About the area R egardless of extensive development and modernisation of the surrounding areas, Irene is still regarded as the most tranquil neighbourhood in Pretoria.

The quaint village of Irene with its many oak and blue gum trees lining the narrow streets of this picturesque hamlet in the southeastern countryside of Centurion was established 114 years ago.

In the 1890s, Alois Hugo Nellmapius, a businessman who had a controlling interest in the original farm, Doornkloof, renamed the farm Irene Estate after his daughter. Irene is derived from the Greek word meaning peace. More than a century later, despite extensive development and modernisation of the surrounding areas, Irene is still regarded as the most serene suburb in Pretoria.

The residential village is fenced and gated. “Some Irene properties are old, with a lot of character, and other properties are state-of-the-art design,” says Liza Smit, estate agent.

“To live in Irene is best described as living on a farm in the middle of the city. In others words, Irene is the place where everybody wants to be.”

To meet the demand of affluent buyers

wishing to be part of this lifestyle, the area saw the development of, among others, two exclusive residential estates.

The imposing and well-established Cornwall Hill Country Estate on the hills to the west of the village overlooking Irene Village Mall adjacent the R21, was proclaimed in 1998. Properties are luxurious and spacious with prices ranging from about R3,5m on a 1,000m2 stand to over R25m on a 1ha stand. Located within its borders is one of the city’s top schools, Cornwall Hill College, catering for learners from Grade 0 to 12.

To the west of the village, surrounded by a green belt, but within easy access of the N1, is the prestigious Southdowns Residential Estate, established in 2004.

Modern farm-style dwellings ranging from townhouses to multibedroomed family homes are on offer. Prices range from R2,2m for a two-bedroom townhouse to an average of R6m to R7m for a three- to five-bedroom residence. Vacant land is also available.

Southdowns College, catering for learners from pre-preparatory to high school, was established in the estate. Across from the entrance, Southdowns Shopping Centre offers convenient shopping. Both estates boast state-of-the-art security systems.

Agent commentary Q: What types of properties are available in the area and who is buying them?

A: Irene is a lush haven of tranquillity and privacy afforded by a gated community, consisting mainly of luxurious family homes in magnificent garden settings. Its timeless and freeflowing design creates a community feel. Top-class schools, aftercare, malls and the N1 are situated in close proximity.

Current trends show the average price of a freestand home is R2,96m and the average price of a sectional title home is R2,397m. Recent buyers and sellers are between the ages of 36 and 49, while 53% of homeowners have lived in the community for 11 years or more.

Q: How has the area changed over the past five years?

A: Despite the establishment of two exclusive housing estates, Cornwall Hill and Southdowns, the village of Irene still maintains a tranquil, farm-like atmosphere. This country-­life appeal is offset by urbane modernity with the establishment of Southdowns College for learners from Grade 0 to Grade 12. The new road under construction linking the portion between Nellmapius Drive and Brakfontein Road will help with traffic flow, as it will alleviate the pressure on smaller roads.

Nellmapius Drive and Main Road in Irene have just recently seen the installation of new traffic lights.

Q: What attracts buyers to this area?

A: Irene is centrally located between the R21 and N1 highways, with several private schools and shopping malls. It is also close to the Irene Dairy Farm where you can watch the cows being milked and buy an imperial gallon of the freshest milk. While you enjoy tea in an over 109-yearold barn, the children can help feed the calves. Golfers enjoy the nearby Irene Country Club, which is also home to the Irene Villagers cricket team. Often you find more than 50 children practising hockey on the Oval which teems with community activities like dog-walking, and picnics on a Sunday afternoon.

The school run

When purchasing property, how important is the location in relation to schools nearby?

hen choosing a good school for a child, most parents realise that it’s vital to make preparations far in advance. The same goes for where your home is located in relation to the school your child will be attending.

Finding a home near a school is something families need to keep in mind when purchasing property. This is especially true as school catchment zones affect property prices as well as potential enrolment in the school of choice.

