pring. In a less chaotic market, this is generally the time when buying and selling really ramps up. But this is 2023, post-pandemic and with a market that still finds itself in a lot of flux thanks to some economic uncertainty and high mortgage rates. Inventory is still very limited, exaggerated because of the lasting impact of the historic loss of homes in Boulder County a little over a year ago and the painfully slow rebuilding process homeowners are faced with.

If one dwells on the challenges, it’s easy to miss the glimmers of light, especially since there are contradictory opinions depending upon which expert’s perspective you are reading or listening to.

I think it’s important to remember that up until the pandemic, the market was a speeding locomotive traveling at what, at times, felt like warp speed.

Home values were increasing by leaps and bounds and, while it most likely didn’t mean a boost in cash flow and daily finances, on paper net worth did grow, exponentially for some. And though, yes, homes have lost some value during the past six months, the value of homes in this area are still much higher than just a few years, and in many cases, by a significant amount.

According to the DMAR January report, there are definitely signs of movement, though not as accelerated as the past few years. In January the Denver Metro area had 4,120 in active inventory, with nearly half that number of closed homes (2,041) and an average 46 days on the market. Though lower than this time last year, the average close price was still $626,311 and the median close price $536,500.

ow that we’ve put winter behind us — at least on the calendar — it’s time for us to think about sprucing up our homes, inside and out. But it also may be time to do some financial spring cleaning.

Some of the same ideas involved in tidying up your home can also be used to help put your financial house in order. Here are a few suggestions: • Dust off your investment strategy. As you look around your home, you might find that many items — tables, desks, bookshelves, and computer and television screens — could benefit from a good dusting. And, once you’ve accomplished this, you’ll get a clearer view of all these objects. Similarly, your investment strategy needs to be “dusted off” every so often, so you can see if it’s still working to help you move toward your financial goals, such as a comfortable retirement. Over time, your personal circumstances and risk tolerance can change, and these changes may lead you to reexamine your future financial and investment decisions.

• De-clutter your portfolio. if you took a survey of your home, would you find duplicates or even triplicates of some things — brooms, vacuum cleaners, toasters, and so on? If so, it may be time to do some de-cluttering.

And the same could be true of your portfolio — you might have several identical, or substantially identical, investments taking up space. If so, you might want to replace these redundancies with investments that can improve your diversification. While diversification can’t guarantee profits or protect against losses in a declining market, it may help reduce the impact of market volatility on your holdings.

• Get organized. If your closets are overstuffed, with clothes and miscellaneous items crammed on shelves and the floor, you may well have trouble finding what you’re looking for — but with a little straightening up, your searches will become much easier. And when you’re trying to locate financial documents, such as investment statements or insurance policies, you’ll also benefit from having everything organized in one central location.

Even if you get most of these documents online, you can save what you need and keep them in a file on your desktop, laptop or tablet. (And it’s also a good idea to tell your spouse, adult child or another close relative how these documents can be accessed, just in case something happens to you.)

• Protect yourself from dangers. If you look around your garage, shed or other storage area, you may well find some objects — such as gardening tools, paint thinners, engine fluids and leaning ladders — that could be dangerous if they aren’t stored properly. As part of your spring cleaning, you’ll want to remove these hazards to safeguard yourself and your family.

But have you addressed the various financial risks that could threaten your loved ones? For example, if something were to happen to you, could your family members maintain their lifestyle? Could your children still go to college? To guard against this risk, you may want to discuss protection strategies with a financial professional.

Spring cleaning can pay off — in a cleaner, safer home environment and in helping ensure your financial strategy continues to work hard for you.

here was a time when being considerate and respectful of others was the general norm. Our parents drilled it on us, our school teachers repeated it, and society reinforced it. As of late though, it may seem that courtesy may be going out of style.

Rudeness, on the other hand, appears to be catching on in many circles. From Facebook and Twitter, to the roadways, the school, and the office. That’s one of the reasons why I limit my social media involvement.

But being courteous does not mean that we agree with or like everyone we meet; rather, that we are kind enough to show respect, even for those who (at least in our mind), may not be deserving of it.

In his 20 principles of Karate, Gichin Funakoshi – founder of modern karate – stated that Karate begins and ends with “Rei”, which is the name of the bow and also means respect and courtesy. Our Karate students learn therefore the importance of respect for everyone, their instructors, their peers, and even for their adversaries. More importantly though, is the fact that the kindness and respect we show for others, reflect more on our own character, than on those who receive it.

Teaching our children well about courtesy, respect, and kindness is the first step; but if we are to reverse the trend, we must all remember that courtesy is not something others must earn from us, but a gift which we ought to freely bestow on everyone we meet.

ach year, Medicare offers a period of time for those who have delayed getting Medicare Part B. This is called the General Enrollment Period (GEP). The GEP runs from January 1 - March 31. This might be for a person who has V.A. Benefits and didn’t feel the need to enroll in Part B at 65. Or they were in good health and may not have needed to pay for Medicare Part B right at 65.

