If you’re in the Mother City and looking to have a wholesome and totally delicious lunch to linger over, then head to Hemelhuijs.

Jacques Erasmus is inspiring in his roles as chef, artist, curator and owner. Menus are seasonal and you can still catch the winter menu which is gorgeous on so many levels. The venue is beautiful and tucked away just off the original city fan walk. I started with a carrot, beetroot and pomegranate craft juice served in a tall carafe with a straw. The winter salad of herb roasted artichoke, baked pear and avocado with walnut praline and Parmesan was tasty and nourishing. I also tried the tuna and seaweed tempura with daikon, fresh grapefruit and soy-ginger dressing: a light and an exquisite combination of flavours – just like winter on a plate.

Bosman Family Vineyards is as serious about making excellent Fairtrade wine as they are about their business being centred on the people that work there. It’s no surprise then that most staff live on the premises and own a large part of the business through the Adama Trust (staff turnover is less than 2%). I also love that there are women at the helm of the wine-making – Corlea Fourie and Natasha Williams. The Adama blends reflect the essence of what Bosman is about. While I enjoyed the creamy Adama White blend of seven cultivars, I really fell for the Adama Red which has a Shiraz foundation.

With complex red fruit of plums and cherries to it, this is a seamless blend of Cinsaut, Grenache Noir, Nero d’Avola, Mourvedre, Primitivo and Viognier.

aking up in the morning in KwaZulu-Natal is almost certainly accompanied by the madcap antics of one very funny man: Darren Maule. While Durbanites are more used to him revving them up in the mornings on the radio, there’s another side to him that’s taking the stage: stand-up comedy.

The Never Ending Comedy Tour

With 20 years of making people laugh firmly tucked under his belt, he felt it was time to boost the KwaZulu-Natal comedy scene, using a tour format to showcase local comedic talent. Darren tells us, “I have been privileged to perform stand-up comedy all over South Africa and internationally.

As a comedian, and host of the premier breakfast radio show in KwaZulu-Natal, I have a great desire to bring world-class standup comedy to the province.”

We visited Republik for breakfast on a sunny Saturday morning. Nursing my head after a long Friday night of brain-straining work, I was all too happy to find a breakfast menu that spoke to my stomach and my wallet in pleasant terms. Sbu Zibane, Republik’s charismatic barista, insisted we try a little latte to start our day and, on presentation alone, that coffee made my morning. Breakfast was big and delicious, but then I’ve come to expect excellent food from this Broadway spot.

Chatting to the team behind the scenes at Republik, it’s obvious that they’re always up to something, concocting new menu items or adding to the everevolving events diary, to bring a little more of what you like to the table. When the opportunity to remodel presented itself, the team jumped at the chance.

Tayne Draper, co-owner and founder, says, “We’d been wanting to move the coffee bar for a while. When we originally built Republik, we had very

little experience, but soon realised that our layout wasn’t exactly optimal to serving coffee or maximising our seating space. We also wanted to inject a little colour into our venue, to tone down the metal and wood everywhere. We’d also noticed that people popped in during the day, often to work, and in the evenings to enjoy a night out with friends. That’s why we opted to create multipurpose booths, which are great for hosting a crowd of people and enable people to easily work in comfort, thanks to the big tables and multiple plug points now available.”

But fans of Darren can rest assured – they’ll be seeing even more of him on stage as The Never Ending Comedy Tour showcases great and emerging comedic talent in the province, with him at the helm. “As the MC you spend more time on stage than anyone else. You open and close both halves of an evening giving you a minimum of half an hour stage time already.

You are on for five minutes between each act, and that adds up the more acts there are. So an MC regularly spends up to an hour on stage while each act does something between ten to twenty minutes each. But a good MC is barely noticed because their job is to make the other acts shine,” he says.

upping, which sounds like an awkward internet meme, is the universal standard by which coffee taste and aroma are determined, allowing coffee tasters in the US to identify the same elements on their palate as tasters in Africa or Europe.

