LANDLORDS by Lorraine Hutley

BUY TO RENT

252 622052

We are often approached by potential Landlords looking to buy a property to rent. As Lettings agents not trying to sell you a property we are happy to give impartial advice on the pros and cons and what is likely to offer the best yields. We find that the sales agents often over state the potential monthly rent on properties in order to achieve a sale. The SMALLER one to two bed property will give a higher yield than a larger property. The ideal purchase would be a one-bedroom property that can be converted to a two bed. LARGER properties on the lettings market tend to be offered by accidental landlords who, for one reason or another, need to let out a property. Investment properties tend to be smaller and offer the best yields. PARKING is high on the agenda for tenants particularly in town centres or near to train stations. Dedicated parking or a garage will increase the appeal. For larger properties with more occupants additional parking is likely to be required NEW BUILDS have the advantage of a low Energy Performance Certificate (EPC) and new kitchens and bathrooms. You may find you are paying a premium for smaller new properties. These properties are often pitched at first time buyers and offer government backed mortgage deals with low deposits. The down side is that prices for the new builds are above the market rate and you may take a hit if you look to sell in the short term. When looking at KITCHENS & BATHROOMS, whilst style is important practicality should be considered. Boxed in toilet cisterns and tiled in shower thermostats may look great but in the event of issues the cost of repairs can be high and cause inconvenience to the tenant. Extractor fans in bathrooms are essential to prevent condensation and mould. White goods in kitchens are generally included in a rental property including a fridge freezer and washing machine. A dish washer is always an added bonus and including a washer dryer will reduce the need to air dry clothes which can lead to condensation and mould issues. Although tenants like an OUTSIDE SPACE for a BBQ they are in general not good at the maintenance. A low maintenance paved or gravel garden with a small garden store would tick many boxes. All properties require a minimum EPC of E and so older character properties will need to be updated to stay in line with requirements. The cute factor and country cottage appeal may draw interest but not offer a great return. Properties in the catchment area of high attaining local SCHOOLS are ever popular and can provide stable tenancies with young families. NEUTRAL DECORATION is ideal for tenants looking to make a property their home. Multi colour carpets and walls may reduce the rental appeal and increase void periods. Based in the heart of Fleet, Honey Lettings specialises in lettings and property management. For friendly, knowledgeable advice on property letting call Honey Lettings. Family Tax Breaks

- Your Questions Answered

Despite there being limited tax breaks for married couples nowadays, there remain a few areas where the family can benefit from tax efficiencies. In this article, we look at the tax breaks available.

Income Married couples that are taxed on their individual incomes are entitled to their own tax-free personal allowance and tax rate band. It is preferable to arrange income sources to fully utilise each spouse’s tax allowances and lower rate tax bands. If an individual’s personal allowance is unused, from April 2015 married couples may elect for 10% of their allowance to be transferred from one to the other, provided both spouses are basic rate taxpayers. For 2019/2020 the personal allowance is £12,500, so the transferred allowance will equal £1,250. For a 20% basic rate taxpayer, this generates a £250 saving, taken via the PAYE code (or via a tax return if the beneficiary is self-employed). To action, a formal election must be made, and if not done, this will be lost.

Investments Couples holding investments in joint names are deemed by

HMRC to hold these assets and receive income from them 50/50. However, if couples hold their assets in unequal shares, they may elect that the income is taxed in the same proportion. This is a formal election and cannot be backdated, so advanced planning is necessary.

Each individual is entitled to their own Capital Gains Tax allowance (2019/2020: £12,000). Married couples may transfer assets between each other without triggering capital gains or inheritance tax issues. Capital Gains Tax rates are dependent on individual income levels. Child benefit can amount to about £1800/year for a family with two children, capped according to parents’ income levels. If both partners are working, they may claim child benefit if individual incomes (from all sources) are below £50,000/year. If either partner’s income exceeds £50,000/year, the benefit is restricted by 1% per £100 earned over the £50k limit, meaning that if income reaches £60,000, child benefit is retracted in full.

should be registered with HMRC, even if child benefit isn’t going to be claimed. This will ensure that stay-at-home parents can claim National Insurance Credits and that state pensions aren’t adversely affected.

parents pass assets to the children, which give an income of over £100/year, the parent will be liable for taxes thereon. To summarise, there are tax thresholds which can trigger higher tax liabilities. The key consideration is to make full use of personal allowances of £12,500 per tax year, and to fully utilise the basic If you would like to discuss your 500 to arrange a free 1 hour appointment or email info@ kirkrice.co.uk. The three thieves of your sight.

