Hello... ...and welcome to our October issue!
In that spirit we have gathered local trades people for our annual Home Improvement Special and I hope you feel inspired to ‘hyggefy’ your home.
This time of year, when the days are getting cooler and the nights are drawing in, I always feel the need for some hygge in my life. If you are not familiar with the Danish concept pronounced HUE-GUH: there is no word for it in English but it means ‘a feeling of cosy contentment and well-being through enjoying the simple things in life’. Not sure if it’s my age but celebrating moments like making a cup of tea and enjoying a homemade cake or biscuit with it, lighting candles, snuggling under a cosy blanket or sharing a meal with friends and family certainly adds to my happiness in life.
On another note, there is one topic here in Fleet that has been debated hotter than any other in the past few months – the Fleet Road pedestrianisation. Personally, I grew up with pedestrianised town centres in Germany and welcome this community enhancing approach. Whatever your opinion on the matter I hope you will read our article on page 6 with interest. Have a great month!

Fleet Road pedestrianisation
- is it a good thing? In August, part of Fleet Road was pedestrianised by Hart District Council as a trial project to enable social distancing and support the economic recovery of the town. The scheme has created much comment on social media, with many people, particularly residents on nearby roads, expressing concerns about diverted traffic as well as the unsightly barriers that have been used. However, people have also spoken out in favour of the scheme, with people enjoying the space and events that have been organised by Fleet Town Council and Fleet BID. The council have also shared plans for landscaping and parklets, decking and seating areas in parking bays, allowing people to relax and enjoy the space. This is a hot topic, not just in Fleet, but in many towns up and down the country as local councils and businesses try to redefine the

year. The situation with the COVID-19 pandemic has meant that several bookings have been cancelled this year. I am concerned with so few bookings this year that the property will not qualify as a furnished holiday letting with HMRC. Is there anything I can do? Furnished holiday lettings (FHL) qualify for favourable tax treatment for income tax and capital gains tax purposes. The favourable treatment applies both where the property is owned and let by individuals or acquired via and let by a company. All FHL’s owned by a particular person are treated as one furnished holiday business. If other buy to let properties are owned, then the FHL profit or loss is calculated separately to those. Unlike the situation for other residential property that is let, capital allowances are available on plant and machinery used in the accommodation (hence there is no deduction for expenditure on replacing furniture). The income that an individual receives from letting furnished holiday accommodation counts as ‘relevant UK earnings’ for pension purposes. This means that even if the individual is not UK-resident, he is entitled to tax relief on pension contributions. The losses are treated as trading losses of a deemed trade and can be carried forward against future profits from the same deemed trade.

The principal requirements are that there must be ‘commercial letting’ of ‘furnished holiday accommodation’ in the UK or EEA. The former means that the property must be let on a commercial basis with a view to profit. Holiday accommodation is ‘furnished’ if the user is entitled to use of the furniture but satisfying the ‘holiday accommodation’ requirement is more difficult. • The property must be available for commercial letting to the public for a minimum of 210 days in the tax year or accounting period (the ‘availability condition’) • The property must be commercially let as holiday accommodation for a minimum of 105 days in the tax year or accounting period (the ‘letting condition’); and • There must be no more than 155 days in the tax year or accounting period for which the same person occupies the property for more than 31 days (the ‘pattern of occupation condition’). It is the second of these bullet points that you are referring to in your question. There is an additional form of relief available to you for situations such as yours where • during a tax year (Year 1) the property meets the conditions to be regarded as qualifying holiday accommodation; and • although it is let during either the next tax year (Year 2) or the next two tax years (Years 2 and 3), it does not so qualify in that year
or those years only because it fails to meet the letting condition for that year or those years; but • you had a ‘genuine intention’ that the property would meet the letting condition in Year 2 or in both of Years 2 and 3 This is referred to by HMRC as a ‘period of grace election’. I believe that given the current situation if your property met the conditions for an FHL in the last tax year, then an election can be made for this year and next. Coronavirus (COVID 19) In response to the Coronavirus (COVID 19) pandemic, the government announced two reliefs available to businesses in the retail, hospitality, and leisure business sectors. These are a business rates holiday and a cash grant of up to £25,000 per property. Properties eligible for the relief include those that are wholly or mainly used as self-catering accommodation. Simple ways to relieve
anxiety and stress Hello and welcome to my column about beauty, health and wellbeing Having now been back in the salon for a couple of months since mid July, I am quite disturbed about the levels of anxiety and stress that I am hearing from clients and their families. The threat of contracting COVID19 has frightened many people, especially those classed as vulnerable. I have also struggled during lockdown, having to deal with grief of losing my mum, and one of my beautiful pussycats, so I do know what it’s like to have dark days. I have never cried as much as I have this year! So during lockdown, I decided to learn how to meditate, and found a course online. My main motivation for doing this was to use meditation techniques in a new treatment for the salon, but I found it really helped me to understand mindfulness, and different types of meditation, and calmed me down. Mindfulness and Transcendental meditation (TM) are all about being in the present moment, concentrating on your breathing, and just being, and not focussing on any other thoughts. It is proven that regular meditation can calm the mind and body, reduce stress and even blood pressure. Just find yourself a quiet space, focus on slowing down your breath and take yourself to your favourite space for 10 minutes. First thing in the morning is a good time for this. Alternatively, if you find this difficult, there are local meditation