The global reference guide for this is the SCAA’s Coffee Taster’s Flavour Wheel (pictured right).

Smell first

The first step to a cupping involves smelling the dry grounds. You have to gently shake the grounds to release their aromas. Stick your nose in there and get a good whiff.

Add water

Next, hot water will be poured in to brew the grounds. You will immediately note that whatever the olfactory nerves in your nose identified when the grounds were in their dry state is nothing like the fragrance activated when wet. Hot water is an incredible conduit to scent.

A crust of grounds will rise to the surface as it steeps, and these carry a scent of their own.

When the brew is ready, you break through the grounds with the back of a tablespoon.

Taste

The final step is tasting. Discard the crust so that you don’t end up with a coffee-speck-encrusted smile, and then bring your face intimately close to your cup, fill up your tablespoon with the brew and give an almighty slurp.

Apparently, at this point the seasoned professionals spit out the coffee so as not to “over-caffeinate”.

You almost have to inhale or “aspirate” it so that the full flavour covers your entire palate and lets you determine the mouthfeel or texture.

You don’t need to be a barista to enjoy a cupping. The only prerequisite is that you love coffee. And who doesn’t?

Retail sales growth may not contain vacancy rates

R

eal retail sales growth has remained solid relative to economic growth this year, averaging a healthy 3,3% year on year for the three months to 31 May, according to John Loos, household and property sector strategist, FNB, in his July property barometer.

Loos is not sure, however, if this growth will contain vacancy rates in retail space on a national average basis because the pace of new development of space has been brisk, and so much will depend on the future pace of retail sales and retail building activity. “Whether under- or oversupplies of retail space will develop, also has much

to do with the level of new retail development activity,” he says.

StatsSA Retail Building Statistics point to high levels of retail space plans passed for the 12 months to 30 April of 1,405,425m 2 . Yet the additional real retail sales/new square metres of retail space planned ratio per month for the 12 months to April 2016, has declined to R664/m 2 .

The additional real retail sales/ new square metres completed ratio declined to R1,664/m 2 over the same period. This suggests that the risk of rising retail vacancy rates has been on the increase early this year despite the real retail sales growth rate.

Despite uncertainty in our markets, and the resulting drop-off in demand from buyers from around March this year, sales in the North Durban suburbs are buoyant. Our company is reporting increased sales year on year, and this is testament to the fact that sellers are slowly adjusting their expectations on price given the change in market conditions, but more importantly, the North Durban suburbs remain a premier choice for young families wanting accommodation close to good schools.

Residential sales in Sandton hit R8bn mark

S

andton and its surrounding suburbs have generated an estimated R8bn in residential sales in the past 18 months, says Charles Vining, MD, Seeff Sandton.

A fair number of these sales have either been cash deals and/or in the R5m or more price range.

“The highest asking prices are generally in the mid-R20m range. These homes are located in the most desirable suburbs, especially Sandhurst and Hyde Park.”

Vining says Seeff Sandton currently has three properties in the R60m to R75m price range and six homes in the R32m to R40m bracket.

“About 10 sales a year are made in the R20m plus price range in Sandton and we are seeing more activity in this segment of the market than in the prior 18 months. To date, the highest price our branch has achieved in 2016 has been R26m for a mansion in Sandhurst,” he says.

One of the most lavish properties on Seeff Sandton’s books, is a R60m home reminiscent of the Ewing family’s Southfork Ranch on the television series Dallas. The erf is 5,776m2. There are five bedrooms, five bathrooms, a gym, spa, cinema, library, cigar bar, summerhouse and tennis court.

Cape price surge

T

he Western Cape continues to be the hottest regional housing market, and the lower price band – houses selling for less than R1m – remains the top-performing category, according to the Pam Golding Properties Winter 2016 issue of The Study, released earlier this month.

The report incorporates the Pam Golding Property (PGP) Index. After averaging at a 6,4% increase in Q1, the index shows that national house price inflation continued to strengthen, rising by 6,7% in May from levels a year earlier.

