Editor’s Message Welcome

to the 59th Annual Archi Awards for the AIA Long Island Chapter! I am deeply honored and proud to have had the privilege of collaborating once again with Gary Hansen, AIA, the President of the AIA Long Island Chapter, and the Archi Committee, on this year’s Archi Awards program magazine. It is truly an extraordinary experience to witness the exceptional entries submitted this year, each surpassing the last in terms of excellence. The projects, particularly the Archi Award and Commendation submissions, exemplify profound thoughtfulness in addressing the unique challenges faced by the design teams. I especially relished exploring the custom home entries this year. As an architect based in California, I gained valuable insights into the distinctive East Coast residential design through these award-winning projects.

I would also like to express my heartfelt gratitude once again to the AIA Long Island Chapter and all its members for entrusting me with the responsibility of overseeing this publication for the fourth consecutive year. I eagerly look forward to the possibility of future collaborations with the chapter in any capacity. Once more, my warmest congratulations to all the winners of the Archi Awards and Commendations this year. Your collective efforts are what have made this program such an outstanding success. Yu-Ngok Lo, FAIA Yu-Ngok is the founding principal of YNL Architects in Culver City, California. He was the Editor-In-Chief of the AIA YAF CONNECTION, NOMA magazine, the AIA Strategic Council Yearbook, and the AIA College of Fellows Newsletter. He is currently the Editor-In-Chief of the American Institute of Building Design magazine.

President’s Message Architects

and designers spend many hours with their project teams, owners, consultants, photographers, city officials, contractors, and project managers to bring a design, into reality. Some of those projects only make it into the concept phase if it is a competition or for a lack of funds to complete the project, designers still put the effort in to push forward the design in renderings, plans, and 3D walkthroughs with the many software products available to today’s architecture and design firms. The magic happens in the design office to bring the client’s imagination into reality with these many tools.

The goal of our program is to provide professional and public recognition of architectural projects for design excellence. The projects are residences, commercial interiors, new construction, renovations, community projects, institutional, and many other types. They all have one thing in common, the architects and designers are Long Island Chapter members or the projects are located on Long Island. All of the submissions will be shared on our chapter website and social media to bring awareness of the architects and designers providing design excellence across our communities. Gary Hansen, AIA, LEED AP B+C Gary works as a Project Manager and is a Senior Associate at Spectorgroup in New York City. He manages several projects for the company while overseeing a staff of architects and designers on each project from schematic design through construction administration. Gary has been involved with the AIA Long Island Chapter for many years as a 3-time, 3-year term board member, secretary, treasurer, and president-elect and is currently serving as the 2022-2023 President. Gary is a recipient of the Membership Award from the AIA Long Island Chapter in 2018 for his many years of service. In 2012, Gary was honored by the AIA National President with a President’s Citation given to those who worked on the projects after 9/11, specifically One World Trade Center as a member of Skidmore, Owings, and Merrill’s design team.

This year we had a total of 124 submissions for consideration requiring an extraordinary amount of time to review the many slides and documents. I would like to thank our jury members who were gracious enough to volunteer their time to serve in reviewing and rating the 124 submissions. Our

Anthony S. DiProperzio, AIA received his Bachelor of Science Degree in Architecture from New York Institute of Technology in 1973. He is certified by the National Council of Architectural Registration Boards and obtained his license in the State of New York and began his practice in 1976. He is also licensed in New Jersey, Connecticut, Florida and California. Mr. DiProperzio also served as an Adjunct Professor at N.Y.I.T. from 1976 to 1986, Chairman of the N.Y.I.T. Council of Overseers for Architecture 1997 to 2000 and President of the Architecture Alumni from 1997 to 2000. His service in the AIA includes President of both the Queens Chapter from 1993 - 1994 and President of the Long Island Chapter 2014. He also served at the New York State AIA level as Secretary/Treasurer 1996, VP Communications/Public Relations 1997, VP Government Affairs 1998 and Board of Directors in 2008 - 2009. Mr. DiProperzio also serves as a Neutral for the American Arbitration Association. He served in the U.S. Army from 1968 to 1970 and received a Letter of Commodation for his service at the Edgewood Arsenal, Maryland and was honorably discharged.

The Archi Statuette

The

Archi” was designed specifically for the 1970 Annual Long Island Association Architectural Awards Program. The name was taken from the Greek word Architekton, which means “Chief or Master Builder”. The award is 13” tall, and incorporates a T-square, an arch and a three-sided face representing the past, present, and future. HISTORY AND PURPOSE OF THE ARCHI AWARDS Every year since 1964, the Long Island Chapter of the American Institute of Architects has celebrated outstanding architectural achievement through the annual Archi Awards Program. The purpose of the Archi Awards Program is to provide professional and public recognition of architectural projects of design excellence. The awards recognize projects conceived and built on Long Island as well as projects designed by Long Island architects, built or planned to be built elsewhere. Since its creation by the Long Island Association of Commerce and Industry, followed by the involvement of the AIA Long Island Chapter, the Archi Awards Program has gained prominence as the Long Island community has begun to recognize and understand the impact of quality architecture on the built environment. To date, over 800 projects have received awards and recognition for design excellence. Each entry is judged on the success of the design solution presented and not in competition with other entries. Today, the Archi Awards Program is a major event in the Long Island design community which raises awareness of the importance of quality architectural design to Long Island as a whole.

