ADVICE

Keeping the

lights on Don’t blow a fuse when Eskom suddenly leaves you in the dark again – these load shedding solutions will help keep the lights on without short circuiting your finances. But first do your homework

D

eciding to go off-grid is easy on a cold, dark winter evening when you’re enduring a two-and-a-half-hour blackout and contemplating another five years of what Eskom euphemistically calls load shedding. Before you rush out to buy a generator or solar panels and a battery back-up, it’s worth doing some homework to make sure your solution is fit-for-purpose, affordable to run, and doesn’t break any laws or regulations. Shafeeqah Isaacs, head of financial education at personal loan specialists DirectAxis, says there has been a noticeable increase in enquiries about finance for standby or backup power systems lately.

WORDS: SUPPLIED • PHOTOS: SOURCED

Consider this

However, expert opinion suggests that before taking the plunge there are some important considerations. For example, do you want to go completely off-grid or do you just need to run some lights and maybe a television when the power goes out? There may even be some preparatory considerations, such as replacing all your lights with LEDs and making sure your geyser is insulated and ideally on a timer. Not only will this save you some money when Eskom does manage to keep the lights on, but, because you’ll need less power, it could lower the cost of your alternative solution. “The experts concur that no matter the generation option you decide on, the more electricity you need or want to generate the higher the upfront cost,” says Isaacs. “That’s why it makes sense to ensure you’re using electricity as efficiently as possible and to potentially look at incrementally becoming power‑independent rather than trying to go big bang all at once.”

Generating power

As a quick, easy solution, generators are often the first thing people

PUBLISHED BY TIMES MEDIA PROPERTY PUBLISHING

think about. With a myriad options and prices ranging from around R2,000 to R30,000 and more, even choosing a generator can be tricky if you haven’t thought carefully about your requirements. In your haste to banish the next blackout you could buy something that delivers more power than you really require, with all the attendant running and maintenance costs. Or worse, waste money on a generator that doesn’t produce sufficient power for your needs. Some questions you should ask: • Do the manufacturers’ guidelines and specifications match your requirements? Overloading could inhibit performance, shorten the life of the generator or damage it. • Is the generator approved for use in South African conditions? • What does it cost to run and maintain? • Where will you install it? Generators can be noisy and need to be well ventilated. • Are there any installation costs? • Does installing a generator break any conditions in your household insurance policy?

Installation woes

You also need to make sure you aren’t breaking the law. The two main things to consider are installation and noise. Standby generators, used to run a few appliances while the power is out, generally don’t need to be wired into the household circuit and consequently don’t need to be installed by a professional electrician. Backup generators, which are wired into a household circuit and kick in when the mains power goes down, do need to be installed by a professional and must not break any municipal bylaws, which differ from municipality to municipality.

Noise factor

The other regulations, which apply

to all generators, covers the noise they make. Depending on where you live you will need to make sure your generator does not make more noise than is allowed, or a complaint from a neighbour could land you with a fine or worse.

Going solar

Another increasingly popular solution is solar or photovoltaic systems, both as a way to keep the lights on and to reduce escalating electricity costs. As the technology improves, solar is becoming more efficient and cost-effective. Again, there are a variety of options available, depending on your needs. These vary from relatively simple, affordable options that will provide light when Eskom throws the switch, to very fancy systems, with panels that track the sun and will power most appliances in a large household. Depending on how much power you require, solar systems range from just over R60,000 for a system that produces 2kW per day to around R200,000 for one that generates 10kW a day. When considering solar, however, remember the batteries used to store the energy don’t last forever and need to be replaced. This can cost as much as half of the initial outlay, so consider this when you’re working out the budget. Before installing a photovoltaic system it’s also important to make sure you’re not contravening any regulations. For example, the City of Cape Town requires all systems to be registered. Owners of unregistered systems are liable to be fined.

Uninterrupted power?

Other options include uninterrupted power systems (UPS) which will run some essential equipment for a while. Again, prices vary, but you should be able to find one for around R1,000.

Centre of attention With its luxuriously spacious and private apartments, Steyn City’s new City Centre redefines the meaning of holistic living

"H

olistic” is one of those terms that has been bandied about so often it has almost become meaningless – but Steyn City’s City Centre has been designed in such a way that we’re reminded just what it means to live a life where every facet of your lifestyle is addressed, and every day is like a holiday.

WORDS & PHOTOS: SUPPLIED

Take the need for security, for instance. As part of the broader Steyn City parkland, the City Centre’s residents are protected with 24-hour foot patrols and perimeter security, as well as a 24-hour security hub. The luxury apartments themselves offer even more safety measures, including triple biometric access control and its own security nerve hub with over 600 cameras.