Initial consultation from

Nuffield Health Guildford Hospital. As we age, diminishing vision is one of the greatest threats to our quality of life. The three most common conditions causing sight loss are Cataracts, Glaucoma and Age-Related Macular Degeneration (AMD). These conditions all require different treatment paths. 1. Cataracts Cataract, a clouding of the natural lens of the eye, is the biggest cause of reversible blindness worldwide, affecting 133 million people. Early signs include blurry vision, glare from car headlights and difficulty reading. Blindness caused by cataracts is reversible with surgery. 2. Glaucoma Glaucoma often develops with no pain and no symptoms until it’s very advanced. Glaucoma often runs in families so it’s important to get regular eye health checks if you have a family history. Blindness caused by glaucoma is permanent but we can help to preserve your remaining vision.

3. Age-Related Macular Degeneration (AMD) AMD is the most common reason behind blind registration in the UK. In AMD there is death of light-sensitive receptors in the retina. Signs of AMD include distortion, blurred vision and being unable to focus on your central vision. In some cases we can treat AMD and may be able to improve your vision. How we can help you At Nuffield Health Guildford Hospital, we have an exceptional group of Ophthalmic Consultants on hand to help diagnose, treat and cure a range of eye related conditions, so you can be confident that you are in safe hands.

Last time I shared what my greatest fear was about setting up my own business and the reality of what being self-employed is like and my offer of free support. This month, I can’t believe it’s November already! I can’t believe it’s been a whole year since I gave my TEDx talk at TEDx Telford titled, Putting Emotion Back in Business. A subject still very dear to me and one that I continue to promote throughout my work. Where were you this time last year? What were you doing? What were you thinking about? How were you feeling? What’s changed and what’s the same? How do you feel about your answers to those questions? Your emotions are there to guide you, but we need to take time in our daily life to slow down and acknowledge how we’re feeling. Our lives are so busy that the faster we go, the further we get away from our emotions. Dare I say, it’s like we’re trying to avoid them! I know that’s what I do sometimes for sure. If I don’t acknowledge how I feel and carry on, it’ll just go away, right? I’ll focus on the positives, what I need to do, meet the demands of my work, deadlines and so on and whatever was making me feel a bit grumpy will sort itself out in the background, won’t it? I am an expert at that method! I have been implementing it brilliantly for 40 years I reckon!

Revitalise Your Life

By Jenny Thomas, TEDx Speaker, Confidence & Career Coach at Revitalise Coaching

Welcome to November’s column helping you to revitalise your life! In many instances, I’m sure it’s served me well and allowed me to let go and move on. But what this method teaches us, is that ignoring any negative feelings means we are only allowed to ever show our positive emotions. On some level, I think we’re also telling ourselves that the way we feel doesn’t matter; that we don’t value ourselves. And this is the road that leads to a lack of self-worth. Most of my clients come to me with varying different challenges they’re experiencing at work and I am never surprised that at the crux of the issue is often their conditioned ability to never put themselves first. We’ve been so conditioned to put others first that we think self-care is being selfish. If you’re starting to think about how you’re going to make 2020 different for you, promise me that in your top 3 will be to prioritise you and your needs. You deserve to be happy. You deserve to live a flexible life. You deserve me time. You deserve all that you would give to another without a second thought. Be your own best friend. Imagine what you’ll be able to give to others when you take care of yourself. Imagine what you’ll teach those around you about

self-care, self-worth and how to acknowledge and process how they’re feeling. Emotions really aren’t anything to be fearful of – none of them will last forever and you can only feel one emotion at any one time. It’s not possible for us to feel happy, excited, strong, satisfied without ever experiencing, sadness, boredom, weakness, emptiness. Otherwise, how would you know what happy feels like? I wonder how different your life could be then? I wonder how differently you might start to perceive yourself and the world around you? I wonder how you would answer the questions at the beginning this time next year? Who will you be this time next year? What will you be doing? What will you have? Take care,

