For 44 years, the firm has strived to create projects with purpose, bringing new life and vibrancy to cityscapes through integrated planning and architecture. The firm is nationally recognized for both innovation and a practical approach to design. Zyscovich has extensive experience designing new construction, building additions, renovations, historic preservation, and adaptive reuse, which ensures the most cost effective, efficient, and aesthetically pleasing designs for our commercial projects. ALOFT HOTEL AT AVENTURA PARKSQUARE Aventura, FL The Aloft Hotel will be located in Aventura’s first pedestrian-friendly, mixed-use development called Aventura ParkSquare, which spans seven acres, is divided into four blocks, and will include commercial offices, an assisted-living facility, residential units, and retail space. Incorporated on the ground floor of the 11-story, 215-room mid-rise hotel will be 14,250 SF of the development’s retail space, divided into four tenant spaces occupied by high-end restaurants. Fluctuating, transparent curtain walls will wrap the north and east facades of the building at the ground level, where the restaurants will be located, and will open up to an abundance of common green space, outdoor seating and gathering areas.

AC HOTEL BY MARRIOTT Aventura, FL AC Hotels and Marriott International formed a joint venture to create a new brand of boutique hotels with a simple, contemporary, clean and linear design aesthetic intended to blend in to the world’s most sophisticated urban centers. Zyscovich was retained for the second AC Marriott Hotel located in the U.S. in the heart of Aventura, Florida in the Aventura Corporate Center. The 192,514 SF hotel has 233 guest rooms and includes 2,200 SF of meeting space, a bar, a fitness room, a pool, an amenities deck, a breakfast room with a warming/catering kitchen, and two levels of integrated parking. Zyscovich also oversaw the implementation of the established AC Marriott Hotel FF&E interior design standards in conjunction with another firm.

AIRPORT CITY HOTEL Miami, FL Zyscovich is the lead architect and planner proposing 40 acres of new development at Miami International Airport. The proposed development is in response to Miami-Dade Aviation Department’s request to study the feasibility of such development and propose a revenue generating solution that will benefit the Aviation Department and Miami-Dade County. The Airport City development includes a new four and a half star, 433-room hotel with an active retail complex and a conference center, a 25-acre office development with a new MIC-MIA Station, and a service plaza with a gas/service station and convenience retail. These elements, together with the existing airport terminal and the new public transit extension into the airport culminate to create our vision of a landmark urban center for Miami-Dade County.

HOTEL OCEAN Miami Beach, FL Hotel Ocean is a boutique hotel on historic Ocean Drive. Zyscovich was hired to renovate a very conservative design of the lobby, dining area and eight guestrooms and to add ten additional guestrooms. The new design is warm, luxurious and intimate with cool tones referencing the hotel’s context of South Beach and is playfully accented with unique bird and animal references in each guestroom’s artwork. Finishes include custom art, metal, glass, and wall panels; fine fabrics, woods and marble; and a poured terrazzo flooring with brass metal inlays throughout the lobby & dining area.

THE CLEVELANDER HOTEL RENOVATIONS Miami Beach, FL In the 1980s, The Clevelander Hotel was one of the first of the Art Deco hotels along Ocean Drive to be restored. The hotel subsequently appeared in many episodes of Miami Vice and soon became the image of the quintessential South Beach experience. Zyscovich was commissioned to work with the client’s advertising agency to create a new brand for the South Beach icon that would bring the project into the 21st century with the creation of beautiful new spaces while maintaining the original flavor of the 1930s Art Deco design. Zyscovich provided interior design services for the lobby lounge, sports bar, upstairs lounge, pool deck, sun decks, and guest rooms to appeal to the diverse, loyal and fun-loving clientele, as well as the South Beach tourist. The firm’s design is contemporary, with elements of surprise to keep the guests intrigued, through sound, color, texture and lighting.

SIX SENSES LUXURY BEACHFRONT RESORT Sayulita, Mexico Zyscovich sustainably designed a luxury beachfront eco-resort on land within Casa Mis Amores, Sayulita, Mexico. The site is in close proximity to the village of Sayulita, and consists primarily of virgin mature undulating jungle of approximately 20 hectares which generally slopes towards a prime secluded public beach. The resort development is planned to comprise 75-100 keys plus 25-35 branded residential villas including associated public, support and ancillary spaces; external circulation, and vehicle parking. The design is inspired and influenced by the resort’s location, references local culture, traditional designs and indigenous materials, and interprets this into a product which is unique, memorable, luxurious, contemporary, sophisticated and timeless. The master plan considered climate, prevailing wind, sun path, natural features and the impact of building footprints on the landscape in the location, design and orientation of the buildings.