Semigration to the Western Cape fuels house price increases in the coastal region, according to the report.

Prices in Cape Town increased by 10% in February 2016 from February 2015, well above house price inflation rates in Tshwane (6,7%), Durban (5,8%) and Joburg (5%) in the same month, according to Lightstone.

The PGP Index lower price band (<R1m) continues to register the strongest growth in house price inflation. Nationally this category posted an average inflation rate of 9,4% in the first five months of the year.

According to bond originator ooba, the average first-time buyer was 34 years old and the average purchase price was R813,000 during the first five months of the year.

he Environmental Sustainability and Energy Usage in Buildings regulations aim to reduce a building’s energy consumption by outlining a series of design principles focusing on energy efficiency and sustainable or energy-efficient technologies.

The regulations are defined in the South African Bureau of Standards’ SANS 10400 XA standard and are enforceable in terms of the National Building Regulations and Building Standards Act. They apply to all new builds or alterations and came into effect in November 2011.

“The regulations aim to lower the overall electrical consumption of a building,” says Tracy Levinson, LevEco Architects. “If the building is naturally cooler in summer and warmer in winter, the use of air conditioners and heaters is less likely. This is achieved through the correct glazing and shading of windows and using roof and wall insulation. Also, if there is

enough light in a home, the use of artificial lighting will also be less. An owner can effectively lower their electricity consumption by more than half by following the principles.”

Orientation, usually north, is also considered, to take advantage of the sun in winter but avoid excessive heat in summer. The size and position of windows is also prescribed as is the use of LED lighting and how water will be heated.

“Half of water heating has to be done using alternative sources – heat pumps, gas and solar power – therefore reducing the amount of electricity you use,” says Levinson.

When planning a new build or renovation, consult with an architect and a specialist in the energy calculations, advises Levinson. “There is a small fee to pay, but a specialist will take into account the whole house, and make suggestions in seriously reducing your energy consumption.”

Certain measures can be offset against others to meet the requirements and save money.

Adhering to the regulations is not only good for the planet but reduces a home’s electricity bill considerably. And if you don’t comply? “Council can stop the build or refuse to approve the plans and issue an occupancy certificate and rates clearance certificate, affecting a future sale of the property,” notes Levinson.

Full-grown trees: Choose those best-suited to your area/climate. There are companies that transport and plant.

Screens/trelliswork: consider professional advice/installation because of the elements.

They can be cleverly angled/ arranged to improve screening.

Your neighbour plans to build an expansive deck so he has a glorious view from here to eternity... which includes your pool, patio, and, well, your entire property. What are your options?

iirst things first: beware the telltale brick pile on the verge – even if it is within his legal rights. With any construction, there are municipal bylaws, ranging from the standard meterage which must exist between the dwelling and the surveyed boundary line, to the floor area ratio (FAR): the ratio of a building’s total/ gross floor area to the size of the piece of land upon which it is built.

There are other issues such as height restrictions and materials – some structures/materials are considered temporary, and different rules apply.

Best advice is to pay attention and wise up on the bylaws before construction begins. It’s far tougher to galvanise anybody to intervene once it’s under way. If there’s a sign up on his wall, or you’ve received notification of alterations which requires your signature – in other words, he needs your permission to break the standard rules – treat it seriously. It’s too late to object once you’ve past the expiry date.

If you and your neighbour reach a stalemate, arbitration via a professional arbitrator is an option – work out a compromise – but that’s not always easy.

If they’re given the green light by the municipality to forge ahead, forget about them. Focus on yourself.

Deal with your own property and retain your power. The thing is, your neighbour may promise to retain the hedge at a particular height – and honour that. But that agreement holds no water when he sells and the new owner prefers tar to greenery.

When it comes to reclaiming your privacy, it’s very dependent on the lay of your land, and indeed, how much garden/vacant land you have between your home and his – ample space equals numerous options.

Unless you’re blocking their grand view, neighbours will feel more kindly towards greenery than something impenetrable/ugly. You may be given more leeway in terms of building regulations. There are restrictions on height with structures, but none with greenery. If you’re not creative or good with your hands, bring in people who are.