Think local

when shopping this Christmas Supporting your local shops and businesses in Fleet and Hart this Christmas can make a big difference to your local area, the economy and the environment. Read on to find 6 reasons why shopping local this Christmas really does matter… Your spending will boost the local economy Research on spending by local authorities show that for every £1 spent with a small business, 63p stayed in the local economy compared to just 40p with a big business. When you shop with a national chain you are usually helping a Head Office pay big bucks to its executive team and shareholders. Shop with a small business and you’ll be supporting a family – helping them to pay their mortgage or their business rent and overheads. And high streets with thriving independent businesses boost the prices of local homes too!

Shopping local is the ethical choice When you shop at your local butchers, bakers, markets and farm shops it’s more likely that the produce has had a shorter fieldto-fork journey. Your purchase will have a smaller carbon footprint, more nutrients retained in the food and less packaging around it.

You’re likely to get better service Local business owners do what they do because they are passionate about their products, which usually

20 | ehd November 2019

makes them experts. Ask questions and seek advice. Your local butcher will be able to tell you the best way to cook your dinner - the supermarket delivery driver may not be quite so knowledgeable!

Find a unique gift

Shopping locally is less stressful

Away from the big name shops you can find original gifts for loved ones. Independent shops often sell locally produced items which aren’t available elsewhere so you’ll be buying products unique to your area. Along with shopping in our local independent boutiques, look for local artists or work with a jeweller for a totally personal gift. Buy Christmas flowers and wreaths from a local florist and look for handmade gifts at craft fairs across the town (see our What’s On page for more details). Give vouchers for an experience for everything from health and beauty treatments to activities such as paddle boarding on Basingstoke Canal! There really is something for everyone right on our doorstep.

Who wants to battle against the Christmas crowds at a large shopping centre? Shop locally and eliminate the parking queues and playing human dodgems. It also avoids the stress of waiting at home for the delivery which should have arrived two days ago!

Christmas sales can account for more than a third of a retailers’ annual turnover so a bad Christmas can spell disaster for a small business. If you want to see Fleet thriving with independent shops which benefit the whole community then shop locally this Christmas.

You are likely to get a good deal Business owners can use their discretion to reward regular customers and make special offers. Food producers are often happy to let you try before you buy making sure that you only buy want you love. Buying on-line is not always the cheapest especially as Christmas day approaches and if you shop locally, you won’t need to pay for postage.

ehd meets...

Satdeep Grewal, a local artist who will be making an appearance on our TV screens next month on Sky Arts’ Landscape Artist of the Year. Please tell us a bit about who you are, your background etc? For as long as I can remember I’ve loved drawing and painting. One of my earliest memories is drawing on the back of a brown paper bag given to me at the grocers. I did an art foundation diploma then studied a degree and a Masters in Philosophy because I wasn’t impressed by the art courses on offer. However, I carried on making art in my own time. I then had a career in research for around 10 years before I decided to make the jump into starting my own art business where I paint landscapes and portraits, do graphic design work and run classes in Fleet for adults and children. When and why decide to take the plunge to become a full-time artist? It was the birth of my daughter in 2017. I wanted a career that kept me close to her, whilst leaving me enough energy to give her the attention and support she needed. I had a highpowered consultant job in London at the time and I knew that wasn’t going to give me what I wanted, even though it was well-paid. I had also been putting off becoming a full-time creative for a long time so maternity leave gave me the perfect opportunity to think it through properly and try it out. How would you describe your work? People sometimes think artists are all over the place, eccentric and a bit egoistic. I’m actually super-organised and really care about making a difference to people’s lives through my art workshops. One of the things I am interested in is seeing if my art classes make people feel more connected to their community and decrease feelings of loneliness, which is where my background in social research still has an influence on my work. In terms of my painting, I love painting abstract

