Act confidently in a year that could be ripe with real estate investment opportunities. We’ve seen the median home price reach its highest point in history, then slow. High prices, the questions hanging over interest rates, low stock and other factors mean that while many investors have remained in the market, they are on the sidelines, waiting for better buying opportunities. Confidence in the market will return with the first signs of positive interest rate and inflationary changes.

Why 2023 could be a great year for buying.

Hot real estate markets are great for those who already own investment properties because they benefit from rising values and higher demand. Fundamentally, a housing shortage still exists in Australia. It’s not the easiest time to acquire new properties. The purchase price, demand, cash flow and cost of borrowing all factor into an investment’s return.

Some predict a slower trajectory or flatline for 2023. Other analysts are more optimistic, saying demand and prices could continue to grow as long as rates don’t keep climbing. A degree of confidence has returned in Sydney and Melbourne markets with the possibility of seeing the bottom of this current property cycle in those cities, and it seems that interstate migration is slowing down.

How might investors see it?

Most Australian markets are strong with high demand for stock, especially in rentals. Investors in most markets can be confident that the rental rate they get in 2023 is unlikely to be lower than last year’s market rents.

There’s hardly an investor who purchased a property for the long-term who hasn’t been rewarded over a 10 to 20-year period. It is likely 2023 could bring similar opportunities.

It is important to remain calm and have an open mind about best growth opportunities. Keep things in perspective. Not all the nation’s property markets are being impacted equally.

Some are taking a hit while others are still seeing strong growth. Strong growth remains in regional markets but may have reached its peak.

Those with their finances in order and ready to buy may find the first half of the year the time to get better value for their money while the RBA is still working on curbing inflation through rate rises.

Investors who wait until the cash rate drops might find themselves in a different market where clearance rates are high, auctions are competitive and property prices are rising, especially in the capitals.

Now, with such a shortage of properties across the country, a positive and pragmatic approach to the support of investment property owners isn’t just a ‘nice to have’, but absolutely critical. The housing market is heavily influenced by many factors, especially macroeconomic. Global interest rates and inflation, particularly in the US, fuelled a heated housing market in Australia in recent times. While there seems to be some fear around loans coming off fixed rate to variable this year and the effect that will have on the economy, things may not be as bad as the media might have us think.

Up to $400bn of fixed rate home loans are anticipated to convert to variable rates. It’s suggested that one in three mortgage holders may refinance in 2023. However, despite the pandemicfuelled economic pressure and uncertainty, positive savings habits were generated through the pandemic’s many lockdowns.

Australian Prudential Regulation Authority (APRA) says a savings surge has resulting in homeowners being almost four years ahead of their home loan repayments. This tells me that a good number of households have already factored in rate rises and increased repayments.

Looking ahead, I think the Australian economy will be strong, which is supported by predictions of relatively solid growth of around 3.7% to 4% in 2025. Australia is faring better than many in terms of economic management. We’ve witnessed an earlier curbing of inflation than many other countries. And our economy is underpinned by financial intelligence and a robust banking/lending system.

TINY IN STATURE, ENORMOUS IN APPEAL

Tiny homes are a hot topic in the Australian property market, making headlines for a minimalist lifestyle and quirky appeal. Have you ever searched #tinyhome on Instagram? The variety is huge and they look awesome!

In the world of tiny houses, sophisticated details and edgy décor ideas are in abundance. Tiny homes have creative out-of-the-box solutions and are cosy, playful and fully functional.

Aside from looking Instagram-worthy, tiny houses are also a marvel in space-efficient design. Fullsized kitchens, free-standing bathtubs, swimming pools and courtyards may all be found in a space that’s smaller than many a living room.

Part of a world-wide movement towards compact, minimalist living, they are also seen as part of the affordable housing solution popularised through shows like Grand Designs, the Tiny House Nation American reality TV series and the UK’s Escape To The Country.

WHY HAVE TINY HOUSES BECOME MORE POPULAR?

While official stats are hard to find, it appears that tiny homes have surged in popularity in Australia since 2017 as a first home, a secondary dwelling for a family member or as an additional source of income.

In the US, tiny homes were first talked about in the 80s and the 90s, but attention really peaked after the 2009 housing crisis there.

While a tiny home may not appreciate, it may be a good little income earner and it may be possible to claim tax depreciation if it’s regularly rented out.

Is buying a tiny house worth It? First, ask why you are buying.

/ To live in yourself - because you want to cut costs or the minimalist lifestyle appeals.

/ To offer it as short-term rental on sites like Airbnb. Be aware that state legislations have specific planning laws for holiday letting.

/ To offer as long-term rental, which may appeal to tenants on a tight household budget.

/ To buy, fit out with the features and amenities, and flip.

Is a tiny home a good investment?

PROS

The more affordable entry price will appeal to renters and buyers. (Location is a factor here.)

Likely to cost less to run… self-sufficient, use of solar panels etc.

