Buying & Selling

SELLING A PROPERTY

1. You instruct your chosen solicitor and pay money on account.

2. You return completed forms and I.D.

3 Your solicitor issues Contract Papers to the buyer’s solicitor and they send the contract to you to sign and return.

4 You then return the signed contract to your solicitor.

5. Your solicitor receives enquiries from the buyer’s solicitor and sends them on to you.

6. When your solicitor receives your responses to the enquiries, they will then forward them onto the buyer’s solicitor.

7 Your solicitor then issues a financial statement to you showing the balance available from the sale.

8. The file is signed off by your solicitor.

9. A completion date is agreed between all parties in the chain.

10. An exchange of contracts takes place.

PURCHASING A PROPERTY

1. You instruct your chosen solicitor and pay them on account, return completed forms, I.D. and proof of deposit.

2. The solicitor then receives and reviews contract and title documents and requests searches on the property you are purchasing.

3. Initial enquiries are raised with the seller’s solicitors on the title to the property.

4. The solicitor receives your mortgage offer and reports to you on the mortgage with a financial statement and mortgage deed for you to sign and return.

5. You can then return the signed contract and mortgage deed.

6. Search results are received, and any additional enquiries are raised and the solicitor reports to you regarding the searches.

7. The solicitor receives the replies to title and search enquiries and reports to you on these accordingly.

8. They then report to you on the property and enclose a contract for you to sign and return to them (some solicitors send contracts for signing at the beginning).

9. You then send deposit money to your solicitor in preparation for an exchange of contracts.

10. Now there is a final file sign off by the conveyancer.

11. The solicitor requests mortgage funds and requests any remaining balance from you, and a completion date is agreed between all parties.

12. You then exchange contracts.

Letting

Appraisal

A member of our lettings team will visit your property to carry out a no-obligation rental appraisal. We’ll explain our approach, marketing strategy, and provide expert advice on the current market. Our team is trained to discuss every aspect of lettings, ensuring landlords understand their legal obligations and the services we provide. We aim to educate as well as advise, drawing on deep local knowledge and property expertise.

Marketing

We’ll create a detailed listing with professional photography, a floor plan, and an engaging property description. Your property will be showcased on our website and across major portals including Rightmove, Zoopla, PrimeLocation, and

OnTheMarket. Registered tenants who match your property’s criteria will receive the listing immediately.

Tenant Vetting

Our goal is to secure reliable, high-quality tenants. Restrictions such as no pets or smoking can be applied. Every applicant is pre-qualified before viewings are confirmed, ensuring they align with your preferences.

Viewings

All viewings are by appointment and accompanied by a member of our lettings team. This not only allows us to present your property professionally, but also assess the suitability of applicants. Landlords receive text alerts for each scheduled viewing, including appointment details and who will be attending.

Presentation of Suitable Applicants

When we identify a strong applicant, we’ll discuss their suitability with you before proceeding. This ensures you’re comfortable with the proposed tenant based on all available information.

Applications and Referencing

Only when both parties are happy do we proceed to full referencing. This includes credit, employer or accountant checks, and a previous landlord reference where applicable. Guarantors are sought if necessary. Once approved, a move-in date is confirmed.

Check-In / Move-In

On move-in day, we ensure tenancy agreements are signed, the deposit secured, and the first month’s rent collected. Tenants receive a standing order mandate and clear payment details. We notify utility companies and local authorities of the tenancy, supply meter readings, and

request that the landlord’s accounts are closed. The rent is then transferred to you, minus agency fees.

Inventory

An independent, professional inventory is prepared 2–3 days prior to tenancy start. This records the property’s condition and contents, with photos of meter readings included. The property must be professionally cleaned beforehand, including windows, ovens, hobs, extractor fans, and chimneys, with receipts provided. These standards are replicated by tenants at the end of the tenancy. Gardens should also be tidied before handover.

Periodic Inspection Visits

We inspect the property quarterly during the first year and biannually thereafter, provided the tenant maintains it well. Reports, including photos, are sent to you, highlighting any maintenance issues or concerns that may need addressing.

Maintenance Issues

With your permission, we’ll handle any repairs up to a pre-agreed cost threshold. You’ll receive full details of the issue and be advised once a contractor is instructed. All invoices are recorded and deducted from future rental

income. Our contractors are vetted for reliability and quality workmanship at reasonable prices.

Tenancy Renewals & Rent Reviews

We’ll contact tenants around three months before the end of their tenancy to discuss their plans. We then consult you with their intentions and any requests. We also review market rents annually and will advise you on potential rent increases. If agreed, we’ll manage this directly with the tenants.

Move-Out

When a tenant gives notice, we begin marketing the property (with your consent) to avoid a void period. A detailed moveout inspection is conducted against the original inventory. Any issues are reported to you and the tenant. If necessary, deductions from the deposit are agreed upon and repairs arranged. Once everything is resolved, the remaining deposit is returned to the tenant.

We ensure you remain fully compliant with all legal and contractual responsibilities. With over 170 pieces of lettings legislation, landlords face a complex and ever-evolving
