ost in reverie, I concentrated on the stone pathway as I wandered through the lush tropical gardens at LUX* Belle Mare on the Sunrise Coast of Mauritius. Karoo styling Two exquisitely designed units in the heart of the Karoo double up as guest cottages and rentals to those lucky enough to experience this most special part of the world. WORDS: DEBBIE LOOTS IMAGES: KARL ROGERS

D

esigner Hendre Bloem works from his Cape Town studio on all things interior. His particular way of creating living spaces that are both warm and uniquely beautiful has seen him work on a diverse range of projects – from a total redesign of a heritage Woodstock cottage to the interiors of a variety of ultra-contemporary homes in major cities.

The units were built as rectangular structures of about 70m² each. They are fully open-plan except for the toilet, which is enclosed with glass and metal screening. The space is divided into four quarters – a reflection of the four directions (North East South and West) that inspired the name of the units. The four parts each house a bedroom, bathroom, living area and kitchen.

Suidster (Southern Star) is another one of his unique projects and the combination of the beloved Karoo landscape and his singular design flair has seen something special come together here. He tells us more.

The challenge

The project

The owners of a Karoo farm, Cobus van Wyk and Ruan van de Venter, wanted two identical units built as guest suites for when family and friends come to visit and for short term rentals. Cobus and Ruan also live on the farm in a separate house.

As the farm is 300km from Cape Town, the project required very careful planning. Everything was pre-manufactured in Cape Town, from the joinery of the cupboards to the kitchen – all the furniture. These then had to be transported to the farm and were installed within a day or two. So there wasn’t any massive interior work done on site. Working with the clients was a joy. It was so easy and they trusted me completely. I had free reign to do whatever I wanted to.

And from start to finish the only interior tweaks needed were more architectural details. For instance the outside decking – instead of excavating and building a step down, we decided to rather elevate the deck because of the angle of the land and not wanting to interfere with the Karoo fauna and flora.

The architecture

The units were a new build and I collaborated closely with the owners. They were very involved. Cobus is a kind of Jack of all trades and he likes to figure things out, and if he doesn’t know how to do something, he will find out. He did all the exterior decking and cladding. Professional plumbers, electricians and builders took charge of the major aspects of the project.

The interior

I played a lot with textures. I especially love the treatment of the raw materials, such as the

Klompie brick floor which we painted charcoal and grey instead of the traditional terracotta. It gives the space a naturally timeless, modern feel. The combination of the raw elements, including the corrugated steel structure, with the sophisticated joinery and luxurious textures and textiles of the upholstery, curtains, rugs and bed linen create a juxtaposition of the masculine side of a traditional farm experience with a softer feminine feel.

The takeaway

I love the placement of the two units. The location of each makes special use of the exquisite views of the landscape. The interior layout and the placement of the windows and doors maximise this experience with uninterrupted views from nearly every window. Location, views and an unparalleled natural environment, combined with the exquisite interiors make this project special.

Tortoises, porcupines, cape dwarf chamelions and steenbuck have already found a home in the renosterveld, and we hope to manage and conserve these creatures, together with the wonderful flora that exists here. A recent initiative of the Aan de Wijnlanden residents has seen the construction of a free run dog park, as well as a number of owl boxes and raptor perches. A landscape team ensures curbside plant and flower beds are well maintained. A large

proportion of the estate’s flora is irrigated by a series of dams and boreholes – infrastructure that is developed and constantly maintained to ensure Aan de Wijnlanden's impressive appearance remains intact.

Safety first

The latest technology and a professional team of security guards provide peace of mind for residents. The estate is protected by 24hour security services, and a three kilometre masonery wall, electrified and monitored with more than 20 CCTV cameras. The wall and the perimeter roads, both inside and outside the estate, set it apart as a premium security estate.

Apart from proximity to popular winelands towns and the airport, residents are spoilt for choice with some great restaurants and shopping centres a short drive away. ome to four of SA’s 10 best wildlife estates according to a recent New World Wealth Report, the Mpumalanga Lowveld is becoming a favoured area of investment with home buyers from all over South Africa.