Fewer and simpler issues to deal with e.g. plumbing, electrical, walls, floors etc.

Many can be moved anywhere so more freedom on location for owners and buyers.

Smaller investment outlay frees up money to invest in more tiny homes or pursue other avenues of investment.

CONS

The tiny house landscape is still relatively new. There may be legal and regulatory frustrations to deal with to comply with state and local laws and building codes. For instance, a tiny home with wheels will be legally classed and regulated as a caravan in many Australian jurisdictions.

Will the tiny house movement last? Will they disappear from our TV screens and reality shows?

There may be more hands-on management if it’s in your own backyard. Getting finance for a tiny home might be more difficult.

It’s said that tiny houses tend to depreciate in value. This has less to do with size than, as per property in general, it is the land that gains value over time, not the structure. Where a tiny house is legally classified as a caravan, tax depreciation schedules will adhere to rules and regulations relating to caravans.

BY THE FIGURES

From a lock-up tiny house to a complete turnkey lock-up, the estimated cost can vary from *$60,000 to *$140,000.

Low purchase cost tends to equate to higher rental yields. For example, you buy your tiny house for $80,000 and rent it out 30 nights per year at $150 each time, your gross rental yield will be 5.6%.

Compare this to buying a house for $500,000, renting it out for $390 a week, and getting a gross yield of 4.1%.

After 18 months or so of crazy, the first quarter of this year is feeling more like a normal market again. The fear of missing out was rife in 2021 and some commentators are suggesting that the fear of paying too much might be 2023’s legacy, with hesitant bidders taking the shine off auctions.

If the boom period left a legacy, it is that the market now values the auction process possibly more than ever.

While that fastest sequence of interest rate rises in 28 years saw a 12 per cent decrease in buyer demand at auctions through winter last year, more home sellers chose auction campaigns in 2022 than in the 2021 boom.

Looking at trends rather than talking about markets (of which there are many), evidence suggests fewer outer suburb auctions and less ‘renovator’s delights’ having auction appeal. This latter may be due to material and labour shortages and cost increases.

While historically, properties in need of some work were popular with renovators, builders, investors and those keen to get into a suburb at entry level, auction buyers were preferring to bid on the finished product.

Units and townhouses also become more attractive to buyers prepared to sacrifice the yard for a ‘no work to be done’ lifestyle.

It is likely we’ll see more suburb records happen at auction. Think about it, any property that hasn’t been on the market in the past decade or more stands a good chance of breaking the suburb record simply because of the price growth its market has had. That growth is not going to suddenly come undone; it is just the new normal that we are settling into.

There are a myriad of reasons why buying or selling at auction has benefits for buyers and sellers alike, but the most significant would be the transparency, certainty and peace of mind for both parties.

FROM MY KITCHEN – LYN COX

Smashed cucumber salad

500g cucumbers or more

2 tsp sesame oil

2 tbsp, or more, sesame seeds

½ tsp kosher salt

3 cloves garlic, crushed

2 tbsp rice wine vinegar

2 tbsp soy sauce

2 tbsp chili oil (or chili jam)

1 tsp sugar

½ tsp, or more, crushed red chili flakes

small salad onion, finely sliced.

METHOD: Peel cucumber if necessary. Half or quarter lengthwise then ‘smash’ with a wide kitchen knife until the cucumber is well crushed. Then cut into one bite pieces. Place in bowl and season with salt. Toss to coat. Toast sesame seeds in a wok and remove. Heat sesame oil in the wok. Sauté cucumber & chili flakes for a few minutes. Transfer to serving bowl. Mix well crushed garlic, rice wine vinegar, soy sauce and other ingredients and pour over the cucumber. Scatter the red onion. Lightly toss. Finish with toasted sesame seeds. Lightly toss.

IMPACTS ON PROPERTY

According to CoreLogic data, going into November last year the median house price in Australia’s capital cities was $924,492; the median unit price in Australia’s capital cities was $597,533 and the median value of a dwelling in Australia’s regional areas was $601,949. That’s median prices we are talking about, taking in the lows as well as the top end sales.

During 2021, five of Australia’s capitals experienced their largest annual rise in residential property prices on record and last year, records tumbled in suburbs across most cities. Whether prices continue to climb, come off the boil or hold at a level for a period, there are factors that may push values up and down under any market conditions. Sometimes the best property to buy isn’t the prettiest one in the street! Factors not in any order of degree or importance, include:

L OCATION

Who hasn’t heard ‘location, location, location’ more than once when it comes to buying a house! It’s a major player when it comes to a property’s capital growth.

Hordes have emerged from the other side of the pandemic wanting everything close to home and believing that living the good life means education, business services, shopping, community facilities, recreational and sporting resources and even employment (if you can’t work from home) within a 20-minute public transport trip, bike ride or walk from home. ‘Work, live and play all within 20 minutes’ is ticking more boxes than the beach on your doorstep or 360-degree views.