Lindsay Beck, branch manager, Pam Golding Southern Suburbs, says properties near sought-after schools are always in high demand. It’s a good idea to get a head-start before your kids reach school-going age. “For parents with school-going children it can be a crucial decision that could yield a solid longterm investment. It also means a shorter commute and less time wasted sitting in traffic. Having neighbours with children at nearby schools also contributes to a strong sense of community,” she says.

From a parent’s point of view, living near a school is a major plus

for the family. “We’ve lived directly opposite Danville for the past 15 years and chose our home based on the proximity to a good school.

Our choice to live opposite Danville has worked out very well, and we are reaping the rewards now,” says Bruce Nevin, a parent of two daughters who attend Danville Park Girls’ High School in Durban. Living opposite the school has furthermore erased worries of transport and parking, and saves time.

Because properties that are closer to schools are generally more in demand, they tend to achieve higher prices. “Properties that are situated within a short walking or driving distance to a preferred school will be popular and in demand. It is fair to say that such properties could attract higher sale prices,” says Charmaine Powell, sales manager, Chas Everitt Umhlanga.

However, Powell says to bear in mind that immediate proximity to a school can also have its cons, like high traffic in the area and parking congestion in the mornings and afternoons when parents are dropping off and collecting their children.

But the location of good schools when purchasing or renting a home is also crucial particularly for children attending government schools where there are catchment zones.

“For example, there are several very good government schools in Rivonia, Bryanston and near central Sandton – which makes these suburbs in high demand,” says Charles Vining, MD, Seeff Sandton. The most popular property choices are in Sandton and its surrounds where there are cluster homes and houses.

Being close to your school of choice is not only convenient, but in terms of property value it yields better returns.

“In past years, it has become evident that suburbs in which top schools are located, perform much better than suburbs where these schools can’t be as easily accessed. This is clearly illustrated in some areas where properties close to top schools are priced up to 40% higher than in neighbouring suburbs.

Q: How did your business start?

A: My husband and I (Myra Steyn) both lost our jobs and our little girl was three years old at that time.

I had to do something, but wanted to be with our daughter as well, so I decided to start a preschool.

Q: Why did you choose this area to set up the school?

A: T he school is situated quite close to Centurion Mall as well as other businesses. One of my considerations was also how quickly the school can be reached from many different areas, and since the premises are near the N1, N24 and N14 highways, it seemed like the perfect location.

Q: How did you find your premises?

A: A fter doing all my research on the ideal location, I came across an open piece of land that was exactly what I had been searching for.

oenêtjie does not only provide children with a loving and caring place while their parents are at work, but it also prepares them for the challenges they will have to face when going to school. It also gives back to the community through training women from disadvantaged areas to start their own daycare facilities and provide ageappropriate education to the children in their care.

Q: Why are the premises ideally suited to your business?

A: T he premises are right next to a main route, and since it was an open piece of land, I could build my dream school. I specifically wanted to build, because I did not want to go through the schlep of buying a house and then altering it to suit the needs of a school.

Q: Who are your neighbours?

A: Residential owners.

Q: What are the shop rental/sales prices like in this area?

A: Since the school is situated in an

upper-class area of Centurion and the security is top-notch with one enclosed boom being the only entrance to the neighbourhood, the sales prices are quite high.

Q: What is your shop footprint?

A: T he school is visited by 130 people on a daily basis.

Q: Do you have any expansion plans?

A: I am not currently thinking of expanding the school, but we would like to see DeClick (the training division for ladies in Early Childhood Development) growing into a bigger venture.

Q: Do you operate online as well?

A: T he nature of our business only calls for a proper website, which we invested in.

Q: What’s your most popular service?

A: I believe that the service we provide together with great value for money is what makes us exceptional. Education is our passion and we do not limit it to the children in our care, we reach out to anyone in need of it.

o you have a small room in your home? Or perhaps your first apartment is too small? To begin with, remember that if there’s too much happening in the room, everything will clamour for attention and the room can feel busy and crowded. Be sure not to block any pathways, as furniture and accessories obstructing the view into a room can make it look cramped.

We all know that light colours, like off-whites, work best in a small room, so ramp it up by painting your wall trim and mouldings in a lighter colour than the walls. The walls will appear further back, making the room seem bigger.