2023 AIA Long Island Archi Awards Jury

Amanda C. Rivera, AIA, LEED AP University Architect, Tulane University

Amanda C. Rivera joined Tulane University in January of 2021 as the University Architect in the University Planning Office. Amanda comes to Tulane by way of EskewDumezRipple (EDR) where she was a Senior Associate. In her career, she has led a variety of no-table projects in New Orleans and other areas of the country. With leadership on a range of project types, her focus extended to the urban environments/ outdoor spaces, which she considers an extension of the Architect’s larger responsibility. Amanda served as project manager on notable projects such as Reinventing the Crescent- Downriver Park; an 8-year effort that renovated 20 acres/ 1.4 linear miles of abandoned post-industrial wharf and adjacent land. Serving at the helm of a Joint Venture team of EskewDumezRipple/ Manning Architects, she led an effort to design and construct $80 million dollars of master planning and hospital building scope for New Orleans East Hospital. She served as project manager for the Thaden School, a new independent middle and high school based in Bentonville, Arkansas. “A private school with a public purpose,” the school’s unique curriculum combines academic excellence with learning by doing, awarded through the Walton Family Foundation’s Northwest Arkansas Design Excellence Program. Now with Tulane University as University Architect, Amanda coordinates and directs all campus planning activities for Tulane University. She develops, implements and maintains the university’s Master Plan, and provides oversight of major building construction and campus improvement projects in regards to aesthetic, programmatic, functional, sustainable and performance capaci-ties.Amanda has placed community engagement at the heart of her professional practice and encourages her colleagues to be active in their communities both professionally and personally. She has participated as speaker and round table discussion for the LAF film series, AIAS Thrive and others, and periodically leads tours through Crescent Park as requested by local and national groups. In 2016 she received the AIA Louisiana Professional Achievement Award for her leadership in curating the 10 Years/ 10 Stories exhibit which highlighted the contributions of architects in New Orleans in the aftermath of Hurricane Katrina. With this award she was recognized for her outstanding leadership, dedication and commitment to the growth and development of AIA in her community while making significant contributions to the profession in the early stage of her architectural career. She was named 40 Under 40 by Gambit Weekly, elected to the 2016-17 New Orleans Regional Leadership Institute and has been honored as 2018 City Business Women of the Year.

Andrew Liles, AIA, LEED AP

Principal, A M Liles Architect PC Visiting Assistant Professor, School of Architecture, Tulane University A fifth-generation Mississippian, Andrew Liles, AIA, LEED AP owns his own practice in New Orleans, Louisiana and is a visiting assistant professor at the School of Architecture of Tulane University. Liles focuses practice in the southeast with projects ranging from compact commercial to custom residential work. Liles infuses each project with regional relevance and a high degree of creativity. A LEED Accredited Professional, he is a founding board member of the Mississippi Chapter and past board member of the Louisiana Chapter of the US Green Building Council. Liles has been a project architect for both award winning and sustainable architecture. Liles’ design prowess and technical expertise provide the opportunity to teach consistently and for over a decade at the School of Architecture at Tulane University. He has taught design studio at all core levels [first, second, and third year], and has coordinated all but one of those levels. He has taught lecture courses in technology, sustainability, and Freehand Drawing & Observation and has expanded instruction into teaching studio in the Design Program. An habitual sketcher and artist, Liles is currently exhibited in the Ogden Museum of Southern Art’s Louisiana Contemporary 2023, recognizing and celebrating thirtyone contemporary artists from across the state.

Javier Marcano, AIA, WELL, LEED AP BD+C, CSI-EP

Associate Architect, Eskew Dumez Ripple + Javier is an architect, native from Venezuela. He finds interest in the social and political pressures that shape cities and is constantly searching for challenges beyond design. Javier graduated with Honors and obtained his Bachelor’s in Architecture (B. Arch) at Pratt Institute in New York. He started in the field of architecture working as a fabrication shop assistant at SHoP architects in New York City, where he got to work in several high-profile projects such as The Barclays Center and 111 west 57th street. He furthered his training in digital fabrication at an architectural fabrication firm, where parametric design and CNC milling was the mode of creating intricate architecturally inspired objects. He moved on to become project manager in a small residential architecture office in New York, ARC Architecture + Design Studio, a role he keenly fulfilled for such a young professional. Drawn to the historical aspect of architecture as a chronicler of time and place, Javier moved to New Orleans; he believes the design opportunities together with community engagement, makes the city a perfect place to grow professionally in a challenging environment that provides endless meaningful opportunities for architects. Javier joined EskewDumezRipple in 2017, where he practices at several levels of architecture and design, primarily focused on large scale cultural and civic work – Javier has served most recently as Project Architect for The Bruce Museum in CT. He served in the AIA New Orleans board for three years as the Young Architect’s Forum Director and currently serving as Vice-President. Javier was awarded the Emerging Professional Young Architect Award in 2020 recognizing his involvement with the chapter. Javier believes that sustainability and resilience are not simply labels, but necessities of good design.

Michael Dean Ballard, Jr., AIA, NOMA

Project Manager / Owner’s Representative, Firmora Project Management, LLC Michael has a Master of Architecture degree from the Tulane University School of Architecture in 2002. He is a licensed architect in the state of Louisiana and a member of the American Institute of Architects and the National Association of Minority Architects. Michael is currently employed at Firmora Project Management, LLC since 2016 and is a project manager and owner’s representative for small commercial and residential historic projects in Louisiana. He assists clients during due diligence and helps with redevelopment criteria. He has hands-on experience with historic building renovation, including historic building field documentation and property assessments. He guides clients from schematic design phase through bidding, permitting, and construction administration phases. Michael helps develop building programs and construction budgets, as well as meeting with agencies having jurisdiction on the client’s behalf including Safety & Permits, HDLC Architectural Review Boards, State Fire Marshall, Neighborhood Associations, and City Planning Commission. Michael has also worked as a project manager with CORE USA and Campo Architects, where he was the in-house sustainable energy professional focused on meeting Enterprise Geen Communities guidelines for sustainable affordable housing and community outreach. Some of the projects Michael has worked on include the residential renovation and addition to 816-818 Dufossat Street. The Natchitoches Cultural District Boundary Change in 2017, where they successfully applied for and extended cultural district boundaries to include Northwestern State University campus based on cultural assets such as Works Progress Administration (WPA) structures built from 1938 to 1940 and the National Center for Preservation Technology and Training. 200 Carondelet as the project manager in which Michael collaborated with engineers and owner-retained consultants, preparing State/Federal Historic Tax Credit Applications Parts 1-3 and Amendments following the Secretary of Interior Standards for Rehabilitation, building walkthrough with State Historic Preservation Office staff to document architectural character defining features, and simultaneous negotiations with Agencies Having Jurisdiction, the Louisiana Housing Corporation and Historic Preservation Agencies