Room to breathe

Then there are the apartments. If the past two years have taught us anything, it’s that a sense of space and privacy is central to our wellbeing – and while you may think you’d have to compromise to enjoy the type of maintenance‑free convenience that is such an attractive aspect of apartment living, the exact opposite is true here. High ceilings, spacious rooms (big enough to fit a king-size bed) and stylish touches like blu-line

Three-bedroom duplex luxury apartment designed by Design Collective integrated kitchens with Gaggenau appliances and Kohler fittings make for a home that oozes comfort with more than a dash of luxury. Air conditioning and double glazing complete this package.

of leisure activities – from golf to horse riding, fishing, birdwatching, gym, running on the 45km floodlit promenade or cycling on 50km MTB track – without venturing too far from the front door.

Time to fly

Plus, the on-site AAA-grade offices at Capital Park, and the Steyn City Schools campus, help you cram even more minutes into your day by removing the daily commute. With so many of your daily responsibilities and niggling concerns taken care of for you,

For most of us, time is a major issue – there simply is never enough of it. This is where the City Centre’s location is key. Residents enjoy access to every one of Steyn City’s renowned amenities, which means they can explore a range

relaxation is an integrated part of the City Centre carefree lifestyle. But the developers have worked harder to incorporate elements that enhance it that much more – such as the Ultimate Helistop, from where you can fly to your next destination (whether meeting or leisure escape) within mere minutes, and the 300m lagoon opposite offering a host of water‑based activities to transform every day into a holiday. Of course, in the background at all times, is that 2,000-acre parkland – the feature for which the City Centre and Steyn City itself is best known; the feature which elevates it above an average address and turns it into a home where you can live your best life and connect with nature, every day. Just breathe.

PROPERTY NEWS

Cape welcomes new luxury estate Situated on the upper slopes of Lion’s Head, the impressive Ridge Estate will soon add luxury community living to the already sought-after Atlantic Seaboard and Cape Town City Bowl, says Ross Levin, Seeff licensee for the area. While still close to the CBD and Waterfront, The Ridge Estate combines tranquil suburban living with easy access to cosmopolitan life and nature. Aside from the unspoilt views, the estate offers direct access to the wonders of

Lion’s Head and Table Mountain with its spectacular hiking trails and tranquil walks. The Ridge features two estates consisting of 25 plots – The Ridge Estate Villas that comprise seven plots, and The Ridge Estate Residences with 18 plots. Security will be state of the art and includes access control, guard houses, monitored and manned 24/7 security, electrified perimeter fencing and CCTV. The estate is being developed on part of the originally endangered

Peninsula Shale Renosterveld, a type of vegetation found only on the slopes of Signal Hill and Devil’s Peak. This special natural heritage is honoured in the expansive gardens and shared areas, which will feature only indigenous vegetation, not just for the seasonal colour and scent, but minimal impact on water use, Levin says. The natural heritage, mountain, city and sea inspired the design philosophy and architectural guidelines. Buyers can select from a range of architectural concept homes and engage directly with the architect and builder or, alternatively, design their own. Prices for plots start from R8,6m. A 23-unit apartment block is planned for the future.

Past meets present in unique CTN development A new luxury residential development is currently under construction on Cape Town’s Atlantic Seaboard that may be of particular interest to property aficionados, investors and history lovers. The Marlo is a four-storey boutique development situated on the slopes of Signal Hill in Sea

Point, on what is possibly one of the last prime building sites on the Atlantic Seaboard. Dogon Group Properties is the marketing and sales agents for The Marlo. The 20 premium apartments comprising studios, and one-, two- and threebedroom apartments range in size from 33m2 to a spacious 432m2.

Historical roots

The story behind the site on which The Marlo stands is as unique as the building itself. The development is located on what was part of Cape Town’s fortified military defence system and was originally an English battery and tunnel network designed to house troops.

The Sea Point battery was a large coastal defence emplacement built during the Anglo-Russian war (1889) in response to a need to fortify the colonies. By 1922 the battery was considered redundant and sold off by the Department of Defence. The Marlo is a fusion of history and modern living, with the

building incorporating the historic battery cellar beneath it. The rare location of The Marlo, as it stands against the side of Signal Hill, means it enjoys uninterrupted and spectacular views over Table Bay.

Ocean views

Each luxury apartment, which can be purchased furnished or unfurnished, is configured within the building to maximize natural light and views, and enjoy oceanfacing open-plan living and dining areas. Scheduled for completion in June 2022, it offers amenities which include a rooftop deck, private gym, exclusive snooker and entertainment lounge, hot desk work area, a wine cellar and dedicated areas for pets. The building also features a backup generator, highspeed internet and a concierge reception area with CCTV surveillance throughout the building and the grounds.
