WORTHING PIER: A POTTED HISTORY

Worthing Pier has been a focal point of the town’s seafront since it first opened in 1862. Originally built as a modest landing stage for boats, it quickly evolved into a classic pleasure pier – extended and enhanced with a pavilion and theatre to entertain Victorian holidaymakers seeking sea air and spectacle.

STANDING THE TEST OF TIME

Over the decades, it has withstood more than its fair share of misfortune, including storm damage and a devastating fire in 1933, which destroyed much of the original structure. It was rebuilt in striking Art Deco style, and today remains a proud and much-loved landmark.

HOW TO PREPARE YOUR PROPERTY FOR

The rental market

Whether you’re a first-time landlord or a seasoned investor with multiple properties, preparing your property for the rental market is key to attracting the right tenants and securing a good return. A well-presented, compliant, and thoughtfully maintained rental home won’t just let faster – it’ll likely achieve a higher rent and attract longer-term, more responsible tenants too.

Here’s our step-by-step guide to getting your property market-ready.

1 UNDERSTAND YOUR LEGAL OBLIGATIONS

Before anything else, make sure you’re up to date with the legal side of letting. As a landlord, you’re responsible for providing a safe and compliant home. Key things to consider:

• EPC rating: Your property must have a minimum Energy Performance Certificate rating of E (though new legislation may soon raise this to C).

• Gas and electrical safety: You’ll need annual gas safety certificates and an electrical inspection (EICR) every five years.

• Smoke and carbon monoxide alarms: Smoke alarms are legally required in all rentals, and carbon monoxide alarms are legally required where applicable.

• Right to Rent checks: Make sure you’re compliant with immigration checks.

2 FIX AND FRESHEN UP

Small issues can make a big difference to tenants. Before putting your property on the market, carry out a thorough inspection and tackle the following:

• Replace any dated or damaged fittings and finishes

3 DECIDE ON FURNISHED VS UNFURNISHED

Think about your target tenant and what they’re likely to want. For example:

• Young professionals may favour fully furnished properties

• Families often prefer unfurnished, as they bring their own furniture

• Corporate lets or HMOs usually require a full furnishing package

If you do let furnished, make sure everything provided is in good condition and complies with fire safety regulations.

After 20 years as a homeware buyer for brands like Oliver Bonas and Laura Ashley, Jo launched Joanna Pratt Interiors in 2021 – bringing her distinctive blend of creativity, intuition and style to residential and commercial projects alike.

For the Jacobs Steel project, Jo focused on layering texture, tone and detail to create an environment that feels both welcoming and refined.

She has a natural instinct for blending old with new – reworking existing pieces where possible, and favouring local craftsmanship and sustainable choices wherever she can.

Jo’s approach is always grounded in the people she designs for. Her aim is to deliver spaces that not only look beautiful, but function beautifully too – places with soul and longevity, not just surface appeal.

“I believe that design should be timeless while pushing creative boundaries. I am drawn to work with meaning and character, mixing old and new and staying away from fleeting trends.

“I focus on creating lasting spaces, being mindful of sustainability, and incorporating local craftsmanship and heritage.

“My aim for the Hove office was to design a space that was both functional and beautiful, as well as warm and inviting – like stepping into a beautifully styled home – while still delivering that all-important ‘wow’ factor through thoughtful design details and a palette of rich, cosy colours.

“By incorporating carefully sourced vintage furniture from charity shops and flea markets, along with lush foliage in weathered terracotta pots, the space suggests a sense of timeless charm – inviting visitors to step into a warm, welcoming environment that feels both lived-in and thoughtfully curated.

“While it takes dedication and skill, it’s what I love to do and I enjoyed every minute of this project.”

HOW MARK FOUND HIS PERFECT HOME IN FINDON

After more than two decades, the beloved Edwardian family home in Finchley, filled with a lifetime of memories, was ready for a new chapter. Mark and his wife, Monica, felt a quiet longing for change.