Peter Spera III

Principal / Co-founder, GOAT Born and raised in New Orleans, Peter has been a licensed architect practicing in the city since 2012. In 2016, Peter co-founded GOAT, bringing with him extensive experience in commercial hospitality, restaurant & retail design, and large project management. In addition to acting as GOAT’s voice of reason, Peter is the President of the New Orleans Chapter of the AIA, Chairman of the Gretna Historic District Commission, and District 2 Representative for the Louisiana Architect Selection Board. In his personal time, he serves as a Mardi Gras Float Lieutenant in the Krewe of Thoth. He’s also the pit master on his Hogs for the Cause team, Piggy Stardust.

HONOR AWARDS Architectural Achievement Award Mojo Stumer Associates

MSA

has been a prominent advocate of modern architecture and design excellence in New York for over four decades, with a significant impact on the Long Island region since 1980. Throughout these years, MSA has contributed to enhancing our built environment through improved design, strategic planning, and creative execution of modern architectural projects across Long Island. Established in 1980, the firm has consistently focused on modern design, applying its expertise to various typologies, ranging from single-family residences to large corporate and mixed-use developments. MSA has successfully completed numerous projects on Long Island, in New York City, and nationwide, earning over 100 design awards from the American Institute of Architects and other esteemed institutions. Over the years, their work has been showcased in architecture exhibits at the Hecksher Museum of History, appeared on the cover of Interior Design magazine and has been consistently featured in numerous publications. Within the firm’s renowned residential portfolio lie numerous awardwinning modern homes on Long Island, spanning from Great Neck to Montauk. Each project showcases the distinct ‘Mojo Stumer’ approach to site-specific and innovative architectural design. These projects, including new constructions, renovations, additions, and interior remodels, have significantly contributed to shaping Long Island’s modern architectural identity. Collectively, they represent nearly half a century of industry-leading architecture at the forefront of Long Island’s modernist movement. Furthermore, MSA played a pivotal role in the advancement and modernization of Long Island office buildings throughout the 80s, 90s, and 2000s. Duphrezin-Surena is a Registered Licensed Architect and LEED Certified. She has over 35 years of experience in design and construction development, with main concentration in the Aviation Terminal Building Industry. Her professional talents in interpersonal and organizational skills, patience, discipline and practicality are essential during design planning and construction administration. With her supervisory skills and leadership qualities, she coordinates all RCGA efforts with sub-consultants from preliminary programming through design development through to construction and field observation and construction administration.

Ms. Duphrezin-Surena was assigned as Lead Architect on the New American Airlines Terminal 8 and the Sequenced Demolition of Delta Terminal 3 - JFK; both Project Packages of which were successfully completed on time. As RCGA’s Managing Principal, she is at present heading the Design Team on the development of the New Terminal One Project – JFK; where she is coordinating the Demolition of the existing Delta Terminal 2 Building, AirTrain Station 2 and the Green Parking Garage. She is managing the interior renovation of the existing American Airlines, Terminal 8 and JFKIAT, Terminal 4 at JFK. She is also heading the Design Team on the development of the New York City Football Club (NYCFC) Stadium – Willets Point where she is coordinating the interior Concourse F&B fit out. Ms. Duphrezin-Surena holds a Bachelor of Science in Architecture from The City of College of New York School of Architecture and Environmental Studies. •

HONOR AWARDS Educator Award John Koscinski

John

Koscinski wears many hats in his professional life. He is an educator, project manager, carpenter, union leader, and mentor. He started his career in the construction industry working for a design/build firm while in high school and that experience led him to study Industrial Arts at SUNY Oswego where he earned his bachelor’s degree and then later to complete his master’s degree at Stony Brook University. He started teaching at Sewanhaka High School in 1993 as a carpentry teacher in their Vocational Education Department. He was then tapped to switch roles and teach the Architecture Program in 1999 and has remained in that position ever since. Many of his students have continued onto careers in architecture and are currently employed by many firms across Long Island and the state. In addition to his classroom responsibilities, he has been the vicepresident of the Sewanhaka Federation of Teachers for the past 15 years. He was a club advisor for SkillsUSA, a leadership organization for students in career and technical education. And, he has been a mentor for new teachers that are just starting their careers. John has spent his entire career working in the trades, working for the same design/build firm from high school. He worked summers and school vacations building and remodeling residential homes all across Long Island. This led to his current position of Project Superintendent with Park East Construction. Here he combines his educational and construction backgrounds to oversee school renovation projects. He has just completed his fifth summer with Park East.

