Phyllis Thanks Samfest for Generous Donation Phyllis Tuckwell Hospice Care has recently been presented with a cheque for £22,000 from the organisers of Samfest, an all-day music festival which was held in Tongham on Saturday 22nd June 2019. Over 3,500 music lovers went along and enjoyed music from a wide range of bands, including Queen tribute band Rock Q and Oasis tribute band Maybe Oasis, Ska Dogs, The Chilli Fighters, The Frets and X factor contestant Jack Mason. A fun fair and festival market added to the entertainment and provided a brilliant day out for the whole family. Samfest was first held in the summer of 2010 and is named in memory of Sam Wright, whose husband Michael Wright is one of the festival’s organisers. Sam died of pancreatic cancer in 2010 and towards the end of her life was cared for by Phyllis Tuckwell, which provides supportive and end of life care for local patients and families who are living with an advanced or terminal illness. Michael and the other Samfest organisers donate 70% of the profits from every Samfest to Phyllis Tuckwell, with the remaining 30% going to other local charities and community groups based in Tongham. Usually held every other year, 2019 was the biggest Samfest yet and paves the way for a special festival this year, when Samfest will be celebrating its 10th anniversary. “2020 will mark the 10 year

anniversary of Sam’s death, as well as the anniversary of the first ever Samfest,” said Michael Wright. “With two such huge, entwined anniversaries, we thought Samfest organisers Kelly Holloway, Jo Taylor it only fitting to mark and Michael Wright with a cheque for them both with a special £22,000 for Phyllis Tuckwell Hospice Care. celebration of both life and Samfest. Child Maintenance: An Overview The end of a relationship with your partner is never the end where children are involved; both parents are legally responsible for the financial cost of bringing up their children. Child maintenance is financial support between separated parents to help with the everyday costs of looking after their children. The parent who doesn’t have main day-to-day care of the child pays child maintenance to the parent who does. In some cases, child maintenance can be paid to a grandparent or guardian. Child maintenance can be arranged in the following ways: • a family-based arrangement • a government scheme • a court order A family-based arrangement is a private way to sort out child maintenance and, if you can agree, is usually the quickest and easiest way. Parents will arrange everything themselves and no-one else has to be involved. To get an idea of the amount of child maintenance that the government would work out for parents, there are several very good online calculators available (e.g. www.gov.uk or www.cmoptions.org). The Child Maintenance Service (CMS) is a government scheme for arranging child maintenance and replaced the Child Support Agency (CSA). The CMS is for when parents can’t agree to a family-based arrangement. When a parent makes an application to the CMS, they will be told how

6 | Wellesley Life March 2020

much child maintenance should be paid. Some parents will then arrange the payments between themselves (Direct Pay). If parents cannot do this or they don’t pay what is agreed, then the CMS can collect and manage the payments between the parents (Collect & Pay Service). According to the latest statistics from the Department of Work and Pensions, there were 722,200 children covered by Child Maintenance Service arrangements at the end of September 2019, with 470,800 covered by Direct Pay arrangements and 251,400 covered by the Collect & Pay Service. The reason that the majority of parents choose to use Direct Pay rather than the Collect & Pay Service is that the CMS encourages parents to collaborate by charging them for using the Collect & Pay service, stating that an effective and cooperative relationship between parents is better for children. Unlike a family-based arrangement, which is not usually legally binding, using the CMS for an enforceable agreement means that the CMS can take action to get the child maintenance owed. If the Collect & Pay Service is being used, this will happen automatically. However, if the parents are paying child maintenance between themselves (Direct Pay) then the receiving parent needs to ask the CMS to take action. Although the CMS can collect unpaid child maintenance in a number of ways, by far the most common method is deducting money from the paying parents earnings through a deduction from earnings order/request. The CMS will contact the paying parents

employer and tell them how much to take from that employee’s wages. The employer must then pass on the money or they can be taken to court. The Department of Work and Pensions recently reported that at the end of September 2018, 43,900 deductions from earnings orders and requests were in place. The CMS deals with all new applications for child maintenance. However, a court can deal with new applications for child maintenance in some situations, for example, if your ex-partner lives outside the UK or has a very high income. In these circumstances, you will need to seek expert advice. At Neale Turk LLP our family law team has a wide range of experience in family law and relationship issues and can efficiently guide you through all areas of family difficulties, including complex maintenance issues. We are members of Resolution, an organisation of 6,500 family lawyers and other professionals in England and Wales, who subscribe to a Code of Practice which is geared towards encouraging a constructive and non-confrontational approach in all family matters. Wellesley Life meets... Jackie Maw, the Pioneer Minister for Wellspring a new Christian community living on Wellesley. What is Wellspring and what is your vision for it? Wellspring is a missional community serving the people of Wellesley. A missional community is a group of people seeking to live in the world following the example of Jesus and looking for signs of God at work in their neighbourhood and inviting others to be part of the adventure. Tell us more about your background and your faith journey. That’s a very long story! Essentially, I had issues from my childhood, the result of domestic abuse, which affected my adult relationships. After God intervened in my life, I experienced an emotional healing that saved my marriage. The discovery that Christianity was primarily about a loving relationship, not rules, was liberating. I was aware that many of us carry wounds from our childhoods and I wanted others to discover that liberation for themselves. My husband was serving in the army at the time and I began to run The Alpha Course, an introduction to Christian faith, in our various postings. It was exciting and rewarding to see others experience that same healing and liberation. I was working voluntarily with the Army Chaplains Department as a pastoral assistant in Germany when someone asked me when I was going to be ordained. That