22 | ehd November 2019

landscapes, but have painted many portraits of people and animals as commissions. I do freelance graphic design projects too. Where do you sell/show your pieces? I sell my work mainly online on the Saatchi website (https://www. saatchiart.com/satdeepgrewal) but you will often find me on a stall at Hart of Craft in the Hart Shopping Centre which takes place the last Saturday of the month. Fave piece and why? Rembrandt’s self-portrait with circles. I learnt so much about expressiveness, mood, and creating a sense of light and depth in my paintings from that one artwork! What inspires you? I am inspired by the beautiful British countryside - it never fails to fill me with wonder and peace. This is why my husband and I love going hiking when we can! We’ve climbed the three highest peaks in the UK which was a major achievement for us both. Talk to me about your painting workshops? I run drawing and painting workshops where I teach fundamental artistic skills through fun activities. I’m also going to be running some eco-friendly Christmas Craft workshops in Scoop where I will be showing people how to make reusable Christmas cards, upcycled fabric decorations and foraged material wreaths. A proportion of my profits will be going to WWF which is where my husband works. You can book a place on my website www.MakeArtAndFriends.com. Talk to me about the television programme you recently took part in? I was a contestant on Sky Arts’ Landscape Artist of the Year - the show airs on November 5! It was a very challenging, unique and interesting experience and I will definitely be trying again! It was

great to be able to speak to the presenters and judges - I especially loved Joan Bakewell! What are the benefits of painting? The great thing about most art forms is that they are so mindful. When you are painting or drawing or making a sculpture you are completely in the moment and nothing exists apart from you and that piece of artwork, so it can be a good way to get away from life’s stresses and help improve your mental health. How hard is it to balance being a mum and an artist? Being an artist helps me be a better mum because it fits perfectly around my daughter. I tend to keep all my paints and materials behind a closed door as some of them can be quite toxic, so definitely not the type of thing to have around a toddler! I introduced drawing to my daughter recently and she absolutely loves it. We have created a little table in one corner of the living room for her to sit and draw at - it’s super cute to watch her! What’s the one thing you love about living in Fleet? I love the pace of life, the friendliness and how we have almost everything we need at our doorstep but it’s still feels like quite a relaxed place to be. It’s the perfect place for families. Your favourite place to eat / drink / go? Gee’s does excellent burgers and their freak shakes are to die for! I love going to Fleet Pond as well - so many of my paintings and drawings have been inspired by it. What is the most trouble you have ever been in? When I was told to stand outside the staff room for doing cartwheels in the school corridor! Interview by Emily Gregory of Baby Love Photography, www.baby-love-photography.com

Beauty regimes are more important for the Winter so don’t forget them! Hello and welcome to my column about beauty, health and wellbeing The Winter months are no excuse for letting your beauty regimes slide! As I am in the business, my regular beauty treatments continue all year round, otherwise I would frighten myself in the mirror! I book my intimate waxing every 5 weeks – I really don’t need that extra covering to keep my bits warm in the cold evenings! Thankfully, many of my clients feel that way too. If you keep going with your waxing, you will find that this time next year there will be a lot less growing, as regular waxing definitely reduces growth! Result! I also keep my toes painted most of the time, as mine are exposed to my clients. A regular pedicure really does help with dry skin and keeps your feet looking beautiful. For a great home treatment on cold evenings, massage some cream into your feet, put on some warm socks, and put your feet up. If you’re lucky, someone may massage your feet for you!! At this time of year, the alternate cold and warm temperatures take its toll on your skin and face, so please make sure you use a more intense moisturiser when your skin needs it. My legs get so dry in the winter months so I have to still

is fully hydrated and moisturised, and it makes a huge difference. Take care of your lips too as they can get cracked and sore without protection. A good lip balm in your pocket is a great idea. Christmas is coming, and so are the Christmas parties, so beautifying is important if that little black dress is coming out again. Do plan your beauty treatments as salons get very busy. I am already taking appointments 2 months in advance.