Some suburbs will always be more popular than others. Prime sites anywhere remain in high demand and will increase in value over others.

PROPERTY SIZE

Price per square metre – the total sales price divided by the property’s area – is a market value indicator. Generally speaking, the greater the amount of usable space, the more valuable the property is. Garages, dedicated storage areas, pools, backyards, air-conditioning, patios, balconies and various other features can also positively influence a property’s value.

AGE AND CONDITION

You can generally expect that a property in good condition would be worth more than one in poor condition and in need of major renovations or repairs, given that size and other factors are all equal.

DEMOGRAPHICS

Demographics is statistical data relating to the population and particular groups within it. It’s a valuable piece of the property puzzle for those looking for buy or invest and can have a significant influence on a property’s value. For example, if you live in a family-dominated suburb, the more expensive properties are likely to be three and four-bedroom homes while in CBD areas they may be the one and twobedroom apartments, which could be in high demand for student and office professionals.

SCHOOL ZONES

People will often pay a significant premium to be located within preferred, well-rated primary and secondary school zones. With state school zoning, in most Australian jurisdictions, students who live inside the zone must be accepted into the school (although special grounds may apply for those from outside the boundaries). With private schooling costs as they are and top-performing public schools in high demand, many parents will choose to spend to have an address that guarantees entry to their chosen school.

RENOVATION AND/OR INVESTMENT POTENTIAL

This is a tricky one. A quality renovation might equate to a higher sale price but a poor job will not. Some buyers may prefer blocks that allow for additions like a pool, a deck or an extension to the house itself. If a home can be renovated to add value and later sell, then that becomes attractive to investors.

PLANNING AND BUILDING REGULATIONS

Renovations or additions can require building regulations and planning permission and failure to adhere to these could mean the work being demolished. Some building regulations and zoning can have an impact on a property’s value.

STREET APPEAL

Streets that boast magnificent views in highprofile areas may fetch a premium but properties on tree-lined, well-maintained streets with low noise are also well valued. Trees may also be considered a feature when it comes to selling your home. Research in the past concluded that a ‘broad-leafed tree located on a street verge’ increased the price by about $16,889.

INTEREST RATES

The elephant in the room! Increasing interest rates can equate to hundreds of dollars extra in monthly mortgage repayments. The result might be downwards pressure on property values. Or, decent interest rate cuts can entice buying, increase demand and push prices up.

LAST WORD

When it comes to investing in property, to live in or to rent, a lot of knowledge and advice can be gained from the experts as well as family and friends. Look for the right location, with quality neighbours.

Lifestyle precincts, employment hubs and school catchments remain good indicators, but remember to look for areas and properties where future buyers or tenants will want to live. The right location with the best demographic will attract the quality tenant or desirable buyer.

HOME OWNERSHIP WHY IT’S GOOD FOR YOU

We’ve seen scarcity of rental properties and rental affordability go through the roof. Rising inflation and cost of living made a deposit harder to save. Rising interest rates reduced borrowing capacity.

There is an identified rental crisis in Australia and increased rental demand at a time of very low vacancy rates will see rentals continue to rise, probably for the next few years.

The opening up of international borders will only increase demand, and the return of foreign students will mean increased pressure on apartment rents close to education facilities and in CBDs.

In September 2022, it was suggested that there were only around 33,000 vacant properties in Australia, but we could expect 200,000 new immigrants.

REASONS WHY YOU MIGHT PREFER TO BUY THAN TO RENT

Renters are more affected by market forces. When you buy, you lock in repayments at the price you paid, which obviously will fluctuate according to interest rate changes; but, as you pay down your mortgage, things get better.

If you rent, then you will always have to pay market rent for a home you hold no equity in. You have certainty of tenure. Generally, any decision to move is yours.

Even small increases in the value of the home you’ve bought might lead to a much bigger financial gain than saving what was your deposit and renting instead. Getting on the ‘property ladder’ and levering on the equity is real.

Economist Nerida Conisbee suggests there are more than double the number of people under rental stress than there are under mortgage stress.

As a first home buyer, you are likely to be youngish and possibly don’t think ahead to retirement, but the facts show that poverty is more likely at retirement if you are a renter.

When you are on a retirement income, paying what is market rent is a very different scenario than having a home you have paid off.

An Australian Bureau of Statistics report late last year showed that 24 to 39 year olds were far more likely to rent than their parents at the same age. Whenever you buy your first home, it is likely to be your best financial decision in the long term.

Whether we are talking about renters or buyers, the bottom line is that there must be enough homes for people to live in. Where there is significant development, long term affordability is a greater possibility, with more stable house prices and rents.