Lifetime Achievement Award Marc Spector, FAIA Marc

discovered his passion for architecture at a young age, thanks to the influential presence of his grandfather, Charles S. Spector, and his father, Michael Harris Spector, FAIA. Growing up in Great Neck, New York, Marc’s family made a tradition of visiting construction sites every weekend, “visiting the dirt” providing him and his brother Scott with real-time education on the work of architects and instilling in them a deep sense of purpose. Marc embarked on his academic journey by earning a Bachelor of Science in Architecture from the University of Michigan in 1987. He furthered his studies at both the University of Michigan and the Royal School in Copenhagen, culminating in the completion of his Masters in Architecture in 1988. Over the years, he became a distinguished member of prestigious organizations. In 2019, he was elevated to Fellow by the American Institute of Architects College of Fellows, following in his father’s footsteps, who was elevated in 1988. Transitioning to his role from Principal at Spectorgroup to CEO and Owner of SPECTOR Companies, Marc takes immense pride in continuing the legacy of this family-owned business. For generations, the Spector family has been dedicated to delivering creative solutions that leave a lasting impact. Today, Marc carries on this tradition by collaborating closely with clients to develop unique solutions that harness the power of AI interactive technologies, traditional media, and any other medium necessary. His approach is to redefine innovation, emphasizing the creation of impactful living spaces, regardless of project constraints and typology, nurturing client and team relationships that evolve into friendships, expanding into new markets and services, and continuously advancing design innovation in harmony with profitable business practices. Marc’s mission is rooted in the design and development of environments that enhance the quality of life, culture, and wellbeing of people. His commitment to excellence, collaboration, and creativity is reflected in his roles as an AIA Fellow, a member of the Dean’s Advisory Council at Taubman College of Architecture + Urban Planning, University of Michigan, and a university lecturer at various institutions. Additional leadership positions on boards and committees include New York University Chairman of the Parents Council, New York University Tisch School of Fine Arts Parents Council, Sid Jacobson Robinhood JCC Member and Architect for Camp Jacobson Expansion, UJA Federation Young Leadership Committee Summerfest Chairman, and Northwell Health Children’s Medical Fund Honoree. John

Giuffré is the owner and founder of Giuffré Law Offices, P.C. in Stewart Manor, NY. He earned his bachelor’s degree at Columbia College, where he was elected to Phi Beta Kappa. He earned his law degree, cum laude, from the University of Pennsylvania Law School where he was an editor of the Journal of International Business Law. John was admitted to the New York bar in 1988 and is admitted to practice in Connecticut, New Jersey, and Pennsylvania, as well as the Federal courts in New York City and Long Island. He is a sustaining member of the Nassau County Bar Association where he serves on the Ethics Committee. John is running on the Republican and Conservative Party lines. Giuffré is dedicated to the community where he serves on the Zoning Board, teaches Sunday School, and is active in the local business community as a member of the Floral Park Lions Club, Floral Park Chamber of Commerce, the Covert Avenue Chamber of Commerce, and the New Hyde Park Chamber of Commerce. At the height of the Pandemic, Giuffré was busy, serving his clients and keeping his law firm going, and studying the laws and regulations for the various government relief programs to help small businesses and the selfemployed survive. John and his wife Lauren have an adult son and daughter and live in the Village of Stewart Manor.

Special Recognition Award Stuart Narofsky, FAIA

Stuart

Narofsky, FAIA, is the principal of Narofsky Architecture, a multi-discipline design firm. An AIA member since 1983, he was the recipient of AIA Long Island’s Lifetime Achievement Award in 2013. His projects are highly recognized through AIA Long Island Archi awards and other prestigious national and international design awards. The firm has been regularly featured in national and international publications, movies, tv series and exhibitions. He has taught and served on juries at New York Institute of Technology, Drexel University and Pratt Institute. Stuart has lectured and run workshops at various universities in Bolivia, Argentina, Poland and Hungary. Dedicated to pro bono service, he was honored by the Holocaust Memorial & Tolerance Center of Nassau County for his work in designing a children’s memorial garden and for the production of an accompanying short film. Stuart Served on the Long Island Chapters board for many years and was president in 1999. For almost 40 years he has participated in many chapter programs. Stuart has also committed much service to AIA national Knowledge Communities, including the Advisory board of CRAN (Custom Residential Architects Network) for 14 years and as the CRAN Chair in 2018. He also has lectured and presented at AIA National Conferences for the past 25 years. In 2016 Stuart was inducted as a Fellow of the American Institute of Architects.

The Pink House serves as a 1,400 SF transient residence which cantilever offers a bird’s eye view of the pool from the upper level aligns with an above ground pink Corian pool. Its contemporary design is a dramatic counterpoint to the historical shingle-style surf shack which is located on the same property. The guest house and the above ground pool reflect the pale rose colored sky familiar to East End inhabitants. The guest house geometry is seen as an extension of the above ground pool and serves to anchor the composition. The guest house is clad in ribbed high gloss aluminum panels, perfectly matching the subtle color of the adjacent Corian pool. The 13-foot

bedroom. The ground floor contain a kitchenette and storage area while the basement area contains a yoga studio and below grade courtyard. A polished stainless steel areaway reflects light into the below ground spaces. Seen from grade level, the mirrored cladding disappears into the landscape as it reflects the greenery around it. The roof of the pool house features a sedum roof, reducing heat and providing a biofilter for rainwater.

Fort Pond House embodies a striking synthesis of geometric modernity and natural serenity. This architectural marvel stands as a testament to refined design, with its sleek white stone entrance and bold black trim windows and doors. The exterior facade seamlessly integrates the surrounding environment, as walls adorned with expansive windows offer uninterrupted vistas of the picturesque lake. Inside, the house exudes an atmosphere of tranquility and sophistication. Crisp white walls create an open and airy ambiance, while the innovative layout maximizes the infusion of natural light. The second floor, thoughtfully constructed from wood, introduces a warm and inviting contrast to the cool tones below.

