Hello... ...and welcome to our March/ April issue! At the same time last year, I was writing this for our very first issue of Wellesley Life and what a year it has been! Unfortunately, Covid stopped our April distribution half-way through and we had to take a break publishing in May & June; but after 17 years of producing community magazines nothing could halt our latest edition here in Aldershot! We have had some lovely feedback from you, our readers as well as our advertisers and we have enjoyed going out into the community (albeit

only virtually lately) and meeting local businesses and residents. Please keep getting in touch with your community news and we will publish them free for any non-profit making organisation or charity. Also, do tell us about anybody you think we should interview. Whether you’re renting out your property for the first time or if you’re an experienced landlord it’s worth making sure you’re well organised and ready for your new tenants. Safety First. New or old, the property must be safe to let. Both inside and out you need to carry out a risk assessment of the property. You may know about the loose step or the dodgy garage door but you don’t want your new tenants finding out the hard way. You will need an EICR (Electrical installation Condition Report) and a valid Gas Safety certificate. A lick of paint. Freshly decorated properties are much more appealing. If the decor is tired or if there’s dated wallpaper it’s worth investing in some redecoration. Neutral colour schemes are best, allowing tenants to introduce their own colour scheme with furnishings and accessories. Clean and tidy. Professional cleaning is a must at the start of a tenancy. Make sure the kitchen and appliances are spotless, windows are clean inside and out, carpets shampooed, and everything is clean and dust free. If you don’t have the property professionally cleaned at the start it’s very difficult to insist that your tenant has this done at the end. One person’s idea of clean can be completely different to another’s! Furnished or unfurnished. There is less demand for furnished properties so if the property has to be left furnished allow more time to find a tenant. Also, all furniture needs to comply with current furnishing safety regulations and be labelled accordingly and all portable electrical appliances tested. Gardens. If you have a small manageable garden the tenant is usually expected to maintain this although you will need to provide a lawn mower and some basic garden tools. With larger gardens it may be worth considering arranging a regular visit from a gardener, including the cost of this in the rental value. Specialist shrub pruning or hedging over a head height would be the landlord’s responsibility. Consent to Let. If you have a mortgage on the property talk to your provider before you let your property. You will be required to get their consent to let and this may incur a charge or effect the mortgage rate and your payments. They may also put restrictions on the type of tenant occupying the property. Insurance and Maintenance Contracts. As a landlord you must have insurance cover for the building and you need to inform your insurance company that you will be renting out the property – your tenant will need to take out insurance for their own possessions. If there are any maintenance contracts or warranties covering appliances, boiler or plumbing make sure your tenant and agent are aware that these are in place. Fully Managed, Rent Collection or Tenant Find? Consider which service you will need from your agent. Problems will occur and if you don’t wish to be troubled or you are some distance away then Fully Managed may be for you. If you don’t like chasing money then Rent Collection is an option. Wellesley Life meets... Jessica Hannington, founder of Karuna Coffee and one of the driving forces behind the Aldershot food hub set up during the first lockdown of 2020! Please tell us a bit about who you are and what you do? Hello, I’m Jessica and I live in Aldershot with my husband Simon and our five-month-old Shih Tzu puppy Bruce! Together we run the charity Karuna Action - a small poverty relief charity which supports education, healthcare and income generation initiatives in 12 countries across the world. About seven years ago we started roasting and selling coffee to help raise awareness and funds for the projects we support and from there, Karuna Coffee was born! We are currently refurbishing a shop in Aldershot that will become the Karuna Coffee House! Please tell us about your background - childhood, education, career etc? I grew up in a small town in South Wales surrounded by family and community, so living in a community-minded town like Aldershot is great and I feel very at home here. We moved to Farnborough when I was 12 and I went to university in London to study Archaeology. I met Simon at our local church and we got married just after I graduated. I went back to university to study for a masters degree in Development Studies, which has helped to shape and challenge my thinking about poverty, development and our response to it, particularly the challenges on our doorstep. Have you always wanted to be involved in the charity sector? My plan was to be the next Indiana Jones so I never thought

that I would work in the charity sector! I started working with Karuna straight out of university and thought I would move on after a year or two. However, the more I learnt about the work our partners were doing and the incredible differences they were making in people’s lives, the more I felt that I wanted to help and make a difference too. Simon and I have been able to travel and meet most of our partners and the people they are helping - this has made a huge impact on me and changed how I want to live my life. Charities come in all shapes and sizes and one thing I appreciate about Karuna is that we are small and can be relational in the way we work. Please tell us all about the food hub in Aldershot?

council asked if we were able to help them implement a Covid-19 response for food distribution in Rushmoor. Working with a charity that has a focus on ending poverty and suffering means that we can take opportunities to help and being able to do that in Aldershot is a privilege. We got together a small team of volunteers and working alongside the council and RVS, we started to pack food parcels for local people in need. Local supermarkets donated food and we packed that into boxes that were then collected and delivered to people by volunteers of RVS. I don’t think anybody realised at that point that the pandemic would last as long as it has but we are still packing food parcels now and will continue to do so until the need is met.

