There is an old saying along the lines of… ‘Too much of looking in the past makes you depressed and too much of looking forward makes you anxious and fearful so, live for the moment’; and Buddha reportedly said, ‘Do not dwell in the past, do not dream of the future, concentrate the mind on the present moment.’

When it comes to the Australian property market, we could really do with staying in the present, and avoid getting bogged down with the ‘what ifs’ or overfixating on ‘what’s been’.

Hindsight allows us to look at things and say, I wish had …I should have…etc.

Investing this coming year is no different to any other: invest for the future. The level of demand for property is at fever pitch, but will it continue? If your aim is to make money in the next six months, you need to tread carefully.

If you are trying to make money over the next 10 years, property is a proven performer.

What do we know about real estate in 2024?

/ We’re in a ‘new’ property cycle that began in 2023 after prices bottomed out at the end of 2022.

/ We’ve come into this year with a supply shortage being the main problem for the market.

/ Overseas migrants represent only seven per cent of real estate buyers and three per cent of rent transactions. It’s not the new arrivals putting pressure on the housing market or making property prices rise.

/ Policies introduced over a decade have consistently discouraged property investors.

What do we think we know about real estate in 2024?

/ Combined capital city house and unit prices are tipped to reach record high. (Though at least one economist has suggested a three to five per cent fall in property prices).

/ Interest rates are expected to remain higher for longer but are hinted to ease later in the year.

/ The under supply of housing looks set to continue and may override interest rate woes.

/ The tightest rental market on record will remain tight.

What don’t we know about real estate in 2024?

/ How will the raft of policies introduced by federal and state governments to ease supply constraints fare? The $10 billion Housing Australia Future Fund is already looking wobbly with the way the construction industry is, plus the impact of major natural disasters.

/ Will the RBA make a final push at quelling inflation? Inflation is probably the biggest unknown. If household budgets are in better shape in the latter part of the year –after wage increases, income tax cuts and interest rate relief, for instance – we could see increased confidence, business, job creation, first home buyer activity, household borrowing power, plus more.

/ Might we see growth drivers lead to a period of strong property

price growth? For instance, surging migration, limited construction, strong economy, low unemployment rates, low stock levels, low vacancy rates, high rents and peaked or near-peaked interest rates?

We’re no doubt facing another complex year in 2024 but despite economic shocks, interest rate uncertainty and potentially unforeseen developments, bricks and mortar remains a steadfast investment strategy.

While experts offer diverse forecasts, adaptation and change emerge as common threads. The incredible resilience of the housing market and an unwavering desire for home ownership will most likely continue to surprise in 2024.

This time 20 years ago, the iPhone was yet to be invented and Facebook didn’t exist. This year… next year … the next 20 years… will produce all sorts of challenges and adversity. Technology and science will change our world, but I don’t think housing will ever go out of fashion.

is GRANNY INCLUDED?

In its ‘End of Year Wrap’, released on 30 November last year, Domain described 2023 as ‘The year that surprised everyone.’

The year began with forecasts that interest rates would keep rising, which they did, but what did not eventuate was the predicted softening of house prices.

In amongst its analysis of popular suburbs, trending properties, hottest sales and greatest metrics, Domain took a look at the keywords that visitors to the listing portal searched for.

And here they were nationally:

Don’t you think #9 ‘Granny flat’ followed by #10 ‘Granny’ is intriguing? We suspect the potential buyer is not really looking for the property to come with a granny in residence!

Sydney buyers elevated ‘granny’ to #3 with ‘granny flat’ also soaring up the ranks to #7. ‘Pool’ remained at the top of the list, but ‘study’ was the second most popular search term for Sydney, fuelled no doubt by the working from home culture.

‘Courtyards’ at #6 became more popular than balconies and gardens, which still made the top 10 in the last two spots.

Let’s unpack ‘granny flat’. It could be the desire for a side income, more space to work or a rise in intergenerational living.

Melbourne buyers continued what they’d

done for the past two years and had ‘pool’, ‘courtyard’ and ‘study’ holding the top three most searched features. ‘Units’ entered the top ten at #8.

‘Units’ coming into the top 10 fits with affordability worries and apartment living gaining popularity.

Brisbane buyers still expect the swimming pool, but also appeared very budget-conscious seeking ‘dual’ (#2), ‘dual living’ (#3) and ‘duplex’ (#5).