The outdoor space harmoniously complements the interior, featuring a generously sized pool that mirrors the expanse of the nearby lake. An adjoining outdoor cooking area further enhances the experience of leisure and luxury, inviting residents and guests to indulge in al fresco culinary delights against the backdrop of the serene waters. The Fort Pond House transcends traditional architectural norms, embodying a balance between contemporary aesthetics and the splendor of its natural surroundings. This

small 2,800 sq. ft. house was designed for a young couple in the Ditch Planes area of Montauk. The clients are avid surfers and this house’s scale and vibe are tuned to the surf culture of the 70’s and 80’s. A wide open utilitarian gravel yard separates the house from the street. Other than an existing gnarled tree no other vegetation affords privacy. The house itself does the work of creating privacy for the inhabitants. At night the house gives back with light; At the two story volume, the monolithic mass of the upper story floats over the lower level accentuated by a cushion of light. At the single story structure, the rich wood ceiling plane of the main living room, brightly uplight, comes alive from the street. This contrasting approach to the light also speaks to the nature and use of these two volumes. The lower single-story volume is

purpose-built for entertaining and gathering. Surfboard storage and entry closets share easy proximity to the entrance. From here the kitchen, dining, and living rooms share a continuous wood ceiling punctuated by maple timber beams and columns, detailed together with steel flitch plates. The general spirit of the space is informal, but not shabby. One moves into the two-story portion via a short connector. Two simple bedrooms on the ground level leave the floating upper level for the primary bedroom suite. This suite has tall ceilings with skylights and easy access to a deck with a shower. Here vertical louvers provide privacy and shade from the late afternoon sun. It is fitting that the journey of designing and building this house took our clients from being a couple to getting engaged, then getting married, and to finally moving into the house while welcoming a new life into this world !

At the end of the 19th Century a private beach community

was established from over 100 acres of coastal farmland. Large specimen trees, winding roads, early colonial architecture, agricultural buildings, and views of a large pond and the Atlantic Ocean create a bucolic setting. The proximity to the pond and ocean however, brings with it the challenges of high ground water and flood risk. It was here that a family with a passion for art decided to build a home for their family, including future generations, and their art collection. They requested it to become a family heirloom. As such the home must anticipate the family’s growth, providing space and privacy for guests, the couple’s adult children, and their future grandchildren. It must be durable. It must also be elevated in anticipation of the future flood risk while preserving a connection to the landscape. Finally, the home must provide large openings to take advantage of the sweeping views, and at the same time limit direct sunlight on the art. In response, the house was divided into three separate gabled structures dedicated to the couple and the 2 future families of their children. Each volume has it’s own staircase to the unconnected 2nd floor spaces. These separate self-sufficient volumes are connected on the main level by an art-filled circulation spine that opens to larger display spaces around the stairs. To provide indirect natural light, continuous clerestory windows along the spine allow diffused light from the north to filter through a carefully detailed exterior shingle screen. The mechanical system is elevated above the spine to meet FEMA requirements and the supply and returns are concealed within the coffers. Artificial lighting is also integrated in the coffers, illuminating the art and

backlighting the exterior screen. The continuous screen is a subtle change in the siding texture during the day, but highlighted when backlit at night, revealing on the exterior the continuous spine that unifies the individual volumes. In each of the volumes, the stairwells double as larger art display areas and are naturally illuminated by northern light through bronze chimney light wells. The structure and cladding of each stair taper as they approach the floor, referencing the way light dissipates from the skylights above. The final art display area is the most dramatic: a day-lit glass cube that connects two of the gabled volumes to the third and serves as a sculpture gallery. A delicate cedar lattice wraps the glazing to filter the light and includes operable portions over sliding glass doors to allow for frequent rotation of the sculptures within. Lighting in this flexible space is mounted with magnets to allow for easy customization for each piece. To ensure the home as an heirloom will endure, it is clad in durable materials that are applied in redundant layers. Cedar boards are installed like shingles in layers over a weathertight shell. Custom stainless clips hold the boards securely without penetrating them, allowing for them to expand and contract, or be easily replaced in the future. The gallery spaces, circulation, lighting, and mechanical systems are interwoven into a spine that both ties the individual structures together, and symbolically ties the family together around their appreciation of art. The family will grow and change, as will their art, but the home will endure as a place of appreciation for both.

Residential Single Family (Over $3 million) Light House, East Hampton, NY Stelle Lomont Rouhani Architects

The

mandate from the owners in the creation of the Light House was to create drama. We took this as an opportunity to celebrate the drama of the site’s unobstructed vista of water and land beyond. Light, not only daylight and reflected light from the water, but lightdriven art and sculpture is the primary focus of the house, equal parts art gallery and living quarters. The house is intentionally modest from the street. Primarily obscured, it seeks not to compete with its location or surroundings. The approach is composed of a modulated entry sequence with freestanding white and black walls, allowing the experience of the house to begin in the landscape. Each turn through the carefully orchestrated walls brings a different spatial experience, culminating at the entrance with the reveal of sculpture and the subsequent view through the house to the bay beyond.

The interior is built into the architecture, with only a few pieces of free-floating furniture. The interior spaces are designed to create different experiences as one moves through the house. The main room, a stage in and of itself is executed on subtly different levels, creating various spaces overlooking each other, and a hierarchy between openness and enclosure. A custom-designed, carved wood dining table plays a pivotal role in the most prominent corner of the house. A simple palette of European oak, and white and black tile and plaster is seen throughout the structure. The green of summer, and the white of winter are equal partners in this. The seasonal changes in the landscape become the backdrop for everyday life. A carefully curated lighting plan and strategically placed pieces of light art provide an interior light show after the sun goes down.

This

house is built in a vulnerable place of natural beauty, at a time of deep concern for the changing climate and its effects on the world around us. It is designed to be a place that lasts and while it does it will have a limited impact on its environment. Designed to be used by three generations of one family at one time, It is built to withstand the increasingly harmful effects of severe storms and flooding. It addresses the issues of the greater world around it by reducing its carbon emissions though minimal energy use and functioning as a net-zero house. There is a solar panel array on the flat roof that covers the energy use of this allelectric house. This is achieved by using Passive House design principles. All heating, cooling, hot water, cooking and even swimming pool heating is run on electricity.