The two drivers here are your privacy and retaining the value of your property – one’s about the here and now, the other about the future, and both matter.

A: The size, position and location were perfect, and being opposite a school was a bonus.

Q: Who are your neighbours?

A: Clicks, which is great because everybody heads there, and Nino’s, a popular restaurant.

Q: What are the shop rental/ sales prices like in this area?

A: They range from R14,000 to R18,000 a month.

Q: What is your shop footprint?

A: We have between 20 and 30 people daily.

O

riginally developed in the 1960s as an Indian suburb during the dark days of apartheid, Chatsworth has retained much of its rich culture and remains a popular residential choice for many of Indian descent, despite the fact that the Group Areas Act has long been abolished.

There’s scant evidence of the hardship early Indian population had to endure after being forced to live in an area that initially comprised 11 suburbs, made up of 7,000 sub-economic and 14,000 economic houses in a place which offered little or nothing in the way of infrastructure or amenities. The Chatsworth of today boasts an impressive 64 suburbs that offer an array of top-performing schools, shopping centres and a feast of eateries specialising in traditional cuisine.

It is still common to hear languages such as Tamil and Telugu spoken and many masjids, churches and temples – including the Sri Sri Radha Radhanath or Temple of Understanding, the largest

• Amanzimtoti is situated 25 minutes’ drive away via the N2 and Higginson Highway.

• It’s not surprising that the South Coast is popular as a holiday destination or for weekend breaks given that it’s a relatively short drive (132km) to the seaside town of Margate.

The Chatsworth Centre is a well-known landmark that offers a cultural shopping experience. In addition to the usual conveniences such as banking facilities and clothing chain stores, the centre, which houses some 150 stores, also has an array of shops which focus on eastern wear, jewellery and authentic Indian food.

The area boasts some of the best curry houses in the Durban area including Govinda’s Pure Vegetarian Restaurant and Takeaway, situated in the grounds of the Temple of Understanding.

The Chatsworth community takes education seriously and the fact that there are 21 high schools in the area bears testimony to the driving ambition to succeed, which has seen the culture flourish against all odds since the first indentured labourer set foot on African soil all those years ago.

Chatsworth is one of those places where community is everything. My extended family and I live here and although some of my family have moved away, we know they still regard Chatsworth as home.

Agent commentary Q: What amenities are available?

A: Prospective homeowners are primarily drawn to Chatsworth for its numerous religious centres – from the world-renowned Hare Krishna Temple of Understanding, to strategically placed mosques and churches. Chatsworth is a family suburb, so education is a priority. There are numerous reputable government schools – primary and secondary – which have produced many of the top lawyers, doctors and MPs in both the province and the country.

Me­dics at the first-class RK Khan hospital and the private Chatsmed Garden Hospital, often grew up right here in Chatsworth. The Chats­worth Oval, too, is a sporting hub, often hosting international cricket and PSL soccer games.

Q: What should buyers expect to pay for freehold and sectional title property in Chatsworth?

A: According to statistics, the average selling price for a twobedroom sectional title unit ranges from between R350,000 and R450,000, while a two- or three-bedroom freehold house sells for between R550,000 and R690,000. Homes situated closer to shops, schools, and hospitals and those on taxi and bus routes, tend to be popular with buyers, which can inflate prices somewhat. At this stage the stats indicate that 49% of owners are aged between 50 and 64 years. It’s interesting to note, however, that 67% of recent buyers are aged between 18 and 35.

Q: What draws buyers to Chatsworth?

A: Chatsworth is a close-knit community where people look out for each other. Property in the area is generally affordable for first-time buyers, which is a good thing, given that the younger set often choose to set up home close to their parents. The community has a strong support structure in place and several generations of a family can often been found living within a few blocks of each other. While there is a great demand from the middle class to own their own homes, this sector is savvy and won’t look at buying anything they deem to be overpriced.