GETTING HOME LOAN READY IN 2023

When it comes to buying property in Australia, prospective home buyers face a few hurdles in getting a home loan. While some may be struggling to save a big enough deposit, others are restricted by affordability in the wake of rising interest rates and a higher cost of living. For most, economic uncertainty and tighter lending conditions have made the lending landscape a bit tricky to navigate! Here are some tips from the Pivotal Financial team on how to prepare your finances ahead of applying for a mortgage.

Every lender has their own policies and set of rules for getting a home loan. To minimize the chances of your mortgage application getting knocked back or delayed, it is vital prospective home buyers consider every dollar spent. How can you get loan ready?

/ Assess your expenses prior to applying for a home loan and change any spending habits that may be viewed by lenders in a negative light or that could hinder your chances of being approved for a loan. Ideally, do this for at least three months before applying for a mortgage.

It is often said that spring is the best time of the year to buy a home or investment property in Australia. It’s quite a tradition to spruke that piece of wisdom, in fact!

Why is winter such the bad guy? Truth is, winter can also be a great time to buy, because it may be underrated as a buying/selling season.

Consider these factors:

If there are less properties on the market and less buyers about, you will face less competition. It might sound more like bad news for sellers with lower number of buyers about, but those that are tend to be qualified buyers, with their finance in place and serious about making their move on the right property. For the buyer, the more popular spring and summer selling seasons might offer greater choice but the chances of successfully buying may be higher in winter, with less chance to be outbid. You may get to see how the property bears up in less-than-ideal weather conditions, especially if you happen to be buying in a location where winter brings sleet, snow and ice along with the low temperatures, for example. You’ll get a better idea of how drafty the home is, how well insulated it is and how the yard looks in the winter environment, which may mean barren trees and shrubs. It’s a bit

like knowing you still love someone, even in their oldest, drabbest gear!

Sale transaction time might be speedier if winter proves a quieter time for mortgage brokers and lenders. If transaction volumes have significantly slowed down, this may give your mortgage brokers more breathing room to process your loan faster, which is a big win if you have a tight timeline.

What is the difference between an apartment and a flat?

Both words are used to refer to liveable, residential spaces within a larger building. An apartment can be a room or suite of rooms but not necessarily self-contained (with a kitchen). The term flat is used to describe a self-contained dwelling unit in multi-unit dwellings. Both are residential property units with a front door, a bathroom, a toilet and a vacant space for you to live, regardless of the number of rooms. In some places, like the UK, a flat refers to a unit on one single level while apartment tends to refer to a luxury unit on more than one level.

What does body corporate mean?

Relating to villas, town houses, flats or home units, the control and administration of common property is vested in a statutory Body Corporate which comes into existence automatically on the registration of the property plan. The registered owners of the individual units are the members of the body corporate. The rights and obligations are fixed by scheduled by-laws. Easements for the protection and enjoyment of the units and common property are also provided for.

Why is the vendor selling?

You can ask why, but the agent may wish to respect the vendor’s wishes and not give personal details. However, it can be useful to know. If the sellers have already bought elsewhere, they might be keen for a quick sale and readily accept your offer. They might be selling the property because there is an issue with the building, which is something you need to know and will affect your offer. Are they selling to capitalise on the market? To manage financial distress? Perhaps there are costly maintenance fees? Knowing why can help you negotiate a price.

Are there any development applications or council plans in place?

This is a question you should definitely ask if you are buying. Ask about any development applications currently in progress in the area, or if the local council is planning to do anything significant. Not only might these things affect the value of your property, but also your lifestyle. Imagine buying a property with an amazing water view only to discover that the council had plans to grow massive trees or construct buildings directly blocking that view. You’d want to know before you sign on the dotted line.

What properties have you sold in the past year?

For sellers, asking the agent what kind of properties they have sold in the past year and where they are located will give you an insight into how they may handle your property sale. Ideally, they will have sold properties similar to yours in price, style and location. It will help you decide if they have the skills to market your property correctly. It may help you know if they have the right kind of buyer database.

Asking how long those properties were on the market also gives you an idea of how long you might have to wait before your home is sold. Knowing sale prices of an agent’s other properties will help you gauge how much yours may sell for. Prices can vary considerably depending on the property itself and the location, so you must only compare similar homes.

What should I budget for when I am selling?

Along with finding out about your real estate agent’s fee structure, you will want to know what they suggest is the best marketing strategy. The cost varies. Other expenditure, such as for room styling or value-adding quick renovations, might be suggested by your agent to help attract the right buyer and get the best price possible. Ask the agent to clearly set out all potential additional costs and be upfront about the varying marketing campaign costs.

JUST LOOK UNDER THE DOOR

There’s no place like home. Really, there isn’t. How we live, how our memories are made, and how we choose to enjoy ourselves revolves a lot of the time around our homes.

Growing up in a semi-rural environment, with neighbours a decent way away and a few big dogs keeping a semi-watchful eye on our house, I can’t truthfully recall a time where keys were necessary. Of course, we had them; but in all honesty, they were seldom used. This was not because we were lazy, but thankfully because of where we were located, how often someone was home and the neighbourhood we lived in. Using keys just wasn’t always a necessity. It’s amusing to reflect on how lax we once were, especially considering how accessible and affordable home security and home tech products are now.