Salon Christmas events are coming up too. Please support your local businesses this time of year. We really appreciate it. My Christmas Soiree is on Tuesday 19th November from

Captivating Croatia Teresa has just returned from an amazing educational trip organised by Cyplon spending nights in Dubrovnik, Hvar and Split. These three destinations make an excellent multi-stop itinerary easily covered in a 7 night duration. The flight time is short. Not much more than 2 hours flying from Gatwick and you can be in Dubrovnik or Split. The region has been ruled by numerous dynasties over many centuries including the Venetians and Austro-Hungarians which is demonstrated in the architecture, history and culture with many buildings dating back to 7th century. You do need your walking shoes on to make the most of your time there and care needs to be taken with all the steps and the cobbled streets but it is well worth it. The scenery is stunning with high limestone mountains and lush green trees creating a spectacular backdrop to the old walled cities and crystal clear blue sea. The hotels are a mix of stylish and modern with lots of space to the more boutique and intimate but a sea or city view is a must. Small ship casual cruising makes the perfect way to explore the picturesque coastal towns and stunning islands dotted along this spectacular coastline.

Cyplon are a well-established, family-run tour operator specialising in Luxury Holidays across the Mediterranean including Croatia. Call in to Hart Travel to hear about Teresa’s amazing visit to Croatia.

With everything going on in parliament recently, the second reading of the domestic abuse bill on Wednesday 2 October received little attention. Attempts to improve the laws relating to domestic abuse have suffered numerous setbacks in recent years, with proposed changes in legislation made and then subsequently abandoned in 2017. The domestic abuse bill was finally introduced to parliament in July this year and will now proceed to the committee stage where detailed examination of the bill takes place. The landmark new law will define domestic abuse in law for the first time and also contains a number of critical legal protections. Perhaps the most important among those is the ban on abusers directly cross-examining victims in the family courts, where decisions on child arrangements, divorce and financial orders are made. The Nineteen Child Homicides report tells the stories of the cases of nineteen children who were intentionally killed by a parent who was also a perpetrator of domestic abuse. The report highlighted a survey, in 2015, showing that 25% of domestic abuse survivors, who had been through the family courts, had been cross-examined by their former partner/abuser during family court proceedings. Women’s Aid, amongst others, have been campaigning for change for years and have emphasised that in allowing a perpetrator of domestic abuse ‘who is controlling, bullying

Domestic Abuse Bill

and intimidating to question their victim when in the family court regarding child arrangement orders (for example) is a clear disregard for the impact of domestic abuse, and offers perpetrators of abuse another opportunity to wield power and control’.

through the family court by seeking a non-molestation order and/or occupation order to ensure that the violent partner or family member is restricted from coming near your home. We also work closely with our local Citizens Advice who can direct you to other support services.

The new measures, although only a start, will make a real difference to the lives of victims of domestic abuse. Current statistics indicate that one in four women and one in six men will experience domestic abuse in their lifetime. Tragically, on average two women are killed every week by a current or former partner. Last year, the Crime Survey for England & Wales found two million people suffered from domestic abuse with women four times more likely to be victims as men.

At Neale Turk LLP our family law team has a wide range of experience in family law and relationship issues and can efficiently guide you through all areas of family difficulties, including complex maintenance issues. We are members of Resolution, an organisation of 6,500 family lawyers and other professionals in England and Wales, who subscribe to a Code of Practice which is geared towards encouraging a constructive and non-confrontational approach in all family matters. Please feel free to contact us for a free initial appointment.

This long overdue and muchneeded legislation is critical to tackling domestic abuse and has been largely welcomed by prominent charities and campaigners.

Incidents of domestic abuse, especially ongoing abuse, require urgent, emergency steps to provide protection from harm. If you or someone you know is experiencing domestic violence, call the National Domestic Violence Helpline on 0808 2000 247.