There is a Trussell Trust foodbank in Rushmoor and we’ve worked alongside them to make sure that everyone that comes to us has the food they need. There were also other local community groups and churches helping, so together I hope we have reached those that needed us. The virus certainly made the needs more pronounced so lots of initiatives began during that first lockdown. How did your personal involvement come about? I am part of a community group, Aldershot Community Together, and we’ve helped out and volunteered at various events in town over the last few years. Due to my capacity as a member of the group, I was asked to help with the food hub, as well as our capacity as a local charity that wants to engage and get involved. We are very passionate about Aldershot - we love the town and the community-minded culture that is so special here. When we had the chance to help we felt like it was something we could do to help give back. Aldershot is a great place to live and helping each other out as a community is something that sets it apart from other places - it reminds me of the town I grew up in. Biggest challenges? The biggest challenges have been the restrictions on the number of people that can help - Aldershot is full of people that want to get stuck in and we had more offers of help than we could take. The restrictions, that are in place for our safety, mean that we have to carefully consider how we do everything - from collecting donations, to packing parcels and delivering the food. Loveliest memories/anecdotes of people helped? I know that one day, when the pandemic is over, we will look

back and be so proud of our community for everything we have seen happen. Some of the loveliest memories so far have been handing food parcels over to our delivery driver, Andy, knowing that he is going to drop them on doorsteps all over the borough to families and individuals who are in need of food. In the summer, when the restriction were lifted slightly, we had some people come to collect their parcels from us directly and it was so nice to be able to say hi and have a quick chat from a distance. We know that people are incredibly grateful for the help and we are just as grateful to be able to do it. Has this brought the community together / increased community spirit? Aldershot is bursting at the seams with community spirit and though the pandemic has quietened the streets, we know that the acts of kindness shown by locals over the town are appreciated and are helping to build our community spirit even more. I am looking forward to the day when we can get back out on the streets and celebrate our great town and our fantastic community. The next Victoria Day celebration will be one to remember I’m sure as it’s usually a great day in the town’s calendar and we have more to celebrate and be thankful for than ever. What’s the one thing you love about living in Aldershot? I love the diversity of the town. Working in the town centre means that every day I get to see people and I love the differences that make up our community. We all come from different backgrounds and experiences but our commonality is the town, so it’s very special. I’ve lived in a few different places and there’s nowhere like Aldershot - you could say that it’s a little rough round the edges but that’s what

makes it great. What would you do to improve or change Aldershot? The obvious answer to this question is the town centre - a once thriving and bustling place to shop and socialise. However, the world is changing, and travelling to events all over the country with the coffee has shown us that high streets everywhere are struggling, not just here. So we need to meet that challenge and create a town centre that we all want - a place where we can meet with our friends and neighbours and sit down for a great coffee. That doesn’t mean more shops - it means more connection with each other and more engagement with the community. I’ve had some great chats in the post office with complete strangers! We are hoping that the new coffee house will be a place of great conversations between community folk and we will encourage that to spill out onto the streets. Your favourite place to eat / drink / go in Aldershot? I love Café Macchiato - it does great food and before the pandemic it was a place I liked to meet friends for lunch. They are open for takeaway still though! Vero is also a lovely spot if you fancy something sweet! I love pizza, I could eat it every day, and Countryman’s Pizzeria on Station Road is a fantastic local restaurant and takeaway. What’s the best piece of advice you have ever been given? My mam has always said that life is what you make it. It’s easier said than done, but every day we have the opportunity do something, even a tiny something, for ourselves and others, that can make the day better. The Cambridge Primary School

Wellesley | Aldershot Trim Trail & Snow At The Cambridge, a new trim trail has been installed for all of the school’s budding adventurers and to increase balance and fitness for all children. The trail includes Jungle Swing, Rope Bridge, Rope Walks and Balance Weaver. As soon as it was finished, and safe to use, the children were straight on the trail, even in the snow. The snow added a magical feel and brightened the mood for so many during lockdown. The children at home and school got very creative building new ‘snow pupils’ in their gardens and at school!

Children’s Mental Health Week The Cambridge Primary School embraced Children’s Mental Health Week which was 1st to 5th February and had some challenges for the children that were fun to complete together as a family. The challenges included storytelling, dance, movement and music, how does dance and music make you feel, drawing your feelings and dress to impress, wearing something to school that represents you and how you are feeling. Also, as part of our five ways to wellbeing we focused on ‘Connect’ by making messages and decorations for the residents of local care homes.

Head Teacher Awards & Zoom Assemblies We are so proud of all of our children and we love to recognise those who have worked really hard to show our school values or our learning characteristics (Brave, Innovative, Collaborative, Taking Ownership). Our weekly assemblies provide an opportunity to celebrate these achievements and in February we had a special guest, Rhys Stephenson from CBBC, join us remotely to celebrate with us! It was very exciting and created lasting memories for everyone.