Unlike the previous three capitals, Adelaide buyers searched ‘land’, coming in at #8, but in a significant trend, ‘study’ had disappeared from the top ten.

Adelaide buyers ranked ‘new’ at #4.

‘New’ moving onto or up lists around the nation probably reflects home buyers turning away from renovations because of labour and material shortages and the fear of cost blowouts.

In Canberra, ‘RZ2’ appears in the keyword search list, which stands for Suburban Core Zone where houses are built around shops or commercial hubs, are low rise and higher density than in RZ1, the residential zone where most Canberra houses are built. The city divide across Lake Burley Griffin was also evident with ‘south’ making the list but not ‘north’.

‘Pool’ topped the list for Perth, but home buyers there put ‘shed’ at #2 and this was the only city where ‘workshop’ was prioritised (#5).

Hobart was the only city not to have ‘pool’ at #1, but a focus on lifestyle was the clear trend there and it was the only city to rank ‘view’ as the #1 keyword in 2023.

Darwin was the other city to rank ‘shed’ in the top two. ‘Granny’ and ‘granny flat’ also made the top ten.

H

eritage and hip combine at Western Australia’s popular city of Fremantle. One of Australia’s major port cities, Fremantle has a strong maritime history which dates back to 1829 when it was founded.

Located at the mouth of the Swan River, it was once considered the ‘sister city’ to the State’s capital of Perth, which is just 25 minutes away. It is a popular destination for tourists, as well as locals, thanks to the enrichment of the city’s colonial history intertwined with urban creative spirit. Beautiful colonial buildings, including many heritage listed sites –UNESCO World Heritage-listed Fremantle Prison, for instance – combine old-world charm with modern, eclectic arts, cafes, restaurants and more.Off the coast of ‘Freo’ are famous islands: Rottnest Island, Garden Island and Carmac Island.

Fremantle offers a vibrant lifestyle, which is both eclectic and coastal, with an array of restaurants, shops, galleries and shows.

A little bit of history

Visitors will see Fremantle’s convict history dappled throughout the city, however it’s interesting to note that the city was originally established as a ‘free settlement’ primarily made up of military and civilian migrants. By 1849, The Swan River Colony (as it was then named) was constituted as a penal colony.

What to do

Fremantle offers plenty to see and do, whether it’s a vacation or a staycation. ‘Cappuccino Strip’ is a must for coffee lovers, with a variety of cafes and restaurants, and when the sun sets ‘Freo’ turns into the city’s entertainment precinct, especially on weekends.

Those who love a bit of history will find Fremantle fascinating and a visit to The Round House is sure to take you back in time, being the State’s oldest public building having opened in 1831. Acknowledging maritime history, a visit to the Western Australia Maritime museum - which is now home to the 1983 America’s Cup winning yacht, Australia II - should be on the cards.

Over 125 years old, the Fremantle Markets are still going strong and are a popular destination offering fresh produce, gourmet eats, artisan stores and so much more.

For something a little different, take a quick trip over the glassy bay to Rottnest Island. Spot a quokka, enjoy the sandy beaches, eat, drink and play, and there is so much to explore on this little island paradise.

Take everything into consideration when you are deciding where to buy.

A bank-commissioned study by SGS Economics and Planning reported on the ongoing costs of a two- or threebedroom house in a growth area in an outer municipality of a capital city, suggesting that buyers should think about the longterm costs of living in outer suburban areas where the long-term costs of living might be considerably more compared to innercity dwellers.

Purchasing in an outer suburb because homes are more affordable may see buyers paying significantly higher household, commuting and utility costs.

The research conducted by urban and public policy advisory, SGS Economics

and Planning, showed a three-bedroom house owner in an outer Melbourne suburb like Wyndham, Hume or Casey typically spends $23,655 a year in travel costs including parking, car ownership, fuel and public transport.

Commuters who live in the Melbourne CBD or inner municipalities like Stonnington and Yarra typically pay $8310 in travel costs every year.

The research also calculated that a threebedroom house owner in Melbourne’s outer rim will usually spend more than $35,012 in annual average mortgage repayments and $572 in running costs such as energy bills, which is above what the inner-city apartment owner might spend, especially in running costs.

While people are very aware of how higher energy costs and household bills are impacting their budgets, the suggestion is that it is not given enough priority when it comes to home buying considerations.

It is clearly important to weigh long-term costs against potential upfront savings when buying on the fringe of any major city.

