We are often approached by potential Landlords looking to buy a property to rent. As Lettings agents not trying to sell you a property we are happy to give impartial advice on the pros and cons and what is likely to offer the best yields. We find that the sales agents often over state the potential monthly rent on properties in order to achieve a sale. The SMALLER one to two bed property will give a higher yield than a larger property. The ideal purchase would be a one-bedroom property that can be converted to a two bed. LARGER properties on the lettings market tend to be offered by accidental landlords who, for one reason or another, need to let out a property. Investment properties tend to be smaller and offer the best yields. PARKING is high on the agenda for tenants particularly in town centres or near to train stations. Dedicated parking or a garage will increase the appeal. For larger properties with more occupants additional parking is likely to be required NEW BUILDS have the advantage of a low Energy Performance Certificate (EPC) and new kitchens and bathrooms. You may find you are paying a premium for smaller new properties. These properties are often pitched at first time buyers and offer government backed mortgage deals with low deposits. The down side is that prices for the new builds are above the market rate and you may take a hit if you look to sell in the short term. When looking at KITCHENS & BATHROOMS, whilst style is important practicality should be considered. Boxed in toilet cisterns and tiled in shower thermostats may look great but in the event of issues the cost of repairs can be high and cause inconvenience to the tenant. Extractor fans in bathrooms are essential to prevent condensation and mould. White goods in kitchens are generally included in a rental property including a fridge freezer and washing machine. A dish washer is always an added bonus and including a washer dryer will reduce the need to air dry clothes which can lead to condensation and mould issues. Although tenants like an OUTSIDE SPACE for a BBQ they are in general not good at the maintenance. A low maintenance paved or gravel garden with a small garden store would tick many boxes. All properties require a minimum EPC of E and so older character properties will need to be updated to stay in line with requirements. The cute factor and country cottage appeal may draw interest but not offer a great return. Properties in the catchment area of high attaining local SCHOOLS are ever popular and can provide stable tenancies with young families. NEUTRAL DECORATION is ideal for tenants looking to make a property their home. Multi colour carpets and walls may reduce the rental appeal and increase void periods. Fleet Life meets... Satdeep Grewal, a local artist who will be making an appearance on our TV screens next month on Sky Arts’ Landscape Artist of the Year. Please tell us a bit about who you are, your background etc? For as long as I can remember I’ve loved drawing and painting. One of my earliest memories is drawing on the back of a brown paper bag given to me at the grocers. I did an art foundation diploma then studied a degree and a Masters in Philosophy because I wasn’t impressed by the art courses on offer. However, I carried on making art in my own time. I then had a career in research for around 10 years before I decided to make the jump into starting my own art business where I paint landscapes and portraits, do graphic design work and run classes in Fleet for adults and children. When and why decide to take the plunge to become a full-time artist? It was the birth of my daughter in 2017. I wanted a career that kept me close to her, whilst leaving me enough energy to give her the attention and support she needed. I had a highpowered consultant job in London at the time and I knew that wasn’t going to give me what I wanted, even though it was well-paid. I had also been putting off becoming a full-time creative for a long time so maternity leave gave me the perfect opportunity to think it through properly and try it out. How would you describe your work? People sometimes think artists are all over the place, eccentric and a bit egoistic. I’m actually super-organised and really care about making a difference to people’s lives through my art workshops. One of the things I am interested in is seeing if my art classes make people feel more connected to their community and decrease feelings of loneliness, which is where my background in social research still has an influence on my work. In terms of my painting, I love painting abstract

