Anja Erasmus started her tea garden because she has always been inspired by her mom’s and grandmother’s cooking and baking, and has a love for pretty things. Sit in the garden on one of the stoeps or inside the dining room at tables set with fresh roses and handmade embroidered tablecloths made by Anja’s grandmother. The cocktail sweet and savoury treats, served buffet style, are a feast for the eyes: beautifully displayed on cake stands covered with glass domes.

Start with home-made strawberry rooibos ice tea and cocktail bobotie quiches, smoked-beef-filled pancakes or crumpets with cream cheese, sundried tomatoes and biltong. Taste the chocolate mini cupcakes, snowballs and scones with cream and jam.

Ouma’s Tea Garden

Ouma’s Tea Garden named after Isie Smuts, wife of General Jan Smuts, is nestled among the lush gardens of Smuts House Museum. Ouma Isie was an intellectual with a humble personality who was renowned for her hospitality, entertaining locals and royalty.

The tea garden was built in 1976 by the General Smuts Foundation to raise funds to maintain the museum. High tea is set at a table with fresh flowers, crocheted overlays, cutlery served in crocheted baskets and tea poured from olden-day teapots. Choose between non-alcoholic cocktails from homemade pink lemonade to strawberry crush, and tuck into bruschetta options including those with cured beef, goat’s cheese, basil and pine nut pesto or roast chicken, fried halloumi, rocket, honey and mustard drizzle.

Sip on Darjeeling Selimbong or rooibos tea while trying mini prosciutto or roasted garden vegetable quiche, and mini lemon cheesecake or the mini carrot cake. Grab a bedazzled picnic basket and run for the stage. If your kids are fans of One Direction, Taylor Swift and Katy Perry, this lively event will get you on the “nice” list. All Directions is a tribute to the popular music of the British boy band One Direction. This lively music show will also feature songs by award-winning artists such as Rihanna, Pharrell Williams and many more.

All Directions is performed by a 12-piece cast at the Pretoria Barnyard Theatre and will blow your kids’ socks off.

School’s closed, all sports are on hold and all that pent-up energy has the kids bouncing off the walls of your house.

T

he trend forecaster Faith Popcorn introduced the world to the concept of “cocooning” in the 1990s. She posited that people would increasingly want to spend time in their homes and would therefore invest money and effort to make their living spaces a safe and comfortable escape, insulated from the problems of the world. Looking at current decor and home trends, we appear to be moving back into a renewed phase of cocooning, most likely because of the uncertainty in the world at the moment.

For years now, architecture and spatial design have moved towards creating open-plan, mixed-use spaces in homes and offices. While these offer certain benefits, this new desire to re-cocoon leads to a conflict between the spaces we occupy and the way we want to occupy them. Rather than split rooms back into their distinct functions, designers have come up with solutions that allow us to create space for privacy within our living and workspaces.

Brands like Steelcase and Arco, for example, offer working pods that can

be slotted into existing spaces to give people the privacy they want. These self-contained units speak to our desire for privacy and our appreciation for open, free-flowing spaces, and help us to find the all-important middle ground between the two.

Ultimately, we’ll see more and more of these privacy-focused designs making their way into the mainstream over the next few years. Workplaces, particularly, will shift to accommodate our need for privacy and connection (hopefully without reverting back to cubicles).

How far we retreat in this cocooning remains to be seen, but it’s the way we remain connected yet private that will be most interesting.

outh African crime data analysis indicates that house robberies tend to increase over the festive season. This is according to Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, who says even if homeowners don’t go away, their properties are more frequently left empty during the season due to shopping trips and social events. It’s therefore imperative that properties are adequately secured.

“It is important that your alarm is serviced and in working order before you go away. Fit suitable locks and bolts to sliding doors to prevent burglars from lifting the glass off its tracks – the most common method of break-in. Make sure the property’s exterior is illuminated with motiondetector spotlights and outdoor lighting fixtures as a well-lit home is less likely to be broken into,” he says.

According to Geffen a part of a property that could be better secured is the garage

door which should be checked for loose springs, joints, rust, cracks or weaknesses. Check that it is connected to the alarm system and the garage door opener should be unplugged when you’re away for an extended period.

He says a pet door also allows access to reach inside and unlock the door and is often easy to cut into a larger hole allowing a person to fit through.

Samuel Seeff, chairman, Seeff, says security has become one of the biggest considerations for homebuyers and is not something to be skimped on.

He says damage caused during a break-in can be more expensive than having a good security system and insurance to cover damage or loss.

“Homes with good security are highly sought after and usually make it to the top of a buyer’s list.

tend to be in locations far removed from the owner’s place of residence, so protecting them and ensuring they grow in value also requires a focus on security,” says Seeff.

Theunis Kotze, general manager, ADT Inland Region, says homeowners should advise their security company of holiday plans before they leave, so the company has updated information regarding keyholders and details of domestic workers, gardeners or house-sitters on the property.