When keeping the cost-of-living front of mind, pay attention to understanding any ongoing expenses associated with your location and choice of housing before purchasing a property.

Outer rim buyers who cannot afford to live in the inner city say they feel fortunate if they can work from home. In terms of commuting to the centre of the city every day, it simply wouldn’t have been feasible for some to buy a home if you add petrol costs, travel time and daycare, for instance.

The classic Scandinavian, or Scandi, style which is based on the ideas of natural beauty, practicality, and keeping things simple, has never gone out of style and its enduring popularity with both homeowners and interior designers will be evident through 2024.

One of the most charming and timeless decor movements to come out of the 20th century, its ongoing appeal has much to do with how well it fits with modern values like eco-friendly living, aware consumerism, and sustainability.

White walls, timber floors, modern furniture, and minimalist design are all hallmark Scandi traits.

Scandi décor is well-made and environmentally friendly. The focus on sustainability and long-lasting items shows that we increasingly seek highquality items that last a long time. Scandi style bridges the simplicity of minimalism and the neutral tones of modern style with functional design originating from Nordic influences.

Talented Scandinavian designers Alvar Aalto, Hans Wegner, Arne Jacobsen, Eero Aarnio and Ingvar Kamprad are names you may hear.

Light. Natural daylight is a rare commodity for Scandinavians during the long winter months. In summer, the light is softer and greyer than our bright sunlight. Scandi style has natural light flowing in through unadorned windows during the day and embracing the warm glow of candles and lamps at night.

Simplicity The look is free from clutter. While minimalistic Scandi design includes elements simply because they're beautiful, they don’t over-decorate.

colour pallete With the need for light, a Scandi colour scheme has an emphasis on white, ivory, grey, tan, and other light and airy shades.

natural materials Natural finishes sit nicely with the simple light colour palette. Scandi design is evident in light, bright timbers like ash, beech or pine, and contrasted with soft, neutral fabrics and a focus on organic, natural textures.

statement pieces Whether curvy or straight, Scandi furniture has clean, functional lines without extra ornamentation.

Styling a home with this design is all about simplicity and functionality. The beauty of the Nordic style home lies in its minimalism.

Scandi style has been such a huge trend that styling the property for sale this way attracts a larger percentage of buyers and makes them feel they can have this desirable lifestyle too.

Bedroom tip: Scandi bedside tables in timber or wood-like materials or timber give a warmness and pair beautifully with neutral coloured wall art.

Living room tip: Introduce hygge with sculptures and interesting shaped candles for shelf decor and mix the textures up with a throw rug on the sofa. Mirrors are a great addition.

Office tip: Instead, create a beautiful Scandi-inspired study nook.

Peter Brewer is the Real Estate Institute of Queensland’s Chairman of the Board and its current longest serving director. He’s been in the real estate industry for more than four decades, having joined the family business as a sales agent in 1982, and has seen a few changes in his time, including a broadening in the diversity of roles in real estate. He says that for the right person, real estate offers a lot of great career benefits that other industries may not.

Back in 2020, some 87,900 real estate agents were counted in Australia. Next year it might be 95,000. Agents are only part of it. The industry covers a wide range of careers involving buying and selling houses, handling financial and legal matters, and more. Here’s what might be on offer.

Career path: Real estate agent

Real estate agents help clients buy and sell property, including land and commercial premises. They need a deep understanding of the market, they lead marketing campaigns, host open homes, and act as a mediator throughout the process.

Each state or territory requires different qualifications, gained through a certified training provider and recognised within the industry. The average salary is $80,334 per year in Australia (Dec 2023) but will vary with experience, academic background, location and who’s hiring.

Career path: Property Manager

A property manager manages multiple properties. They liaise with the property owner, find tenants, organise tenant agreements, collect rent, handle termination of contracts and focus on maintenance of the property, including its tenants, and the property owner’s investment return. The average salary is $80,445 per year in Australia.

Career path: Assistant property managers

Sometimes called leasing agents, they assist real estate agents and property managers in leasing residential, commercial, and industrial buildings and have varied responsibilities that may include processing tenant applications, showing rentals, responding to enquiries, condition reports, uploading properties online and providing general support and assistance to property managers.