landscapes, but have painted many portraits of people and animals as commissions. I do freelance graphic design projects too. Where do you sell/show your pieces? I sell my work mainly online on the Saatchi website (https://www. saatchiart.com/satdeepgrewal) but you will often find me on a stall at Hart of Craft in the Hart Shopping Centre which takes place the last Saturday of the month. Fave piece and why? Rembrandt’s self-portrait with circles. I learnt so much about expressiveness, mood, and creating a sense of light and depth in my paintings from that one artwork! What inspires you? I am inspired by the beautiful British countryside - it never fails to fill me with wonder and peace. This is why my husband and I love going hiking when we can! We’ve climbed the three highest peaks in the UK which was a major achievement for us both. Talk to me about your painting workshops? I run drawing and painting workshops where I teach fundamental artistic skills through fun activities. I’m also going to be running some eco-friendly Christmas Craft workshops in Scoop where I will be showing people how to make reusable Christmas cards, upcycled fabric decorations and foraged material wreaths. Talk to me about the television programme you recently took part in? I was a contestant on Sky Arts’ Landscape Artist of the Year - the show airs on November 5! It was a very challenging, unique and interesting experience and I will definitely be trying again! It was
great to be able to speak to the presenters and judges - I especially loved Joan Bakewell! What are the benefits of painting? The great thing about most art forms is that they are so mindful. When you are painting or drawing or making a sculpture you are completely in the moment and nothing exists apart from you and that piece of artwork, so it can be a good way to get away from life’s stresses and help improve your mental health. How hard is it to balance being a mum and an artist? Being an artist helps me be a better mum because it fits perfectly around my daughter. I tend to keep all my paints and materials behind a closed door as some of them can be quite toxic, so definitely not the type of thing to have around a toddler! I introduced drawing to my daughter recently and she absolutely loves it. We have created a little table in one corner of the living room for her to sit and draw at - it’s super cute to watch her! What’s the one thing you love about living in Fleet? I love the pace of life, the friendliness and how we have almost everything we need at our doorstep but it’s still feels like quite a relaxed place to be. It’s the perfect place for families. Your favourite place to eat / drink / go? Gee’s does excellent burgers and their freak shakes are to die for! I love going to Fleet Pond as well - so many of my paintings and drawings have been inspired by it. What is the most trouble you have ever been in? Despite there being limited tax breaks for married couples nowadays, there remain a few areas where the family can benefit from tax efficiencies. In this article, we look at the tax breaks available.
Income Married couples that are taxed on their individual incomes are entitled to their own tax-free personal allowance and tax rate band. It is preferable to arrange income sources to fully utilise each spouse’s tax allowances and lower rate tax bands. If an individual’s personal allowance is unused, from April 2015 married couples may elect for 10% of their allowance to be transferred from one to the other, provided both spouses are basic rate taxpayers. For 2019/2020 the personal allowance is £12,500, so the transferred allowance will equal £1,250. For a 20% basic rate taxpayer, this generates a £250 saving, taken via the PAYE code (or via a tax return if the beneficiary is self-employed). To action, a formal election must be made, and if not done, this will be lost.

Last time I shared what my greatest fear was about setting up my own business and the reality of what being self-employed is like and my offer of free support. This month, I can’t believe it’s November already! I can’t believe it’s been a whole year since I gave my TEDx talk at TEDx Telford titled, Putting Emotion Back in Business. A subject still very dear to me and one that I continue to promote throughout my work. Where were you this time last year? What were you doing? What were you thinking about? How were you feeling? What’s changed and what’s the same? How do you feel about your answers to those questions? Your emotions are there to guide you, but we need to take time in our daily life to slow down and acknowledge how we’re feeling. Our lives are so busy that the faster we go, the further we get away from our emotions. Dare I say, it’s like we’re trying to avoid them! I know that’s what I do sometimes for sure. If I don’t acknowledge how I feel and carry on, it’ll just go away, right? I’ll focus on the positives, what I need to do, meet the demands of my work, deadlines and so on and whatever was making me feel a bit grumpy will sort itself out in the background, won’t it? I am an expert at that method! I have been implementing it brilliantly for 40 years I reckon!

Most of my clients come to me with varying different challenges they’re experiencing at work and I am never surprised that at the crux of the issue is often their conditioned ability to never put themselves first. We’ve been so conditioned to put others first that we think self-care is being selfish. If you’re starting to think about how you’re going to make 2020 different for you, promise me that in your top 3 will be to prioritise you and your needs. You deserve to be happy. You deserve to live a flexible life. You deserve me time. You deserve all that you would give to another without a second thought. Be your own best friend. Imagine what you’ll be able to give to others when you take care of yourself. Imagine what you’ll teach those around you about
self-care, self-worth and how to acknowledge and process how they’re feeling. Emotions really aren’t anything to be fearful of – none of them will last forever and you can only feel one emotion at any one time. It’s not possible for us to feel happy, excited, strong, satisfied without ever experiencing, sadness, boredom, weakness, emptiness. Otherwise, how would you know what happy feels like? I wonder how different your life could be then? I wonder how differently you might start to perceive yourself and the world around you? I wonder how you would answer the questions at the beginning this time next year? Who will you be this time next year? What will you be doing? What will you have? Take care,