“All outside locks should be a minimum of four lever locks or double-cylinder security locks and be in good working order. It is vital the alarm is armed when leaving the property as alarms are often not activated at the time of a break-in. Whether at home or going away during the festive season, make sure you prepare in advance to rest knowing your security system is in working order,” says Kotze.

GO Green Building Council South Africa (GBCSA) is rolling out a South African online tool to provide green certification for residential buildings, after it was successfully piloted in a new Boksburg residential development.

Using the Excellence in Design for Greater Efficiencies (Edge) online grading system, local developers can now build sustainable new homes.

In addition to an electricity crisis and pressure on water resources, South Africa is among the world’s top 20 countries in terms of high CO2 emissions. Greening homes in the design and building stage ultimately saves on a homeowner’s running costs.

Edge designer Prashant Kapoor is a green-building specialist for the International Finance

Corporation (IFC) who is in local partnership with GBCSA. “One of the challenges, even if a client or homeowner wants to go green, is to know what works in terms of materials and energy-efficient equipment. For example, having less glass in a building is energy-efficient and costs less, particularly in an office,” says Kapoor.

“So as a homeowner you need to work out what makes a difference in how you construct your building and what you’re comparing yourself against.

Our software allows you to input your country, type of building, income group and room sizes, and to personalise the requirements of your future home.”

South Africa is one of 80 countries where the tool has been launched.

International Housing Solutions (IHS) partners with financial

institutions and property developers to provide equity finance for the affordable housing market.

Myles Kritzinger, spokesperson, IHS sees huge potential for the low- to middle-income property market in established residential suburbs.

How it works

A residential builder or developer registers online with GBCSA. The Edge program provides an energy efficiency measure of whether you meet required energy standards, and where you can make changes.

The process involves preliminary design certification, and as-built certification – for a new home to be Edge-certified, minimum savings of 20% in water, energy and embodied energy use are required. These range from energy-saving light

bulbs, solar geysers and installing ceiling fans in habitable rooms, to the types of bricks used.

Brian Wilkinson, CEO, GBCSA, says professionals can apply the tool to new freestanding homes, flats or townhouses. “Most importantly, for a home occupier it provides an assurance that the building has been constructed with energy efficiency, water efficiency and material efficiency in mind. If I’m paying less for electricity and water, it means I have more disposable income. It’s also about moral balance sheets – aligning how I live with an interest in sustainability.”

Ravenswood in Boksburg is the first local residential development to secure Edge green certification, with planned occupation in July 2016. Ravenswood’s sectional title low to middle-income homes of 34m2 to 68m2 would sell for

R400,000 to R700,000 a unit, but IHS acquired all 188 two-bedroom and one-bathroom green homes from RPP Developments as rental stock.

Two other developments with Edge certification are Glenhaven in Bellville, and Clubview in Centurion. “The Edge design rating of the Ravenswood project brings total savings annually of 250,000kWh electricity and more than 10,000kl water. Edge helped us crunch the numbers to reveal the most affordable path to building green,” says Kritzinger.

Training for Edge-accredited professionals started in November.

ith hotel and B&B prices ever on the rise, companies are increasingly turning to corporate rentals as an affordable way of accommodating their staff on business trips for short and longer-term stays.

Besides being more cost-effective, corporate rentals allow families and partners to visit (or live with) the travelling spouse, and allow its residents to lead a more normal life than they would staying in a hotel.

Rentals to boost ROI

For investors looking for a good return on investment (ROI) on properties in their portfolios, it’s worth serious consideration. The demand is massive, according to Michela Soukop, Soukop Property Group. “During the year we have a constant trickle of corporate rental enquiries, but the relocation season really begins in October and continues to February, during which time we have a huge influx of locals and foreigners. In many parts of the country, demand is so high that rental agencies can’t find enough stock to offer clients. In some parts, normal tenants are required to move out during the season when landlords virtually double their monthly rentals.”

Six months or more

While most corporates take out six to 12-month leases, many local companies sign longer leases on two- or three-bed apartments simply so that their staff always have somewhere to stay. Although the initial outlay of furnishing a home for corporate rental may be sizeable, it is worth doing it properly, says Soukop.

“Corporates do tend to prefer security estates, but there is plenty of demand for flats, apartments and houses closer to the city centres.”

For those considering putting a property on the corporate market, it is advisable to go through an agency, as they generally have numerous clients on their books, and are able to meet the BEE and other requirements stipulated by many corporates.

Tips for marketing your corporate rental

• Most successful corporate rentals are fully furnished with up-market, modern or classically neutral decor.

• Offer a fully equipped kitchen.

• Supply quality linen, although for leases of more than six months, companies often give their employees a linen budget.

• DStv, ADSL, Wi-Fi, electricity and water should be calculated into the price.

• The earnings of cleaners and garden staff should be calculated into the price.

• Security and off-road parking are a must.

• Corporates tend to prefer centrally situated homes that are close to amenities.

• They tend to prefer homes in gated estates or secure complexes, especially those with additional sporting and recreational facilities.

• Generally they sign for a period of six to 12 months, and then renew every six months.

• Use the services of a professional cleaning company to strip and clean a home before and after a corporate rental.