Career path: Real estate marketing specialist

A real estate marketing specialist/ property marketing specialist/real estate marketing coordinator works with agents, property managers and agencies to improve their online and offline marketing initiatives and boost return on marketing investment. This may involve planning and coordinating traditional and social marketing campaigns, brand messaging and digital marketing content.

Career path: Finance broker

Brokers help clients to find and secure the best loan or insurance product for their needs. There are many qualification options from certificate to bachelor level.

Career path: Real estate business owner

A seasoned agent looking to branch out on their own or a newcomer to the industry can build a strong brand and a successful business if they take the right steps. For many professionals, this is not just about personal financial gain, but also about creating a legacy for future generations, a business that can be

passed down to family members or sold for a substantial profit.

Career path: Real estate auctioneer

This can be an exciting and high-pressure job facilitating open negotiation, aiding the momentum of the auction and using your skill to maximise the sale price for the seller. While the auctioneer is effectively ‘on stage’ at the auction, the role involves a great deal more and can begin at a property’s listing. In Queensland you need to successfully complete the REIQ Auctioneer Licence Course, get a ‘Statement of Attainment’, and apply to the Office of Fair Trading for your Resident Estate Auctioneer Licence. Check with your relevant state or territory.

Career path: Administration & communications

Here career paths have great variety, with new roles appearing to meet the needs of the industry and clients. They include:

feel like having a home bar became a bit of a thing when I was in my early twenties and moved beyond merely a cabinet to a fully built-in element of house design, complete with a counter and bar stools. The host was usually behind the bar, with the guests on the other side of the counter. This might be inside the home, in an informal lounge or ‘rumpus’ room. It was extra impressive when there was a great bar setup by the pool.

I’m sure there were home bars before walk-in pantries!

Although the home bar is no new thing, I feel there has been an upward trend over the past couple of years and building a home bar is popular right now.

Here’s a bit of history I read: The first home bars were probably in 1940’s America and then caught on in other countries, including Europe and Australia in the 50s and 60s. The 70s saw the home bar faze out to an extent with the arrival of discos when people were going out and dancing the night away.

Entertaining at home is popular and a home bar goes hand in hand with this.

It might be a just a small cabinet or the spare room converted into a complete bar. People have even extended their homes to accommodate a bar or looked to sheds and outbuilding conversions.

A serious home bar design might include fully equipped wall cabinets, shelves and racks. There may be wine coolers, ice bins and ice makers, perhaps sinks and built-in refrigerators or bar carts and other mobile items of furniture.

According to PropTrack, most markets record the seasonally highest prices in spring, which coincides with the highest market activity. The lowest seasonal prices are generally recorded in June and July when the market is typically quieter

October and November gave positive outcomes for sellers in all capital cities except Darwin.

March and April recorded the peak sales prices in Sydney, Adelaide, Hobart and Darwin.

After a rollercoaster few years, Australia's property market returned to record-breaking strength as we saw out 2023 and we began this year with the big four banks forecasting national growth of between +3 and +5 per cent, which was close to the 30-year average.

Overall, the picture was of an astonishingly resilient Australian property market in the face of rising interest rates and some economic uncertainty.

A fluctuating property market, unpredictable house prices, and varying market conditions will continue to be influenced by external factors, such as RBA interest rate changes and potential economic recessions.

There are many factors that will come to play when you are deciding which month to go to market.

The one thing you can’t neglect is getting your property thoroughly prepared for market.

Choosing an apartment might allow you to live exactly where you want to be – ground floor, 10 storeys up, opposite the beach or in the heart of the city.

There can be a lot to like about apartment living. For some it might be the inner-city lifestyle or proximity to water, for others it’s the choice for downsizing and low maintenance.

Affordability can be another huge drawcard; however, it can never be said that ALL apartments sit in the low or even middle price range.

There will be people chasing affordability this year, who look to apartments. They might find them in bridesmaid suburbs or areas they initially overlooked.

Apartment living – some pros and cons

On the upside, there’s affordability (in some locations, not all). CoreLogic had the median awpartment value across the capital cities at $612,755 in April last year, which was $238,631 less than the median house value. There are the flow on benefits of a lower purchase price too, like less stamp duty.

Apartment living can cut maintenance costs to near-zero and mean more time for you. Of course, you’ll be contributing towards maintenance costs through strata levies or body corporate fees.

While you’ll still take out contents’ insurance, the strata body or body corporate will cover off on building insurance as part of the whole complex.