ST. MORITZ / LOEWS HOTEL HISTORIC RESTORATION Miami Beach, FL The Loews Hotel Corporation and the Miami Beach Redevelopment Agency entered into a public-private joint venture to build the first convention-quality resort hotel in Miami Beach in more than three decades. Zyscovich was hired as the urban design and historic preservation consultants for the overall project, as well as the design architects for the restoration of the historic 100-room St. Moritz Hotel, adjoining the Loews Hotel site. Additionally, the firm was commissioned as architect of record for the reconfiguration of a three-block site across the street from the convention hotels—on which a municipal parking lot and two historic buildings stood— and the design of a new 800-space, six-level parking garage and retail facility for the site.

WESTIN DIPLOMAT HOTEL RESORT & SPA Hallandale, FL Zyscovich worked closely with the Westin Diplomat Hotel Resort (Starwood) on a variety of capital improvements projects over the course of three years, ranging from implementation of ADA remediations for three buildings (Hotel, Convention Center, and Retail and Parking Garage) and the restoration and replacement of automated movable partitions to relocation studies for the sales office and spa, guest room improvements, studies on waterproofing systems in balconies, the design of movable bar furniture and screens, and many others.

ME BY MELIÁ HOTEL Miami, FL Zyscovich transformed the existing hotel and townhouse areas of the building to accommodate the new ME by Meliá hotel concept that is centered on urban chic. ME Miami boasts 129 rooms, two rooftop pools, a restaurant, and more than 5,000 SF of renovated space converted into new dynamic dining and event spaces, including a lavish spa. The firm also reconfigured the drop-off from Biscayne Boulevard, the lobby entry, concierge and ground-level terrace. Reconfiguration of the existing three-story townhouses and spa resulted in an additional 75 hotel rooms.

MIDTOWN MIAMI HOTEL Miami, FL Midtown Miami, likely one of the largest urban infill development projects in the country, encompasses a 56-acre site formerly used by the Port of Miami as a storage facility for shipping containers. Identified by Zyscovich as a potential mixed-use district in an early plan for the City of Miami, the firm changed the zoning and land use, created two Special District Overlays and Design Guidelines to regulate building form, parking, open space, and uses organized around a hierarchy of different streets, and programmed the development to contain retail, commercial, entertainment and residential uses. The northeast portion of the site, known as the Entertainment Block, is planned as an intensely commercial zone and includes two office/ showroom buildings with ground floor retail, dining, and shopping that are separated by a one-acre park, as well as a condominium hotel with abundant corner uses and a community theater which will offer an array of cultural activities.

ALANIK HOTEL Clearwater, FL Home to pristine white sand beaches, sunshine, clear gulf waters and hospitality, the Alanik Hotel on Clearwater Beach will be located on an almost two-acre parcel at the southernmost end of the Clearwater Beach barrier island. The ocean-front hotel will feature 227 keys in an L-shaped tower that curves away from South Gulfview Boulevard, allowing for a terrace and pool deck at the ocean side. To contribute to the public realm in the former Gulfview Boulevard right of way, a grand, stepped terrace will be an active civic space connecting the Beach Walk to the hotel site, lobby and restaurant. The pool deck will be located on the third floor facing the ocean, and will feature a pool with a bar area as well as a children’s pool. The integrated, structured parking podium features landscaped planters and a trellis on the upper level.

HOLLYWOOD OCEAN VILLAGE & RESORT Hollywood, FL The Hollywood Ocean Village and Resort will combine hotel and retail facilities in an architectural setting that recalls the proportions of early Florida-style Mediterranean design. A second floor terrace, entered through the exterior grand steps and the hotel lobby, will provide a panoramic gathering place. A ballroom with terraces on the east and west sides will offer views of the ocean, Boardwalk, and the Intracoastal Waterway. These and other hotel amenities will be available to the public. Spanning the two blocks between the ocean and the Intracoastal Waterway, the resort will provide a social nexus for hotel guests and the community. High above the Boardwalk will be an elevated pool deck and spa with cascading, infinity edge swimming pools and a sun terrace.

STOCK ISLAND RESORT & MARINA Stock Island, FL Stock Island, just north of Key West, serves the local fishing and boating community. Its owner plans to sell the existing boat slips and rebuild the piers to finance the construction of a mixed-use marina, yacht club, hotel and retail project that will become a destination for mega yachts, sport boats and fishing vessels. It will also include parking structures, a ferry terminal, and housing for fishing crews. The hotel will have 210 lodge units comprising smaller, 450 SF rooms and larger, 600 SF rooms, as well as a ballroom, meeting rooms, offices, and an event area. The yacht club will be designed more exclusively than the hotel and will offer a superior menu of amenities to guests of its 88 units. The project is anchored by the marina which will include a boat yard for maintenance, repair, and fueling as well as approximately 365 dry docks and 300 wet slips. The retail community of fishingoriented shops will have 68,706 SF of space to accommodate units ranging in size from big box to smaller stores.

