With cooler days and the nights drawing in I am starting to feel the need for some hygge in my life. If you are not familiar with the Danish concept pronounced HUE-GUH: it cannot be translated to one single word but encompasses a feeling of cosy contentment and well-being through enjoying the simple things in life. Last time we looked at the impact work and family life can have on parents. It’s really tough to get that balance and many people are starting to set up their own businesses in order to get the flexibility that just doesn’t seem available to them in the workplace. Making the decision to leave your ‘safe & secure’ job is a biggie. All those fears come bubbling up to the surface - how will I pay the bills, what if it doesn’t work, am I capable of building a successful business, when will I find the time to do it even? I must be mad! I am an intelligent, professional person with a solid career behind me… that I’ve worked hard for. What the hell am I doing?! We take life so seriously don’t we? 9/10 it stems from needing the money to live and be relatively happy and comfortable. I get that. I was worried about it. I kid you not, my genuine fear was that I would be homeless and living out of a shopping trolley lol! I started telling myself, nothing has to be forever. I can get a job if I need to. 3 1/2 years on I’ve built a business I’m really proud of and I’ve helped many people make improvements in their lives and set up on their own too. Yes, I work hard. Yes, sometimes I work long hours. Yes, sometimes I can’t do things I want to. I can’t say that part is ANY different from when I was in paid employment. What IS different is that I choose what, when and how. That means for me that I’m happy living a life I love and I get to live it my way. Over the last 6 months I’ve been thinking about how I wish I’d had a step by step programme to follow alongside other people on the

Get stoned this Autumn! Feels like heaven - works like magic!! Hello and welcome to my column about beauty, health and wellbeing I’m lying here, writing this column, on my sunbed on August bank holiday Monday in 30 degrees, trying to hold onto this all-consuming heat, as it is probably the last time I will feel this warm in the sun in this country until next Summer! Now it is October and Autumn is upon us. It is one of my favourite months to go on long walks and enjoy gorgeous colours that autumn brings. Autumn/ Winter is not the best time of year for me as I miss the sunshine, however, I do look forward to the warmth of my open fire in the evenings. The focus on treatments does tend to change in the winter months to more relaxing and nurturing treatments. As I have a heated blanket and a duvet on the couch, no one is ever cold, however, treatments like massage with hot stones are amazing to give deep warmth and relaxation to muscles. They say a stroke on a muscle with a hot stone is the equivalent of 10 with your hand. Hot stone massage treatments give muscle manipulation and thermotherapy which gives a much deeper treatment. Unlike all the spa photographs you see, hot stones are used to massage with, not just placed on the body! It is an amazing feeling and induces deep relaxation. Stones can also be used for remedial work as I have frozen marble stones too. If you are suffering from a pulled or strained muscle, a 30 minute session
using hot and cold stones can work wonders! Another deliciously warming treatment I offer is my Pure Heaven Candle Massage. These are gorgeous aromatherapy candles, developed for the Spa in The Four Seasons in Dogmersfield, made from local beeswax, soya and coconut oils. As the candle melts, the warm oil is poured onto the skin for a luxurious massage. These oils are particularly good for dry skin; perfect for the winter months. This treatment is 45mins and includes the rest of the candle to take home. My ‘Pure Heaven’ treatments are my Signature treatments, designed by myself. They all focus on deep relaxation for mind and body, using my own aromatherapy blends, and a combination of massage and reiki, to give you the perfect relaxation experience. The ‘Pure Heaven – The Original’ was created about 25 years ago, when I had my first salon in
a health club, as an idea for a Christmas Gift voucher. It was a huge success then and continues to be one of my most popular treatments. It includes a back massage, a facial cleanse and massage, and an oriental head massage – all the best bits! A lovely comment from a client about this treatment – ‘Feels like heavenworks like magic!’. Nutrition for better energy and health The road to wellness comprises of nutrition, positive thinking, exercise and sleep. We all have different motivations for considering wellness - whether it’s to improve general health, lose weight, increase energy, to improve appearance, longevity or because everyone else is doing it! Fortunately, when considering nutrition, a wide variety of healthy and interesting food choices are becoming more readily accessible. Great news! How can we achieve our nutrition goals? By managing and considering: What (we choose to eat), how much (portion sizes) and how often (timings of our meals) we eat and drink. How well we digest our food is also important. This dictates whether we are maximising the absorption of essential nutrients which we need to thrive. A well balanced diet A well balanced diet consists of: ♥ Proteins - fish, poultry, lean meat, pulses (beans, lentils, chickpeas), eggs, cheese, nuts, tofu, plain live yogurt ♥ Carbohydrates - vegetables, fresh fruit, legumes, pulses, whole grains ♥ Fats - fish, seeds, olive oil, nuts, dairy ♥ Vitamins and Minerals - whole grains, pulses, vegetables, fresh fruit, seeds, nuts, dairy ♥ Fibre (found in whole-grains,