It’s likely you’ll have more amenities at your fingertips than if you’d bought a home at the same price – like gym, pool, spa and so on.

Apartment living can be a real winner on the security front, featuring key code entry systems and intercoms, plus onhand residents to keep an eye on things. On the downside, apartments generally come in a smaller package – an average of 136.8 square metres for new apartments in 2020 compared to a 235.8 square metres average for houses

– but can’t good things come in small packages?

Being realistic, you might have limited private outdoor areas in an apartment and less storage space, and it might not be ideal for multiple children and some pets.

Apartment living might be too much of a compromise if you really value your privacy, and you have to think about potential noise problems.

You won’t have the same scope to undertake major renovations in an apartment that is part of a larger building. Most likely you would need body corporate permission for any renovations that involve changes to the exterior of your apartment or impact other residents in any way –and they may refuse.

You have strata levies or body corporate fees to pay, which cover the cost of building insurance and maintaining the building and shared facilities. The more facilities your building has, the higher the strata levies are likely to be.

Renting apartments

While the federal government's ‘Help to Buy’ scheme will be an incentive, prospective first-time buyers might not rush apartment sales in the early part of this year because record levels of new apartment construction have led to some good rental deals and have made renting more attractive than buying in some places. The big capitals -–Sydney, Melbourne, Brisbane – have signs of falling vacancy rates to below one per cent.

Investing in apartments

2023 really was a year that saw apartments emerge from the shadows of free-standing houses as a worthy competitor for investment dollars, with strong demand making them an enticing proposition.

Queensland, New South Wales, Victoria, South Australia and the ACT all feature suburbs where apartments are likely to outperform, with most of the in-demand apartment locations being in Queensland. Annerley, in Brisbane, is a near neighbour of the 2032 Olympics main event venue and is likely to benefit from the positive impacts.

If you're not a garage sale enthusiast yourself, I guarantee you will know someone who just loves to trawl them for hidden treasures. Here are some of the most popular garage sale buys.

Ceramics - vintage vases, vessels, mugs and cups are favourites.

Recycled timber - There are a million and one uses, from floating shelves to a side table, as any DIY-er knows.

Kitchenware - Brands like Le Creuset sell, or anything cast iron, also stainless steel baking items, Pyrex or ovenproof glass baking dishes, wooden serving bowls, enamelware and quality knives.

Secondhand furniture – Buyers look for solid timber pieces and items of furniture they can restore or upcycle. Furniture designed and made by Parker can be highly collectable. Rattan can be good buying too. Large furniture can be a great find

Jewellery – You just don’t know what you might find so always worth a close inspection.

Clothing - Jackets are a great garage sale find. Also formal clothes for adults and children.

Sporting goods – of all kinds. Old surfboards… lights, bells, baskets,

and other accessories are great finds too. Do not risk buying helmets second-hand though.

Exercise equipment - People have been known to quickly lose interest in their treadmills or hand weights.

Mobility aids and equipment – All manner of these are worth keeping an eye out for.

Baby items - Baby swings, bouncy seats, highchairs and strollers are often superfluous as a child outgrows them. Avoid second-hand car seats.

andlords, renovating your rental property should essentially save you money and make you money. How? A renovated property is likely to incur less requests from tenants for repairs to be carried out and need less maintenance – so reduces costs. A second reason you’d renovate is to make it stand out in a competitive market, helping you to attract – and keep - quality tenants and paving the way for you to ask higher rent.

Repairs Vs renos: Repairs are generally carried out to maintain the property in a liveable state; renovations are generally carried out to improve the property.

Simply said, the purpose of an investment property is to provide you, the investor, with the best possible return, which is generated through the combination of rental yield (rental income) and capital growth (the increased value of your property over the longer term).

Sound renovations have the potential to both increase your rental yield and enhance your property’s capital growth.

Renovating may boost your property’s capital growth and increase your chances of getting the best possible price if you are looking to sell BUT remember to factor in any capital gains tax that may apply when doing your renovation sums.

Whether you have just purchased your investment property or want to give your current property a revamp before your next tenants come through, upgrading doesn’t have to mean a massive overhaul.

Sometimes a coat of paint over brick walls or squaring off the hallway and room entrances can be a quick way to upgrade the feel of a home, but why not embrace some of these features instead?

Remember that trends come and go. Be thoughtful about the ‘old’ features because, before you know it, they might be the features that tenants or buyers are looking for.