KNICKERBOCKER HOTEL New York, NY The iconic 300,000 SF Beaux-Arts Knickerbocker Hotel was built in 1906, and the trophy, corner property enjoys one of the most prominent locations in the heart of the internationally renowned Times Square District. Zyscovich Architects was retained as the retail architect to develop retail signage design for the first and second floors of this monumental building. The firm recently received approval from the New York City Landmarks Preservation Commission for a modern interpretation for retail signage that was found to be contextually correct for historic 42nd Street. Reposition multilevel retail in 42nd Street through the use of new exterior façade signage technology consistent with the requirements of a NYC Landmark building. Design Approach: Design customized LED signage façade treatments that engage the street while maintaining the integrity of the historic building façade.

ELMHURST HOTEL Queens, NY Elmhurst Hotel will be located on Ditmars Boulevard in Queens, New York. A new, mixed-use, 150,000 SF conference center will feature a hotel on floors 2-4 and residences on floors 5-12. The ground floor will have hotel and residential lobbies and a restaurant. There will also be below grade parking.

COBB CINÉBISTRO MIAMI THEATRE Doral, FL The interior design for the new Cobb CinéBistro Theatre brand calls upon the original glamour of the early movie experience and brings that ambiance into the 21st century with unconventional theater amenities like an elegant restaurant and bar and landscaped outdoor terrace. The movie-going experience, extended into the indulgence in fine dining and lounging, includes viewing within the comfort and luxury of a private theater. An upscale restaurant and bar is designed with sumptuous banquettes, slate flooring, and crystal chandeliers. The lounge, divided from the restaurant by a curtain of crystals, is detailed in deep golds and red. A red carpet leads into the theater, which is furnished with leather oversized couches. The Cobb CinéBistro Theatre brand extends to the Zyscovich-designed graphic presentation and packaging.

COBB CINÉBISTRO VAIL THEATRE Vail, CO The 12,500 SF CinéBistro in Vail was designed with a nature-centered theme that is infused with sleek modernity. Stone and wood wall finishes in warm gray tones are juxtaposed with stone flooring, and the coat room dividing the concierge area and restaurant/lounge is paneled in mirror for a jewel-like effect. A large mantel with proportions evocative of a swank ski lodge wraps to the ceiling in the bar area where an oversized frame is graphically inscribed with famous quotations from movie history. Thresholds to each of the black boxes are framed with ornate frames. The black boxes are also designed with distinct themes: the subtle beige “ice” scheme bears the high faceting of a crystalline landscape; the warm tan “shadow” scheme evokes deep forest; and the “log” scheme emphasizes the verticality of Colorado’s native Aspen tree and draws upon the unique silvery gray of its bark.

CINEMAX THEATERS Miami, FL As part of the Brickell City Centre, the largest mixed-use development in Downtown Miami, extending over multiple city blocks with linkages along pedestrian corridor bridges over roadways and is programmed to maintain continuous retail activity along upper floors, Zyscovich developed the design concept for Cinemex, a luxury dine-in movie theater. Additionally, the 352 room EAST Miami luxury hotel is currently open, as well as the first phase of Class A office and condominium developments.

LINCOLN CINEMA & RETAIL COMPLEX Miami Beach, FL The design of the Lincoln Cinema, the first movie theater built on Miami Beach in over 40 years, is a deliberate departure from the generic American multi-screen complex. In regard for its urban setting, Zyscovich determined that the show begins on the street with a tilting wall of colored glass panels that are backlit after dark. Conceptually, glass was applied for its connotations of modernity — of the way it represents openness, lightness, technical innovation, and progressiveness — hallmarks of the era out of which Lincoln Road was born in the 1930’s and of the present moment in architecture. The project also includes 35,000 SF of retail and restaurant space and a 287car parking garage which was designed specifically to bring visitors out onto the sidewalk and into the urban experience, rather than directly into the theater. TAMBO SOUTH BEACH Miami Beach, FL Tambo, a premier restaurant from Caracas, Venezuela, commissioned the firm to design their landmark South Beach restaurant location. The restaurant brand represents a fusion of Peruvian and Japanese design and cuisine. The interior of the 85-seat restaurant is designed with a blend of dark, rich woods and light, gauzy fabrics, giving the interior a contemporary Asian elegance. A Latin influence appears in the customized concrete Spanish floor tiles. Custom lighting features are designed in origami-like folded paper forms.

CHINA GRILL Aventura, FL The concept and design of this technoOriental restaurant inverts the American style of upmarket exclusivity. Rather than the traditional emphasis on an atmosphere of privacy and quiet, the restaurant was designed for high energy and voyeurism. Conceived as both a dining and entertainment destination, its emphasis is an atmosphere of theater: great food in a crowded atmosphere with abundant visual stimulation. Everything from the materials and forms to the technology and menu were designed with a sense of the provocative. The geometry of the raw space allows the kitchen to be sited as a feature; the chefs can be viewed on wall mounted monitors throughout as well as through a window framed by walls that appear to project through the floor. Conveyor belts deliver food and drink at the bar.