was a bit of shock, but once the idea was planted, I was ordained and spent ten years in parish ministry in Dorest. What brought you to Wellesley?

and passion for the town found in many of its people. What’s the one thing you’d like to change or improve about Aldershot?

I wanted to explore what it means to be the church as opposed to doing church. The opportunity to explore new forms of church in an emerging community was too good to miss. I also wanted to be closer to my family who live in the area. One of my granddaughter’s has Downs Syndrome. Living nearby I am able to be more supportive of my family.

Like many others, I’d like to see a vibrant and thriving town centre.

What and who inspires you?

Trouble? Moi? Perhaps a breast cancer diagnosis in 2016?

Singing and spending time in the natural world lift me up. I’m inspired by people who stand up for those without a voice and work to address issues of injustice and suffering and the environment. There are the big names like Ghandi, Nelson Mandela, Mother Theresa, Greta Thunberg and Baroness Cox. And then there’s also the lesser known Argula von Grunback who lived during the reformation. But I’m particularly inspired by my son and his wife. There are so many battles that have to be fought when you have a child with a disability. They and others like them go into battle for their children, often on a daily basis. That’s inspiring. What’s the one thing you love about living in Aldershot? I love the sense of community

Where is your favourite place to eat/drink/go in Aldershot? The Lake House Café. What’s the best piece of advice you’ve ever been given? Never give advice! What is the most trouble you have been in?

What else would you like people to know about you or Wellspring? We’re on Wellesley, on behalf of the local churches, to work with the emerging community so that this new development becomes a place where everyone can flourish. Hence the name, Wellspring. We believe the best way to do that is follow the teachings of Christ who calls us to love and care for one another, as God cares for us. We learn best about love and the spiritual journey in community but too often we don’t know where to turn to in order to find the transcendence and meaning we long for. We hope that Wellspring will become that place. You can find out more about Wellspring by visiting www.wellspringaldershot.uk

PROPERTY MANAGEMENT

2019  2020

For the Landlord their property is probably one of their highest value assets and they want to know it is in safe hands. As Fleet’s only agent specialising in lettings, we are able to concentrate on making sure our landlords and their properties are our top priority.

LETTING AGENT IN FLEET

MAINTENANCE – Whether managed by the landlord or an agent, attending to maintenance issues swiftly is crucial. Tenants are generally more comfortable if the property is managed by an agent, but most importantly, they like to feel issues are dealt with quickly and competently. Honey Lettings believe quarterly checks are essential to spot small problems that could quickly escalate into bigger issues. The checks verify that the property is not deteriorating beyond normal wear and tear and give the tenant the opportunity to point out any issues. We will point out problems that the tenant should resolve and hopefully guide them into how they can be avoided in the future. We will also present issues which need resolving by the landlord and find suitable contractors when required. Leaving a property unchecked for a long period may leave the landlord with a property needing substantial repairs well beyond the value of the deposit held. Properties, both new and old, suffer from issues including leaks from shower, toilets not flushing or heating systems and electrics failing. These can happen at any time day or night and to keep the tenant happy these will require prompt attention. Honey Lettings have competent contractors who we use on a regular basis, all with the relevant insurance cover to undertake the work. With a key held at our local office we can liaise with tenants to give access for contractors. If the problem is of an urgent nature, our out of hours call handling will enable us to arrange a visit to resolve the issue promptly and avoid further damage. Good management of the property will hopefully lead to happy tenants who are likely to stay in the property longer. Having a good relationship with your tenants will generally mean that they are flexible. At the end of the tenancy a happy tenant will hopefully be flexible with the marketing the property to the next tenant and hopefully minimise void time at the property. Cover provided by the Management Service will leave you free from this responsibility and is essential for those spending time abroad. Although a fully Managed Service has a cost this needs to be weighed against lost income from non-payment of rent and improved upkeep of your property. All agent fees can also be offset against the taxable income from your property. Based in the heart of Fleet, Honey Lettings specialises in lettings and property management. For friendly, knowledgeable advice on property letting call Honey Lettings. No houses to sell just homes to let.