Elvetham Heath Primary School News

Welcome to Year Two! We have had a fun, but busy start to our time in Year Two. We started off with ‘Super Scientists’ week where we studied significant scientists from different eras. We looked at Archimedes, Jane Goodall, Stephen Hawking and Marie Curie and learnt all about what they discovered. After this we jumped straight into our first topic ‘London: Past and Present.’ We were lucky enough to experience a ‘Great Fire of London’ theatre workshop where we dressed up and acted out parts of significant people of 1666. We learnt all about where and how the fire started and the hard work that it took to put the fire out. We wrote fabulous recounts about what happened. We also had a visit from Tracey from Hampshire Fire and Rescue Service who taught all the children about fire safety. The children loved being mini fire fighters and responding to fire fighter commands!

It has been a great first half term for the Year Two children and we are looking forward to the next half term! We are

Rosie’s Good Reads The Undoing Of Arlo Knott by Heather Child is a time travel fantasy. Arlo has the ability to go back in time so that he can change an outcome of an event. He first discovered this ability as a teenager, when he moved time during a school class. With practice he learns how to ‘unknot’ time for longer periods. What if your life had an ‘undo’ button?

The Lost War by Justin Lee Anderson is an epic fantasy. It opens in the country of Eidyn. The war is over, but something is still rotten. With a ragged peace in place, demons burn farmlands, violent Reivers roam the wilds and plague has spread beyond the Black Meadows. The country is on its knees. Will it ever recover from the great war?

By The Feet Of Men by Grant Price is dystopia set after the destruction of the planet’s ecosystem. Across Europe, meagre supplies of fresh water and medical supplies are delivered by ‘Runners’ - the drivers of huge trucks. Standing in their way are starving nomads, crumbling cities, hostile weather and a rogue state hell-bent on the convoy’s destruction.

The Work Of Art by Mimi Matthews is historical romance. Phyllida Satterthwaite thinks she is odd because of her mismatched eye. But to the Duke of Moreland, she is a work of art, which he wishes to add to his collection. Can a marriage of convenience save Philly from the vengeful duke?

The Mermaid And The Bear is historical romance, set in the 16th century at the height of the Scottish witchcraft accusations. Not a place to be a woman, especially a woman of faith, opinions or healing gifts. But Isobell has fled from her London home to avoid marriage to a cruel Englishman and has found kindness and friendship in a Scottish castle.

Regular readers of this column will know that, as someone who grew up in Hook and who spent many years as a councillor and Deputy Leader of Basingstoke & Deane Borough Council, I have always taken a keen interest in the built environment of North East Hampshire – both as a means of beautifying our surroundings and of serving the needs of residents and businesses. Not far from here, in my colleague Leo Docherty’s constituency of Aldershot, Rushmoor Borough Council is embarking on an ambitious regeneration programme for Aldershot town centre. This will completely transform a town with latent potential, into an attractive and dynamic space that meets the needs of residents and businesses in the 21st century. I have personal experience of this approach from when I was Deputy Leader of Basingstoke & Deane Borough Council, and much of this

innovative regeneration work has continued in Basingstoke since my election to Parliament. An example is the scheme to build a new headquarters for the pharmaceutical firm Eli Lilly in Basing View and rent it back to them – thus securing 400 good jobs locally and a long-term source of revenue for the council. These successful regeneration projects, which are bringing in new businesses by redeveloping brownfield sites, are only possible because Basingstoke & Deane Borough Council and Rushmoor

Borough Council both have strong and comprehensive visions for their districts. Many residents ATE U PD tell me that they UR M YO F RO would like Hart

P

M District Council to be bolder and play its role in developing a regeneration vision for Hart, just as their neighbours have done. They needn’t start from scratch. They can build on some of the work that has already been for them by, for instance, Hook Parish Council and their Neighbourhood Plan. It can be done! As ever, I would be interested to know your views on this, as well as how you would like to see your area regenerated. You can send me an email to: email@ranil.uk or attend one of my ‘Tell Ranil’ events. Details, as ever, on my website.