Family Matters Contact with your grandchildren following family breakdown Most grandparents have a
close and loving relationship with their grandchildren and play a key role in their upbringing. However, when relationships break down, an unfortunate consequence can be children being deprived of time with their grandparents.
If you are in this position as grandparents, many practical and pragmatic steps can be taken to preserve your relationship with your grandchildren. The first step is to try to reach an agreement with the parents. You could write to them explaining your wishes to maintain contact with the children and if appropriate, that you can offer practical help in their upbringing and childcare responsibilities. It is very important that you do not become involved in any dispute between the parents and try to remain as neutral as possible. If it is not possible to reach an agreement through direct discussion, another option for you to consider is mediation to see if an agreement can be reached with the help of an impartial mediator or failing that to instruct a solicitor to communicate on your

behalf and open a constructive dialogue with the parents. If agreement still cannot be reached, there is provision for grandparents to make an application to court. Unlike parents, grandparents have no automatic legal right to see their grandchildren. However, grandparents can ask for permission to apply for a court order. It is very rare for a court to refuse permission to make an application. The court will consider the nature of the application, your connection to the grandchild and any risk of the application disrupting the child’s life. If permission is granted, a grandparent can then apply to the court for a Child Arrangements Order setting out the time they spend with their grandchildren. The Court will consider all of the child’s circumstances and in every case the welfare of the child is the paramount consideration. Family courts do recognise the invaluable role that grandparents have to play in their grandchildren’s lives and the court will look at how often the grandparents used to see the child, on what occasions and how they spent this time together. The courts have demonstrated on a number of occasions that they
are willing to maintain the status quo, that is, to maintain stability in a child’s life and to make sure that there is as little disruption as possible. There have been calls on the government to enshrine the right for grandparents to see their grandchildren following a separation by amending the law. This would include a child’s right to have a close relationship with members of their extended family. For now, automatic rights only extend to the parents but the balance is definitely tipping in the direction of grandparents’ rights. Christmas... celebration or challenge? What does Christmas mean to you? As we are fast approaching the festive season, is it a time of fabulous fun? Or of busy commitments and pressure? Christmas can mean time off work; gifts to give, receive and share; plentiful eating and drinking; seeing friends, family; the atmosphere of goodwill and cheer! It can also be a challenging time of unrealistic expectations; financial pressures; relationship challenges (both friends and family); excessive commitments; travel; increased demands of maintaining a household; increased work load and loneliness. The potential challenges at this time of year can be exhaustive and incredibly stressful and therefore detrimental to our health and wellbeing. Let’s talk about Stress Stress can form the foundation of many conditions such as headaches, migraines, digestive discomfort/ complaints, poor memory, brain fog, ulcers. Research shows that stress can impact many systems of the body: Mental Health – Anxiety, depression, eating disorders, cognitive decline and can heighten conditions such as dementia and Alzheimer’s disease. Immune system – Impaired immunity; lowering resistance against colds and viruses and drive autoimmune conditions such as Ulcerative Colitis. Sleep – Sleep disturbances, insomnia. How can you reduce and protect yourselves from the effects of stress? Nutrition: ♥ Increase your weekly intake of plant based foods (vegetables, fruits, nuts, seeds, pulses, grains),

eat the rainbow and ensure variety. ♥ Avoid artificial sweeteners and flavourings. ♥ Stay hydrated. ♥ Allow time to digest your food properly, chewing well to aid absorption of nutrients. ♥ If you are feeling under par consider testing for vitamin D, B12 and zinc. Lifestyle: ♥ Exercise. Even taking a brisk walk is beneficial! ♥ Try to spend time in nature, finding simple pleasures. ♥ Christmas is a time of indulgence however; can you experience enjoyment without excess? ♥ Alcohol – Can this be reduced? Can you swap a fizzy mixer for tonic water and fresh lime? ♥ Be mindful about the food that you eat – artificial sweeteners and flavourings can exacerbate stress. ♥ Prioritise sleep. Avoid computer use before bed, blue light devices, Netflix etc. ♥ Decrease social media time. Social media can exacerbate stress with comparisons. ♥ Avoid too many commitments. ♥ Walk barefoot (grounding) where possible. ♥ Take a day at a time.