When designing this house we wanted to create something in keeping with the scale and materiality of the region. The common materials found nearby are predominantly wood shingle and clapboard with limited amounts of stone work. We used gray siding and white window frames and trim to echo the surviving New England style architecture of the area. The pair of two story volumes, of which the building is comprised, are connected by a low single story living room. The zoning laws governing the site would have pushed for a tall blocky building in the center. We felt that this massing was not in keeping with the scale of the modest vernacular architecture. So we broke the house into two volumes with open space in-between.

Situated

on Mecox Bay in Water Mill, Porch House is surrounded by views of a varied landscape of ocean, natural wetlands, and fresh-water ponds. The site sits along a busy thoroughfare that provides vehicular and pedestrian access to two nearby public beaches. The challenge was to provide ample light and views to the unique landscape while maintaining privacy to its occupants, reducing solar heat gain, and providing coastal resiliency. The solution is an elevated and transparent screen wall which floats above the landscape.

The facade alternates between glass and cedar siding to create a pattern of solid and void. Naturally weather resistant, the western red cedar siding hints at traditional building practices used throughout the region. A veil of cedar louvers lifts off the facade and wraps the glassy exterior. The screen wall contains a wrap-around porch which also provides solar shading. Voids are cut into the louvered screen to optimize light, ventilation, and frame specific views. Historically referencing a traditional front porch, this elevated element further creates privacy from the pedestrian and vehicular activity, blurring the distinction of the public and private realm, creating a sense of security and yet a welcoming spacing for visitors.

The central stairwell structurally anchors the buildings as it connects the public and private spaces, as well as all the building services. The chimney flues adjacent to the core also run directly from the basement to the rooftop, transporting all plumbing and mechanical loads for the building. This 6,800 SF home utilizes 100% high efficiency, low energy consumption, a high efficiency closed loop earth sourced heat pump system with 18 geothermal wells for heating and cooling, has a 5kw photovoltaic solar array atop the bulkhead and uses high performance low-e coating glass throughout. All rainwater is captured in a stormwater management system to avoid runoff to tidal wetlands. The project meets the highest standards of coastal resiliency for FEMA and has a level 6 HERS certification.

Inside, inhabitants seamlessly move through the open floor plan with varying degrees of privacy and intimacy. The glass entry vestibule connects the front and back of the properly, while separating the open gathering spaces to the south from the guest suite to the north. The great room, with space for hosting meals and large gatherings,

The upper level consists of four ensuite bedrooms and a master suite. Accessed along a light-filled corridor facing the backyard, each bedroom has views of Mecox Bay and access to the second-floor porch.

The landscape gently undulates to create spaces for recreation, dining and entertaining. An integrated pool house provides additional outdoor living space protected from the sun. Its oval shape acts as a counterpoint to the rectilinear form of the pool and main house.

From the wraparound balconies and floor-to-ceiling windows, one glimpses deer, swans and other fauna in their natural habitat. This unique backdrop has long provided a calming escape for the architect’s family.

On the first level, the concrete walls are clad in an ebony basalt stone which provides a dark contrast to the ivorycolor tile and cedar walls above. The upper floors appear to levitate above the darker base below. The covered wraparound terraces create a dynamic interplay between indoors and outdoors.

When the original home was purchased in 1999, the architect and his family spent summers there, but over time, the wood-frame structure became weathered down from dry rot and salty sea air. Years later, the house needed a complete tear down/rebuild. This presented an opportunity for the architect and his wife/design partner to upgrade the home for this challenging site.

In addition to the homes’ resiliency, it is a model for sustainability. With a sensitivity to the site, the house was built in the same orientation of the previous home and utilizes most of the same footprint. The sustainable design includes low-e glazing, solar photovoltaic panels backed up with generators, recycled materials, radiant flooring, an ERV system, low-flow plumbing fixtures and all native droughttolerant landscaping. With a focus on longevity, they envisioned the house growing with their family and for generations to come.

The

Glass Dune Project was conceived of as a frame from which to experience the panoramic views of the Atlantic Ocean to the South and two considerable ponds to the North. A simple parti places the primary program above the elevation of the dune in a long, horizontal glass volume cantilevered over two smaller inset volumes. Rising above the topography, the long transparent form of the house suggests a glass dune, maximizing the considerable views and creating a space for the owners to enjoy the serenity of the ocean. The house acts as a reflexive set of frames. Framing exterior views from the inside and latent interior volumes when viewed from the outside. To reach house, one ascends stone planes that culminates in climactic views of the ocean framed by the void of an open-air passage through the mass of the house. Once through the ‘hole in

the house’ passageway, a large glass box invites guests inside where a white concrete spiral stair corkscrews up inside a glass and steel frame allowing views in every direction as one ascends into the main cantilevered volume. Terraces surround the main spaces as well as the bedrooms maximize indoor/outdoor living. The principal bedroom has an outdoor shower facing the ocean. A favorite space is the loggia, hewn into the mass of the house, offering protection from the sun and wind while remaining an outdoor space. The design envisions a relationship between light and simplicity of space; the intention is to encourage contemplation, to let the calmness of the ocean saturate the house and its occupants.

The highly sustainable design features energy-efficient envelope materials and systems, high-efficiency HVAC and ERV systems, as well as sustainable site features such as a green roof and on-site stormwater storage and infiltration system. The design also features fully electrical appliances and heating systems, prioritizing clean energy and reduced carbon emissions. The building also features an emergency power generator serving life safety systems, lighting, and emergency outlets, allowing residents to utilize the community room as a resilient hub.