For many reasons, the days of leaving the back door unlocked, or popping a spare key under the pot plant by the front door, are gone. Thankfully, to assist, technology has forged forward from bolt locks to smart phones, connecting all aspects of property at the touch of a finger.

Would I go out without locking my house now?

Absolutely not. But times are different, and I live in a very different area now. In fact, we’ve not long installed a security camera system in our house and not just because my husband loves this stuff. Moreso, because it gives us peace of mind.

It’s a common discussion in our household –technology, that is. You see, the idea of smart tech and home security for my husband – an electrician – is fascinating. For me, I’m quite happy not to have another app on my phone in order to turn the lights on/off; but truth is, there are benefits to incorporating technology into our homes and lives. While our tech knowledge is vastly different, the importance of ensuring our family home is safe and secure remains an important and open topic for discussion.

Growing immensely in popularity over the last few years, home automation can help us manage what’s important in our properties and protect what we hold dear, and best of all, it no longer costs the earth. Depending on what level of security and capability you’d like in your home, there’s something for everyone. From a buyer or renter perspective, it’s often a welcome added addition.

Home hubs give properties a centralised point, where entertainment, news, schedules and calendars are accessible to everyone in the home. These can be fixed or transferrable, depending on what device you are using.

Where they start to level up is by connecting home security, locks, lighting, window covering, heating/cooling… these can all be controlled by the touch of a finger.

Regardless of whether someone is in the house, or everyone is away, the ability to visually check on your own home whenever you feel the need adds a new level of comfort. Even merely the presence of cameras and alarms can be enough to deter unwanted intruders.

Home security systems are not a new concept, but the advancement of their capability and integration with home automation has come forward in leaps and bounds.

Not all home tech and security gadgets can be classed in the same category. Some are wacky, some are fun and some are just downright difficult to use. Do your homework before you install. One of the major benefits to the homeowner and user, is the ability to make environmental and economic decisions that best suit your lifestyle. Usability, safety (both in a physical and intellectual property sense) and affordability will play an important part in what works in your home. The key under the doormat just doesn’t cut it anymore!

The real estate landscape

Ireland’s property market proved resilient to cost-of-living fears and external pressures through 2022. Some say that resilience is set to be tested while others say it looks set to remain so this year, which began with asking prices for the average home in Ireland at 330,000 euro (436,000 euro for Dublin and 283,000 euro elsewhere around the country). Properties were still settling above asking prices in the last quarter of 2022 and, while stock levels of existing and new housing are improving, they still aren’t meeting demand.

CONSIDER THE COMMERCIAL SECTOR

At the end of 2022, Australia’s commercial real estate sector was a 1.1 trillion-dollar beast. The Real Estate Institute of Australia (REIA) released its inaugural State of the Industry Report: Australian Commercial Real Estate in December last year.

The report suggested that Australia’s regional areas were primed for growth in commercial property demand after years of investors focusing on capital cities, citing changing population trends and small business activity in regional areas underpinning the level of demand.

REIA President, Mr Hayden Groves, said at the time that the Organisation for Economic Co-operation and Development (OECD) was forecasting Australia would outperform many other advanced economies, with its GDP growing around 2.5 per cent.

Expanding migration and an economy performing well, plus other factors, offered commercial real estate investors a unique set of opportunities and challenges in 2023.

The report listed key opportunities in ten areas: regional commercial investment; industrial property offered with full automation and logistics solutions; energy efficiency innovations; future proofed buildings; energy efficient ‘green’ buildings; revived office opportunities; undersupply to drive industrial rental growth; future development sites; in-house automation solutions for occupiers; and in-house automation solutions providing new value points for investors.

The definition of commercial is diverse and can include anything from retail shops, restaurants, offices, professional suites and industrial property to student accommodation, childcare centres, service stations and car yards. It is a varied market.

Changing economic dynamics have not affected it in the same way as the residential scene as it behaves quite differently.

Demand for industrial property, at the start of 2023, continued to outstrip supply in almost all places across the country. This meant prices for commercial land and buildings overall were holding solid. Healthcare continued to prove a resilient performer. While CBD retail property suffered in the rise of flexible working practices, some retail property types benefited. Childcarerelated properties have remained in strong demand, similarly professional suites and suburban strata offices.

THE RETIRING INVESTOR

As comfortable as most Australians are with investing in residential, the reality is that it may not produce enough income to retire on, if that is the goal. Commercial property within a portfolio may be the solution to generating a workable passive income for an early retirement because the commercial property investment potentially has lower outgoings and often higher rental yields. One of the reasons for an increased yield is that commercial tenants pay the outgoings, such as council rates and maintenance, land tax and insurance after costs.