Medicare has made significant changes to the GEP. Previously, if you enrolled in Medicare Part B Jan. 1 - March 31, your Part B would start July 1. Starting in 2023, when you apply for Part B during the General Enrollment Period, Medicare will start your Part B coverage the following month.

If you are an individual who has delayed getting Part B, you can add Part B now. March is the last month before the opportunity disappears for another year.

Be aware, there is a penalty for those who don’t enroll in Part B when first eligible. The penalty is 10% of the current Part B premium multiplied by every 12-month period a person goes without Part B or creditable coverage. This is added to the current monthly Part B premium.

For example, if you go 5 years without getting on Medicare Part B (and you don’t have other creditable coverage), you will have a 50% penalty added to the current monthly premium (e.g. 5 years x 10% = 50%). O

ne of the most common calls we receive is from someone who has suddenly lost hearing, typically in one ear (although sometimes it is in both.) Anytime I receive one of these calls, I try to get as much information as possible and get them in the office as soon as possible to verify the cause of the loss, because in certain instances, waiting too long can have permanent long-term consequences.

The vast majority of the time, the problem is earwax or some other blockage of the ear canal. Other times, the problem is a middle ear infection. These two problems are fairly routine and can be resolved by removing the blockage or treating the ear infection. However, the small percentage of cases that are due to an inner ear condition may require urgent, timely treatment, as was the case in the following story.

Years ago, late on a Friday afternoon, I received a frantic phone call from a doctor trying to get a patient in for a hearing test. The patient had experienced sudden onset hearing loss and the doctor needed the test to verify the nature of the problem to properly treat the condition. I knew the seriousness of the situation and was able to squeeze the patient in to complete the exam that evening. Unfortunately, the patient actually had lost all hearing in one ear and would need to undergo a treatment as soon as possible to try reverse it. If the treatment did not work, the hearing would likely never return. Fortunately, I was able to get the patient in within 24 hours of onset and the doctor was able to begin treatment immediately afterward. After completing the multi-week treatment, the patient’s hearing miraculously returned.

Unfortunately, this is not typically what happens with sudden onset hearing loss. Most of the time in these situations, people wait too long to

have it checked and the damage becomes permanent. In order to have the most likelihood of saving the hearing, treatment should begin within 24 hours of onset. Over the past 15+ years, I have seen countless patients who did not receive the treatment in time and ended up with permanent, typically complete, hearing loss in one ear.

Up until last week, the prior situation mentioned was the one and only time a patient had come in soon enough to get treatment to potentially save their hearing. Then, last week I received a call from a patient who wondered if I could remove wax. It was Friday afternoon, but they had stopped hearing in the one ear two days prior. I had them come in immediately and found that there was no wax or blockage in the canal, and the eardrum looked perfectly healthy. I proceeded to test the hearing and found the hearing was completely gone at most frequencies in the ear. I immediately began calling every otolaryngologist (ENT) in the Metro area and found one who was working and not in surgery who would get the patient in that evening.

The patient was treated immediately and during the first follow up, a small amount of hearing had returned. The treatment will continue for a couple of more weeks. In the worst-case scenario, the patient will lose almost all of their hearing in the ear and the type of loss is not treatable with hearing aids. In the best-case scenario, their hearing will return completely. Had the patient not come in when they did, it would have been too late to have a chance to treat the loss.

So, when it comes to sudden hearing loss, it is always better to have it checked immediately to catch the most serious cases before it is too late to possibly save the hearing. If it is wax or some other problem, it can be easily remedied. If it is something more serious, immediate treatment is imperative.

About 42% of Americans are deficient in vitamin D. The American Academy of Pediatrics recommends babies younger than 12 months old need 400 IU of Vitamin D daily. Older children and adults need 600 IU of vitamin D daily.

In order to achieve the needed amount of this critical vitamin, breastfed infants should be supplemented with liquid preparations of vitamin D. This is because breast milk alone does not have enough vitamin D, and it is not recommended for babies to be directly exposed to sunlight. A baby needs 32 ounces per day of formula to take in enough of this critical vitamin, since formula has vitamin D added to it. Therefore, babies that are combo fed with breastmilk and formula should also be supplemented with 400 IU per day of vitamin D. Older children can take vitamin D enriched foods. Milk, cereal, orange juice, and yogurt are enriched with this vitamin, and foods such as salmon, sardines, tuna, and eggs.

righton Youth Rugby Association (“BYRA”) is excited to head into our fifth spring/summer season. During 2022 we not only had a successful summer season, but a great fall season which included our first all girls high school team. We are very excited to continue growing our program and sharing our passion for Rugby with Brighton and surrounding areas. As BYRA grows, our mission continues to be keeping kids active and providing a safe and welcoming environment.

