great contemporary artwork by Chatham artist Steve Lyons and the steel light sconces in the shape of schools of fish are by Harwich artist Steve Swain (Swain’s Frying Pan Gallery is based in Wellfleet). The previous owners had a well-placed island, but Oliver preferred to be facing the windows while she was in the kitchen. The flow was redesigned to remove the island and extend the counter around in a L-shape, while the range was relocated to this portion of the counter. prompted the team to consider removing the coffered ceiling. “I thought it could be removed to provide a better functioning light layout in the ceiling, but Georgianna really liked the details and wanted to keep it, so as a team we worked around it,” says Manfredo. “The house had such great energy,” says Oliver. “The previous owners had planned this great space, but never ended up using it.” SV Design and AP Kimball found efficient ways to update the home and backyard space. Oliver, Trehubenko, and their family—sons Alex and Teddy and beagle Tyler--can now enjoy their home for many years to come.

SEPARATING LIVING AND DINING The goals for the renovation of this historically significant home, located on Stage Harbor Road in Chatham, were to update the interiors to be more conducive to today’s lifestyle. The floor plan on the first level was opened up by removing existing walls. EXPANDING THE KITCHEN The challenge here was to reshape the first floor to better meet variety of needs for their family. Expansion possibilities for the kitchen began with relocating the dining room to the unused living room, enabling a kitchen wall to move two feet. This created opportunity for a larger island with seating for four and significant gain of cabinetry/counter space. Additional gains for the kitchen included large commercial appliances, an entertainment bar designed with beverage refrigeration, and a window seat with built-in drawers.