Assessing whether a commercial property is going to provide a good return or not depends on the type of property involved.

Capital growth is the main driver of return for industrial property while it is income return for retail. The length of time remaining in a lease is often a key factor when getting a loan for a commercial property because the rental income helps service the loan.

The benefits of getting into commercial when the residential property market is all over the shop and lending opportunities not so great are obvious; but, in any economy, developing more of a balanced portfolio across assets is a good financial strategy.

Commercial property investment is not necessarily the hugely expensive asset class that people think. It doesn’t always require millions of dollars to get into. Reality is that $250,000 cash, or less, may be what it takes.

If your commercial investment comes with a good tenant on a longer-term lease than you are likely to have with residential, and a cash flow that is better than what residential returns might be in the given market, you should recognise an opportunity. And with solid long lease in place, you can benefit from the built-in annual rent rises, which can help you pay off the property even faster.

Around 2.22 million Australians should be looking forward to that time of the year when they potentially have the Australian Taxation Office (ATO) smile down on them.

Yes, tax time. If you are one of the two million-plus investors who collectively own around three and a quarter million investment properties, you may be happy that the end of this financial year is not that far away and that perhaps a handy chunk of your property management expenses may be reimbursed through tax returns.

Tax time might start on July 1 but now is the time for owners of investment properties to spend up. Quite simply put, the more you spend the more of a chance there is for a healthy refund.

There are strategies you can embark on. One is to pre-pay mortgage insurance before June 30. Mortgage repayments are the biggest deduction for many investors.

PAY YOUR LANDLORD INSURANCE.

Prepaying the interest on your investment loans may be an option to increase the current year rental deductions. Get cracking on repairs and maintenance. Spending money on getting these things done before June 30 means that the deduction can be recorded in tax returns from July 1, rather than waiting a year to make the claim. Amazingly, one of the best tax tactics is often not given enough attention. Many investors don’t maximise their tax refund through having a depreciation schedule or depreciation report.

A depreciation schedule outlines deductions that investors can make for the declining value of many items, including curtains, carpets and even a house’s bricks and mortar.

In December last year, new CommBank research revealed that two in five first-home buyers said space for a pet was extremely important when purchasing their first property. That represented 38 per cent compared with just under a quarter (23 per cent) who ranked proximity to family as extremely important.

First-home buyers would rather have more space for a pet than be close to their family.

Top pet ownership statistics for this country (2022), as sourced through RSPCA, Canstaar, Animal Medicines Australia and Pursuit, are:

5 tips for a dog-friendly yard.

/ Plant non-toxic flora and fauna. Ten to one that your pooch puts everything in its mouth! And this matters when it comes to fertilizer and mulch, too. Avoid cocoa bean mulch, for example, as it is known to be toxic to dogs.

/ Invest in secure fencing. The design and height of the fence should match your dog. A fenced-in yard can potentially increase your home’s resale value if it is of quality and looks good.

/ Provide shade and all-weather protection. This is essential all year round.

/ Create a toileting spot. It is possible to teach a dog to use a designated location for toileting. Consider your surfaces. For example, picking up those deposits off loose stones or from long tufty grass can be problematic!

/ Try a simple, affordable front door makeover. This might be a change of paint colour and door furniture. Bold can be beautiful, and even a classic black front door looks sensational in the autumn colour scheme.

Often reserved for top-end homes, a gated entry can make you want to see inside even more. Perhaps it creates that sense of mystery? They can look fabulous and also provide additional security for the home’s residents. For ideas:

/ Large ornate gates flanked by twin gatehouses

/ Use of feature stone and rustic lights in Hamptons-style

/ Dragons, flower of life emblems and vibrant red doors that take you to somewhere very special… possibly Bali’s spiritual centre of Ubud? Such gated entries may combine innovative, contemporary architecture with traditional Balinese building materials.

/ Custom-made entry gates and fencing of contemporary glass and metal

ENTRY DOORS

When used correctly, colour can be a focal point for the exterior front view of your home and colour can be used to draw you towards the door. Doors come in many shapes and sizes. Why not start with an entry door made just for you? Custom door ideas that can make and entry statement:

/ Stained glass art door

/ Contemporary steel and glass door

/ Sleek and smooth fully bronze door

/ Door that’s totally a 3D printed piece of art

IN THE LANDSCAPE

Entry statements in the landscape are exactly what they sound like – the first impression for anyone approaching and entering your home, including potential buyer. Some to consider are sandstone sign panels, walls of split sandstone shaped into square and rectangular pieces and black granite with laser etching. Lettering, designs and emblems can all form part of the design.

Consider these ideas:

/ Stay symmetrical and have matching garden beds, plants, slabs, timber features, or lighting either side of your front entrance path. This is one of the easiest.

/ Put in a garden bed around the letter box. Build a new one if need be. Perhaps install one in your front wall. A misplaced or cheap-looking letterbox can be a real spoiler.