Our program focuses on building strong character in our young athletes and having a positive impact on the local community. Rugby is rapidly growing in • Boys ANDfamilies Girls 8th grade through popularity, especially among football and coaches that embrace the safe 12th grade welcome tackling methods taught in Rugby.

he Platte Valley Players, Brighton’s nationally award-winning community theater, presents Jungle Book Kids and Moana Jr., it’s annual theater presentation featuring local young actors in all key roles, on Friday, March 10th and 17th at 7pm, and Saturday March 11th and 18th at 2pm and 7pm, at the Armory Performing Arts Center, 300 Strong Street in Brighton, Colorado.

Audiences are sure to be familiar with the original Disney hit movies Jungle Book and Moana. Jungle Book Kids is adapted from the popular animated movie and works of Rudyard Kipling and features favorite songs and characters from the movie including Mowgli, Baloo, Shere Khan and King Louie. A 30-minute performance, Jungle Book Kids features child actors from grades 2-5.

Moana Jr. is a 60-minute musical adaptation of the popular 2016 movie bringing Moana and her village to life on stage. The production features beloved songs from the original movie written by Lin-Manuel Miranda among others.

Moana Jr. features child actors from grades 5-9.

“These productions are a ton of work and a ton of fun,” said Leslie Zirker, Director of both productions and board member of the Platte Valley Players.

“We’re incredibly lucky to have so many talented young actors and singers to work with. These kids have worked exceptionally hard to present high quality theater for our audiences. You’re going to be amazed at how great these shows are. I invite you to come see for yourself!”

Tickets for “Moana Jr.” and “Jungle Book Jr.” are now available through the Platte Valley Players website at www.plattevalleyplayers.org. Both shows will be performed back-to-back with one ticket good for both shows. Tickets are limited so please reserve yours today.

Making Sense of Your Credit Score Presented by T. Lloyd Worth, Worth Wealth Management

Understanding the value of your credit score and taking steps to maximize your credit rating are important for improving your financial health.

Anyone who has ever applied for a loan to purchase a car or house has encountered their credit score. This elusive figure can be perplexing, a three-digit assessment of your credit worthiness that has the potential to impact your financial health. We offer insights into understanding your credit score and taking steps to improve it.

Why Credit?

If you want to buy a house or automobile and need to take out a loan, or you wish to take out a credit card to pay for purchases over time, it’s important to have a positive credit history.

There are some general concepts that can help you manage your credit and establish a positive credit history: • Charge only items that you can pay off in a month or two.

• Do not pay only the minimum amount on your credit card bill; this will incur interest on the balance, which has the potential to erode your credit.

• Pay your bills on time.

• Use your credit for larger purchases rather than on small non-durables, such as restaurant meals.

What’s In a Number?

You can get a general sense of your credit worthiness by checking your credit score.

The score commonly used by lenders is FICO, a three-digit number from 300 to 850.

It fluctuates continually, reflecting the interest rate of your credit cards, outstanding loans, and even a lack of credit.

A score of 700 or above is considered good by many lending standards. You can request a copy of your credit score (there is a small fee) from the three major credit reporting companies, Experian, Equifax, and TransUnion. The score is a snapshot that captures your credit history and current financial status.

Credit Worthiness Check your credit report once or twice each year, making sure that there are no errors, while using it as a tool to make sure that you’re paying your bills on time and staying within your established credit limits. Such actions will help increase your credit score. You can receive a free copy of your credit report once each year from AnnualCreditReport.com.

If you spot any errors, report the discrepancies to the appropriate credit bureaus (the report may differ among the three). They are required to take reasonable steps to correct any errors.

Your credit report will generally include the following (in addition to your personal information): • Your employer’s name and contact details, along with your income • Those parties that have requested your credit history in the past six months • A list of your charge cards and mortgages, along with their terms and payment history • Your maximum charge amount for each card, your current debts with repayment details, and how many times you have made a delinquent payment • Past accounts that are paid in full • Repossessions, liens, bankruptcies, foreclosures, and court judgements against you for money • Debtor names • All debts cosigned to you • Bill disputes Current law allows delinquent payments to remain in your report for no more than seven years, and bankruptcies for no more than 10 years. There are special rules related to medical bills.

Establishing Credit If you are a first-time credit seeker — someone applying for a credit card or loan, for instance — you may have to establish your credit score, which you can do in several ways, including by getting a secured credit card or becoming an authorized user of someone else’s card.

Improve Your Score Not satisfied with your credit score and want to increase it? There are a number of steps you can take, like paying your bills on time, decreasing the amount of debt you carry, and staying within your established credit limits.

By overseeing your credit history and managing your credit score, you are taking important steps to improving your overall financial health.