Avoiding: - scones/pastries, boxed cereals, sugar laden granolas, cereal bars, yogurts, juices Healthy snacks options: A portion of fruit/berries and a couple of nuts/ seeds, oat-cakes topped with almond-nut butter or hummus, sliced avocado. Boiled eggs, raw vegetable crudités with hummus or guacamole. Top tips for digestion: Include: plenty of fresh vegetables Reduce: portion sizes & wheat and sugar consumption Avoid: drinking teas/coffee until 30 minutes after eating Eat: natural probiotic, sugar-free yogurt Sip: peppermint tea after heavy meals Add: fresh herbs & ginger to your diet My take home message: Batch cook and set aside time to plan meals for the forth coming days. If you are the owner of a leasehold property, or if you are thinking of buying a leasehold property, it is advisable to carefully consider the ground rent provisions as set out by the lease to check if an escalating rent clause is incorporated into such provisions. Whilst it is becoming increasingly common to see leasehold properties with high annual ground rent or escalating ground rent, a consequence of this is that if the ground rent is over £250 (or £1,000 for London), then the lease will fall within the definition of a tenancy under the Housing Act 1988 (unless the lease specifically states it is excluded from the Act). Even though the current ground rent may be well below either of the figures as stated above, the problem could arise in years to come, when the increase in ground rent as set out by the escalating rent clause means that the thresholds are met and any future escalation in ground rent is not easily ascertainable.

How does this affect me?
• Relief would not be granted to you as leaseholder upon a landlord’s application to end the lease on the basis of unpaid ground rent (as described above) which would result in you losing your property, and if there is a mortgage on the property, you will still need to pay off the mortgage, as your lender will not have a property to re-possess. • Potential purchasers may be put off purchasing your property • The Solicitor acting for your potential purchaser will need to ensure that the interests of any lender are adequately protected.
Solutions to the problem If your lease has the potential to become an Assured Shorthold Tenancy, there are possible solutions to overcome this problem as set out below:• Vary the ground rent and/ or the escalating rent clause; or • Vary the lease to include a provision to exclude the lease from the Housing Act 1988; or • Incorporate a clause in the lease whereby the landlord will notify the lender before applying to the court for forfeiture • If your landlord does not agree to a variation of the lease terms, an alternative lender only solution would be to check
whether an indemnity insurance policy would be accepted by your lender (if you are taking out a mortgage).
Please bear in mind that costs are likely to be incurred in respect of the solutions described above. Finally, it is useful to be aware that a lease is not an Assured Shorthold Tenancy if you do not occupy your leasehold property as your principal home, and therefore if you let it out, you do not need to worry. In addition, a lease granted to a company can never be an Assured Shorthold Tenancy. Fleet Life meets... Peter Hudson, a 65-year-old father-of-three and grandfather-of-three who, since retiring, spends three days a week volunteering as a driver for charity Communicare. Hi Peter, please start by telling us about your life leading up to retirement? After leaving school, I took up an apprenticeship with British Aircraft Corporation, now BAE, as a technician apprentice. On completion of my apprenticeship I became a test engineer, working on aircraft such as Jaguar, Tornado and Concorde. After a few years, I left to become a test engineer with Dzus Fasteners before going into technical sales with them. After many years with Dzus, I moved into the specification of low and level access shower systems with another company working with local authorities, housing associations and contractors. I worked on this until my retirement. Why did you decide to start volunteering for Communicare? After retirement, I was looking for something to occupy me rather than just sitting around at home getting under my wife’s feet! Whilst researching, I came across Communicare, who appeared to offer something for me while providing a vital service for the community. Please tell us a a bit more about Communicare and the service they offer? In a nutshell, Communicare provide transport for their clients to appointments at the hospital, doctors and dentists within the local area. Appointments further afield such as to Basingstoke, Guildford or even London are also possible. Volunteers with Communicare give up their time either as drivers or duty officers - the latter tend to volunteer one day a month whilst the drivers work as and when necessary based on their availability. It is extremely flexible. There are set suggested