Creature comforts

"Over the past year especially, we have seen an increase in home purchases in most of the estates close to Nelspruit and White River,” says Ramona Grimbeeck, principal at Chas Everitt Lowveld. “And while most buyers are local executives and professionals, a significant percentage are people relocating from Gauteng and elsewhere.” This is because more people than ever before are working from home and have traded the city lights for a more peaceful and wholesome lifestyle. People have realised they can run their companies from a home office instead of commuting to work every day.

Luxury estates such as Leopard Creek, Mjejane, Likweti and

Elephant Point, which are all on New World Wealth’s Top 10 list, are major drawcards for high-end buyers keen to own homes in the world-famous wildlife zone close to the Kruger National Park, while being able to fly in and out via the KMI airport if necessary. The area is home to popular schools, including Uplands College on the doorstep of the White River Country Estate, Penryn College, White River Primary, Rob Ferreira High, Flamboyant and King’s College.

Country value

The Lowveld’s subtropical climate is sought-after, especially for retirees, and most homes are only a 30 to 40 minute drive from a Kruger National Park entrance. “As the capital of Mpumalanga,

Nelspruit houses most of the provincial government offices, and offers a good mix of property types and excellent value for money across the board,” says Grimbeek. Stands in lifestyle estates are available from below R400,000, and in the sought-after Matumi Golf Estate or Shandon Wildlife Estate for less than R800,000. Prices for new one- and two-bedroom apartments in developments such as Olive Grove start at around R700,000, although there are older sectional title units available for less, while duplex townhouses in the new Matumi Valley development by Craft Homes are priced at R1.3m to R2.4m. Grimbeeck says the most active price bracket currently is R1.5m to R2.5m and that prices for large three-bedroom homes in older upmarket suburbs start at around R1.8m, while twobedroom retirement cottages are available for around R1.5m. In White River, two-bedroom apartments in a lifestyle estate are available from around R650,000, and three- and four-bedroom family homes in Parkville, close to schools, are available from R1.75m to R2m.

Top end

In the most popular estates, three- to six-bedroom homes are priced at between R3.5m and R6m, and several guesthouses are for sale from R7m to around R13m.

White River Estates

Homes in the upmarket White River Country Estate and Likweti Bushveld Farm Estate start at R3.3m and range up to R7.7m.

RECENT LIFESTYLE ESTATE TRENDS IN SA Based on the latest estimates (for June 2021), 48% of South African HNWIs either live or have second homes on lifestyle estates. This percentage has been rising steadily over the past decade — in 2011 it stood at around 30%. • Affluent buyers in SA are increasingly moving towards estates that have apartments. In line with this, most new luxury estate developments in SA focus on apartment living rather than houses. • There is a general movement away from traditional golf estates and towards wildlife and parkland estates. Retirement estates (for over 60s) are also becoming more popular. • Most developers are now creating small neighbourhoods within their lifestyle estates, as opposed to the old model where houses were spaced evenly around the entire property. The new model allows for more parkland and open spaces between neighbourhoods. Notable lifestyle estate trends linked to the coronavirus pandemic include: • Lifestyle estates with parklands and wilderness areas have become more popular (as buyers seek more open space). • Many HNWIs have chosen to work remotely and live in smaller towns. For instance, a large number of South African HNWIs are now working remotely from affluent small towns such as Hermanus, Plettenberg Bay and Franschhoek. Property auctions re-imagined Pam Golding’s specialist auction division, Pam Golding Auctions, has evolved to offer buyers “people-powered technology” – it gives them access to a portfolio of select properties at significantly reduced prices. And, online offers can be made easily – before or during the auction itself – with an added personalised buying service from the auction team. “We’ve demystified property auctions, making them easier and more accessible to home buyers, with specialist agents on hand to assist 24/7,” says Anthony Stroebel, head of new business development for Pam Golding Properties. “We now provide our