Fast Fashion The fashion industry is one of the worst for our planet. There is already enough clothing in existence to clothe the next 6 generations and yet, each season, the fashion industry pumps out more and more lines which, if not sold, ultimately find themselves in landfill (£140m worth per year according to WRAP) or in the case of some of the larger brands, burned to ensure that the value of their branding is not decreased by it being seen to be sold in charity shops and the like. If this is not enough to make you think twice about the amount and type of clothing that you purchase, let me take you through the process in terms of waste. Many of our clothes are made from synthetic fibres which rely on fossil fuels to create, will never disappear and can release 700,000 microfibres per wash! Many of these will find their way out to sea. However, what you might not know, is that cotton is one of the worst materials for the environment. It is incredibly water intensive – 13 years worth of drinking water for a human will make 1 pair of jeans. 6 years worth = a t-shirt! 1/6 of pesticides used globally are used on cotton fields. The cotton is then heavily treated

with chemicals, causing the local people and wildlife significant health problems as it is turned into a material. The material is then transported to the clothing manufacturers. It is estimated that 1/3 of this material is then discarded on the cutting room floor (heading to landfill) before the garment is created and subsequently has to travel to wherever it is being sold. Should the garment be returned, it is likely to head straight to landfill – even if it was simply the wrong size! Many companies simply don’t have the technologies or man power to identify why something is being returned, to fix the problem/
repackage the item and return it to the shelves. Therefore it is more profitable to sell them cheaply to discounters (large footprint to fly them globally) or dump them. What can we do? Well, firstly buy less. 1/3 of items in UK wardrobes have never been worn! Buy second hand where possible; we have amazing charity shops locally. If it must be new, buy quality, buy from sustainable companies and make it last; wash it only when it needs washing for example. Cheap, throwaway clothes are often made unethically in sweat shops by people not being paid enough. I once read ‘Don’t question why it is expensive, question why it is cheap’. Thirdly, if you’ve finished with it, pass it on, upcycle it or use it for a different purpose if it is beyond use (painting sheets, cleaning rags) and even then there are textile bins which can recycle it. By 2050 it is estimated that fashion will be the cause of 25% of our carbon footprint but if YOU chose to act differently, it doesn’t have to be.

right path?’ I think we put a lot of pressure on ourselves to always make the ‘right’ decision. But what is the right decision – right for who? When I was trying to decide what I wanted to do for the rest of my life, at the grand old age of 36, I didn’t know where to start really. I was in marketing, which I’d sort of fallen into after Uni really. I enjoyed it and loved the creative side of it. I also loved the sales side of it and negotiating a good deal – such a buzz! But the role got increasingly more process driven and the fun stuff I’d been holding onto started ebbing away. Marketing was all I’d ever known though and it’s what my experience and skill set was in. So I felt stuck – knowing that I wasn’t enjoying my job any more but at a complete loss as to what else I could do and get paid a decent salary. I’ll be honest, it wasn’t an easy or straightforward journey to the decision I made 4 years later. But I want to share my experience with you here in case it resonates and helps you. I’ve a feeling there are a lot of people now considering career changes and moves, maybe even self-employment, and if that applies to you or someone you know – I hope this article helps you. The first thing I want to make abundantly clear is that nothing

has to be forever. Once I’d fully accepted that, it took the pressure off of making the ‘right’ decision. I realised, I just needed to make the right decision, for now. On a quieter level, I also needed to make the right decision for me. Not my family, not my friends, what society had shown me I should be doing, but the right decision for me. I know, tough right?! Ultimately though, I was miserable and making everyone around me miserable. I had to break free of the mindset of the consequences of my actions on everyone else ahead of myself and my happiness. And there it was, the question I’d been avoiding – ‘what made me happy?’ I had NO IDEA and that really scared me. I was so disconnected and so deeply institutionalised that I had lost all sense of myself and who I was. Then came the next question, ‘what should I be doing & what’s my purpose?’ Profound stuff. I’d honestly never asked myself that before. I went back a step and looked at what I thought I might enjoy; what I might be good at; what would make me feel good about myself?
I wrote down everything that came to mind and then I started watching tonnes of personal development videos. I flooded my world with inspirational stories of others, books that challenged my views of the world, slowed my life right down and gave myself a chance to breathe. A chance to process how I was feeling and get to know myself again. I decided I wanted to help people in some way and started researching courses I could take. I found one that really resonated and went for it. Constantly reminding myself when the fear and self-doubt came up that I was doing the right thing for now; the right thing for me in that moment and; that nothing has to be forever. The event was a new one, The NE Hampshire Sportshall Athletics Competition, and consisted of a mix of track events (different sprint distances) and field events (a variety of throws and jumps). Mould occurs where there is excess moisture and this will either be from leaks or condensation. If you have a leak in your property this will need to be reported as the Landlord will be keen to have this fixed to prevent further damage. If the problem is due to condensation then this is the tenant’s responsibility and is often due to the way the property is being used.

Excess humidity and condensation is generally caused by either washing or cooking. Washing can include showering, bathing, washing and drying laundry. You will see this condensation forming on windows and walls that are cold relative to the temperature of the air. Fogging of windows and water on window sills is an obvious sign of poor ventilation and high humidity. To prevent condensation, leading to mould, a few simple steps should be taken. When bathing or showering the bathroom door should be kept shut and the extractor fan should be operating or the window opened. It is a good idea to leave the fan on or window open for some time after your bath or shower. Ideally laundry should be dried using either a tumble dryer or outside on a washing line. If you do need to dry washing inside and without a dryer place a drying rack in the bathroom, turn on the extractor fan if you have one and close the door. Cooking will release a lot of moisture into the air. If you can, try and limit this condensation to the kitchen by shutting the door and cooking with the lids on pans. If you have an extractor this should be used and if not the window should be opened. Ventilation It is important that air is allowed to move through your home. Most modern windows have air vents and these should be left open, windows can also be locked open with just a small gap. Opening windows and doors wide for just a few minutes will allow for an exchange of air. The warmth in your home will be held in the walls and furniture and the fresh air will quickly warm up.
