RS is an independent agency with two offices (Henley and Watlington) and an associate office in London St James’s. All the team live in the area, and have done for many years, so we have a huge knowledge of everything local and can advise on the best places to buy and guide people on the process who haven’t sold for many years.

These days, it’s fair to say that many estate agents are ‘keyboard warriors’ mainly emailing and passively relying on online enquiries. I still passionately believe that people buy from people and that a phone call is worth a thousand emailsand nothing beats having a physical office in the heart of the patch.
WHAT KIND OF PROPERTIES DO YOU MOST ENJOY MARKETING – AND WHY?
I love different types of houses and fortunately we have a huge range of properties in this area – from brick and flint country cottages to smart town houses, ultra modern cutting edge designs, riverside beauties to grand mansions surrounded by parkland.
HOW IMPORTANT IS LOCAL KNOWLEDGE WHEN IT COMES TO ESTATE AGENCY, AND HOW DO YOU AND YOUR TEAM STAY CONNECTED TO THE COMMUNITY?
Local knowledge is key especially when advising people moving from London or abroad. I love living here and have many connections to the local community. We sponsor Henley United girls football team, Henley crown bowls club, Watlington town football club as well as many other local events from fun runs to tough mudders.
HOW DID YOU GET STARTED IN ESTATE AGENCY, AND WHAT DREW YOU TO THE PROFESSION IN THE FIRST PLACE?
I grew up on the Isle of Wight and then travelled round the world, guitar in hand, busking and playing to earn my way. When I returned, I moved to London and started
working in Estate Agency in 1994 when I was approached by someone who thought I was made of the right stuff to be an agent.
WHAT DO YOU THINK ARE THE KEY QUALITIES OF A GREAT ESTATE AGENT?

There have been many over the years - two important recent sales have been have been Mays Green Park and Hennerton Golf Club, both of which were sold off market. This area attracts many high profile celebrities as we have some of the finest properties in the country - but I can’t tell you about them!
HOW DO YOU HANDLE THE MORE CHALLENGING PARTS OF THE JOB –WHETHER IT’S TRICKY CHAINS OR EMOTIONAL CLIENTS?

One of the best things in Henley is the private member’s Phyllis Court Club – very friendly and a great venue to watch the Regatta. Also Maidensgrove Common – over 400 acres of common land where you can ride, walk dogs or fly kites.
HOW DO YOU SPEND YOUR TIME WHEN YOU’RE NOT WORKING – ANY HOBBIES OR LOCAL PASSIONS?
I love music! I play guitar in two bands, one local and one with old friends on the Isle of Wight. I also enjoy walking my dog, Monty, and spending as much time as possible on my river launch with my wife and our three young children.

The world of property sales can often seem like a labyrinth of complex terms and jargon. Navigating through this linguistic maze is crucial for both seasoned homeowners and first-time buyers alike.
Understanding the terminology associated with house sales empowers individuals to make informed decisions and ensures a smoother and more transparent transaction process.
Freehold vs Leasehold
Freehold is when you own the property and the land it sits on outright. You have full control over both the building and the land. In contrast, leasehold means you own the property for a fixed period but not the land it stands on. The land is typically owned by a third party, and you may have to pay rent.
Conveyancing
The legal process of transferring property ownership is called conveyancing. It includes property searches, reviewing contracts, and the handling of the exchange of funds.
Completion
The completion date is when the property officially changes ownership. On this day, the buyer pays the remaining balance, and the keys are handed over.
Chain
A property chain is formed when multiple buyers and sellers are linked because each transaction depends on the success of the previous and subsequent ones. Chain-free transactions are generally considered less complicated and more straightforward.
Chain Break
When a property sale falls through, it breaks the chain. This can happen for various reasons, such as financing issues or a change of heart by one of the parties involved in the chain.
Gazumping and Gazundering
Gazumping: This is when a seller accepts a higher offer from another buyer after already agreeing a lower one.
Gazundering: Happens when a buyer reduces their offer just before the exchange of contracts.
Exchange of Contracts
The point in the process where the buyer and seller exchange signed contracts, legally committing to the transaction. At this stage, a deposit is usually paid.
Survey
A survey is an inspection of the property’s condition, and it can range from a basic valuation to a more detailed structural survey.
EPC (Energy Performance Certificate)
A document providing information about a property’s energy efficiency. It includes recommendations to improve energy performance.
Stamp Duty
A tax paid by the buyer on properties over a certain value. The rates vary depending on the property price and whether it is a first-time purchase.
Retention
The buyer’s solicitor retains a sum of money until the seller addresses certain issues, like repairs.
Title Deeds
Legal documents proving ownership of a property. In modern transactions, these are often held electronically by the Land Registry.
Redemption Statement
A document from the seller’s mortgage lender detailing the amount needed to pay the mortgage in full.
Covenant
A legal obligation or restriction related to the use of the property is often outlined in the property’s deeds.
Land Registry
A government office responsible for maintaining a public register of properties in England and Wales, providing details of ownership and any charges that are relevant to the property.

And often, they aren’t aware that risk typically passes at the exchange of contracts, and this is when insurance should be in place. There are also all sorts of things that can trip you up and leave you without the right level of cover that you need, when you need it.
COVER AT POINT OF EXCHANGE
There are lots of potential insurance complications that can derail what seems like a straightforward sale, from a nonstandard property to a property with an adverse prior history of subsidence or flooding, to an indemnity issue causing problems. And if you can’t find cover, it may adversely affect the property purchase.

CONTENTS INSURANCE
One thing that is easy to overlook is your contents insurance during the move.