A new community in the heart of Hampshire.

www.wellesleyhampshire.co.uk 10 | Wellesley Life March 2020

Landlords - what you need to know when looking for a Established in 1969 as an Independent Estate Agent in Aldershot, Beacons Estate Agents, formally known as Bourkes Estate Agents, started life in Victoria Road, Aldershot. With a long history of helping landlords and tenants Beacons has a solid reputation and strong links with the local community. Our mission here at Beacons is to remain competitive in an ever changing market. We have been on the high street for the last 40 years formally under Bourkes Estate Agents run by Paul Bourke and laterally as Beacons run by Clare Bourke. Over that time we have seen the lettings industry change considerably and recently we took the bold decision to follow the trend and move online keep overheads down and in turn keep costs down for our Landlords. We have watched the market change over the last few years and now our leads come from online searches or via word of mouth in the local community.

Be Informed At Beacons our mission continues to be to keep landlords informed. When a landlord is looking for a new agent to look after their property it is easy to be tempted by adverts for low fees. However, we always advise landlords that it is important that they make sure the agent makes them aware of ALL the costs involved in renting

Letting Agent before they enter into an agreement with them. With the recent introduction of a new law stipulating tenants can not be charged fees, more and more we are seeing these costs being passed onto the landlord. It is important that as a landlord you understand what these costs are so that when you are looking for a new agent its not just the ‘8% Fee’ you need to know about, but all the other costs associated with finding a tenant and managing the property. Letting Agents additional charges could include fees for: • Referencing and Credit Checks for viability of tenants • Drawing up a tenancy agreement • Tenancy renewal • Inventory • Check In /Check Out • Rent Reviews • Deposit Registration • Additional visits to the property • Writing a letter to the tenants • Managing the property when it’s empty • Obtaining more than three quotes • Management take over • Arranging extensive work on a property • Landlord withdrawal • Serving legal notices such as Section 21

At Beacons we believe in keeping things simple and making sure you are aware of any possible extra costs. At Beacons we do not charge a commission on contractors’ costs. You pay exactly what the contractor invoices and no more. Be aware when looking for a new lettings agent that many agents charge a commission on contractors’ invoices and even on essential works like Gas Safety Certificates, EPCs and Electrical Safety Certificate. Also remember to read the small print of any agreement you enter into with an agent – some agents will insist that you serve notice on the tenants they found for you if you want to leave them. At Beacons we pride ourselves in being upfront and honest about the service we offer and what you will expect to pay out. Speak to us today about how we can help you.

Eco-friendly schools Schools are getting gradually greener as the need to look after our planet becomes ever more pressing, reports Nicky Adams. Sir David Attenborough’s BBC series ‘Blue Planet’ opened many people’s eyes to the Earth’s looming environmental crisis and children in particular have taken up the challenge, encouraging their schools to do their bit to help reverse climate change and conserve our limited natural resources. Re-use, recycle: Every UK secondary school pupil produces 22kg of waste per year and primary school pupils even more – 45kg. But of course many of these discarded materials can now be recycled and schools and their pupils are leading the way when it comes to collecting them up and shipping them off to be turned into something new. Card and paper are the biggest waste products, but food waste is the next largest quantity and many schools are working hard to reduce the amount of lunch leftover or at least do something with it, such as turning spare veg into soup or ripe fruit into smoothies. Collection points: Plastics, metals and glass are also widely recycled by local councils, but there are also many other schemes in operation to collect and recycle or re-use specific items - from pens and printer ink to crisp packets and coffee pods - and textiles can be sold by weight for cash

to be ploughed back into school environmental projects. Grow your own: Cultivating fruit and veg in a school garden is a great lesson for children in where their food comes from and the crop can be used in the school kitchen, racking up zero food miles. Environmentally friendly: Some schools now serve a weekly meatfree lunch to make more use of local fresh produce and a small dent in the environmental impact of animal farming. Many are insisting that school cleaners use products that are non-polluting and some prefer to clean with steam rather than with chemicals. Natural resources: School buildings often have expanses of roof, ideal for the installation of solar panels – this clean energy can be fed back into the school and is often used for water heating – while thermostatic radiator controls and sensor-controlled lighting can cut down on a school’s electricity use. Harvesting and reusing rainwater and fitting limiters to the cisterns of school toilets can

Education Special

help to make sure water use is kept to a minimum too. Of course the benefits of these systems to schools can be financial as well as environmental. Sustainability: A new school building is a blank canvas and a great opportunity to be eco-friendly. Wooden buildings are becoming the norm for new classroom blocks, but also sports halls, dining halls and offices – while timber removes and stores greenhouse gas from the atmosphere, masonry or steelframe constructions are estimated to account for 40 per cent of the world’s emissions. But even day-today, schools can contribute to the effort to slow down the depletion of the Earth’s resources. Just switching to food wrappings and containers made from recyclable or compostable materials or asking parents to send their children to school with their own reusable water bottles means every school can make a positive difference to the planet their pupils will inhabit in the future.