/ Refresh the garden beds. Along with weeding and mulching, redefine the edges with some limestone blocks or other edging. It’s amazing what a difference that can make. Give the planting some attention. As harsh as this sounds, if it doesn’t look right then change it.

/ If you are tiling your front entry, go with large tiles where possible for more of a statement.

/ If a new path to your front door is needed, build it. Whether it is a concrete path, quality pavers with a timber edging, or a footbridge over a pond or dry ware course, make the walk to your front door memorable and inviting.

ONCE INSIDE

/ The interior of the front entryway is just as significant as the exterior. Ideally it should create a welcoming and secure impression.

/ Create a semi-private space at the interior of the front entrance if possible.

/ Provide good lighting, interior as well as exterior, with the light switches adjacent to the door.

/ Use large artwork, statement lighting and a rug as design elements.

/ Make it a functional space too, with a bench or seating that has hidden storage.

TIP
Before you decorate, make sure that the entry has been thoroughly cleaned, swept and dusted. No decorating job is going to look its best if the house looks tired or rundown so touch up trims, paint and replace rotten wood.
Front entrances are a great place to take the opportunity to express your own personal style.

YEAR-ROUND ENTERTAINING

An Aussie Christmas and Christmas in July… I’m putting two and two together and coming up with outdoor entertaining in winter.

It might get a little cooler over coming months but that doesn’t mean that you need to take the party indoors!

Australians spend quite a bit of time and money on creating wonderful outdoor entertaining spaces, so why only use them for half the year? Your outdoor area becomes an extension of your home in the warmer months, so why not carry that idea on through winter?

Entertaining your friends and family outdoors during winter can be quite cosy if you know how to make things comfortable.

FOLLOW THE SUN

A bit obvious perhaps? If you can create multiple areas, you may be fortunate enough to entertain at any part of the day on decks, courtyards, patios and in garden spaces.

WEATHERPROOFING

Nothing puts a dampener on a party quite like getting caught in the rain. While you can go down the DIY path with a simple tarpaulin setup, I’d prefer something permanent that looks an intended and welldesigned part of the home.

OUTDOOR BLINDS

There are so many different types and styles available, there is bound to be the right solution for keeping cold winds at bay at your place. Thanks to creative ideas and home automation, motorised external screens and opening roof systems are options.

AMBIENT LIGHTING

Low level lighting is a popular choice whether hard-wired or through outdoor floor lanterns, strings of fairy lights, tea candles in jars and citronella lamps. A combination of different light sources can really set the scene. Fire braziers and pits also provide light. With smart lighting, you can control your lights from your smartphone to suit the occasion.

THE FIRE PIT

Back in 2017, a landscape trend study was already showing that fire pits were one of the top five outdoor living updates that Australians were making to their homes.

You can build your own, buy a kit from a hardware store or have a custom fire pit designed and built. Fire pits come in all shapes and sizes, from copper, stainless steel and cast-iron bowls to fire tables, chimney style options and gas fuelled units. Whichever option you choose, make sure you check your local council’s regulations regarding open fires.

They each have different requirements, and some won’t allow you to have a fire in your backyard at all.

OTHER WARMING WAYS

For more direct heating, outdoor heaters come in a variety of styles and types, whether gas or electric. Integrated heating installed above the entertaining space works well, is subtle and space-saving.

There’s nothing wrong with having beautiful throw rugs and cuddly blankets on hand.

ALL-WEATHER COOKING

The outdoor kitchen and built-in gas barbecue are now commonplace but if you don’t have this, at least make sure the barbecue and the cook are protected against the wind and rain. A gas-fired pizza oven may get you extra cred with friends and family!

OUTDOOR FURNITURE

Timber furniture, using appropriate wood to withstand your weather conditions; man-made wicker, which is eco-friendly and lasts longer than traditional wicker; and anodised powder coated aluminium, which has a high resistance to salt and humidity, are my top three. Others are concrete and the right grade of plastic furniture. Whichever you choose, seating must be comfortable, which is why outdoor upholstered furniture is hugely popular – both for comfort and style.

OUTDOOR RUGS

These are another thing to hit the market in a big way in recent years. They not only add warmth underfoot, but they can also add style and make a statement.

A neglected outdoor space collecting dust and leaves during winter season isn’t a good look. With the right design and styling, outdoor spaces can have wonderful appeal all year round.

If you think the cooler months can be a great time for outdoor gatherings, there’s a good chance you will host Christmas in July this year.

‘Traditionally’, it is celebrated on July 25 or the closest weekend to that date. While there is a history to Christmas in July – and no, it’s not just a marketing ploy – it does deliver the chance to enjoy all the trimmings of a traditional Northern Hemisphere winter Christmas in the coolness of our own winter.

Bring out the decorations, embrace the Christmas cheer and savour the turkey and other roast meats, the steamed plum pudding and the hot mulled cider.