We receive many enquiries from couples that wish to enter into a separation agreement when they decide to stop living together as a couple. A separation agreement can set out arrangements on matters such as finances, children and property and can be used as a first step towards dissolution or divorce proceedings. Couples may wish to enter into a separation agreement because: • They wish to separate but do not wish to divorce for religious, cultural or personal reasons. Some of these couples may wish to consider judicial separation (although this is not discussed here). • The parties have been married for less than one year and so cannot yet issue divorce proceedings. • The parties do not wish to blame each other for the divorce and want to wait the requisite period of time so that the divorce can proceed on the fact of two years’ separation with consent, or five years’ separation. • The parties may wish to retain benefits that are lost on divorce, such as life insurance policies and pensions. Staying married also means couples can take advantage of certain income tax benefits. Separation agreements certainly can be useful and are helpful documents for recording agreements made between separating couples. However, it is important to take legal advice

Separation

Agreements as the legality of separation agreements is complex. A separation agreement cannot exclude the court’s jurisdiction in financial remedy proceedings on divorce or dissolution, meaning, either party can apply to the court for financial orders and request that the court ignore or change some, or all, of the separation agreement. The only way to confidently prevent a party from trying to unravel a separation agreement is to convert the agreement into a formal court order, known as a consent order. That being said, a separation agreement can give rise to an enforceable contract so it can still be challenged in court in the same way as any other contract. It is important that certain conditions are met in order for the court to take a separation agreement seriously. A leading case in which a court was asked to decide whether a couple had to adhere to their agreement made it clear that, “the court should give effect to an agreement that is freely entered into by each party with a full appreciation of its implications, unless in the circumstances prevailing it would not be fair to hold the parties to the agreement”. Therefore, if a separation agreement is entered into voluntarily and the following conditions are met, then it is unlikely a court would interfere to change it. 1) Both parties took legal advice before entering the agreement. 2) Both parties’ circumstances are

broadly similar to when the agreement was made. 3) The agreement makes adequate provision for children. 4) The agreement appears fair and reasonable. 5) Both parties have made full and frank financial disclosure. If you are separating and wish to enter into a separation agreement, always instruct solicitors, otherwise your separation agreement is very unlikely to be upheld if challenged and may not be worth the paper it is written on. Take care of your

second biggest assets! After your house, your savings for retirement, whether that be a valuable pension pot or other tax efficient savings such as ISAs, are probably the most significant assets you have. From my experience as an Independent Financial Adviser, I often find these savings are neglected – when the statements arrive, they simply get filed away in the ‘admin’ drawer to have a look at later! Little attention is given to how well pension and savings pots are performing until people are almost on top of their retirement. Unfortunately, by then, it is very difficult to make up the shortfall versus your expectations. There are two actions that can help everyone reach their retirement goals. The first is to start saving as soon as possible, and the second is to make sure your savings are working as hard as possible. Looking at the first action; there are some serious barriers that stop us putting away money early enough. With mortgages, financially demanding young families, PCP contracts on cars, there is little spare cash around for something that may seem a long way away – retirement! On the pension front, Autoenrolment has helped us to start saving early. Unless you have opted out of contributing, employers have to offer a scheme. Of course, some employers are more generous than others and I see a wide range of contributions being made, from just the minimum,

to some providing generous schemes way beyond the minimums required. On top of employer contributions, there are employee contributions too. Again, the level of commitment from employees varies widely. Looking at the second action; with many people simply not having the resources to make extra funding into their pensions or savings – make sure your existing pensions and savings are working as hard as possible. Even though pension and savings often make up the second biggest assets after your house, many people do not check where their hard earned monies are invested, happy to leave them in default, or ‘lifestyle’ funds but unaware of how well they are really performing. Surely it makes sense to ensure they are working as hard as possible to deliver

1000 Computers Since the start of the first lockdown in March 2020 Lions clubs based in North East Hampshire, together with

Farnham Lions, have supplied in excess of 1,000 computers to local families in Hart, Rushmoor and Waverley.

Whilst the project to supply refurbished IT Equipment to disadvantaged families was started in early 2019, it was the closure of schools announced in March of last year resulted in a massive demand for home learning. The IT Team representing the Lions Clubs of Hook & Odiham, Yateley, Hart, Fleet, Farnborough and Aldershot made the unilateral decision to offer computers on the recommendation of any teacher who decided that their students needed IT Support at home. 65 local schools are now being supported by the scheme, resulting in hundreds of families now being able to access home learning. Larger families are often supplied with more than one unit to relieve the stress of having to share. Computers for reuse have been sourced from the general public via various promotional campaigns including the recent

Likewise, local authorities and businesses have come forward to offer their redundant computers – all of which are processed by the IT Team to cleanse the hard drives, upgrade internal components to make them Windows 10 compliant. All units are finally PAT Tested before being released to eager families. At the end of 2020 the level of demand was about 100 computers per month. This has now jumped to over 200 in January as a result of the fresh closure of schools. This higher level is expected to remain well into the spring with many families asking for additional laptops to cope with online teaching provided by schools.