CONEY’S CONE RESTAURANT Brooklyn, NY Zyscovich designed the Coney Island Boardwalk’s newest restaurant: Coney’s Cones. The project was commissioned for the New York City-owned property by Zamperla Group’s Central Amusement International, which has a 10-year contract to build and operate the boardwalk’s Luna Park and Scream Zone. Zyscovich created a mixed modern-retro exterior for Coney’s Cones, with a clean, bright interior that reinforces the restaurant’s fresh approach to its menu—homemade gelato, prepared daily on the premises, as well as healthy, fresh salads and sandwiches. The 1,700 SF restaurant replaces a former chicken eatery. Its architecture and menu reflect the City’s and Zamperla’s vision to create a revitalized Coney Island experience while preserving the venerable boardwalk’s unique character.

SARDINIA RISTORANTE Miami Beach, FL The comfortable sophistication of Ristorante Sardinia derives from an interior design that is at once modern and welcoming. Rich woods and stonework impart a neighborhood ambience common to an urban osteria or trattoria or enoteca. Windows, subtly dressed in white sheers, and lighting modulated by sleek oversized cylindrical lampshades add to the unpretentious elegance. A transparent “wall” of floor to ceiling wooden wine racks divides the restaurant’s private, formal side from the more casual side that opens onto sidewalk seating. A 7-stool dining bar faces the hearth, a fiery feature in a blue- tiled wall. The earthen palette of brick, stone, and tile is lightened by ample window exposures and spacious furniture arrangement that allows for dining in an uncrowded, yet casually intimate atmosphere.

FOOD BAZAAR MARKET & FOOD COURT Bronx, NY Zyscovich Architects provided architectural services for a new 80,000 SF Food Bazaar Supermarket and Food Hall located on the fourth floor of the Bronx Terminal Market. The fourth-floor space offers lots of natural light and visibility to the food hall component of the project. With approximately 24’ floor to floor heights, a mezzanine level was incorporated to serve as dining areas and back of house functions. Due to the facility’s size, this offers the unique opportunity to provide expanded and specialty departments not currently offered in Food Bazaar’s current supermarket. This enhances the food experience of the brand.

LEGOLAND DISCOVERY CENTER AT AMERICAN DREAM MALL East Rutherford, NJ Zyscovich was retained as Project Architect for the two Merlin Entertainment themed venues, including a LegoLand Discovery Center, to be located on two levels of the American Dream Mall, New Jersey. American Dream mall when completed will be one of the world’s largest entertainment/retail malls in the United States.

SEA LIFE AQUARIUM AT AMERICAN DREAM MALL East Rutherford, NJ Zyscovich was retained as Project Architect for the two Merlin Entertainment themed venues, including a LegoLand Discovery Center, to be located on two levels of the American Dream Mall, New Jersey. American Dream mall when completed will be one of the world’s largest entertainment/retail malls in the United States.

MIAMI WILDS ENTERTAINMENT VENUE & MIXED-USE DEVELOPMENT AT ZOO MIAMI Miami, FL Zyscovich is the Master Planner/Urban Designer for the overall Miami Wilds development, Architect of Record for the Water Garden Hotel, Mercado del Rio and Treetop Retail, and will oversee all of the landscape and related architecture in the public realm for this new entertainment and edutainment development at Zoo Miami. The success of Miami Wilds and its family oriented venues will be driven by leveraging globally recognized brands, a number of the highest grossing movie franchises in film history, top rated television shows, and some of the world’s most recognized performers in a way which has not yet been accomplished in South Florida. While Miami Wilds will include a series of gated attractions, it is also designed to create a vibrant public realm which will serve as a gathering place for the whole community.

BAYSIDE MARKETPLACE Miami, FL Bayside Marketplace planned on adding several new entertainment venues including Skywheel (360° gondola wheel), Walltopia (rock climbing walls, ropes course, and a rollglider), iFLY (an indoor skydiving venue), Sugar Factory Park, and THE VOID (a whole-body, fully-immersive virtual reality experience).

SUSTAINABILITY Design for sustainability is not always easy—it requires special motivation. Our experience with sustainable or high performance building design is not only advantageous to facility operations, but also improves the health, safety and comfort of its staff and visitors. Zyscovich is committed to the incorporation of sustainable principles in our designs. Through the application of sustainable design tenets we are able to create facilities that provide highly-efficient operational systems, healthy environments for the occupants, and buildings that actually enhance the learning process. to energy reduction initiatives for new and existing buildings, including the utilization of renewable energy systems.