Another idea to try is painting your ceiling a bright colour. This creates a sense of depth, drawing the eye upward and creating the illusion of height.

Don’t automatically place furniture against the walls – often, placing a piece at an angle or away from the wall can make a room look bigger. Remember to give your furniture breathing space, like placing a skinny server or console behind your sofa in the living room.

Choose couches and chairs with open arms and raised, exposed legs – it allows light to filter under the furniture, creating a sense of light and space.

See-through furniture like glass tables or acrylic chairs can trick the eye into seeing more space than there really is.

A and arrange them by height. Consider installing floor-to-ceiling or wallto-wall bookcases – apart from the added storage space, it makes the ceilings appear higher. Don’t fill up every exposed shelf in a room. Leave some empty to give an airier feel.

When selecting furniture, ensure a few items are the same colour as the walls. Invest in multifunctional pieces, like a trunk which doubles as a coffee table or storage for blankets, a sofa bed or bed with storage drawers. Choose a small drop-leaf table that can be made bigger only when you need it.

Think big too. Choose one large painting rather than many small ones. You would think that a small place should have small furniture, but actually one prominent statement piece, like an armchair, surprisingly keeps the space uncluttered and open. Experts also suggest creating a focal point in a small room – an area or feature that draws the eye. In the bedroom it can be the bed, and in the dining room it can be the table. Arrange furniture so the focus is drawn there, and cut down on other decor items and accessories.

When it comes to window treatments, keep it simple. Leave windows uncovered, or, for privacy, use sheer white filmy drapes. Instead of overhead lighting fixtures with a single focal point, add several lighting elements. Natural and artificial light makes a world of difference to perceptions of size.

These awards were open to companies operating in Dubai, Abu Dhabi, Kuwait, Qatar, Saudi Arabia and the rest of Africa, and now the winning entries will compete against the winners from the Americas, Europe and Australasia in London on 12 December.

The 2016 International Property Awards received more than 2,000 entries from more than 110 countries.

The value of the competing projects for 2016 is estimated to be worth more than £20bn (R350bn).

In spite of the pitfalls, owning rental property is an excellent way to build personal wealth. Ordinary homebuyers could obtain a housing loan to finance this investment and then use the monthly rental to offset some of the bond and other holding costs. Over time, the asset will grow in value, and after five years or so your asset starts accumulating in real value.

Construction confidence back up

T

he FNB/BER Civil Confidence Index gained 11 points to register a level of 52 in Q3 2016. This means that confidence has gained 24 points in total since Q1 2016. Confidence was lifted by a notable improvement in overall profitability due to less keen tendering price competition and continued – albeit subdued – growth in construction activity.

Confidence was higher despite soft growth in construction activity. According to Statistics South Africa, growth in the real value of construction works slowed to 0,2% year on year in Q2 2016, from 4,6% in Q1 2016.

On a quarterly basis, construction work was up 8%. While growth in construction activity remained under pressure, survey respondents noted that the lack of demand for new work was becoming less of a business constraint.

Jason Muscat, senior industry analyst, FNB, says, “This possibly reflects some work coming through, likely from the renewable energy sector.

However, this may not be enough to support the entire industry.”

Looking ahead, construction activity is set to remain under pressure during 2016, although order books have improved.

Sitari releases The Boulevard

There has been no stock to sell for the past 10 weeks, leading to a waiting list for new releases. John Coetzee, director, Uvest Property Group (Sitari developers), says, “Sitari sold out its first four apartment blocks with an average of 15 sales a month. Our record was selling out the entire Little Blossom complex of 55 apartments in only two weeks.”

“The interior finishing of the apartments in Sitari Country Estate is at a standard not yet seen in the Helderberg area. This, combined with Sitari’s carefully considered landscaped park spaces and wide range of amenities – that include a Curro private school, shopping centre, clubhouse with deli restaurant and heated outdoor pool – puts the estate in a class of its own in the Western Cape,” adds Coetzee.

It was followed by Woodbury Lane, which was 50% sold out before release.

The next complex to be released will be Waterford Place.