Hello and welcome to my column about beauty, health and wellbeing The Winter months are no excuse for letting your beauty regimes slide! As I am in the business, my regular beauty treatments continue all year round, otherwise I would frighten myself in the mirror! I book my intimate waxing every 5 weeks – I really don’t need that extra covering to keep my bits warm in the cold evenings! Thankfully, many of my clients feel that way too. If you keep going with your waxing, you will find that this time next year there will be a lot less growing, as regular waxing definitely reduces growth! Result! I also keep my toes painted most of the time, as mine are exposed to my clients. A regular pedicure really does help with dry skin and keeps your feet looking beautiful. For a great home treatment on cold evenings, massage some cream into your feet, put on some warm socks, and put your feet up. If you’re lucky, someone may massage your feet for you!! At this time of year, the alternate cold and warm temperatures take its toll on your skin and face, so please make sure you use a more intense moisturiser when your skin needs it. My legs get so dry in the winter months so I have to still

How to Pay Less Tax
In principle tax is a good thing - there will always be things that are best paid for centrally. (And this is not the place to discuss how effectively the government spend our tax money!) BUT… there’s no reason to pay more than you should. So here are some areas you might look at. In keeping with the “journey through life” theme that these articles are following, I will look at what you might do at different stages of life.

While you are working, Income Tax is likely to be the most significant thing to look at. You might think that there is nothing you can do about that. But if you have a little leeway in your expenditure you’d be wrong.

If you do have large sums in savings accounts make sure that you use relevant allowances such as the Personal Savings Allowance, and also consider using your annual ISA allowance (currently £20,000) which avoids Income Tax and Capital Gains Tax.

Since she was still earning, and only making small pension contributions, she was able to put it into her pension and the taxman added tax relief of £7,500. Regular readers of this column will know that, as someone who grew up in Hook and who spent many years as a councillor and Deputy Leader of Basingstoke & Deane Borough Council, I have always taken a keen interest in the built environment of North East Hampshire – both as a means of beautifying our surroundings and of serving the needs of residents and businesses. Not far from here, in my colleague Leo Docherty’s constituency of Aldershot, Rushmoor Borough Council is embarking on an ambitious regeneration programme for Aldershot town centre. This will completely transform a town with latent potential, into an attractive and dynamic space that meets the needs of residents and businesses in the 21st century.
innovative regeneration work has continued in Basingstoke since my election to Parliament. An example is the scheme to build a new headquarters for the pharmaceutical firm Eli Lilly in Basing View and rent it back to them – thus securing 400 good jobs locally and a long-term source of revenue for the council. These successful regeneration projects, which are bringing in new businesses by redeveloping brownfield sites, are only possible because Basingstoke & Deane Borough Council and Rushmoor

Garden Goings On
by Susan Bonnett, Garden Advisor Christmas is rushing towards us and the fact that it coincides with the winter solstice can make our outside space feel drab. So I wanted to share with you how we brighten up our garden.
The easiest and most obvious improvement is to mow the lawn and sweep up the leaves. Make the time to edge the lawn and it will all look so much crisper. Putting plants in pots by the doors you use most can lift the scene. This year we will put a pot with a Hellebore by the front door. These Christmas Roses were traditionally pink or white but we will have a recent introduction ‘Metallic Blue’ which is nearly black in colour. We are combining this with the silvery foliage of Senecio ‘Angel Wings’. Last year we had a more traditional look with two snow covered Box cones and they did look very festive. Fake snow is durable stuff so in mid-January we had to rub it off and then the plants needed some TLC. Regular watering and monthly feeds mean they have recovered. This year we will wrap a wire edged sparkly ribbon around them and pop some babbles into the top of the flowerpot.
John Lewis predict that pink /purple neon will be the most popular colour scheme this Christmas. If you want to bring some of that bright colour out onto the doorstep then Heavenly Bamboo (Nandina Domestica) comes in some very bright shades. This one is ‘Firepower’. In the centre of our front garden is a small tree which in the middle of winter can look a bit forlorn so we tie iridescent tree decorations to the branches that sparkle in the street lights. An idea that we borrowed from the Festival of Light at Longleat. The easiest way to add light is battery lights. We have two lollipop bay trees that we decorate with mirco rice LED Lights. They have a timer so they switch on each night for 8 hours. They use a watch battery so the control box is light

enough to tuck into the plant out of sight and protected from the rain and the cold. We have had the odd mishap, one year we picked a very sweet Christmas tree in a pot. It was cute until it was planted out in the flowerbed and within two years it was 5’ (1.5m) high and wide! The National Trust fills the spaces for bedding with sparkly babbles glued onto short green canes and they are really effective. But there is no reason why spare babbles can’t be hung from shrubs just make sure they are shatter proof so that if they come off in the wind no children or animals get hurt.