payments for the clients but they pay either what they can afford or what they feel the service was worth. The drivers take the payments in sealed envelopes, which are then passed to the Communicare treasurer. What a fantastic idea! How did Communicare first come about? It originated back in 1975 over Elizabeth Waller’s kitchen table when a friend asked her if she could take her mother to an appointment. Discussions then led to the realisation that there were many people in a similar situation - within full time employment - needing to get relatives to important medical appointments. Following further discussions and some initial funding from the local Fleet churches, Communicare was born a year later. Originally both driving and home visits were part of the service, but over the years Communicare has evolved to just the driving. To begin with the service was handling four to five calls per day, but now Communicare handle 25 to 30 calls per day. It comes under the umbrella of the Good Neighbour Scheme and many of the original volunteers are still with the charity over 40 years later! Talk us through an average day for you? Me personally, I am available for transport three days a week, Monday to Wednesday. I will receive a call from the duty officer for where and when but it is up to me whether I can provide the transport based on my personal commitments. If I am available, I am given the clients details, collection time, appointment time and where to go. I will contact the client the day before to confirm the appointment and to introduce myself. On the day, I collect the client
from their home before taking them to their appointment and then waiting to bring them home again. How do you keep yourself occupied whilst waiting to take clients home? You will generally find me reading my Kindle in waiting rooms, though at Frimley Park Hospital I will wait in the café with a coffee. I am an avid reader of science fiction and fantasy Terry Pratchett is one of my favourites. Why is it such a valued service here in Fleet? The service is highly valued by the clients for the simplicity and convenience of a door-to-door service, with the cost being far less than alternative methods. If people can offer their time then Communicare will always welcome new volunteers as either drivers or duty officers. Not every one is aware of Communicare and what they offer; either as a client or as a volunteer, but the local surgeries know about them and will pass on the details. I have been involved for just under a year now and have really enjoyed it since day one. All the clients are different and I have always liked driving so for me it is a win win situation! What’s the one thing you love about living in Fleet? I have lived in Fleet for nearly 35 years now and have always been happy living close to the amenities as well as all of the nature around. What would you do to improve or change Fleet? It would be nice if the town centre could be pedestrianised and there was a better selection of shops. The Early Stages
Last month I looked at the start of our financial journey through life. Now we come to the next stage - you have a job, somewhere to live, and are maybe starting a family. How do you make the most of your money? ...Or perhaps it’s your children or grandchildren at that stage - how can you best help them out? Financially, this is probably the most difficult part of life. There are lots of demands on your money; perhaps you enjoy your holidays and going out regularly, but at the same time there’s a mortgage to think about, and family expenses only increase.

Protection means looking after what you already have. You don’t want life to fall apart just because you crunch the car, or the boiler gives up. So a savings buffer is an easy but important first step. And yes, that may mean not spending everything that comes in for a while! But savings won’t cover everything. The bigger risks need a different approach - losing your job, long term illness, accident, or even the death of the breadwinner. Fortunately all of these things can be insured against - and fairly cheaply in some cases. Life insurance can be arranged to pay off the mortgage if the worst happens, for example, or income protection insurance could pay the bills if you are unable to work.

But the sooner you can start preparing for later life the better, whether that’s a pension - with its investments which will improve your spending options later on. And while it’s true that employers have to provide a pension if earnings are above a certain level, contributions at the minimum statutory level will not give you much of a retirement. Apart from the benefit of regularly
As well as straightforward gifts there are other ways of passing money from the older generation to the younger, including routes which could mitigate Inheritance Tax. That could include starting a pension plan or Junior ISA for a grandchild, or putting an investment into a simple trust. As with all financial planning it is important to be clear on your objectives. But if you can help provide a good start to someone’s financial journey that’s got to be good.

Most sales agents offer a Lettings Service and in recent times this has been the savior of many agents. Estate agents have struggled over the last few years with the market stalling and house sales slowing. The Countrywide Group, the largest estate agency group in the UK, which includes Hamptons, Gascoigne Pees, Mann and Carson & Co have seen their share price fall significantly from a high of £6 to less than 5p per share 9-9-2019. The online agent Purple Bricks, once seen as the possible future of estate agencies have also seen their share price fall by one third. For all the criticism of Letting Agents it’s worth thinking about our role compared to that of the sales agent. We market the property, carry out viewings and find a potential tenant/s, just like a sales agent finds a buyer. At this point, the sales agent passes this to a solicitor to do the rest of the job, unlike the letting agent who will start to get the finer details in place. This involves processing references, preparing the tenancy agreement for both the tenants and landlord, finalising the move in process as well as ensuring all compliant documentation and finances are in place. A great deal of work in fact for a fraction of the price an estate agent and a solicitor will charge to sell your property! While the weather in August seemed about as predictable as our politics at the moment, I really enjoyed being able to spend so much time in North East Hampshire, speaking to local people about the things that are important to them. I also got the chance to meet some of the next generation of voters at Yateley School and Calthorpe Park School as they received their GCSE results. It was terrific to see so many young people across North East Hampshire achieving such excellent results. Across Hampshire, 69 per cent of pupils achieved grade 4 in English and mathematics – up from 67 per cent last year – and the ‘attainment 8’ standard also improved on last year. It is a real testimony to the dedication of our hard-working teachers, parents, and pupils. I am pleased that more money is going into our schools than ever
before but, despite this, there are areas of the country which have been getting comparatively more funding for their schools. That’s why the Prime Minister has pledged to “level up” every school’s funding to a minimum of £4,000 per pupil in primary schools and £5,000 in secondary schools. The House of Commons Library has analysed school funding data to see which schools will benefit. And not a single school will see its funding cut to
pay for improvements elsewhere, which has been the stumbling block in the past. Elvetham Heath ATE U PD UR Primary, for M YO F RO example, could MP see an extra £107,000 a year – and increase of 4.4 per cent. I think we can go further than simply increasing funding for schools, though. I know Boris wants to rethink how technical and vocational education works, but I’d like to know what you think.