WHAT MAKES A PRIZE HOME with Lyn Cox

Imight have begun this story differently. You see, there was a good chance I might have won a $2.2 million prize home. Actually, it wasn’t a good chance, more of a very slim one after having bought four tickets in an Endeavour Foundation lottery.

We know it takes just one winning ticket to secure the prize, but have you ever wondered what it takes to be selected as a prize home?

I got the chance for a bit of an insight when Sunshine Coast RE/MAX principal Karl Rademeyer sold the house destined to become prize draw #446, where I held tickets.

In fact, Karl has sold three properties to the Endeavour Foundation in the past two years.

He says to be considered a prize home, a property must have the ‘wow factor’. The Endeavour talent scouts need to see/feel ‘wow’ right up front and be confident the property will entice people to buy tickets to win it.

Other elements that make homes stand out as potential prize homes include a good location and great finishes.

Those talent scouts know the property will be photographed for glossy print brochures and web sites, so they look for those potential great shots. Often it is the pool area or a particularly appealing outdoor entertaining area.

They prefer four bedrooms and a study, a pool or room for a pool, and a home that’s not too old, Karl says.

He sold 12 Homestead Drive, Little Mountain to Endeavour in June last year and the property became the 2022 Christmas prize home draw. What Endeavour purchased was an impressive single level home less than 10 minutes’ drive from beaches and Caloundra CBD on approximately half an acre. It had a large pool with huge inbuilt spa, a double bay shed with extra high doors, and zoning that allowed for an additional small free-standing dwelling.

And then they did a bit of work on it.

In December last year, there was almost $28 million in prize homes on offer, which would make six new millionaires. And you generally get more than just the home with add-ons such as cars, boats and gold bars in the mix too.

At the start of December last year, the most valuable win in Australia had been the RSL Art Union December 2018 draw #361 valued at just over $5 million. It was an apartment complex. Then came RSL Art Union Draw #401, drawn 21st December 2022, RSL’s biggest ever home lottery and also an entire apartment complex. This time it was worth $12,520,413 to the lucky winner. The major prize home art union players in Australia are Endeavour, Surf Life Saving, RSL Union, Mater and Yourtown. Research suggests that around 40 per cent of prize homes are sold by the winners.

HELP THE LANDLORD CHOOSE YOU

It is evident that things can get highly competitive among tenants as Australia’s rental market faces ‘extreme tightness’ in 2023. It is not uncommon to find yourself looking through a property with dozens of other eager renters at a property inspection.

How can you give yourself the best chance of being the successful applicant?

With organisation and effort – and a few tips like these to help – you will hopefully be on your way to collect the keys.

Recognise that landlords and property managers are your friends.

Put yourself in the landlord’s shoes. What would you want a potential tenant to be giving you, how would you want them to present themselves, if it were your property to be rented?

Have your rental profile in order.

Be totally honest. A complete and verified online rental profile immediately available is a key to success. If not, you might be scratching around trying to pull things together while someone else has secured the tenancy.

Your factual rental history is important and includes your current and previous rental information such as the address of the rented premises, lease start and end dates, amount of rent and details of the property owner and property manager. It should reflect that you paid the rent on time, looked after the property and were easy to deal with on matters such as repairs or inspections, for instance.

Cover all supporting documentation.

You will need 100 points of Identification to prove you are who you say you are, generally in digital format and in some cases, legally witnessed and stamped. Other documents to have at your fingertips include photo identification (driver’s licence, passport, proof of age card), Medicare card and Centrelink statement. Glowing reference letters from past landlords and employers are valuable; even more so are positive references for your pet. And go the extra with character or personal references. It’s a good idea to let the

referee know, by the way. It is understandable that landlords prefer tenants with a constant and reliable source of income so including a few recent payslips and bank statements in your application is encouraging.

If you are renting with others, make sure to do your homework on any potential room-mates. Ask them the right questions to guarantee there are no red flags. Discuss expectations of how you’ll share and live together so you are on the same page from the start.

Have a point of difference.

While a cover letter might not be a necessity, having one might set you apart from other applicants and increase your chances. Think of it like a cover letter for a job application. It’s your chance to introduce yourself in a good light, in a professional yet personal tone, with a few paragraphs about who you are, what do you do for a living, and perhaps the reason for your move and why the property has great appeal.

Make an impression.

Look very presentable on the day of the open inspection. Wear a genuine smile. Be on time. Be friendly, courteous and well-mannered.

This could be the most important large group interview you’ve ever attended. Treat it like you’re going for your dream job.

Introduce yourself to the property managers. Don’t be obnoxious or arrogant; and help them help you.

You are being sized up from the moment you walk in the door; and they are the people who will present tenant options to the landlord and help them to make their decision.

Good properties in great locations may attract dozens of applicants who are all desperate to get hold of those keys, so stand out from the crowd.