Located

on an island of the eastern Caribbean, the Health and Fitness center is perched high above the facilities of a classic mid-century club. The center was designed to accommodate a broad range of functions as the club plans for the future and embraces the changing needs of its multi-generational membership. Among the owners of the earlier houses there is an appreciation of the original modest structures, living standards and the simple pleasures of the climate and the sea. In keeping with the sensibilities of past development, we worked to create a long, freestanding building that benefits from the abundance of sunshine and wind, and a spectacular site and views. The building collects and stores rainwater, and functions as an open-air pavilion that works well for health and fitness activities, social events, and as a meeting space. It bridges the gap between the aspirations for a simplicity that is respectful of the club’s founding vision and the need for facilities that provide for the aging and changing membership. The site is elevated in the native bush typical of Antigua. Nestled below the brow of a hill, it has a panoramic view of the rolling terrain and the brilliant waters of the bay and ocean beyond. The structure is carved out of the coral stone slope to form a shelf

over which floats a massive post-and-beam, wood-framed shed roof. Under the roof is an open-air yoga terrace, a glass enclosed exercise facility, and pavilions containing reception, physical therapy studio, and changing rooms. Working closely with the landscape architecture team and built by local masons using native coral stone quarried from the site—terraces, pathways and coral stone walls cascade down the slope—to an Olympic-sized pool with a shade pavilion and outdoor showers. Native plantings and trees surround the terraced structure, obscuring facilities below as they fall away from the building site towards the bay, sea and distant horizon. The long sloping roof, with its sheltering overhangs seem to float above it all, like a sail filled by the wind. The result is a pavilion that becomes its own place, a destination that is a surprise upon arrival, evoking a feeling that perhaps it has always been there, and by its construction and integration into the landscape, perhaps always will. Time in both a literal and ethereal sense also played a role in the design of the Health and Fitness Center. Functions which change throughout the day and night, extreme weather conditions which change both throughout the day and year; direct morning sun, intense afternoon heat, wind, sometimes extreme, requiring protection and other times non-existent, were all factors in our overall planning and design.

Poised above the complex’s elevated garden space, the fitness area enjoys the benefit of natural light, but is far enough away from the hotel rooms and residences to feel like a private space. On the fitness’s area’s West side are fantastic views of Manhattan’s skyline, not to mention glorious sunset views.

The

Starbucks Reserve Empire State Building (ESB) consists of 23,000 SF spanning three floors of this iconic NYC location. The design incorporates tributes to ESB and NYC, including historical design elements, locally inspired craft cocktails, and collaborations with local artists.

The Starbucks Design team collaborated with the ESB Realty Trust to revitalize and restore several elements that were original to the space. The exterior facade and revolving door configuration was restored, and the storefront finials were brought back to original condition along with display windows in the landmark lobby.

The Concourse level, offers hands-on coffee workshops, guided tasting flights, and also provides unique spaces for corporate dining or private parties. The 1st floor features a grand coffee bar experience as well as personalized shopping. The 2nd floor of this Starbucks Reserve store offers a full lounge and bar experience.

Inside the store, marble was restored and traditional concrete terrazzo stonework was installed at the lobby entrance; and the second-floor windows were restored to their original full ceiling height. To celebrate the history of the building, Starbucks removed concrete covering the original hand-riveted steel columns. This Starbucks Reserve location is one of the few places where visitors can observe and interact with the original riveted columns within the building.

The ESB is a NYC Historic Landmark and testament to artistry of the Art Deco style, which is defined by strong geometric patterns, rich colors, and ornamental details. These design elements can be found throughout the store – from the columns and walls, to the art installations, glass partitions, lighting and furniture – as modern interpretations of the Art Deco style and materiality of the ESB.

North Harbor home is located on a quiet peninsula in the hamlet of Sag Harbor. The site, a modest 1/3 acre lot, was chosen by a young couple seeking respite from the bustling city and space for a growing family. A steep front yard hinted at possible water views over the neighboring properties, but the solution was not without challenges. The compact building envelope and aggressive sky plane restricted height on the North and East sides of the property. The residence is presented as two “bar” volumes perpendicular along a linear axis: One bar sits parallel to the road. A yellow cedar rain-screen facade and a colorful patchwork of natural

vegetation offer privacy at the front, while walls of floor-to-ceiling glass encourage a continuous flow through interior and exterior public space at the rear. The second bar cantilevers off the first. A covered outdoor lounge complete with a wood-burning fireplace is situated below, juxtaposed by a sunny pool, limestone patios, and an outdoor kitchen. Each floor offers an opportunity for outdoor entertaining. Off the second floor, a rooftop garden overlooks the pool and yard. From this space, an exterior staircase floats off the cantilevered volume, leading to a second roof deck, where unobstructed sunsets reflect over panoramic water views.

Greenwich Street, Charles C. Haight’s monumental masterpiece in Tribeca, was restored and reimagined. The project included the comprehensive restoration of the building’s street facades and large interior courtyard, iron gates as well as the creation of unique residential homes that incorporate innovative, biophilic approaches to contemporary living in New York City. Originally built in the 19th century as a book bindery, CetraRuddy restored and adapted 443 Greenwich landmarked building to celebrate the original construction while introducing distinctive crafted details for modern urban living. The rehabilitation includes the comprehensive restoration of the building’s street facades, newly landscaped interior courtyard, iron gates as well as the adaptive reuse of the interiors for new and unique residential lofts that incorporate innovative, biophilic approaches to contemporary living in New York City. Highlights of the restoration work across the building’s exterior elevations include the cleaning and pointing of original brick masonry,

as well as patching brownstone and bluestone elements using restoration mortars matching the color, texture, and profile of the original material. Ground floor cornice and numerous capitals were fabricated in cast iron and restored on all three street facades. Hundreds of non-original windows were removed, and more than 700 new wood windows, painted in accordance with historic finish analysis, were custom fabricated and installed across all building elevations. The interior design, inspired by original architectural details and the grand proportions of the existing structure, heighten its residential adaptation. These details include double height-spaces with salvaged pine paneled ceilings, exposed 100 century-old pine beams and columns and large arched windows, further maximizing natural light and the landscaped courtyard. The project was awarded LEED Silver and incorporates sustainable elements including local reclaimed and recycled materials, intensive green roofs with shade tolerant trees and native plant communities, and a higher-performance façade.

The

Tuscan fienile (hay barn) was abandoned for many years. Over time the roof caved in. Olive tree netting and pitch forks for moving hay bales rusted inside. Yet, the building was much beloved for its airbrick-patterned walls, which let air in to dry the hay, but kept the rain out. The ruin was purchased in 2014, construction began in 2018 to be completed in 2023. he new addition, in dialogue with the existing, was the same size/geometry except the new cube was shifted to the mid-point to give an independent integrity to the fienile, and the same integrity, but less immediately visible, to the new modern addition. The shift also allows for two courtyards, the two volumes play off one another, with the more modern twin peaking out from the historic one. Glass on two of the four walls at the connection of the existing was designed to resist touching the fienile with the new stone walls.

The fienile is now a sculpture studio for a family deep into the arts where marble is readily available to carve. The sculpture studio has large glass doors to move big art pieces out into the exterior courtyard for final detail work and for loading onto a truck below. The basement under the light-filled sculpture studio is a “messy” clay studio with similar views to the cypress-covered hills through a glass garage door. The striking feature of the new addition is its roof with an inverted pitch, a nod to sustainability that conceals an array of solar panels, harnessing the power of the sun. This intelligent integration of renewable energy sources seamlessly blends functionality with aesthetics. Meanwhile, the placement of the waterspout on the western walled facade serves as a hint at the water catchment system concealed behind the wall.

The

renovation reinterprets the original 1956 home to meet the needs of the current and future generations of the architects that originally designed it. It respects the family legacy while responding to contemporary lifestyle changes and the natural evolution of the landscape surrounding the home. On a wooded site, the wings of this recently renovated residence weave into the landscape. The lower level of the western wing was designed to house the original owners’ architectural office, accessible through its own entrance. The house originally formed a U-shaped court around a tall specimen linden tree, which unfortunately succumbed to storm winds in 2020 and has been replaced by a carefully chosen young white oak. The material

palette of the original building is simple and robust: concrete structural frame with brick infill walls and large expanses of glass framing landscape views and vaulted concrete roofs lending greater scale to main living spaces. Today, the original owners’ second and third generation families (also architects) occupy Linden House. A respectful renovation by the second generation family preserves the clarity of the original while enhancing its openness and scale. Distinctive design features such as reflective lacquered ceilings, rift and quartered white oak, and brick walls punctured by individual glass blocks attest to the family’s interest in material and spatial investigations over several decades.

The

project brief was to renovate an existing historic cottage on a charming tree-lined street in East Hampton. The Clients are a young couple without children, who are avid cooks and enjoy entertaining large groups of friends and family on a very regular basis. They wanted a home that was just as comfortable for the two of them by themselves, or for a 12-guest seated dinner party. There was also a desire to break from a more traditional Hamptons aesthetic and program area allocation and distribution: they wanted a fresh, modern style that was both casual and elegant, and one that emphasized the activities that they enjoy such as formal entertaining while still allowing for casual solitary or small-group use…all within a limited existing footprint. The renovation was focused on the interior with only strategic exterior modifications toward the rear, primarily to frame key views to the landscaped yard, reinforcing an indoor/outdoor connection that was lacking in the original house. The interior was gut-renovated to accommodate the shift in use, function, and design style.

On the ground floor, functional and utility programming are aggregated and formed into thresholds that frame and link the various living spaces, creating free-form circulation while still maintaining a sense of program delineation. An over-sized kitchen and dining room for large gatherings are juxtaposed with intimate nook spaces sprinkled throughout the house for the two of them to enjoy together or for a quiet moment alone. Bedroom spaces upstairs were designed specifically for guests: maintaining privacy, short term stay-proportioned closets, hospitality inspired bath amenities, and an array of guest-centric programming touches like integrated work spaces. Strong but playful geometries were integrated throughout the house and at various scales, from entire rooms to crafted millwork details, with arched forms as a recurring theme that simultaneously created lightness, order, and most importantly, fun.

This

historic structure, originally the carriage house of the “Ontare Estate,” was designed in harmony with the French Manor house by Carrere and Hastings. In the 1940s, itunderwent a transformation, becoming a private residence independent of the main estate. In the process of revitalizing this residence for its new owner, who also happens to be an interior designer, our primary focus centered on the core of the home: the kitchen and dining areas. Embracing the unique and slender split-level layout, a vestige of its equine origins as stables, we crafted a space that marries drama with functionality. This galley-style kitchen serves a multitude of purposes: it functions as a practical cooking space, a gathering area for family and friends, and a hallway connecting distinct wings of the dwelling. Upon entering through the front door, visitors are greeted by the original, handcrafted basket-weave brick floor, once

trodden upon by the horses that once inhabited this structure. Just beyond the entry foyer, one passes through an authentic barn door, welcoming them into the kitchen. The existing space, with its soaring eleven-foot ceilings and magnificent eight-foot tall doublehung windows, provided an ideal dramatic backdrop for this culinary haven. By removing an interior partition and cleverly integrating the upper floor level, we successfully accommodated a spacious dining island, forging a visual connection to the building’s original hayloft staircase. A new mezzanine, overlooking the kitchen, features a handrail meticulously crafted to mirror the aesthetics of the original staircase, creating the illusion of a seamless and timeless integration into the home. One of the original steel windows from the stable was restored and reinstalled, serving to connect the owner’s home office to the kitchen, adding to the historical charm and functionality of this space.
